TENANT SIGNAGE CRITERIA

GENERAL CRITERIA Tenants are required to design and maintain exterior illuminated and non-illuminated signage in designated locations and styles as required by Landlord. Said sign(s) shall conform to Landlord's Sign Criteria in relation to type, size, materials, installation and placement. All signage must be approved by Landlord prior to fabrication. All Tenant signage will be at Tenant's sole cost and expense. Tenant's sign design will be coordinated with Tenant's storefront design and will not be installed until the design is approved by Landlord. Landlord will have the right to remove or require the removal of any signs which either do not meet Landlord's Sign Criteria or which are not expressly approved by Landlord. The cost of such removal will be at Tenant's expense. Tenants using their own contractors will be required to survey Tenant's storefront sign area and familiarize themselves with local sign ordinances and Landlord's Sign Criteria prior to preparation of Tenant's shop drawings. Tenants will be responsible for all work related to: Illuminated Storefront Sign: Fabrication, freight, shipping, installation, junction box, time clock, wiring, taxes and permit fees for Tenant's illuminated sign(s), if an illuminated sign is required as per the Shopping Center's design criteria. Blade Sign: Fabrication, freight, crating, shipping, installation, taxes and permit fees for Tenant's blade sign(s) provided, however, that any such signage shall be designed, constructed and installed by Landlord's designated sign contractor. Blade Sign Bracket: Fabrication, freight, shipping, installation, taxes and permit fees for a blade sign bracket(s) provided, however, that any such signage shall be designed, constructed and installed by Landlord's designated sign contractor. Incidental Signs: Fabrication and installation of postal or space numbers, if required on storefront; rear service door sign; "pathfinder" sign(s), credit card decals; Shopping Center operating hours. It is Tenant's responsibility to obtain jurisdictional approvals as needed prior to fabrication to ensure sign ordinance requirements are met. All sign permit fees shall be the responsibility of Tenant. Tenant's sign installer must provide Landlord with copy of signage permits and certificate of insurance prior to installation. CONSTRUCTION All signs and their installation shall comply with all applicable City and State codes & ordinances. 1. Tenant's sign contractor shall completely install and connect all sign displays and primary wiring at sign locations as approved by the Landlord and or their representatives. 2. All signs are to be connected to the J-box provided by the Tenant and the circuit will be attached to a Tenant provided time clock. 3. All penetrations of exterior fascia to be sealed watertight and finished to match adjacent materials subject to Landlord's approval.
INSURANCE Tenant's sign contractor shall carry workman's compensation and public liability insurance against all damages suffered or done by any and all persons and/or property while engaged in construction, assembly or erection of signs in the amount of $2,000,000 per occurrence. Evidence of insurance in the form of an insurance certificate must be provided to the property Landlord prior to installation naming the property Landlord as additional insured. ILLUMINATION All illuminated signage will be adequately maintained by Tenant. EXTERIOR SIGNAGE Except for Tenant's approved storefront sign, no other exterior signage by Tenant will be allowed unless specifically approved by Landlord. MENU BOARDS Menu boards and price lists are subject to Landlord's review and approval. All such signage will be compatible with the remainder of the Premises and with the overall quality and design of the Shopping Center, and will be of a size, color and illumination level to be readily visible. "Photo signage" will be reviewed by Landlord. No "supplier" signs or advertising will be permitted. 2. 3. 4. 5. Tenant's sign and logo will comply with the following general design requirements and may be subject to additional center specific sign criteria as applicable: 1. Tenant storefront signage shall be dimensional internally illuminated (LED) metal channel letters, mounted to Landlord approved decorative wireway and/or sign panel. Letters may not be taller than eighteen inches (18"), unless approved otherwise by Landlord. Maximum allowable projection from the Storefront will be six inches (6") unless approved by Landlord. Signage shall be limited to Tenant's name and logo; no tag lines will be permitted. No sign maker's labels, underwriters or other identification shall be permitted on the exposed surface of signs, except those required by local ordinance. All storefront signs shall be mounted directly to the storefront fascia/bulkhead at locations designated by Landlord. Tenant shall install under canopy and/or bracketed blade sign consistent with Landlord's established criteria as outlined in this document. Tenant's signage shall be designed proportionate to the area of Landlord's fascia and shall be in harmony with adjacent Tenant signage. Signage shall not exceed 2/3 of the overall sign band in height and 75% of the length or width of Tenant's demised Premises. Electrical service to Tenant's sign shall be Tenant's responsibility and part of Tenant's operating cost. Illuminated signs shall be on a 7-day, 24-hour time clock with separate disconnect set in accordance with the Shopping Center's operating hours, to be turned off no less than one (1) hour after the Shopping Center closes. Fabrication and installation of signage will comply with all applicable codes, ordinances, rules, and regulations. All sign materials will be U.L. rated. All conduits, tubing, wiring, ballast, transformers or other equipment shall be concealed. Exposed raceways will not be allowed unless specifically approved by Landlord.

PROHIBITED SIGNS The following types of signs or signage will be prohibited, unless approved otherwise by Landlord: 1) 2) 3) 4) 5) 6) 7) 8) 9) Boxed or cabinet type signs; Vacuum-formed or injection-molded plastic letters and/or logos; Paper signs of any type; Artificial wood and wood grain plastic laminate; Animated components, flashing lights, chasers, or noise making signs; Signs utilizing plastic laminate; Exposed neon tube conductors, raceways, crossovers or transformers. Dimensional graphic signage. Pennants, banners, flags or placards.

10) Inflatable signs. 11) No advertisements, notices, sale signs or other lettering (including, without limitation, handwritten signs) other than permanent display of store name or logo shall be affixed or exhibited on the storefront or be visible from the exterior or common area, without specific written approval by Landlord.

APPROVALS & SUBMITTALS All Tenant signage is subject to the Landlord's written approval. The Landlord's approval shall be used on the following criteria:
A. Design, fabrication, and method of installation of all signs shall conform to the sign criteria as outlined in this document. B. This sign criteria shall conform to the design standards of the Center coordinated with adjacent signage conditions.

OPERATIONAL CRITERIA All signs shall be reviewed for conformance with this criteria and overall design quality. Approval or disapproval of sign submittals based on aesthetic of design shall remain the sole right of the Landlord. Tenants shall be fully responsible for repairs, using Landlord approved vendors, of damage to any surfaces caused by the signage installation. In the event the Tenant changes their sign at anytime during the term of their lease, Tenant must comply with any future modifications, revisions, or changes, which have been made to the Sign Criteria for the Center after the execution of their Lease Agreement. The Tenant shall pay for all signs, their installation (including any required electrical connection back to the J-box and any secondary J-box required) and all other labor, materials and future maintenance.

The Tenant agrees to conform to the following procedures and submission requirements to secure the Landlord approval:
A. Within (30) days from the latter of receipt of the final LOD package or the date of the executed lease, Tenant shall submit one (1) set of detailed sign design and shop drawings electronically to the Landlords representative: LOD Solutions, LLC 109 Colony Place Bel Air, MD. 21014 Attn: Robin Genovese e-mail: robingenovese@lodsolutions.com

B. Sign drawings are to be prepared by a reputable licensed Sign Contractor or as required to be licensed by the State of Mississippi. C. Sign drawings must include scaled storefront drawings illustrating the proposed sign design and all dimensions as they relate to the storefront elevation of the tenant's premises. D. Sign drawings must also include a sign elevation and section through sign indicating construction and attachment methods and illumination details.

Upon vacancy, Tenants shall remove all signs and restore the building and/or site to its original condition at the Tenants sole expense within (30) days of the expiration or termination of the lease. STOREFRONT FASCIA SIGNAGE Storefront fascia signs are used to identify the majority of in-line Tenants. These signs shall be as described in this document on pages 6-9. Raceways will not be allowed unless specifically approved by the Landlord or their representatives.
2 The storefront fascia sign height shall not exceed ( 3 ) of the overall sign band height and (75%) of the length or width of the Tenants storefront fascia. Individual letters may vary in height depending on the individual sign area and the length of the Tenants name. Tenants signage shall be designed proportionate to the area of the Landlords fascia and shall be in harmony with adjacent Tenant signage.

All drawings and samples marked "resubmit" must be resubmitted with the required corrections prior to fabrication. Only after all drawings have been marked "Approved" or "Approved as Noted" by the Landlord or their representatives, and after permit is obtained from the City of Pearl 2420 Old Brandon Road Pearl, MS 39208 per approved drawings and/or samples. The Tenant and Sign Contractor will not be permitted to commence installation of the exterior sign unless all of the following conditions have occured:
A. A stamped set of final drawings reflecting the Landlord's approval shall be on file in the Landlord's office. B. Tenant and their Sign Contractor shall be responsible for the securing of all applicable sign permits required by the City of Pearl 2420 Old Brandon Road Pearl, MS 39208, prior to fabrication of the signs. The Landlord's stamped approval is required on all plans prior to the application for permits. A. The Sign Contractor must provide to the Landlord a copy of the City of Pearl issued sign and electrical permits, as well as a stamped set of drawings reflecting both the Landlord's and the county's approval prior to sign installation. The Sign Contractor/Tenant shall be responsible for all inspections. D. The Landlord must be notified 48 hours in advance prior to sign installation, by contacting the on-site Tenant Coordinator. E. The Landlord must receive a Certificate of Insurance from the Sign Contractor actually performing the installation.

Tenants are encouraged to design their signs using company colors, logos, and fonts. Tenants storefront signage must be approved by the Landlord or their representative prior to fabrication and must be installed in compliance with local city and state ordinances. All Tenant signage approvals are at the Landlords discretion. Tenants using their own sign contractors are required to have their sign vendors field verify all existing conditions and sign criteria. Tenant signage submittals must include references (photos, elevations, ect.) and be submitted to the Landlord and or their representatives for approval as outlined in this document. Tenants choosing to use the Landlords preferred sign contractor shall forward camera ready artwork to be used in the fabrication of the sign. Tenant shall be responsible for all costs associated with the fabrication and installation of Tenant's storefront fascia sign including costs associated with crafting, shipping, permitting, electrical power, etc.

The Landlord reserves the right to revise this Signage Criteria in accordance with the State and local codes for up to thirty (30) days before the Tenant's Rent Commencement date. However, this Signage Criteria may be revised at any time if so required by any government agency having jurisdiction over its contents.

FEATURE SIGNAGE Feature signage is defined as an architectural element, house or tower used to advertise multiple merchants within the center. Specific areas of the architectural elements are designated for a merchant's use and these areas have been assigned by the Landlord for use by specific Tenants signage.These signs consist of individual channel, reverse channel and or pin mounted letters backlit using LED lighting. All signs shall be mounted directly to the face of the architectural element at designated locations as set forth in this document. Raceways must be concealed by sign construction. The sign area for specific architectural elements will be as noted by "Facade Types" in this document.Tenants are encouraged to design their signs using company colors, logos, and fonts Tenants feature signage must be approved by the Landlord or their representative prior to fabrication and must be installed in compliance with local city and state ordinances. All Tenant signage approvals are at the Landlords discretion. Tenants using their own sign contractors are required to have their sign vendors field verify all existing conditions and sign criteria. The sign is hung by a bracket which is centered over the Tenants main storefront doors. Blade signs shall have the overall dimensions of 18"x36" as outlined in this document. Tenants are encouraged to design their signs using company colors, logos, and fonts. Tenants feature signage must be approved by the Landlord or their representative prior to fabrication. Tenants shall use the Landlords preferred sign contractor for blade sign & bracket fabrication & installation. WINDOW SIGNAGE Tenants may install reverse vinyl die-cut letters without opaque backgrounds directly on the inside face of Tenant's storefront window to identify their trade name and/or logo only. No additional graphics of any kind will be allowed, except decals displaying credit card acceptance and store hours of operation. No exceptions will be made. Window vinyl letters may not exceed 5" in height and may be placed on every other window pane only. No window vinyl signage will be permited on entry doors.
Window Signage will not exceed five percent (5%) of the area of Tenant's Storefront or twelve (12) square feet (whichever is greater).

Window vinyl letters shall be placed 4" above storefront knee wall or intermediate window mullion. Where neither of these elements occur, letters shall be placed at a distance of 24" above finished floor.

PERSPECTIVE

TENANT SIGNS SHALL BE CENTERED ON THE TENANT'S STORE FRONTAGE OR AS DIRECTED BY LANDLORDS REPRESENTATIVE. ALL THRU WALL PENETRATIONS SHALL BE WATERTIGHT SEALED. SIGNAGE SHALL NOT EXCEED 2 3 OF OVERALL SIGN BAND AREA IN HEIGHT AND 75% OF WIDTH RELATIVE TO THE TENANT'S STORE FRONTAGE. THE MAXIMUM LETTER HEIGHT FOR STOREFRONT SIGNAGE SHALL BE 18" WITH A MAXIMUM OF 6" PROJECTION FROM THE FACADE.

THE ELECTRICAL SERVICE TO THE TENANT'S SIGN SHALL BE THE TENANTS RESPONSIBILITY INCLUDING ANY J BOXES NEEDED FOR INSTALLATION. ALL TENANT ILLUMINATED SIGNS SHALL BE ON A 7-DAY, 24-HOUR TIME CLOCK WITH SEPARATE DISCONNECT SET TO THE SHOPPING CENTERS HOURS OF OPERATION. SIGN SHALL BE TURNED OFF NO LESS THAT 1 HOUR AFTER THE SHOPPING CENTER CLOSES. ALL CONDUIT, TUBING, WIRING, BALLAST, TRANSFORMERS AND OTHER EQUIPMENT SHALL BE CONCEALED.
