The following provides a detailed description of the home located at 1146 Kevin Blvd, Endwell, NY 13760.

Lot Size / Description: The lot located at 1146 Kevin Blvd is located at the end of a cul-de-sac on Kevin Blvd.
The lot located to the immediate left (1148 Kevin Blvd) has a home built that sits back away from the road.
The lot located to the immediate right (1144 Kevin Blvd) is vacant at this point in time. The home on 1146
Kevin Blvd is built up above the cul-de-sac providing a view of the surrounding valley of Endicott as well as
being protected on the left, right and rear by wooded lots for privacy. The following pictures provide an
overview of the home.

General Infrastructure: The following paragraphs describe the general features of the infrastructure of the
home.

1. Roof: Stick built roof with hips and gables. Sheeted with plywood and shingled with 40 year architectural
shingles. Two (2) integrated fixed skylights in the Sun Room and Four (4) integrated fixed skylights in the
Billiard Room. Full seamless gutters on all portions of the roof with downspouts into an integrated
underground solid PVC drainage system directing all roof water to the drains in the street.

2. Driveway & Sidewalks: Integrated pavers lined with a soldier course on each side of the driveway and the
sidewalk. Two integrated circle patterns, one in the driveway and the other artistically integrated in front
of the main entrance.

3. Landscaping: New lawn with minimum of a 4” topsoil base with new shrubbery, trees, and plants
integrated with architectural stonework. Full landscaping design complete and will be made available.

4. Front and Left Side Exterior: Full plywood sheeting and durarock base overlaid with full courses of brick.
Integrated with the brick are architectural stonework including: window surrounds and sills, keystones,

quoins, columns for the balcony and main entrance, cladding on the front face main entrance. All
architectural stonework was custom made by Haddonstone.

5. Rear and Right Side Exterior: Full plywood sheeting and durarock base overlaid with Dryvit. Dryvit
material includes a base skim-coat and skip-trowel final coat. All soffets and window surrounds have
architectural moldings with Dryvit material applied.

6. HVAC: The main HVAC system consists of dual Rudd Ultra gas fired furnaces with integrated HEPA filtration
system and in-line humidifier. One system controls the Master Suite and Suite 2 on the 2nd floor and the
other system controls the balance of the house. The heating systems includes a Dunkirk gas fired boiler
used to heat the hot water through dual Crown 40 gallon indirect fired hot water tanks, controls the
baseboard hot water heat for the finished portion of the basement, and the baseboard hot water heat in
the Billiard Room. There is also a separate Mitsubishi slim AC unit that controls the AC in the Billiard
Room.

7. Electric: The house has a 600 AMP line service. There are 2 main 200AMP service panels as well as an
additional 200AMP sub-panel for the Master Suite. All service panels are breakers with the associated GFI
circuits in the bathrooms, kitchen, and garage.

8. Plumbing: A copper run from the road to the main shutoff includes a pressure bladder ensuring optimum
line pressure throughout the supply system. Hot and cold supply lines are aqua-pex with waste and vent
lines PVC. Hot water supply has a timer driven circulation pump ensuring hot water throughout the house
in the hot supply lines.

9. Water Filter / Softener: A whole house Enting filtration and water softening systems in installed on the
initial supply side of the water system provides carbon and micro filter filtration and water softening.

10. Central Vacuum: A whole house central vacuum system by VACU-Maid is installed in rooms throughout
the 1st and 2nd floors as well as in the finished portion of the basement and garage.

11. Garages: There are two garages, one an over-sized double (width and depth) with an 18 foot door and the
other a single garage with an 8 foot door. Both garage doors are steel doors with architectural windows
and automatic garage door openers with a manual bypass. Both garages are connected with a passage
and there is a standard 36” front entrance door and 36” rear entrance door for outside access to the
garage. A built in tool closet is also integrated in the single stall garage for additional storage. All walls and
ceilings are plastered with a rough coat. Doors and windows fully trimmed and painted.

12. Basement: The basement is a full basement under the first floor with 10 foot clearance to the bottom of
the floor joists. The basement is fully insulated, plumbed for 3 full bathrooms, and includes a Bilco door

exit and entrance to the rear of the house. There is also a walkout entrance and exit on the right side of
the house from the Gym area.

13. Exterior Doors: The main foyer entrance and the informal entrance doors are solid Patina Copper iron
doors made by Imperial Doors. The main foyer entrance doors are double doors and the informal
entrance is a single door. All Imperial doors have windows that are functioning and swing in. All other
doors from the Great Room, Kitchen, and Master Suite are Pella Designer exterior doors.

14. Windows: All windows throughout the house are Designer Pella windows. Windows in the Master Suite
and the Library contain the integrated shades and all other windows have the feature to include these
shades. Windows are all custom made rectangular or circular tops. All windows also have integrated
grates. Custom stained glass exterior windows are installed in the Master Bedroom and in the Master
Bathroom, also made by Pella.

15. Security System: The house has a fully integrated perimeter security system, smoke, heat, and carbon
monoxide detection system. Security system includes contact switches on all doors and windows that can
be opened, glass break sensors for windows that don’t open, and motion detectors on the first and second
floors. Smoke and heat detectors are on the first and second floors and carbon monoxide and heat
detectors are in the basement. Integrated ambulance and panic switches are included on the security
panel. System is currently being monitored by Brinks 24 Hour Security.

The following sections describe in detail the features of each of the rooms.

1. Foyer: Two story Foyer with double Patina Copper iron Imperial Doors, custom curved 42” wide Stairworld
staircase, 18” imported Italian Botticino marble installed on the diagonal, imported 60” marble medallion,
custom faux painted marble columns, and custom faux painted dome with crystal chandelier. A remote lift
has been installed for ease of cleaning. Double crown molding and high base molding with capitals adorn
the entire foyer. The ceiling and dome is a combination of faux painting and custom painted smooth
plaster while the walls are a custom painted Italian skip-trawled plaster.

2. Great Room: The two-story Great Room is open and full of light with three large Pella Arched windows
adorned with custom architectural trim, corbel, stepped-down ceiling and custom faux painted ceiling
dome to showcase the crystal chandelier and unique lighting. The highlight of the room is the Great Room
wall with the oversized Metastone Mantel surrounding the grand Napoleon gas fireplace. The custom
architectural columns, trim, arches and sconce lighting are brought together with two Napoleon in-laid
water features highlighted with antique mirrors and lighted trim. The exquisite crystal chandelier is one-
of-a-kind hung from the custom sculptured and faux painted ceiling emulating the beauty of the sky at
dusk. A remote chandelier lift has been installed for ease of cleaning. The walls of the Great Room and
throughout the entire first floor are a custom painted Italian skip-trawled plaster with a look and feel of
Tuscany throughout. Flooring is Scandia 3 ½” width Brazilian Cherry hardwood floors. All molding is high
base molding with capitals painted in an oil base white semi-gloss. The balcony is visible from both the
Great Room and the Foyer. This balcony connects the two suites and overlooks these two rooms. It is an
over-sized wide balcony with wrought iron spindles with Cherry railings. The carpet on this balcony as well
as the hallways on the second floor are inlaid in a border of 6” wide Botticino marble.

3. Dining Room: The Dining Room has a dual drop down tray ceiling with integrated rope
lighting in each drop down tray. A crystal chandelier with faux painted ceiling medallion,
wall sconces and recessed can lighting is used throughout the Dining Room. Italian
Botticino marble is installed on both the diagonal and with a pattern that matches a large
dining room table. Integrated within the marble pattern are 1” Roho squares that border
the table pattern.

4. Library: The Library has a dual drop down tray ceiling with integrated rope lighting in each drop down tray.
The unique Minka Aire crystal fan, matching wall sconces, and recessed can lighting provide substantial
light throughout. The wall and ceiling colors were specifically selected to promote a calm and productive
work environment with all the benefits of Feng Shei analysis. The flooring is Scandia 3 ½ inch width
Brazilian cherry hardwood.

5. Informal Entry: The informal entry is a two story entrance through a Patina Copper tone wrought iron door
from Imperial Doors that match the formal entrance doors. The stairs are stained Cherry inlaid with
Brazilian Cherry on the landings. The stairs gain access to the second floor as well as the unfinished
portion of the basement. The ceiling is vaulted to match the roofline and a chandelier is hung to accent
this entryway. The walls and ceiling are an Italian skip trowel plaster finish with a custom pain finish. The
flooring is again Italian Botticino marble installed on the diagonal.

6. Hallways: The hallways on the first floor have intricate and custom niches and curved walls making up the
back wall of the Gourmet Kitchen. The floors are an Imported Italian Botticino marble installed on the
diagonal. In imported 36” medallion is integrated in the diagonal marble flooring design. The ceiling is a
smooth plaster finish with custom paint and semi-flush light fixtures. The walls are an Italian skip trowel
plaster finish with a custom paint finish.

7. Gourmet Kitchen: Entry to Kitchen through two dual barreled vaulted column trimmed entry ways from
the first floor hall and Great Room. The columns are faux painted to match the stone tile work throughout
the kitchen and compliment the stone fireplace mantel in the adjoining Sitting / Sunroom. The cabinetry
throughout is custom designed and hand crafted to flow with the curved main wall of the Kitchen. The
dark stained cherry cabinets and bar height 14’ two tiered island is offset with a light stained cherry 12’
center island. All granite tops are intricately cut and polished to match the corbels and detailed designs of
the cabinets. All cabinets have pull out drawers, deep draws for pot storage, pull outs for spices and
cooking sheets and pan, and are glazed with an elegant old-world antiquing. Don’t be fooled into thinking
the corbels are all for decorative purposes! They all pullout for added storage around the kitchen. The left
side of the kitchen boasts of a built in Viking wine chiller and curved custom with glass inset cabinets to
display china and crystal. The right side of the kitchen houses the “breakfast bar” area with a slightly
informal look. On either side of the breakfast bar are stand alone Viking Sub Zero Refrigerator and Freezer.
Each unit is integrated into the cabinetry and decorated with an antiqued mirror front on top and raised
panel on the bottom. This wall also houses the inset combined Kitchen Aide microwave/ oven unit for
added cooking space. The curved wall of the kitchen and the main focal point is a stone tile wall set behind
the cabinets and center stage is the Viking Six Burner Dual Oven, with decorative stone tile above, a pot
filler and a custom tile stone and carved wood hood. The 12’ Prep Island, mentioned above has a stainless
steel prep sink with disposal and a built in Kitchen-Aide warming oven. The counter height portion of the
14’ two tiered curved island has a double stainless steel sink, disposal, and three Kitchen-Aide integrated
drawer dishwashers with an option space for a fourth unit if need be. The bar height portion of the curved
island is ornately decorated with metal carved end pieces, detailed paneling and decorative corbels and
foot rest option. As throughout the Great Room, the Scandia 3 ½ “ Brazilian Cherry flooring flows from the
Great Room through the Kitchen and into the adjoining Sitting/Sunroom. Extensive recessed lighting,
pendant lighting, under cabinet lighting and toe lighting provide the right lighting for all occasions and
detailed kitchen work.

8. Pantry: Walk-in pantry provides custom floor to ceiling storage. The cabinets, shelving, pullouts, drawers
were all custom made and the cherry cabinets are finished to match the 12’ center kitchen island. The
granite counter tops are also carried into the walk-in pantry. The pantry is also wired for phone service to
keep clutter out of the gourmet kitchen.

9. Sitting/Sunroom: Two sky lights and surround windows flood this room with natural light throughout the
day. The center piece of the room is the Napoleon fireplace surrounded by the grape-engrave custom
Metastone mantel designed to match the custom cabinetry surrounding the six-burner Viking stove on the
opposite wall. The wall sconces, overhead light and fan provide numerous lighting options to create the
mood for any occasion. The custom skip-trawled walls and textured/faux painted ceiling are highlighted
with an artistic canvas painting of an Italian winery in the country side in northern Italy. As with all TV
placements, the framed built-in over the mantel placement allows for comfortable viewing throughout the
kitchen and sitting room. The floor flows from the Kitchen and Great Room with the Scandia 3 ½” Brazilian
Cherry.

10. Theater Room Bar: Provides a convenient location between the kitchen and the theater to store and
prepare drinks and snacks for an evening at the movies. The built-in under counter refrigerator, custom
cherry cabinetry with crown, oil rubbed bronze fixtures, granite counter top and lighting all add to the look
and feel of an upscale bar area. Brazilian Cherry floors flow from the Kitchen.

11. Theater Room: This three level drop down Theater Room provides a relaxing sitting and entertainment
atmosphere with the big screen theater experience. The flooring is plush carpet in-laid with a border to
set off the rooms appeal. The walls are stained cherry with intricate hand-crafted molding, raised and
arched panels with ornate wall sconces. The ceiling is custom painted metallic paint with a cherry molding
border trim giving the ceiling a two-tone visual appeal. The center stage is raised above the sunken floor
and is made of Brazilian cherry to carry the visual appeal from the Kitchen and Theater Room Bar. The side
entrance to the Theater Room contains dual black oval velvet curtains that match the black curtains that
close over the large 110’’ fixed Dal-Lite wall screen. These black velvet curtains give the look and appeal of
an old world movie theater. The audio and visual system contain top of the line equipment including a

Mitsubishi H5000 1080i ceiling mounted projector and Denon receiver, amplifier, and DVD player. All
equipment is located in a separate audio closet that also contains the CAT5 termination block as well as
the home-run for the whole house audio system. The audio is a 7.1 system with dual front, side and rear
B&W speakers, single center channel and dual sub-woofers. All speakers are either in-wall mounted or in
built out cavities to be hidden from the audience. All speakers are covered with tailor-made removable
fabric panels for ease of maintenance yet, plush to match the appeal of the Theater experience.

12. Theater Room Bathroom: Marble medallions grace the entrance and central floor area of this half bath.
The unique cherry old-word carved vanity with rubbed bronze sink and fixtures and marble top is
complimented by the glass and bronze wall sconces. As with all baths, the overhead lighting is the
integrated Panasonic Whisper fan, light and night-light. The Toto commodes provide the function and style
required in each bathroom throughout.

13. Mud Room: This 6’x6’ mud room with space saver pocket doors provides the function to collect extra
coats, shoes and boots and supplies required for a large family. The ceramic tile flooring is not only
practical, but provides a lovely compliment to the marble flooring throughout the main floor hall.

14. Powder Room: This exquisite powder room boast of a floor to ceiling hand painted canvas of a Northern
Italy village. The crystal wall sconces and large antiqued mirror create an atmosphere of elegance for your
guests. The Roho Marble flooring is installed on a diagonal and provides a colorful accent to the Botticino
Marble in the main floor hall and compliments the 42” medallion placed in the foyer entrance to the
master suite. Again, the overhead lighting is the integrated Panasonic Whisper fan, light and night-light.
The Italian carved vanity with the marble top and antique brass fixtures compliment the Toto commode on
the opposite wall.

15. Master Suite Sitting Room: Wall sconces and matching chandeliers adorn the hand painted and finish
columned fireplace mantel surrounding the see-through Napoleon fireplace with Botticino Marble hearth.
This is a wonderful room to prepare your coffee, drink or snack at the built-in custom wet bar and cabinets
with bisque in-laid sink and Kohler brushed gold finished fixtures and matching marble top to compliment
the Master Bath. Cabinet designed to house the Master Suite audio system. This room is pre-wired with
cable and CAT5.

16. Master Suite Bedroom: The vaulted ceiling with skip trawl plaster is adorned with a spectacular crystal
chandelier fan combination and surround-tray rope lighting. The main feature is a see through Napoleon
fireplace with a surround Metastone mantle and marble hearth. Wall sconces and an in-set flat screen TV
are set over mantel on the main fireplace wall. Custom arched decorative Pella window sets off the
opposite wall to compliment the head-board placement. The unique floor plan allows for gracious double
hung glass French door entrance to the Master Closet and open arch entrance the bar/sitting room.

17. Master Suite Closet: The 11’ x 14 ½’ Master Closet is a one-of-a kind design. The floor to ceiling custom
shelving, cabinets, shoe racks and hanging racks are trimmed out with crown molding and base molding
trim. The hand-made decorative glass compliments the features in the Master Bath and provides beauty
and elegance for display. The marble top folding counter and bench are a practical way to provide space
for clothes care and packing. The storage and drawer space is endless. The unique floor plan provides
access from the Master Bath and Master Bedroom with double glass French doors. The chandelier and
recessed lighting provide exquisite lighting throughout. All cabinets handcrafted solid glazed maple with
soft-closing design.

18. Master Suite Bathroom: This respite Master Bath contains custom built maple cabinets with soft glazing
giving the bath an elegant, yet old-word look and appeal. Mirrors extending to the ceiling adorn the main
wrap around vanity area as well as the secondary vanity. Kohler sinks and brushed gold fixtures adorn the
marble vanities. Center stage is a Bain Ultra aroma therapy whirlpool spa tub raised on a two tier marble
deck. Surrounded by four (4) Ekenboll columns from the imported marble deck to the arched plaster work
ceiling and dome lighting give the spa area truly unique look and feel. The master shower has dual walk-in
glass doors that contain a Kohler brushed gold spa system consisting of a rain head shower head, four (4)
ceiling rain head jets, four (4) wall body jets, and a separate handheld unit. The five (5) state control
system allows for five (5) different shower settings as well as a temperature control balance to ensure that
temperature settings don’t change with water use in the rest of the house (anti-scold device). The walk-in
shower has all porcelain tile installed on the diagonal with ornate glass inlays and a marble bench to sit
and enjoy the built in Steam Mist steam shower. The Toto commode and separate bidet with custom
maple cabinets compliment the elegantly designed bathroom. The flooring is all imported Italian 18”
Crème Marfil Select marble installed on the diagonal. The flooring contains in floor radiant heating
through in-direct hot water. Disguised as elegant cabinetry with decorate grating fronts house the side-by-
side washer and dryer system for the convenience of the Master Suite. The center piece of the Master
Bath is an imported wall mosaic overlooking the tub/spa area. The elegant glass lighting, recessed, and
spot lighting create a mode for all occasions and the decorated lead glass windows provide incredible
natural lighting and privacy. A chandelier with ceiling medallion and wall sconces all with matching shades,

The following sections describe in detail the features of each of the rooms.

1. Billiard Room: A custom built billiard room with four recessed West-ward facing fixed skylights with
recessed light access opening. Chair rail is installed throughout the room with hand-crafted raised panels
running the perimeter of the room. The billiard room lighting adorns the billiard table with matching
pendent and wall sconce lighting around the sitting areas. The matching ceiling fan tops out the lighting
fixtures, while providing air circulation for the air conditioning and heating systems. The room is heated
with baseboard hot water heat while the room is cooled with the ceiling fan and an in ceiling Mitsubishi
Slim Line air conditioning unit that is controlled via a remote control. In wall audio is available through a

separate control unit to the Theater Room. Custom two tone paint is applied over the smooth plaster
walls and ceiling that matches the deep rich carpeting. The Billiard room is pre-wired for cable and CAT5
connections.

2. Billiard Room Bathroom: The half bath off the billiard room contains a carved and decoratively painted
vanity with a marble top and brushed bronzed fixtures. The slate tile is installed on the diagonal. A Toto
commode and Panasonic Whisper fan, light, night light combination round out the fixtures in this half bath.

3. Laundry Room: The main laundry room is located adjacent to the billiard room half bath on the main
second floor living area. The laundry room is accessed through convenient space saving pocket doors. The
flooring consists of slate tile with full semi-custom Kraft-Maid Cherry cabinets for storage. A full size deep
sink and GFI circuits finish off the counter area. A side by side large load front load whirlpool washer and
gas dryer allow easy use for laundry services on the second floor suites.

4. Suite One Bedroom: The first suite is an over-size L-shaped suite with connecting bathroom and French
double doors opening to a large custom designed closet with a variety of hanging space, drawers and
shelving. The designer painted ceiling and walls with crown molding offset the deep forest green plush
carpeting. There are matching ceiling fan and wall sconces for comfort and accent lighting. As with all
rooms, this suite is wired for cable, cat 5 and built in audio system that controls the bedroom, bath and
study of this suite.

5. Suite One Bathroom: This suite bathroom has dark cherry Kraft-Maid cabinets, full wall mirror, granite sink
top and tub deck, and a full separate shower with seat. All fixtures are oil rubbed bronze to match the
metal tile work in the ceramic tile floor and walls. The faux painted columns and dome lighting perfectly
set off the custom stone tile mural and Bain Ultra Therapeutic whirlpool tub. The shower is a Kohler Rain
shower system with over head rain shower, four wall jets, and wall shower head surrounded by a ¾”
custom glass enclosure and door. The Toto commode is situated in it own room for privacy.

6. Suite One Study: This study is again uniquely designed with Feng Shui analysis for comfort and focus.
Access to the Study is through dual French glass space saving pocket doors. All space was used with built-in
shelving and raised panel doors for added storage. The arched Pella double doors open to a breath-taking
view of the valley. The study is pre-wired for cable, CAT 5, and audio. The walls and ceiling are finished
with a smooth plaster finish and custom paint.

7. Guest Bedroom: Elegant guest bedroom has detail archway and recessed lighting around the window area
for a cozy window seat setting. Ceiling fan and matching wall sconces for complimentary lighting and dual
custom designed closets to maximize hanging and storage space. The ceiling and the walls are finished
with a smooth plaster finish and custom paint.

8. Hallway & Balcony: The second floor hallway and balcony connects the two suites and overlooks the Great
Room and the Foyer. It is an over-sized wide hallway and the balcony has wrought iron spindles with
Cherry railings. The carpet in the hallway and the balcony is inlaid in a border of 6” wide Botticino marble.
The hallway has drop crown molding with inlaid rope lighting and ceiling semi-flush lights. The ceiling is
smooth plaster finish with custom paint and the walls are an Italian skip trowel plaster finish with custom
paint.

9. Suite Two Bedroom: This bedroom has a custom vault ceiling with hanging pendent lighting and matching
ceiling fans. The dual custom closets provide ample hanging and storage space and the wall niches add
interesting space for lighted displays. The walls are smooth plaster finish, custom paint and again, pre-
wired for cable and CAT 5.

10. Suite Two Bathroom: The bathroom suite adjoins the suite bedroom and the sitting room. It is designed
with two sinks for a Jack and Jill setting. The stand alone shower has a Kohler four jet shower system, glass
door, and ceramic and glass tile throughout. The built-in shower niches provide easy access for soaps and
shampoos. The Bain Ultra Air Therapeutic Whirlpool Tub is adorned with faux painted columns and a
ceramic and glass tile wall mosaic. The cream color with coffee glaze Kraft-Maid cabinets are offset with
Silver Speckled green granite, bisque Kohler sinks and brushed nickel fixtures. The same granite was used
for the tub decking. All ceramic tile flooring was laid on the diagonal. Mirrors and lighting complement the
columns, capitals, dome and corbels.

11. Suite Two Sitting Room: This sitting room can easily be a bedroom as part of the Jack and Jill design. The
archway inset and recessed lighting provide for a cozy setting. Custom designed dual closets for efficient
use of space for storage and hanging. There is a ceiling fan with light and recessed lighting with double
windows over looking the valley. As will all rooms, this room is CAT5 and cable ready. Smooth plaster and
crown molding throughout.

The following sections describe in detail the features of each of the rooms.

1. Cedar Closet: A large 8 x 10 fully Cedar planked (walls and ceiling) closet allows for the storage of delicate
winter clothes and furs. Custom built in closets by California Closets allow for the optimum storage of
clothing during the off seasons. Recessed lighting provides ample work light when required. Access to the
Cedar closet is available through two entrances and all trim is painted with an oil based semi-gloss paint.
The hallways and the flooring are carpeted with high-end patterned carpet.

2. Sitting Area: The sitting room is located at the bottom of the stairs just below the master suite. It is the
main entry to the Yoga Room and the weight room and gym. This room is fully tiled with imported Italian
Botticino marble installed on the diagonal. Ceiling fixtures and recessed lighting provide a warm entry
point in to the spa areas of the finished basement. The walls and ceiling have a smooth plaster finished
with custom paint. Heat throughout this section of the house is supplied by radiant heat through a
baseboard hot water system. Air conditioning is supplied by the main HVAC system.

3. Yoga Room: One enters the Yoga room through a set of double glass French doors. This room has a
smooth plaster finish and custom paint that instills a tranquil setting for thoughtful meditation and
reflection. Wall sconces and recessed lights provide ample illumination for meditation or a workout. This
room is pre-wired for cable and CAT5. A 2 x 2 foot architectural and sound absorbing drop ceiling is
installed to allow access to the mechanical above the ceiling. A firm, but attractive carpet is installed in the
Yoga Room that will stand the use of heavy workouts yet is soft enough for meditation activities.

4. Weight Room and Gym: Entry to the weight room and Gym from the Yoga Room is also through a set of
double glass French doors. The Weight Room has a smooth plaster finish with a two tone custom paint.
Recessed lighting on a dimmer provides ample light while exercising. This room is pre-wired for cable and
CAT5 for a wall mount flat panel television. A 2 x 2 foot architectural and sound absorbing drop ceiling is
installed to allow access to the mechanical above the ceiling, and half of the ceiling is a smooth plaster
finish. A firm, but attractive carpet is installed in the Weight Room that will stand the use of heavy

workouts. Horizontal Pella windows allow for ample natural light to enter the Weight Room. The Weight
Room is adjacent to the Wet Bar and Spa Entrance. This area is open with half height walls with columns
and arched entryways. Italian Botticino marble is installed on the half height walls as well as the shelf trim
around the Pella windows and the top of the footer foundation.

5. Gym Wet Bar and Spa Entry: The Gym Wet bar area contains dual French Pella external doors that allow
access to the walk-out basement. Italian Botticino marble is installed on the floor along with an imported
hand-crafted circular medallion. The walls have a smooth plaster finish with a custom paint finish. Pella
horizontal windows are installed to supply ample natural light and are supplemented with recessed
lighting and flush mount fixtures. This room is plumbed for a wet bar and ice maker.

6. Gym Bath and Spa: The Gym Bath is a fully finished full-bath. Roho ceramic tile in installed on the diagonal
through the bath. A full shower, Toto commode, and custom vanity with granite top complement the
smooth plastered bathroom. This bathroom is pre-wired with a 50AMP service for a large 5 person dry
sauna.

7. Hallways and Stairs: The stairs to the basement from the Master Suite are fully carpeted and wrapped.
The railings are stained Cherry to match the woodwork in the Foyer. The hallways are finished with
