0. Introduction
A condominium, or condo, is the form of housing tenure and other real property where a specified part of a piece of real estate (usually of an apartment house) is individually owned, while use of and access to common facilities in the piece such as hallways, heating system, elevators, and exterior areas are executed under legal rights associated with the individual ownership and controlled by the association of owners that jointly represent ownership of the whole piece. "Condominium" is a legal term used in the United States and in most provinces of Canada. In Australia, New Zealand, and the Canadian province of British Columbia, it is referred to as "strata title". In Quebec, the term "divided co-property" (French: proprit indivis) is used, although the colloquial name remains "condominium". In France, the equivalent is called coproprit (co-ownership), usually managed by the syndic. In Hispanic regions, the traditional term propiedad horizontal is retained since horizon in this case signifies "defined". In South Africa, this form of ownership is called "sectional title".

I. High Rise Condominiums in the Philippines

1.1 The Trump Tower Manila
Trump Tower Manila is a residential building located in Makati, Philippines. The Trump Tower Manila showroom is scheduled to open in early 2012 but the company said unit reservations have started September 2011. The building commencement date will be announced early next year. In the heart of Makati City, it would rise as one of the tallest buildings in the Philippines.

A. Design and Architecture

Trump Tower Manila's concept of the 'peeled' faade is articulated with internal balconies. The top and bottom corners peel away which accentuates the dynamic form of the tower. Its curtain wall facade maximizes spectacular panoramic views of the city. The facade's function is environmentally responsive where light shelves and shading systems are designed to react to the building's orientation in relation to sun's path. Three unit designs will be available to tenants namely downtown soho, fifth avenue, and park avenue. B. Bedroom Units This 1-bedroom unit has its living, dining and kitchen areas, and a luxurious bedroom with bathroom and tub. The 1 bedroom unit is a bigger version of the suite allotting a very generous space for living, dining, kitchen and powder room; plus a master's bedroom with its own bathroom, walk-in closet, a glass-enclosed shower and a tub.

A two bedroom unit is ideal for a couple or a growing family. Its unit configuration is carefully-designed to accommodate a large space for living room, dining and kitchen, while two (2) large bedrooms have their own walk-in closet, bathroom with a glass enclosed shower and a tub.

1.2 The Gramecy Residence

The Gramercy Residences, also known as The Gramercy Residences at Century City, is a residentialhighrise condominium in Makati City, Philippines. It is the first of several building projects to be built at the new Century City area along Kalayaan Avenue. The building takes its name from Gramercy Park, a fenced-in private park in one of Manhattan, New York City's prestigious neighborhoods. Originally planned to be a 65storey building, it was announced to have 73 floors above ground with a total height of 250 meters (820.2 feet) from ground to its architectural top. The height and number of floors are still subject to possible increase upon announcement by its developer, Century City Development Corporation. As of January 11, 2011, the Gramercy Residences is topped out after having reached the 73rd floor.

A. Design and Construction

The Gramercy Residences was planned and designed by California-based architectural group Jerde Partnership International, in collaboration with Philippine architectural firm Roger Villarosa Architects & Associates. Structural design and engineering is provided by Hong Kong-based firm Ove Arup & Partners. Project and construction management is being handled by local firm Nova Construction + Development.

B. Features
The main attraction of the building will be its Skypark. Located on the 36th floor, it will have three-storywaterfalls, multi-level infinity edge pools, lagoon pools, a designer restaurant, health club, caf, spa, agarden island within a reflecting pool, and a cantilevering walkway a pathway suspended in mid-air with infinity pools on one side and a glass handrail on the outside. The Skypark will traverse the entire width of the building. The tower's apex will be adorned with a glass beacon that will be visible from all angles of the metropolis. The Skypark One of the most impressive features ever to be seen amongst residential development is the stunning Skypark. It will showcase waterfalls, a designer restaurant, infinity pools, a health club and much more. The most spectacular fact about this Skypark is the fact that it will stand 36 storeys tall (above ground) and traverse the whole width of the Gramercy building.

1.3 ACQUA Private Residences

Building faade with waterfall-like design with the rainforest waterfalls as the project's inspiration, the balconies and pocket gardens form a visual reflection of the arresting movement of waterfalls.

Sky Gardens special pocket gardens on select floors that improve ventilation, add greenery and promote the use of natural light indoors. Rooftop Parks a green roof acts as rainwater collector and serves as an additional open space amenity for the residents

1.5 Manhattan Garden City

Megaworld Corporation has launched the third phase of one of its township projects, Manhattan Garden City. Dubbed Manhattan Heights, the new phase will feature an additional four towers. The first two phases of Manhattan Garden City have a total of six towers all 2,200 units of which have been fully subscribed by investors and aspiring homeowners. The four towers of Manhattan Heights will add more than 1,600 units to Manhattan Garden City. The first tower will have 406 residential units; all feature balconies. Unit prices start at P2.5 million for a studio, P3.7 million for a one-bedroom, and P6.1 million for a two-bedroom suite.
