In the past, a home plan was dened by the stage
of life it was designed for: a small starter home for
newlyweds, then a family home with lots of bedrooms
upstairs for parents and children, and a return to a
smaller, often one-story home for the retirement years.
What this model fails to take into account is
modern life in all its complexities. With an economy
still recovering, a huge generation of baby boomers
beginning to retire, and a trend towards multigenerational households, housing needs are evolving.
How can you ensure that the home you build now will
suit your needs ten years from now, or twenty? What
should you look for in a plan? The answer, in two words:

Why now? A changing
society demands exible
housing.
As Professor Avi Friedman, noted
housing expert whose many books
on housing include The Grow Home
and The Adaptable House; Designing Homes for Change sees it, a
couple of major movements are
driving the demand for homes that
can adjust. As the baby boomers
hit retirement age, they will require
tremendous adaptability in a home
design to allow for the changes
of aging. Some of their needs are
easily addressed, such as installing
grab bars in bathrooms and lowering kitchen cabinets. Others present more unique challenges, such
as providing rooms from which
to stage a sign-off career or
engage in a hobby. Designer Dan
Sater has also seen this in action.

golden years favor designs that

1. Spaces that can be nished
later, Part 1: Basements and
in-law units
Do you have children who are out of the
house? They may not stay that way: 39%
of all young adults live with (or temporarily
lived with) their parents due to the economy, according to a Pew Research study
released last year. Are they going to take
up residence again in their old bedrooms,
which may have been converted in their
absence to moms hobby room or little
brothers private enclave? A home with a
nished basement or separate apartment
above the garage provides the right measure of privacy.
These types of spaces can also
house aging parents or relatives. With
a full bath and even a small living area,
an in-law apartment offers a sense of
independence while still allowing close
supervision if needed. An extra bedroom here could serve as a great place
for an in-home caretaker to stay. If such
needs do not arise, or until they do, a

living unit with basic amenities can be
rented out for additional income (check
local zoning laws).
Also, more people are now working
from home. According to data from the
Census bureau, 9.5% of all workers spent
at least one day a week working from home
in 2010, up from 7% in 1997. A dedicated
basement ofce or detached unit offers
a quiet place away from the homes main
thoroughfares where you can dial in to the
ofce or start your own home-based
business. A discrete space is also great for
hobbies that would otherwise encroach on
daily life, like restoring antiques or playing
in a rock band.
2. Spaces that can be nished

Bonus rooms allow a home to expand without adding to its footprint. Because they are
often located upstairs above the garage, this
becomes a great hangout room for older
children, leaving the great room or mainlevel family room free of video game clutter.

After children move out, this space doesnt have to
go to waste: like an in-law unit, it can be transformed
into an exercise studio, craft room, or home office, but
conveniently attached to the house.
Best of all, if finances are tight while youre building
your home, you dont have to finish the bonus room (or
basement) it will wait for a more opportune time, and
can offer plenty of storage space in the meantime. The
important part is that youve chosen a plan with at least
the possibility of future expansion.
Bottom line: basements, bonus spaces, and separate living units can be adapted to many uses throughout the stages of life. Consider the benefits of adding
one to your new home.
3. dont box yourself in avoid singlepurpose rooms

Think about why they call a schools largest indoor
space the multipurpose room: its diverse functions include a court for gym classes, a stage for pep rallies,
and the setting for homecoming dances. The same
concept can apply to your house, where a large, open
space will lend itself to a variety of uses. Great rooms

have largely replaced formal living rooms, which are

usually wasted space until company arrives. Whats
designer Dan Saters opinion on rooms dedicated to
just one use? Pass. Each public space in the home
should be able to host a variety of activities. For example, a home theater doesnt have to just be a place for
movies: it can hold a bar and a game table as well, so
that teenagers and adults will also enjoy the room while
the little ones watch a flick. One important exception to
this idea, Sater notes, is the formal dining room, which
remains popular popular with many clients.
4. master suite on the main level is the

new standard
The main level master suite is extremely popular now
and will continue to be in the future, says Jonathan
Hyman, architectural department manager at Donald
A. Gardner Architects, Inc. Over 90% of the plans
they offer have this configuration.
But what about families with young children?
The most typical solution is to have a bedroom/
study and master suite on the main level. This configuration allows parents to have a nursery on the same
level as the master suite in the early years. Then it is
an easy transition back to having a guest bedroom or
study on the main level later on.

This flexibility has long-term benefits, Hyman

notes: As children get older, most parents and
children prefer the bit of separation that bedrooms on a separate level offer. Once our children are old enough to move out, this configuration permits a couple to just occupy the main
level. It truly allows a home to accommodate a
familys needs across a broad period of time.
5. easy-to-maneuver layouts make

life easier for everyone
Universal Design that is, planning your home
for maximum accessibility isnt just for the elderly or those who have difficulty getting around.
It also can make day-to-day life easier for people
at every life stage. If youve ever found yourself
frustrated while trying to move furniture through
a too-small doorway, or bumping a stroller down
front steps, youll appreciate living in a home that
has already addressed these concerns. And of
course, this kind of design is terrific for aging

your homes doorways at least 36
inches wide, you can easily move
large pieces of furniture or appliances
through your home. Similarly, hallways
that are 42 inches wide and free of
hazards or steps let everyone and
everything move in, out, and around

Reachable controls and switches:
Anyone even a person in a wheelchair can reach light switches that

are 42 to 48 inches above the floor,
thermostats no higher than 48 inches
off the floor, and electrical outlets 18
to 24 inches off the floor.

Lever-style door handles and faucets
and rocker light switches make opening doors, turning on water, and lighting a room easier for people of every
age and ability.

Its not as easy as it used to be to jump from
home to home. The tighter mortgage lending
practices and challenging sellers markets that
marked the worst years of the downturn brought
fresh appeal to the idea of buying or building for
long-term residence. However, this may not be a
realistic option for you for example, a job might
lead you to a different part of the country, or family circumstances can take priority. Yet even if

A TYPICAL PLAN SET INCLUDES

While the contents of each blueprint package vary slightly,

each contains detailed, high-quality working drawings that
show you exactly how your house is to be built. You can expect
to nd the following standard elements in most plan sets:

These plans show the layout of each oor of the house. Rooms
and interior spaces are carefully dimensioned, doors and
windows located, and keys are given for cross-section details
provided elsewhere in the plans.

In addition to the front exterior, your blueprint set will include
drawings of the rear and sides of your house. These drawings
give notes on exterior materials and nishes. Particular
attention is given to cornice detail, brick and stone accents or
other nish items that make your home unique.

The artists sketch of the exterior of the house gives you an idea
of how the house will look when built and landscaped.
4. Foundation and Basement Plans

This sheet shows the foundation layout including concrete
walls, footings, pads, posts, beams, bearing walls, and
foundation notes. If the home features a basement, the rstoor framing details may also be included on this plan. If your
plan features slab construction rather than a basement, the
plans shows footings and details for a monolithic slab. This
page, or another in the set, may include a sample plot plan for
locating your house on a building site. Additional sheets focus
on foundation cross-sections and other details.
5. House and Detailed Cross-Sections

Large-scale views show sections or cutaways of the foundation,
interior walls, exterior walls, oors, stairways, and roof details.
Additional cross-sections may show important changes in
oor, ceiling, or roof heights, or the relationship of one level
to another. These sections show exactly how the various parts
of the house t together and are extremely valuable during
construction. Additional sheets may include enlarged wall,
oor, and roof construction details.
6. Floor Structural Supports

Floor framing details come with plans that have basement and/
or crawlspace foundations. Each includes spacing, direction,
span, and specications for oor joists. Beam and window
headers, along with necessary details for framing connections,
stairways, or dormers are also included.

Mirror reverse plans simply flip the design 180 degrees (keep

When ordering 5-Set or 8-Set plan packages, one set will always
remain in its original form. A Right-Reading Reverse option is

Take a deep breath, make sure youve got everything saved in digital format (and a solid back-up
