AFFIDAVIT OF SELF-ADJUDICATION

I, LEAH T. SEBASTIAN, of legal age, Filipino, married to MR.

FLORECEL M. SEBASTIAN and a resident of 94 Scout Chuatoco Street, Roxas
District, Quezon City, Philippines, after having been duly sworn to in
accordance with law, depose and state:
1. That I am the only daughter and sole heir of MR. JOSE MANANGAN
TINIO, JR. married to MRS. EULALIA BATUCAL TINIO both of them
died without any last will and testament on December 14, 2014 and
December 19, 2014 respectively in Quezon City as evidenced by
their Death Certificate issued by the City of Quezon hereto attached
as Annex A and made an integral part of this Affidavit;
2. That my only brother, MR. DOMINADOR BATUCAL TINIO, single, died
on May 26, 2011 as evidenced by his Death Certificate issued by the City
of Quezon hereto attached as Annex B and made an integral part of
this Affidavit;
3. That at the time of their death, my father and my mother had no
debts, liabilities or obligations to any persons, agency or institution;

4. That the only property left by my parents is a parcel of land consisting of

30,755 square meters more or less located in Municipality of Rizal,
Province of Nueva Ecija more particularly described in TCT No. NT115811 hereto attached as Annex C and made an integral part of
this Affidavit;
5. That pursuant to Rule 74, Sec. 1 of the Rules of Court, I hereby
adjudicate
unto myself the above-described real estate by means of
this Affidavit and hereby files the same with the Register of Deed of
Municipality of Rizal, Nueva Ecija with the request that the said
adjudication be made effective without judicial proceeding as prescribed
by the aforementioned provision of the Rules of Court.
