MINUTES OF THE BOARD OF DIRECTORS

ANCIENT OAKS HOMEOWNERS ASSOCIATION, INC

A FLORIDA CORPORATION NOT FOR PROFIT

The meeting of the Board of Directors of Ancient Oaks Homeowners Association, Inc., A Florida
Corporation Not for Profit, was held at the First Baptist Church of Parrish, 12125 71st Street East, Parrish,
FL on January 25, 2007 at 6:30 PM.

The meeting was called to order by John Christman, President who chaired the meeting. Bekki Johnson
of C&S Condominium Management Services, Inc., kept the record of the meeting.

It was announced that notice of the meeting was properly made to all parties and notice was properly
posted on the Association grounds. Present were John Verga President, John Christman, 1st Vice-
President, Angela Jackson, 2nd Vice President, and Joe Sanchez, Secretary. Director constituting a
quorum. Also present from C&S Condominium Management Services, Inc. was Bekki Johnson. Absent
were Bob Olsen, Treasurer, James Keehner, Director and Melissa Hay, Director.

A motion was duly made by John Christman and seconded to accept James Keehner’s resignation from
the Board and appoint Walter Froh as replacement. The motion passed.

In favor: John Christman, Angela Jackson, Joe Sanchez and John Verga
Opposed: None

Upon motions duly made, seconded and carried the following officers were elected unanimously:

John Christman President

Angela Jackson 1st Vice-President
Walter Froh 2nd Vice-President
Bob Olsen Secretary/Treasurer;
Joe Sanchez Director
Melissa Hay Director
John Verga Director

Approval of Minutes:
A motion was duly made by Joe Sanchez and seconded to waive the reading of the November 16, 2006
meeting minutes and approve the minutes as presented. The motion passed.

In favor: John Christman, Angela Jackson, Joe Sanchez and John Verga
Opposed: None

Financial Report:
The Board will be reviewing the financial records.

The Board discussed general maintenance issues throughout the community.

No further business coming before the meeting, upon motion duly made, seconded and carried the
meeting adjourned at 8:30 P.M.
