RENTAL AGREEMENT THIS DEED OF TENANCY, made this the 10th April,2013 between Shri S.

SRIKANTH , S/o(Late) Shri K.N.SRIDHARAN aged 27 years, residing at No.12, Devaki Darshini Flats, 12 th Street, Thillai GangaNagar, Chennai-600 061 (hereinafter called the OWNER which term shall include, wherever the context so requires or permits, their legal heirs, successors, administrator, executors and assigns) PARTY OF THE FIRST PART And ShriS.Venkatesan, S/o Shri N.Srinivasan aged 31 years, residing at 27, DG3, Guru Paradise, 7th Cross Street, Hindu Colony, Nanganallur,

Chennai-6000 061(hereinafter called the TENENT which tern shall include, wherever the context so assigns), PARTY OF THE SECOND PART. M

WHEREAS PARTY OF THE FIRST PART is the absolute owner of the premises of the Ground Floor Flat No.G1, Plot No.16, Raghava Nagar 1st Street, Hasthinapuram, Chrompet, CChennai-600 044 AND WHEREAS PARTY OF THE SECOND PART has approached the PARTY OF THE FIRST PART to let out the said property to him for rent. AND WHEREAS PARTY OF THE FIRST PART having agreed to let out the said property to the PARTY OF THE SECOND PART NOW, THEREFORE, THIS DEED OF TENANCY is executed between PARTY OF THE FIRST PART (hereinafter called the OWNERS) and the PARTY OF THE SECOND PART (hereinafter called the TENENT) on terms and conditions settled between them, as stated hereunder: 1. That the OWNERS agrees to let out the above mentioned flat to the TENENT for a monthly rent consideration of Rs.12,000/- (Rupees Twelve thousand only) to the OWNERS 2. That the tenancy is calculable according to the English calendar month. 3. That the TENANT agrees to pay the monthly rent of Rs. of Rs.12,000/- (Rupees Twelve thousand only) to the OWNERS on or before 5th day of the month. 4. That it is mutually agreed to receive and to pay between the OWNERS and the TENANT respectively, a sum of Rs.50,000/- /- (Rupees Fifty thousand only) towards security deposit and advance. The said amount will not carry any interest and is repayable by the OWNERS to the TENANT on termination of the tenancy and vacation of the prSemises by the TENANT. 5. That the TENANT has paid to the OWNERS a sum of. Rs.50,000 /(Rupees Fifty thousand only) towards security deposit and advance in terms of the above stated clause which does not carry interest. 6. That the TENANT agrees to use the said premises for residential purpose only. 7. That the TENANT agrees not to use the said premises for illegal activities, and that he will not cause any hindrance or disturbance to the other occupants in the said building. 8. That the TENANT agrees not to sublet the said premises, or assign or part with the possession of the said premises, or any part thereof, to any person whosoever, without the written consent of the OWNERS. 9. That the TENANT shall not carry out any alterations to the premises. 10. That the TENANT agrees to take due and reasonable care of the premises, and to maintain the premises in good condition, subject only to normal wear and tear. That the TENANT agrees to pay without default the electricity charges in respect of the electrical energy consumed and the metro water charges by him during the

tenancy period and absolves the OWNERS of any liability in this regard. 12. That the OWNERS agrees to pay the property tax and other municipal taxes, etc. which as the OWNERS they are liable to pay. That the TENANT agrees to pay the maintenance charges, if any, fixed for maintenance of the premises. That it is mutually agreed that the tenancy shall be initially for a period of eleven months, renewable thereafter by mutual consent. That the tenancy is terminable, by either arty, giving two months notice. That the TENANT shall, during the period of the tenancy, hold and enjoy the said premises, without any interference from the OWNERS or anybody else claiming to be acting on his behalf. That the TENANT shall allow the OWNERS or his authorized representative, to visit and inspect the said premises at any reasonable time during the period of the tenancy.
