Ill have another month and as many more like May, that the Sacramento Area real estate market can pony up! Sacramento, Placer, El Dorado and Yolo counties combined, recorded 3744 newly opened escrows. That sales number represented an outstanding 28% year-overyear increase and distanced an already robust April by 14%. Homes above the $400,000 price point enjoyed another 21% increase in May across the four counties. This might attract some appreciation wagers since April reflected a 46% increase year-over-year in that same price range. Placer County led the field in $400,000 and above with 155 newly opened escrows. This marked a 22% jump over April and a remarkable 40% leap over May of 2011. Average sales price enthusiasts also enjoyed another victory at the track as the combined counties delivered a 6% increase in May. This good news followed the 3% ASP improvement noted in April. The four counties ended May with the following average sales prices: Sacramento $195,000, Placer $317,000, El Dorado $311,000 and Yolo $281,000. Total active listing inventory has dropped to just 1.3 months of available homes at the current rate of sales. Inventory of homes above $400,000 also continues to decline as the May number came across the wire at just 4 months remaining. The supply of thoroughbred Buyers appears to be endless as agents report multiple offers in most price points and neighborhoods. The triple crown of low inventory, low interest rates and low prices continues to feed buyer frenzy in our market and unearth new questions, stated Pat Shea, President, Lyon Real Estate. Will lending institutions and appraisers recognize and support free market appreciation as we see more offers accepted above the price point of previously closed sales? Will a reasonable state budget emerge and set the pace for job growth and improved consumer confidence? Will new home construction come out of the starting gate when move up Buyers begin to emerge?
