Rental agreement contract

722 Evergreen Road, Toronto, Ontario M5G 8J9

The Contract will state the following understanding, to acknowledge the tenant with the
following term given in reasonable understanding with their payment and responsibility with
their conduct.

1. Time limitation exemption from the rental unit of 60 days.


i) Residential tenant must pay monthly rent within 30days from the first of the
month
ii) 15 day of notices up on moving from the rental property.
iii) Heating/water bill must be paid within 15 days for the billing date

2. Within the period of time, the rental property under the tenant whom live and operate
the rental property will get notice of an agreement.
i) Date to and from entering and leaving rental contract agreement.
ii) Repair or renew anything idea that belong to the property owner.
i) that the tenant brake
ii) Idea that has or did been damages
iii) Any acknowledgement conduct by or in the name of the tenant.

3. In association with the tenant and their friends/family member


i) Noise level in and out of the house /property of the home, to a noise level
that does not cause damage or destroy the rental property or cause a
disturbance.
ii) Noise level time between 8:00am to 11:00am on weekday
iii) Noise level time between 8:00am to 1:00am on weekend
iv) Neighborhood association, block which group and other club society.

4. Any cost of action that proceed from any redial in a state in a common within both
private law, action that may conduct from the tenanted living on the property of the
rental until in this type of action;
i) Any common law may accrue from tenant that lead to criminal charges
ii) Any private law action that may accrue from tenant leading to civil action
iii) Cost from damages from the lease of the rent property
iv) renovated or repaired if, the repair or renovation is to a vacant
rental unit and is so extensive that, were the rental unit
occupied, vacant possession of the unit would be required,
5. Rent property garbage from tenant and garbage ban.
i) Must be place on side streets on garbage day.
ii) Cost of garbage ban if lost or damage.
iii) No garbage left around in a dirty manner
iv) Any cost of garbage removal from the rental property from the tenant

6. Parking on side street, thus making that there no drive way.


i) Due to the outcome that brought the action of their event from tenant, there will
be no parking drives way; all parking must be park on the side street.
ii) Toronto by-law on residential parking may have a cost or monthly fee, that the
tenant is responsibility.

For the cost of $700 to rent at 722 Evergreen Road, Toronto, Ontario M5G 8J9, for the
basement unit, of one bed room, living room, kitchen, and a bathroom. This rental property
is located in the basement.

The action proceeding in this contract within, the month of March, 2008 to March, 2009;
within a one year period of time to this term agreement. Due to the agreement stated in the
terms given by the owner of this rental property. The acknowledgement will be stated to let
his/her to be informed and to act or react with in the question in the limitation to due
process.

The agreement should be uphold by the best of his/her acknowledgement, with the
resources that been provided to the tenant. Any reason given that need to be answer by the
tenant, with the landlord by question and answer should by discussed in a reasonable
understanding by both party.

Note: Obligation of the tenant shall keep the premises clean, and shall repair damage caused by willful or
negligence act of the tenant or of a person whom the tenant permits on the premises. Peaceful enjoyment to the
tenant shall not unreasonably interfere with the right of the landlord or other tenant in the premises, a common
area or the property of which they form a part. The landlord shall not unreasonably interfere with the tenant’s
peaceful enjoyment of the premises, a common area or the property of which they form a part. The tenant may
assign, sublet or otherwise part with possession of the premises subject to the consent of the Landlord, and the
landlord shall not arbitrarily or unreasonably withhold consent and shall not levy a charge in excess of expenses
actually incurred by the landlord in relation to giving consent. Binging effect and interpretation, this rental
agreement is for the benefit of the landlord and the tenant and is binging on the tenant and is binging on the
tenant, the tenant’s heirs, executors, administrators, and assigns the landlord and the landlord’s heirs, executors,
administrators assigns, and successors in title. This agreement is to be interpreted and executed with direct
reference to the residential tenancies act and in conjunction with any landlord’s rules and regulations as provisions
of the residential tenancies act is void and his no effect.
