These homes may
set a new standard
for Orlando, [Fla.]
says Craig Perry,
the CEO of Centerline Homes , which built our
three show homes for 2012. Or they may not.
Perry clearly hopes the former will be the
case, and he has good reason to believe it will
be, given that the designs for the homes,
each aimed at a dierent demographic tar-
get, is based on some pretty strong research.
But that was only the starting point for the
design process. Intuition and creativity
eventually took over as the group strove to
create something specialhomes that buy-
ers didnt even really know they wanted but
must have once they see them.
Centerline is no stranger to taking calcu-
lated risks on product development. The
South Floridabased builder took a chance
two years ago when it started building
homes in Eagle Creek, the subdivision
where our show homes are located. Before
Centerline arrived, a foreclosure pandemic
had blighted the neighborhood. Working
closely with the developer, Emerson In-
ternat ional , Centerl i ne f i xed up t he
streetscape, lled in some holes in produc-
tion, and started a new series of aspirational
homes. Things were working so well that
the company sold 10 homes a month at one
time last year.
With more than a thousand lots to go,
Centerline and Emerson were open to our
idea of demonstrating that master plan com-
munities in the future need to be demo-
graphically diverse. It may have worked to go
after a small slice of the market during the
housing boom. But during the bust, develop-
ers found that they needed to appeal to every
buyer possible, often having new product
lines designed to do just that. Besides, as
some planners have maintained all along, it
makes for a better, more vibrant community
when you have all sorts of people living
within a community.
There are several transformative concepts
in these houses. The one that comes rst to
mind, though, is the wide-open living space
in the 2,278-square-foot Gen Y home designed
by Woodley Architectural Group . Its fair to
say that there is no boundary between indoor
and outdoor spacea corner of the home
rests on a pillar thats in the pool. Sliders on
two walls open to create one big living space.
And you can get a production version of this
home that may sell in the low-to-mid $200s.
The in-law apartment in the Gen X home
designed by Canin and Associates goes well
beyond what is typically done. A dedicated
elevator takes you to a space thats way cooler
than most apartments, with its own kitch-
enette, accessible bath, and television view-
ing area. Theres no reason to ever come out
of this in-law cave. The place could also be
rented (with proper zoning) to a student
working across the way at the new Burnam
Medical Center.
Each of the homes has a multigenera-
tional housing story to tell. The Baby Boomer
home, also designed by Woodley, features
two cribs for friends and familythe classic
second-story boomerang child space, and a
guest room with its own entrance off the
courtyard. Kay Green, whose rm did the
interiors for all three homes, outdid herself
creating the ultimate party home for a ma-
ture couple looking to nally have some fun
in life. With a killer front courtyard, sliders
that open to the pool deck, and a wide-open
interior, this, unexpectedly enough, is the
ultimate party house.

in our 2012 Builder Concept Homes. The
homes not only showcase cutting-edge design
ideas, but they contain many of the most in-
novative new products set to debut this year,
products that could be used in any home. We

would recalibrate it to portray housing
economists in hopes of an easy-to-read
indicator of where analysts think the market

Cheap Shots
On the international real estate front, Chinese
entrepreneur Huang Yimin recently became
the first person in that country to purchase
his very own island, according to U.K. paper
The Telegraph. He reportedly paid the
bargain-basement price of $529,000 in
exchange for a 50-year lease on the property,
known as Danshanmen Island. Yimin plans to
use the island escape to cash in on Chinas
latest luxury trend: hunting. To that end, he
has purchased $5 million worth of game,
including wild boar, ducks, pheasants, and
deer, as well as rifles to rent to visitors.

An Ode to
the Ocean
A harborside home draws inspiration from shipbuilding
and the long-ago life of the waterfront.

hen architect Michael Win-
stanley built an oceanside
home on Provincetown
Harbor, he called rst and
foremost on memoryspe-
cically, his childhood recollections of sum-
mers spent in Provincetown, Mass., when the
last bits of Cape Cods seafaring industry still
remained. At one time, piers, sh houses,
and sheds lined the harbor, says Winstanley.
When we were kids, half were gone and the
rest were falling down. My (see on page 40)

brother and I used to play in the abandoned
ones. Provincetown is no longer the shing
village it once was, but with its old har-
borscape still fresh in his mind, Winstanley
designed a house that honors Provincetowns
seafaring past.
The homes massing and lines are clean
and contemporary, yet the forms recall those
long-gone seafront shacks and storage sheds.
The detailing invokes the past, too. The half-
exposed r piers that hold up the house were
lathe-turned to resemble wharf supports.
Exterior walls of board-and-batten red cedar
are reminiscent of ship hulls and shack sid-
ing, while cedar cross-beams might remind
you of a ships mast and boom.
Another thing that made a big impres-

important that the house allow you to feel
the light the way that painters do. To take
full advantage, there are floor-to-ceiling
windows, many transomed, on almost every
wall of the house. Winstanleys wife, the
photographer Jessica Marcotte (she sees
light better than anybody), worked with
him on the design.
Building a house on a sand dune poses
specic demands, especially when the home
has so many windows. The structure needs
to be suspended on piers so that tide surges,
wind, and rain can blow beneath it. And then
theres the aesthetic challenge of making
sure the propped-up house relates to the
ground it sits on. By its nature, a pole struc-
ture is unstable; factor in hurricanes, and
plenty of lateral reinforcement is essential.
Two concrete walls perpendicular to the wa-
ter provide most of the homes shear bracing.
Windows at the homes west end are cross-
braced with stainless steel rods, which let
light in while oering protection. Theyre
also a nod to P-towns industrial past.
You might assume that Winstanley is a
sailor, given his reverence for the ocean and
the waterfront. But hes simply an admirer,
albeit a discerning one. Boats are great de-
sign objects, he says. I designed the house
as an architect, but with a lot of thought

The developer begins construction at
Fells Point.

Group has coveted the
Fells Point peninsula, over-
looking Baltimores Inner Harbor.
In December it broke ground on
Union Wharf, a $72 million resi-
dential and retail project there.
Union Wharf will include
281 apartments with rents
from $2,250 to $2,300, 4,500
square feet of retail space, and
parking for nearly 500. The
project is targeted to renters-
by-choice rather than those who
cant afford homeownership, the
Baltimore Sun reports.

Atlantas Fort McPherson begins its

formally turned over the
historic 488-acre Fort
McPherson to civilian use, the
McPherson Implementing Lo-
cal Redevelopment Authority
(MILRA) is looking for a master
developer for 133 acres of the
land in southwest Atlanta.
The master plan calls for
153 acres of green space, 314
acres to be sold to developers,
plus a new veterans clinic, and,
eventually, 1,789 homes. But
the centerpiece of the plan is a
bioscience research and devel-
opment center.

Two companies broke
ground on huge Ferris
wheels on the Las Vegas
Strip, both scheduled to be
revolving with passengers in
their enclosed cabins by 2013,
but some are saying that its not
likely both will be built.
Caesars Entertainment has
already begun construction of its
observation wheel as part of a
$550 million project called The
Linq, between Caesars Palace
and The Flamingo. At 550 feet,
the Las Vegas High Roller is
expected to be the largest in
the world, beating a Singapore
wheel by 9 feet. Its 28 transpar-
ent sphere-shaped cabins could
transport 2,240 passengers
an hour. At peak construction,
the entire project is expected to
employ 3,000 people.
In May, Compass Investments
broke ground on a wheel named
Skyvue, which would be the third
largest in the world. But, so far,
only dirt has been moved for that
project at the Mandalay Bay end
of the Strip.
Hyundai Doubles Down
The South Korean automaker is dou-
bling its California headquarters.

is making room to double
its workforce in Fountain
Valley, Calif., from 700 to 1,400
workers by tearing down its
headquarters there and rebuild-
ing it twice the size.
The company plans to have
the new 400,000-square-foot
campus for its North American
headquarters finished by the end
of 2012. The $150 million new
headquarters is expected to gen-
erate 1,500 construction jobs.
This really cements our
relationship with Southern
California, says John Krafcik,

Tax breaks keep Sears and CMT Group
in Chi-Town.

llinois Gov. Pat Quinn blink-
ed in the game of chicken
between the state of
Illinois and some big-name, long-
time Chicago-based companies,
choosing to give them tax breaks
rather than risk that they would
make good on their threats to
leave town without them.
In the wake of Quinns sig-
nature on the $371 million tax
break package passed by the
Illinois General Assembly, Sears
Holdings and CME Group wrote
letters promising to stay.
For the CME Group, the new
legislation agrees to tax the ex-
changes on 27.54 percent of its
electronic trades rather than on
all electronic transactions, Dow
Jones Newswires reports.
The legislation also gives
Sears tax credits worth $15
million a year for 10 years and
extends a special taxing district,
reducing its property tax bills for
a savings of about $125 million,
the Chicago Tribune reports.
States all over the place are
trying to steal our companies,
says Sen. Toi Hutchinson, D-
Olympia Fields, who sponsored

forecasted, 491 markets are expected to improve in
2012, 299 are expected to be flat, and only 150
markets are forecasted to decline further.

hile we may be skewing
conservative in our forecast
for 2012, we are expecting
improvements ahead. The
latest Hanley Wood fore-
cast calls for new-home sales nationally of
367,000 in 2012. Depending on where 2011 of-
cially ends, thats probably a gain of 14 per-
cent to 20 percent. After seven years of decline,
a 14 percent increase in new-home sales
sounds very good to most of us.
Expecting the rst small step of improve-
ment in new construction in 2012 is believable
for many reasons. First, economic conditions
are improving, albeit gradually at a national
level. Locally, some parts of the country are
doing quite well and are expected to see the
creation of thousands of jobs in 2012. Like-
wise, housing conditions are improving in
many areas, even in some markets that have
been hard hit for the last seven years. Many
markets are showing home-price stabiliza-
tion and appreciation, declines in distressed
inventory, and more normal demand starting
to become evident in the resale market.
National, macro risks remain, includ-
ing the threat of a European induced global
economic recession, structural changes to
housing nance, and the 2012 presidential
election, and are driving depressing rhetoric
about the future prospects for housing. But
national risks aside, the recovery will be
won one market at time, and our local mar-
ket forecasts call for many markets to see
growth in new-home construction and sales

eral new designs and e ciency innovations.
We have seen a trend toward multigenera-
tional housing and now oer an optional in-
law or guest suite in all of our oor plans.
These optional spaces range from a single
bedroom to a bedroom suite with a full bath.
Many people are building this feature into
their homes for either an elderly parent or an
adult child returning to the nest. We have
also introduced a new family gourmet kitch-
en, which features a large central island that
can be used as a family gathering place. The
kitchens are well-appointed with extra cabi-
nets and upgraded stainless steel appliances.
All of our homes are now constructed using
our Energy$mart program . This program
guarantees energy e ciency that not only
meets the national Energy Star standards,
but substantially surpasses them. Our
Energy$mart homes have an average HERS
score in the lower 60s. B

weve made this past year is creating a greater
sense of exibility and ow throughout the
home. This is evident in our new great room
centered oor plans, which seamlessly blend
the family room, kitchen, and dining area to
create an expansive space. With highly ap-
pointed kitchens and oversized islands, the
area becomes the command center of the
home. Oering more room for bulk-item stor-
age, food preparation, entertaining, or simply
relaxing with family members, this feature
has truly resonated with prospective home-
owners. In addition to a greater ow between
living and dining spaces, Standard Pacific
Homes has strategically placed windows and
glass doors to make the outdoors more visible
and accessible. Not only does this increase
natural lighting and enhance the homes
beauty, but it also creates better connectivity
with our outdoor living areas, maximizing
the usable square footage of each home.

The largest change weve made has been
simplifying the box. Weve eliminated
waste such as corners and turns in the foun-
dation and unnecessary square footage.
Thats allowed us to put money saved into
better, more luxurious nishes and curb ap-
peal. While we only put one vanity sink in
the master bath, we now put a granite top on
the vanity. We are upgrading the kitchen
backsplash to natural stone or glass tile. In
the spare bath, rather than installing a one-
piece tub/shower unit, weve begun using a
tub and tiling the walls with a natural stone
and saving money by purchasing the mate-
rials at a big-box store. Kitchens and baths
are where we want to appeal to our female
buyers. For our male buyers, we are building
only Energy Starqualied homes and n-
ishing the basement. This formula, plus
striving to keep one merchandised show
home on display, have resulted in more
signed contracts and fewer lookers.

ith a typical basement
rehab, its carpet, dry-
wall, paint, and youre
done, says architect
Marianne Amodio. But
not so for the ground oor of this 100-year-
old, neo-Victorian house in Vancouver, Can-
ada. The owners had used the space for
storage but needed more room for their grow-
ing family. Amodio convinced her clients
that their bottom floor could become the
main one, especially if its narrow entry was
replaced with large French doors that would
admit light as well as inhabitants and guests.
A theme of the redo was marrying old
with new while revealing layers of history
(not surprisingly, one of the owners is an ar-
chaeologist). Salvaged materials took priori-
ty; old beams were remilled into stair treads
and chimney facings were exposed.
Amodio knew the room could accommo-
date a pattern of some kind, too. Hence the
1-by-4 fir planks that comprise the wood-
paneled herringbone wallthe centerpiece
and unifying feature that grabs the eye and
adds warmth to this modern family room.
The planks were found under layers of dry-
wall and bore chalk markings from the origi-
nal construction of the house. Amodio and
her team applied no nish, leaving the wood
as is, including the markings. They then cut
it to size and arranged it on the wall.
During a renovation, the impulse is often
to erase what was there and leave no trace of
what came before, observes Amodio. Yet this
house draws meaning from playing with
ideas of memory, imprint, and history. Walls
are great opportunities, she says. This one
was a spot where I knew we could say every-
thing we wanted to say about the house reno-

The maximum size of a model is dened
by the printers build chamber. Z Corp.s larg-
est chamber is 10 by 15 by 28 inches, but the
company has created larger models with 25
separate pieces (the Bedford model had 14). Z
Corp. prices its equipment from $15,000 to
$60,000, so Harmon believes most consum-
ers will experience this technology through
servicers such as i.materialize , which can
print stu for a few hundred bucks.
As more consumers become familiar with
the technology, its application for designing
homes could expand, he believes. Builders
that want to dierentiate themselves are go-
ing to embrace it. Indeed, he sees real oppor-
tunities in the sales process for builders that
invest in this equipment to create explod-
able models that show prospects the features

hree-dimensional printing has
been around since the 1980s, and
equipment sales have grown at a
7.1 percent clip over the past ve
years to an estimated $1.4 billion
in 2011, according to IBIS World , which proj-
ects low double-digit annualized growth
through 2016.
But residential architects and designers
have been slow to embrace this technology,
says Scott Harmon, vice president of busi-
ness development for Z Corp. , a 16-year-old
manufacturer based in Burlington, Mass.
You have to be designing it in real 3D, and
few housing architects had been doing
that. But now, more and more are using
3D tools.

gram This Old House was renovating this fall.
The model allowed viewers to see how the
house looked before and after sections were
added, and the models roof could be re-
moved to show interior rooms.

based Interface Studio Architects
has been collaborating with local
builder Postgreen Homes to devel-
op, design, and build the 100K
House, a series of stylish and energy-e cient,
entry-level modern homes that cost $100,000.
Because these aordable houses must come in
at about $100 per square foot, all architectural
elements have to be extremely inexpensive to

build. But they also must be elegant and cool.
This house, dubbed Passive House , is part
of a larger collaboration around the 100K
House line which provides aordable, con-
temporary, high-performance [LEED Plati-
numcertied] houses, says Brian Phillips,
principal of Interface Studios. All of the ver-
sions of this house are elemental in their de-
signusing simple materials in clever ways.
One good example of this design philoso-
phy is the exterior shading on the urban row
home. Exterior sunshading is often a compo-
nent of our high-performance design ap-
proach, Phillips says. Its functional and adds
an element of texture to the faade.
The house faces east/southeast, so the ar-
chitects used digital modeling tools to proj-
ect sun angles to nd the best window edges
to shadeones that would prevent the sum-
mer sun from streaming in, but allow the
morning winter sun.
With our super-insulated approach and
small-scaled window openings, weve com-
puted that it is advantageous to have exterior
sunshades, Phillips says, explaining that the
houses are tight enough that body heat, appli-
ances, lights, and a super-e cient, ductless,
split HVAC system easily heats the homes.
In keeping with the simplicity and aord-
ability of the house , the architects used a plain
welded galvanized steel plate that was bent at
an angle. Strategically placed, the shades keep
out the suns heat, but add an architectural
feature that helps to enliven the overall exte-
rior. The architect could have chosen a more
conventional approach that costs more, but
this solution does double duty: It looks good

esearch has shown that more
than half of the energy used in
the average home goes toward
making its inhabitants comfort-
able. Heating and cooling ac-
count for about 56 percent of the energy use
in a typical U.S. home, making it the largest
energy expense for most homes, says the
Energy E ciency & Renewable Energy O ce
at the DOE. With the average homeowner
spending about $1,500 a year on energy bills,
it adds up to a signicant amount of money.
Because conditioning a house represents
the lions share of energy expenses, it is cru-
cial that heating, ventilating, and air-condi-
tioning (HVAC) systems be as energy e cient
as possible. Fortunately, manufacturers have
made amazing progress in the development
of high-e ciency heat pumps and air-condi-
tioning units.
The minimum SEER rating allowed for an
air conditioner today is 13, for example, but
manufacturers are able to produce units that
go much higher.

can achieve a SEER rating of 21. When com-
bined with the advanced Innity System, it
is our most energy-e cient traditional heat-
ing and cooling system, based on stringent
ARI cost standards, Carrier says.
Gas furnaces have gotten more e cient,
too. Lewisburg, Tenn.based International
Comfort Products , maker of the Comfort-
maker line of furnaces, says its new Soft-
Sound product has an annual fuel utilization
e ciency rating of up to 97 percent. The com-
pany says the unit can be paired with a high-
e ciency ECM blower, which results in even
better performance.
Its clear that a good HVAC system is an
important part of any energy-e cient house
and is a key piece for home buyers who want
lower utility bills. But its only half the story.
Builders should always think about energy
e ciency as a system in which air condition-
ing is only one part.
A highly e cient system should work in
concert with high-quality insulation, water
heater, windows, roong, light xtures, and
energy-efficient appliances to ensure the
greatest energy savings, says Carrier. And the
DOE states that home builders should make
sure to perform proper air sealing and duct
sealing, appropriately size their AC units, and
include a programmable thermostat to ensure
that HVAC systems function e ciently.
A wide variety of technologies are avail-
able for heating and cooling your home, and
they achieve a wide range of e ciencies in
converting their energy sources into useful
heat or cool air for your home, the agency
says. But for best results, builders should
consult with building scientists to under-
stand how components work together to
determine the right solution based on the
style of home and climate in which its being

Woodley designed a one-
story house with a simple,
open f loor plan and airy
spaces t hat r i ng f resh,
clean, and contemporary.
And did we mention exi-
ble? Designing for this kind of buyer involves
a dierent process, says Woodley. It has to
be an e cient house that can ex for kids, as
well as a brother, sister, or parent. The house
adapts beautifully to a young couple starting
out with a baby in the near-term plan (or a
new arrival). Yet the home accommodates
much more. The front bedroom could be a
guest room, but it also works as a childs
room, or a bedroom for a roommate or sibling
who has come to stay for a while. The adjoin-
ing den space can ex from TV room to yoga
studio to babys room. Could be theres a par-
ent or grandparent who visits from afar, y-
ing in once a year to be with the family for a
month or more. With this in mind, Woodley
included a detached guest casita with its
own entrance o the front courtyard. The
casita has a kitchenette and feels separate
enough for privacy, but its close enough to
feel a part of the house. If one member of the
household works from home, the office
space adjacent to the kitchen and dining
area is equipped with sliding doors that can
be opened so theres connection to the rest
of the house and to the view out back. But
when its time for concentration and confer-
ence calls, the doors close it o easily.
Like other homes in this multigenera-
tional community by Centerline Homes, the
house takes full advantage of its warm-
weather locale, increasing the living space
and making 2,000 square feet feel much
biggerwith telescoping sliding glass doors
that open out to thoughtfully planned out-
door spaces. In the courtyard entryway,
theres room to shoot hoops, as well as a
peaceful spot to sit and read. Out back, the
pool and hot tub areas are delineated by
separate levels, making for a clean, open
space thats great for gatherings. At night,
the pools alternating-color illumination
adds a touch of drama in the form of a light
show. The master bedroom and bathroom
are separate enough from the rest of the
house so theres plenty of privacy (check out
the private door that leads from bedroom to
pool areaperfect for a midnight dip).
Gen Y buyers may be a good 30 years
younger than their Boomer counterparts,
but Woodley noticed that these two groups
have more in common with each other
than with the Gen Xers in between them.
While Gen Y is just getting started, Boom-
ers may be starting to wind down: Both
types of buyers likely have household in-
comes that are less than a dual-income Gen
X couple. Sometimes called bookenders,
both generations probably have fewer peo-
ple living with them full time, so they need
less house. A compact, open plan home
such as this one holds appeal for buyers at
both ends of the spectrum.

rchitect Tony Were-
meichiks mission was
to build a home that
took full advantage of
its pretty surroundings
while speaking to an
increasingly common
living situation: multi-
ple generations under
one roof. With this in mind, Builder asked
Weremeichik to pair a storytellers outlook
with his architects mindset and imagine
who the family might be that would live
here. The architect imagined a couple who
are moving up in the world and ready for a
bigger house than the one theyre in now.
Both have demanding jobs. The kids are still
at home. Perhaps the family is a blended one,
with a high schoolaged child from a rst
marriage and one or two younger kids from
the current marriage. In this scenario, one or
both grandparents live with the family.
Weremeichik nailed it. In this house, a
variety of open and private spaces work in
concert to encourage together time while

professional couple with

a home that multitasks
as hard as its owners do.
Check out the media room on the right as
you enter the house. While the kids are tex-
ting friends or checking Facebook updates,
mom and dad can be emailing colleagues or
talking on the phone. Walk on in, and youll
come to an open plan kitchen with a large
center island. Heres the perfect place for
homework while dinners on the stove. At the
top of the staircase is a big hangout area
where kids can gather with friends to watch
movies. Separate laundry rooms ensure that
theres no pileup when soccer uniforms,
school clothes, and table linens all need to be
done at the same time (and, with luck, might
encourage kids to do their own laundry).
In this multigenerational setup, grand-
parents (or an aunt and uncle or adult sib-
ling ) have a place of their own: a full
apartment upstairs equipped with its own
entrance, private bathroom (this one has a
tub that can be raised and lowered for easier
access), kitchenette, balcony, and plenty of
privacy. The granny suite is also accessible
by elevator.
With all that activity, mom and dad need
quiet time. The master suite is on the rst
oor, away from the kids rooms with sliding
doors that face east for morning light and
views of the golf course . Theres also a private
entrance to the hot tub area for late-night
unwinding after a hectic day.

to award-winning architect Michael Wood-
ley, who observes that buyers at this stage of
life usually have grown children and need to
worry much less about choosing a house that
caters to their familys needs. In addition to
working hard at their careers, buyers in this
group have put heart and soul into rearing
kids. Its quite likely theyve cared for aging
parents, too (theres a good reason Boomers
are sometimes called the Sandwich Genera-
tion). Its their time, and they want to cele-
brate, says Woodley. Like the Gen Y and Gen
X homes, this one ows beautifully for enter-
taining, says Osterman of Centerline
Homes. Everything about this house says,
Lets party, he adds. Walk into the court-
yard: Its both entry and lounge space, com-
plete with a fountain, re pit, and seating
area. Step inside for a kitchen thats a foodies
dream and this homes true heart. A tapered
work island anchors the room. With a ve-
burner cooktop, its perfect for channeling
your inner Iron Chef . The kitchen has its own
bar area with seating and plenty of wine stor-
age. The living room, both cozy and open, is
perfectly set right near the action. Cmon
outside: A tiled pool, hot tub, and swim-up
bar oer plenty of room for hanging out, sun-
bathing, drinks, and snacks. For a dramatic
touch come nightfall, a second re pit lines
the far edge of the pool.
In this house, the less visible spaces are
just as inviting as the open ones. The laundry

property thats typical of a cul-de-sac end lot. The flare
is reflected in the angling of the wing where the guest
room, study, and second bedroom are located. But the
plan flexes easily for a conventional lot: The angled wing
can be brought parallel to the rest of the home. Except
for the upstairs guest suite (located above the second
bedroom), this home is all on one floor, making it suitable
for aging in place.

n May 28, Memorial Day,
Goodall Homes of Gallatin,
Tenn., expects to deliver a
3,400-square-foot house to
Shaun Meadows, a retired Air
Force sta sergeant who, in July 2008, lost
his legs after an improvised explosive de-
vice hit his convoy during a reconnais-
sance mission in Afghanistan.
Meadows, his wife Nicole, and son Trevor
will own their housebuilt on land Shaun
purchased in Lynnville, Tenn., 90 minutes
outside of Nashville, Tenn.mortgage free,
thanks to Operation Finally Home, a non-
prot organization that provides quality and
accommodative housing to injured and dis-
abled veterans.
Goodall Homes is one of 16 builders that,
as of December 2011, are working with Op-
eration Finally Home , which in its rst six
years raised funds and building material do-
nations for 32 new homes in six states. Its
founder and driving force is Dan Wallrath, a
Houston-area custom builder for 30 years.
Now semi-retired, Wallrath and Carol, his
wife of 41 years, spend up to 80 hours per
week working on behalf of Operation Finally
Home, which he created with the Bay Area
Builders Association.
Wallrath rst got interested in the hous-
ing needs of vets when he met the son of a
friend who, as a Marine in Iraq, had been
badly injured. The father wanted to remodel
his house to meet his sons wheelchair
needs, but didnt know how he would pay for
it. Working with local trades and suppliers,
Wallrath remodeled the house for free. I
had assumed these young men and women
would be taken care of for the rest of their
lives. Boy, was I wrong, recalls Wallrath.
Operation Finally Home coordinates
with local builder associations as part of its
fundraising eorts that target manufactur-
ers, businesses, and the general public. Ven-
dors play a pivotal role in Operation Finally
Homes successes. In Nashville, LP Building
Products is providing materials for and han-
dling the public relations around the con-
struction of the Meadows house . It also
brought Goodall Homes into the project,
conrms Keith Portereld, Goodalls COO.
LP is one of several vendorsincluding
Acme Brick and Mohawk Carpet that are
national sponsors of the charitable group.
Lately, LP has been discussing other proj-
ects that would expand the organizations
market coverage to California, Idaho,
Washington, and Louisiana. Operation Fi-
nally Homes goal in 2012 is to deliver as
many homes as in the previous six years
combined.

that has heightened its prole by, for ex-
ample, giving away a house to a veterans
widow during a Houston Texans NFL game
in December. This winter PBS was prepar-
ing a segment on Wallrath and the organi-
zation for its Turning Point program. And
at IBS this week, J.R. Martinezthe badly
burned veteran who recently gained fame
as a winner on Dancing With the Starsis
appearing at the booths of Operation Fi-
nally Home and the NAHB Building Sys-
tems Council , which is building a house for
a disabled vet in North Carolina.

Quiet Leaders Virgin ias Van
Metre Homes has been a reliable
behind-the-scenes corporate
steward for nearly six decades.
T
his spring, groundbreaking is
scheduled for the 48,000-square-
foot, 21-bed Adler Center for Caring
in Loudoun County, Va. The Cen-
teran inpatient hospice care fa-
cility associated with Capital Caring will sit
on four acres donated by Van Metre Homes
within its Stone Ridge community. Each June
since 2007, Beau Van Metre, the companys
chairman, and his wife Dee have hosted the
Van Metre Polo Cup, which has raised nearly
all of the $15 million needed to complete the
Adler Center, slated to open in 2013.
The Polo Cup perpetuates the legacy of Al
Van Metre, Beaus father and the builders
founder, who until his death in March 2008
had been a longtime supporter of Capital Car-
ing, a hospice dedicated to palliative care and
counseling for advanced illnesses.
A world-renowned sailor and yachtsman,
Al Van Metre and some friends in the 1970s
came up with the idea of a charity race on be-
half of Capital Caring (then called Capital Hos-
pice). That regatta, known as the Hospice Cup
and held on the Chesapeake Bay in Annapolis,
Md., celebrates its 30th anniversary this year.
During that timespan, it has raised more than
$9 million to help fund patient programs, edu-
cation, and research. The Van Metre family
and the company have been absolutely piv-
otal to Capital Caring over the past several
decades, says Dr. Cameron Muir, the hospices
executive vice president of quality and access.
The Adler Center might still be in limbo
were it not for the builders land donation,
which was the tipping point, says Muir.
Al Van Metre was his patient, and Muir
notes that the familys and builders long-
standing involvement with the hospice
isnt just a business transaction; its a heart-
felt commitment.
Since 1982, the Van Metres and their com-
pany also have been faithful contributors to
Childrens National Medical Center . In 1991,
Richard Rabil, the builders president and
CEO, who is a runner, helped launch the Van
Metre Five-Mile Race on behalf of the Medi-
cal Center. (Rabils son was born with heart
disease and has been treated there several
times.) To date that annual race has raised
more than $1.7 million, which enabled the
construction and operation of the Van Metre
Cardiovascular Operating Room, a state-of-
the-art surgery suite that opened in 2010.
Between 70 and 80 company employees
volunteer each year to help manage the race,
and Beau Van Metre last year hosted a party on
his 110-foot yacht in Palm Beach, Fla., that
raised $2 million for the Medical Center, an
event he plans to repeat in late February.
Rabil says the families and the company
focus their philanthropic activities on those
areas where we can really make a dierence.
That is certainly true of the 37 acres that Van
Metre and Rabil recently donated to George
Mason University for its new Loudoun Coun-
ty, Va., campus. That moved the campus from
wish list to reality, says Rabil. Marc Broder-
ick, the universitys vice president of develop-
ment and alumni, couldnt agree more. Im

a different direction. At a time
when people are thinking more
about the lifetime value of prod-
ucts, clustered family compounds address a
variety of issuesland use, generational
legacy, and alternative lifestyles. Designed
for suburban or rural sites, this kit of parts
consists of a one-story base or starter house
with expandable optionsseparate or un-
der one roof. As more people occupy the
house, small master quarters or art studios
can be added. Equipped with bedroom,
bath, and living area, theyre set down near
the main house, with or without connec-
tors that are solid, glazed, or simply roofed.
As the concept evolves, Berkus says, build-
ers could even establish a division to exe-
cute turn-on-a-dime connections.
Flexible and e cient, the Elasti-House
questions the status quo. Does a childs
bedroom have to be 10 feet by 12 feet?
Berkus asks. Not if you have a bigger com-
mon living space. You can put the square
footage youd use on a big bedroom wing
into gathering areas. For example, the
starter house elegantly maneuvers a 23-foot-
by-19-foot great room, a 12-foot-by-12-foot
master bedroom, a 10-foot-by-10-foot sec-
ondary bedroom, and a small bunk room
into 1,166 square feet. On a sloped lot, the

base house also slips an optional master
suite with a living and refreshment area into
a walk-out lower level.
As a family grows, small buildings adapt
more easily than large ones to individual
programs and sites. Pull-apart rooms result
in varied landscape views and intimate out-
door niches. They can be oriented for opti-
mal passive heating and cooling, or solar
panels. Dense clusters also honor existing
topography and vegetation. That makes
them particularly well-suited as vacation
homes in remote locations. (This project, a
collaboration with Woodstone Develop-
ments Howard Schoor, is currently being
built at Chapin Estate in New Yorks Catskill
Mountains.)
You can conserve green space by oating
the houses on pieces of open land, letting the
wetlands, woodlands, or other vegetated ar-
eas be the border, Berkus says. It allows you
to create meaningful spaces outside the
house for gathering, or for growing food.
A starter Elasti-House costs roughly $60
per square foot to build, Berkus says, de-
pending on geographic region and popula-
tion density. The price tag will be slightly
higher in remote areas with a small labor
pool. The wings cost about $10 more per
square foot than the base house, more if
theyre added later.

The beauty of both the multigenerational
homes and the family compounds is that they
can scale up into organically organized neigh-
borhoods. Berkus envisions the homes as
communities on the green, cropping up in
endless permutations. Some homes will have
driveways and attached garages; others are
reached via walkways through nature. Ga-
rages might be ganged up, and surface park-
ing can serve guest cottages. This goes back
to Frederick Law Olmsteds desire to get away
from the city and live in a garden, he says.
The idea is not to become suburbia with a
rigid line of houses down the street.
These concepts reflect the tremendous
flexibility and potential of the American
homeand a new tribe of owners. Todays
living trends are creating the need for housing
forms that can accommodate more lifestyle
choices than ever before, Berkus says. As we
embrace these new trends, housings fabric
will change. Designers have to adjust. B

a central green. Lot lines can include the green or stop short of a common area maintained by a HOA. Whether they
incorporate a park, food gardens, or forest, Berkus says land-use plans focused on nature are in higher demand than
subdivision lots and have the potential to become communities of distinction, increasing in value over time.

Winging It The plan at the top of the opposite
page shows a 1,126-square-foot base house with
a traditional layout of bedrooms around the public
spaces. The floor plan below the base house references
the hillside rendering on the previous page. In this
version, the 1,126-square-foot base house expands
with a 430-square-foot garage and a 525-square-
foot bedroom wing. Below that is a plan for lower-level
walkout additions. The plan at right is a different
base house configuration with two sleeping/living suites
added, totaling 2,280 square feet.

orget the quaint guest cottage
by the pool that you expect to
see on the Sarasota beachfront.
This guest house dees conven-
tion and, seemingly, gravity to preserve
a view of the Florida surf.
The copper-sided cube cottage on a
Florida estate needed to be built high
to avoid storm tides. TOTeMS Archi-
tecture managed to do that and main-
tain the ocean views from the main
house by raising the module up onto
nearly invisible supports, making the
302 -square-foot building appear as
though its stairs climb to a house hang-
ing in the air.
The structure functions as a sitting
room by day, a bedroom by night, and
an abstract objet dart all the time. At
more than $500 a square foot, the price
tag is similar to that of a piece of art,
too, albeit more practical. After all, you
cant live in a Cubist painting, much
less catch an ocean view.

here are only two rooms in La Belle
that offer no views of sparkling
Lake Osceolaan upstairs bed-
room and the media room. From
any other place in the house you can spend
every waking moment gazing at the shim-
mering blue body of water through the
wide-open back of the home. The lake is in
sight when you chop onions in the kitchen,
lift weights in the workout room, and sit up
in bed first thing in the morning. The wa-
ter can even be seen while showering,
framed by a square window cut in the mar-
ble-clad master shower wall.

ing 5,394 square feet, the French West Indies
inspired exterior looks more comfortable
than grand from the street. The interiors are
contemporary, in whites and neutrals, cre-

mong the crowd of traditional
homes at Denvers Stapleton
community, Innity Home Col-
lections aptly named Lime
model stands out like green fruit in a bas-
ket of red apples. The home received a
LEED Platinum rating with a HERS score
of 38, and was built using a variety of re-
cycled materials, including wood from
trees killed by the pine beetle plague
along with recycled runway concrete and
metal blast fencing from the airport that
once operated on the site.
But Lime oers unique design, too, as
well as a nod to the areas former life: The
homes cantilevered front porch roof tilts
slightly o horizontal, as though it were an

airplane wing banking toward a landing at
a long-gone runway. The other-than-90-
degree angle theme continues throughout
the house with porches and decks angling
o the homes narrow-deep mass.
The 2,342-square-foot house lives well,
too. The open plan features a great room
at the front of the home and a novel Do
room on the back side of the house near
the kitchen. The room features a stacked
washer and dryer and dual craft desks
built into a wall of storage.
The upstairs holds three bedrooms
and a loft space. And an outdoor living
space on one side was created on the nar-
row alley-loaded lot by sliding the home
to one side of the 50-foot-wide lot.

here are some surprises hiding be-
hind the classic stately limestone
faade of 1120 Montana.
For one thing, there are more lay-
ers than a trifle in this narrow, but deep
house, each delightfully distinct, and all de-
cidedly less stuy and more of an eclectic
modern-traditional fusion than its upper-
crust Chicago street face suggests.
Visitors climb up from the street to reach
the main living area, arriving as would be
expected in an open formal living area ad-
joined by a dining room. The kitchen-great
room at the rear of the home overlooks a stone
deck with an outdoor replace that separates
the home from the three-car garage. The sec-
ond oor houses the sleeping quarters, in-
cluding a roomy master suite and three other
bedrooms. The basement holds a large guest
suite, exercise room, and a family room.
But while the front elevation shows two
stories and a basement, this house actually
has an additional oor: a roof deck level situ-
ated over the rear-loaded garage that includes
a conservatory and fth bedroom. Togeth-
er, the spaces add up to 5,800 square feet in
a 27-foot-wide, 68-feet-deep footprint. B

oming home to Siena at Laguna Al-
tura after a long day at work must
feel like popping down a rabbit hole
into a warm, safe den. The stone-
clad street faade , two-thirds of which is
taken up by two rustic wooden garage doors,
oers just a hint of the haven within. Once
inside, visitors travel down a narrow hall. The
passage ends at an expansive great room with
a happy arrangement of kitchen, living area,
and eating nook, all with large windows that
overlook a backyard through a pergola-shad-
ed lanai roomy enough for a large dining ta-
ble plus seating.
In Southern Californias temperate climate,
the lanai can function as another living area
for most of the year, adding some welcome ex-
tra space to the snug 1,673-square-foot home.
Upstairs are three bedrooms and two
baths, including a master suite with a roomy
closet. For a family that can make do with
two bedrooms, the third can become a cozy
loft refuge with enough space for a couch,
at-screen television, and desk area.

4. Below Grade
Braces for below-grade ICF walls are
commonly placed along the inside face of the
walls, but be sure to excavate at least 4 feet
away from the perimeter for bracing end
walls and to enable a safe work area. Stage
bracing at 4- to 6-foot intervals along each
windowless wall and follow above-grade
staging for other conditions (around
openings, at end walls, etc.).
3. Pouring
Run a string line across the top of each wall
to keep walls in check. Install an elevated
walkboard along the entire perimeter for an
efficient and safe pour. Use the proper slump
(not too high) and make sure to fill voids and
cavities. If needed, adjust braces to maintain
plumb and avoid bowing or blowouts. Pour
the entire house (by floor) on the same day.
Remove braces within 48 hours.
2. Setting
Set your ICF walls to the desired height, then
set your bracing beginning at the corners.
Use the braces to bring the walls to plumb.
End walls should be braced on both sides
(inside and out), and top to bottom, near the
end. Attach bracing to the walls using strong,
coarse-threaded screws, where indicated on
the braces.

1. Staging
Use professional, ICF-specific wall-alignment
systems and stage them inside or outside of
the ICF wall locations at all corners (one each
side) and in 4- to 7-foot intervals along the
length of each windowless wall. For walls
with openings, place a brace on either side of
each opening. Secure a cleat for each brace,
either into the slab or floor deck or into a
walkboard on the ground.
T
hough stunted by the current
housing economy, the use of in-
sulated concrete forms (ICFs) re-
mains a viable and attractive
option for builders seeking to
boost the strength and insulating quality of
their basement and rst-oor walls.
Builders seeking green building certica-
tion often gain additional credits for ICFs,
thanks to their inherent thermal and air-
sealing qualities. They also can save time on
the construction schedule, as ICFs typically
go up faster than conventional block walls.
But while their Lego-like interlocking de-
sign and lightweight poly-foam construction
enables a fast assembly on site, those qualities
also make ICFs vulnerable to bows, bends,
and blowouts once the concrete starts to
owespecially on tall, above-grade walls.
ICF experts have learned that proper
bracing is essential to keeping the walls
plumb and avoiding costly (if not easily rem-
edied) mistakes during the pour. Consider

Theyre a sensible choice when
you need to squeeze more room
from a tiny kitchen floor plan.

occupying space and
banging into the counter.

urves have a bad reputationin
the construction world, at least.
Theyre often assumed to be the
whimsical, impractical idea of
some nutty architect or design-
er. They require patience and precision to
lay out in the eld. Theyre time-consum-
ing to buildalways the case when recti-
linear and at-stock building products are
asked to bend. Curves are more costly, too,
because custom work is required. But when
space is tight and moveable walls are lim-
ited, creating curves isnt just reasonable,
its warranted.
Cramped Quarters This tight apartment
kitchen needed more space in order to work
for its owners. Due to structural limitations,
expanding more than a little beyond the basic
plan wasnt an option.

This apartment kitchen remodel involved
an existing oor plan that had to be crunched
to accommodate high-intensity use, with
both kitchen and eating area shoehorned
into a 10-by-15-foot room. To make matters
even trickier, only one wall could be moved.
After we pushed that wall back a couple of
feet, we had the space to position a working
island in the middle of the room. Curving the
island at both ends encourages gathering at
either end. The curves create more oor space
in which to stand around, and they elimi-
nate pointy corners for company to bang a
hip on. Here, curves are the perfect solution:
The owners, diehard cooks, have an unob-
structed work area to themselves while their
wine-drinking guests stay clear of the stir-
frying yet well within easy conversational
range. A couple of other strategically placed
curves opened up other parts of this cramped
kitchen. Rounding corners o the built-in
table at the eating nook enlarged the kitchen
doorway by several inches, and a gently arc-
ing pantry cabinetrather than a rectangu-
lar one jutting out into the roommakes for
easier tra c ow. B

Mitigate Moisture
Take advantage of a high site to facilitate
water drainage away from the foundation in
all directions. For a low-level site, add a more
active runoff system, and consider a vapor
barrier under the slab or on the exposed soil
to block moisture. Add expansion (or control)
joints every 8 feet to attract cracks. Little
ones are okay, especially in a control joint.
Compact Better
Get a soils test and engineer the right
foundation for the sites conditions
including the influence depth, the distance
between the top of the footing and the
weight felt by the soil particles below. Clear
out any organic matter, and compact the soil
in layers of 8 to 12 inches deep to one-half
the influence depth. If necessary, amend or
reinforce the soil to stabilize it.
Serious Settling
Multiple and growing cracks in foundation
walls and single- and double-hung windows
that are racked beyond use are telltale signs
of a settling problem well beyond the norm.
The problem is likely far below grade, where
improperly compacted and/or unstable soil
content and perhaps an intermittent
intrusion of moisture are causing the
foundation and footings to sink or heave.
A
ll houses settle, some so little or
so evenly across the foundation
that the eect is imperceptible
and inconsequential to the
quality and livability of the
house. Others are obvious, creating notice-
able cracks in the foundation and above-
grade walls and ceilings, causing windows
and doors to rack, and resulting in sloped
oors. Cracks and racking also likely under-
mine any attempts to reduce a homes energy
consumption, working against an air-sealed
and insulated building envelope.
Obviously, fixing the problem is a lot
harder and more expensive than spending a
few extra days and dollars to properly com-
pact the soil under the foundation footprint
and engineer a slab or basement for your
sites soil conditions.
A soils test, specically a soil bearing
verication test conducted by a state-certi-
ed engineer, will tell you most of what you
need to know. The rest is making sure your
trade partnersfrom the compaction con-
tractor to the concrete supplier and the
foundation subdo their jobs with atten-
tion to detail and tight tolerances to ensure
that when the house settles (and it will)
that the impact is minimal and all but

Perhaps the most important lesson to
be learned from the housing market
downturn is that homeownership is
an enduring ideal. The devastation of
the Great Recession notwithstand-
ing, Americans continue to value
homeownership and believe in it.
Unfortunately, many policymakers apparently dont
share that view. Tax, legislative, and regulatory propos-
als under consideration would strip housing of its long-
standing status as a national priority.
Among these proposals are measures that would
reduce or eliminate the mortgage interest deduction,
eectively make 20 percent down payments the market
standard, eliminate the deductions for property tax and
interest on home equity loans, and remove the federal
backstop for the mortgage market.
These proposals wouldnt just make it harder to buy
a home; they would create insurmountable barriers that
would put homeownership beyond the reach of millions
of responsible families that could aord and benet
from homeownership. They also would threaten the
system that ensures that aordable, high-quality rental
housing is available to meet the markets needs and help
provide consumers with a variety of housing choices.
Ultimately, such a radical policy shift would have a
profoundly negative impact. It would destabilize the na-
tions housing markets, harming both the economy and
millions of families. Mortgage interest rates would rise,
home values would drop, more homeowners would be
forced under water, and the number

Homeownership remains an enduring ideal for most
Americans because its benets are undeniable. Owning
a home is still the single best long-term investment for
most Americans, and the home is a primary source of
wealth, nancial security, and even upward mobility for
many households.
Housing is also a signicant and essential part of the
nations economy. When new homes are builtboth
single-family and multifamilynew jobs are created
and permanent sources of ongoing revenue for local,
state, and federal government come to life.
For almost a century, national policy has acknowl-
edged housings importance and made homeownership
a priority. But the serious challenges that housing and
homeownership face today would put homeownership
on the scrap heap of broken dreams for millions of
households. Theres no question that elements of the na-
tions housing nance system need reform. But we need
prudent underwriting standards that ensure that buy-
ers can aord their mortgage and safeguards preventing
the excesses that led to the housing market meltdown.
The NAHB believes that the only way to ensure that
homeownership remains a national priority is to ele-
vate it on the national agenda and make it an important
issue in the upcoming 2012 presidential election.
During my term as chairman in 2011, the NAHB fo-
cused a great deal of energy on an eort to do just that,
and we made signicant progress in meeting that goal.
We took our message to the public and lawmakers. We
met with every presidential candidate, and we took the
case for homeownership directly to the presidents advi-
sors. We had a prominent presence at high-prole politi-
cal party events, held press conferences, and formed
coalitions with other like-minded groups.
Succeeding in this mission is extremely important
to everyone who works in the housing industry, and
during the coming year the NAHB will continue the ef-
fort under Barry Rutenbergs able leadership.
But the NAHB cannot do the job alone. Such a cam-
paign is innitely more eective when it comes from
the grassroots. We need for you to take the message
about the threats to homeownership and housing to
your neighbors and friends, and to your customers and
colleagues. Every person in this nation is a stakeholder
in housing. We need for you to help us sound the alarm,
raise awareness of the threat and build a grassroots
groundswell that will keep homeownership in its right-
ful place as a national priority.

issues. Where do you think the line should
be drawn between environmental protec-
tion and community growth?
The NAHB and its members recognize the
need to protect the nations natural resourc-
es, and many members go above and beyond
the current requirements of the Endangered
Species Act, the Clean Water Act, and other
federal, state, and local environmental stat-
utes. Rather than drawing a line between
environmental protection and a communi-
tys need for growth, the NAHB believes that
it is important to seek balance.
Community leaders and builders must
work together to meet a number of some-
times competing needs. Some of those needs
include housing that meets the require-
ments of families across the economic
and demographic spectrum; protecting
the environment and natural resources; rea-
sonable proximity to jobs; recreational re-
sources; safe neighborhoods; a strong,
broad-based local economy; open space and
access to natural resources. Balancing such
disparate concerns can be a di cult task,
but it is important that growth and develop-
ment fulll the needs of the
Barry Rutenberg, who last month began his year-
long term as the NAHBs chairman, is president of
Gainesville, Fla.based Barry Rutenberg & Associ-
ates, an independent franchisee of the home builder
Arthur Rutenberg Homes . A graduate of North-
western University with an MBA from Harvard
University, Rutenberg was inducted into Floridas
Housing Hall of Fame in 2007. He has been a mem-
ber of the NAHBs board since 1980. His civic and
philanthropic activities include serving on the
board of the Conservation Trust for Florida , and on
the Issues Advisory Board of Florida Defenders of
the Environment . The following are excerpts from
a recent interview with Rutenberg.
Q. The Rutenberg name is practically dy-
nastic in Florida. Your 84-year-old father,
Arthur, has been building homes since
1953. He told the Tampa Bay Times in
September that the current housing re-
cession is the worst cycle hes been
through. But he also said, The lesson
[builders] usually learn from something
like this is, nobody learns. What, in your
opinion, should builders be taking away
from what their industry has gone through
the past five years?
A. I would say that every builderfrom the
smallest to the largestshould always have
a strategic plan that acknowledges the pos-
sibility of extreme swings in the market.
Having a plan in place and knowing in ad-
vance exactly what steps you should take
make it much easier to act quickly and deci-
sively if it becomes necessary.
You testified in Congress last October, on
behalf of the NAHB, about President
Obamas National Ocean Policy, during
which you stated communities must de-
fine themselves as they choose when it (see page 164)

entire community and that decisions be
made at the local level rather than by the
federal government.
In June, you testified before Congress in
favor of an E-Verify program that is fair,
efficient, and workable for all U.S. employ-
ers and workers. What responsibility, if
any, do builders themselves have to en-
sure their jobsites employ only legal work-
ers, beyond getting assurances to that
effect from contractors?
The NAHB has a greater concern that an em-
ployer, in this case the general contractor,
could be held accountable for a subcontractors
employees, even though the general contrac-
tor has no power to hire or re a subcontrac-
tors employees and cannot access their
personnel records. The NAHB encourages all
members to complete the I-9 forms required
by law, and we have made them aware that it
is very likely that a state- or federally man-
dated E-Verify law may be on the horizon. We
will continue to work with Congress to ensure
that any new E-Verify law is better than the
current system and is appropriate to the way
that the home building industry operates.
The consensus among builders we talk to
regularly is that the housing industry is
going to face more regulations that man-
date greater energy efficiency from new
and existing structures. What will you be
encouraging your members to do to avoid
being whiplashed by tougher legislation
and building codes?
Builders and remodelers are eager to provide
consumers with products that are energy
and resource e cient. In order to help our
members and their customers do this at a
lower cost, the NAHB worked with a wide
range of organizations to develop the volun-
tary ICC 700 National Green Building Stan-
dard, the only ANSI-approved residential
green building standard. The standard can
be used for new single-family and multifam-
ily construction, residential remodeling, and
residential site development. Certication to
the standard is provided by the NAHB Re-
search Center. Being able to demonstrate
that builders, remodelers, and developers al-
ready comply with a voluntary program that
results in significant, measurable energy
savings is the best way to forestall onerous
prescriptive legislation and codes.
Your predecessor, Bob Nielsen, consis-
tently stated that builders biggest prob-
lem was obtaining bank financing for
development and construction. Where do
you think the availability of financing for
builders is right now, and where would you
like it to be in a year?
The NAHBs third quarter 2011 nancing sur-
vey showed that among builders who ob-
tained financing, about 70 percent to 80
percent got their funding from banks. Only
about 5 percent to 10 percent got funding
from private equity sources. Theres also a
wide gulf between lenders and builders
views of credit conditions. The Federal Re-
serve Boards Senior Loan Officer Opinion
Survey has shown recent improvement in
real estate credit conditions, while the
NAHBs survey shows that credit continues
to be tight. Certainly we would like to see
wider availability of credit. As the market
improves, there will be greater demand for
new homes, and home builders will need to
accommodate that demand. However, our
members continue to report that lenders cite
pressure from regulators as the reason that
credit remains tight for new and existing
AD&C loans.
What else would you like to accomplish as
chairman?
It is very important for the NAHB to ensure
that home builders and our associates in the
housing industry can literally keep our doors
open for business. The NAHBs core mission
has always been to serve members needs
while enhancing the climate for housing,
homeownership, and the residential build-
ing industry. Fullling that mission to the
best of our abilitydoing all we can to keep
our members in businesswill continue to
be the highest priority in the coming year.
We will continue the effort that we
started in 2011 to elevate housing on the
national agenda and make it an important
issue in the upcoming elections. Housing
and homeownership are under attack, and
we have made great progress in taking the
message that housing must remain a na-
tional priority to policymakers and poten-
tial candidates. B

RETHINKING CONCRETE
Shining Through
An Italian manufacturer's concrete panels allow light to shine through.
residential markets for this process.
Enrico Borgarello, Italcementis innova-
tion director, says that for the past 15 years his
company has had an interest in the interac-
tion between concrete and light. It has made
products with brighter surfaces and cements
that reduce air pollutants. But Italcementi
didnt intend to make translucent panels for
public consumption until it received unex-
pectedly positive feedback about the World
Expo pavilion, 40 percent of whose 50,784
square feet of exterior surface was covered by
3,774 of the panels.
The company holds two patents, on the
product and the process, though Borgarello
spoke only generally about how transparen-
cy is induced. Heres whats known: A panel
includes about 50 slits, 2.3 millimeters wide
each. The holes are lled with a transmissive
polyester/resin that captures and channels
the light hitting the surface. Borgarello says
the panels are cast with a polymer thats
mixed with a specially formulated cement
paste, which adheres to the plastic without
creating cracks. The admixture is commer-
cially available, but what Italcementi brings
to the table is its expertise in formulating
and mixing.
Borgarello says the products production
cost is similar to conventional concrete and
matches its strength. However, Italcementi
sees i.light eventually competing more with
specialty glass products.
When he spoke with Builder in late
November, Borgarello was visiting Italce-
mentis facility in Nazareth, where he
and his team were working on ways to pro-
mote i.light in the U.S. He sees the panels
being ideal for shopping centers because
they could help reduce energy costs by let-
ting in more natural and artificial light
during the day.
For residential applications, Italcementi is
developing a special product that Borgarello
says would be more decorative than structural
and could be used to augment exterior surfaces
or separate rooms within a home. Making the
product in the U.S. eventually is a possibility,

ast October, at the Greenbuild con-
vention in Toronto , Ontario, the
Cement Association of Canada ex-
hibited two precast concrete walls,
each 13 feet high by 6.75 feet wide.
No surprise there. But what wowed attendees
were the glimmers of light seeping through
the structures.
The light-emitting panels, dubbed i.light,
were rst devised by the Italian architect
Giampaolo Imbrighi for his design of the
Italian pavilion at the 2010 World Expo in
Shanghai, China . Italcementi Group , a
