OTHER CHARGES:
Parking parking per slot with covered parking bay will be charged @ 1,50,000 and an open slot for parking will be charged @ 1,00,000 per slot. Based on the requirements, each apartment will have a minimum parking slot as compulsory and balance will be available on demand. Club membership Rs. 1,00,000 as club membership will be taken from all the allottees which will be used to build and equip the club facilities in each of the group housingsExternal Electrification Charges (EEC) Rs. 25 per sq.ft will taken as external electrification charges from all the allottees. Fire Fighting Charges (FFC) Rs. 25 per sq.ft will taken as fire fighting charges from all the allottees. PRICE APPRECIATION
Price revision shall commence after the sale of the first 50 bookings. Subsequently, after the sale of every 50 units of each category of the unit in the Group Housing project, the Price shall be increased by Rs. 25/sq. ft, other elements of the price list remaining the same or increased proportionately if dependant upon the BSP like PLC etc.

TRANSFER CHARGES
First transfer will be free for first six months from the date of booking. Next transfer will be as fixed by the Company. Transfer Charges shall be as per direction of management as per policy from time to time.

HOUSING LOAN FACILITIES


Company shall make appropriate arrangement for customers to avail housing loans from various banking institutions.

Other Terms and conditions


a) The prices are subject to revision for all the remaining units or as decided by the company from time to time. b) The Scheme shall be closed at the discretion of the management. c) All conditions of the 'Hi-Tech Township Policy" scheme of UP Government will be applicable. Actual Size may marginally vary and the final costing will be done on possession.

d) Cost Escalation clauses are as per the Company Policy. e) The other terms and conditions of sale would be as per the application form and standard allotment letter of the company. f) In case the allottee fails to take possession of the unit within a period of sixty days from the date of offer of possession made by the company, he / she shall be liable to pay holding charges@ Rs.5.00 per sq.ft per month of the total area till the date of handing over of the possession by the Company.

g) Areas are indicative only and subject to variation as per final construction and final sanctions from the competent authority. Any change in the layout of the unit as may be prescribed by the competent authority shall be carried out as per the requirements under law. h) The demands under the construction linked payment plan can be called for in any sequence, depending on the sequence undertaken by the developer, irrespective of the sequence mentioned.
