The Median Sales Price in January was $920,000, down 48.7% from $1,794,130 in January of 2012 and up 9.5% from $840,000 last month. The Average Sales Price in January was $1,236,667, down 51.7% from $2,559,627 in January of 2012 and down 9.1% from $1,360,839 last month. January 2013 ASP was at the lowest level compared to January of 2012 and 2011.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The January 2013 MSI of 5.8 months was at its lowest level compared with January of 2012 and 2011.
