LAKE VILLAS CONDOMINIUM ASSOCIATION BOARD OF DIRECTORS MEETING September 26th, 2012

The meeting came to order at 6:00 PM and was attended by: Galen, Randy, Deirdre, Steve, and Clinton from Kappes Miller. The August minutes were reviewed and approved.

Homeowner Topics for Discussion A letter from Mike Green requested that a new refrigerator is needed in the cabana. Randy said he would look into replacing the existing one. Mike also indicated that a get acquainted Christmas party would be a good idea. The board will take that under advisement. Action Randy, Board Treasurers Report - Galen Galens report noted that the Operational Account Balance was $3,412. and that at this time the year to date expenses were over budget by $243.00. The Reserve Account Balance was $164,127.00. There are a few owners who have not paid their special assessment, please send your payment to Kappes Miller.

OLD BUSINESS Painting touch-up - The board approved the a bid for the painting of the siding that was replaced when the new roofs were installed. The bid for $4,600 also includes touch-up painting on the carports. The board requested Clinton to call the contractor and request the work start immediately. Action Clinton Building C carport - The bid to repair the carport was $8,600. ****did we approve this work to be done???? Railing Repairs - The bid for the railing repair on four units was $2,100. each. This bid was approved and the board requested Clinton to have Edgar start the work. Action -Clinton Dock Staining/Painting - The bid to apply a waterproof stain to the dock railing and to paint the storage lockers was $1,800. The board approved the bid and requested that Clinton contact Edgar to begin the work. Action - Clinton

New Business Gutter Cleaning - The board requested that Clinton schedule the gutters to be cleaned in November. The gutters were last cleaned after the new roofs were installed, and this cleaning will occur after most of the leaves have fallen. Action - Clinton Light replacement - It was noted that a number of lights in the parking area and walkways were out. The board requested that Edgar make a sweep of the area and replace all the lights that are out. Action Edgar

The meeting was adjourned at 7:30 PM. The next board meeting will be held on Tuesday November 13th at 6 PM at the cabana.

REMINDER: Please do not use wax presto-logs in your fireplace, such as DURAFLAME LOGS. The wax from this type of product builds up in the chimneys and causes stack fires. Please use only wood or all sawdust presto-logs.

NOTE: Any homeowner who wishes to have an item discussed and acted on must submit a written request to have the item added to the agenda. Written requests must be received by Kappes Miller Management one week before the meeting each month in order to be placed on that months agenda.
