RENEWAL OF

AGREEMENT OF TENANCY
This Renewal of Agreement of Tenancy is made in Continuation of Agreement of Tenancy which was Executed and signed by both the parties on 20-122010. This Renewal of Agreement of Tenancy is made at Karachi, on 31st day of October 2012.

SCHEME, MALIR CANTT, KARACHI, vide NOC Issued by AHQ NO. 133, DATED 12/10/2010, called SAID PREMISES AND WHEREAS the OWNER has agreed to lat the SAID PREMISES, to the aforesaid TENANT on Monthly Rent of Rs. 35,000/- (Rupees Thirty Five Thousand Only), on the following terms and condition:-

1. That, the Tenant had already Deposited a sum of Rs. 64,000/(Rupees Sixty Four Thousand Only), which will be treated as FIXED SECURITY DEPOSIT MONEY, refundable to the Tenant at the time of entire vacation of the SAID PREMISES (without interest) after deducting dues, damages, charges, if any. 2. That the TENANT has paid Rs. 3,00,000/- (Rupees Three Lac Only) through Chque No. _________________ dated _____________. The remaining Rs. 85,000/- (Rupees Eighty Five Thousand Only) shall be paid in due course of time to complete the tenure of Tenancy. 3. That, the OWNER has handed over the vacant peaceful possession of the Said Premises to the TENANT, this Agreement of Tenancy, shall come into force with effect from the above mentioned date and shall be valid for Eleven (11) months only i.e effect from 01-11-2012 and expiring on 30-09-2013. 4. That, the TENANT would pay Electricity, Gas and Telephone Bills as per month wise reading to concerned Authorities. Water charges shall be paid as per the procedure adopted in Falcon Complex by the TENANT. The OWNER shall pay Govt. Tax, Cantt Board House Tax., and any other Tax against the said property from her own source of income. 5. That, the TENANT shall not make any alteration addition, without the permission of the OWNER any damages willful / due to fault of Tenant to the fitting and fixture would be payable by the TENANT at full cost. 6. That if the OWNER to get the said premises vacated from the TENANT he shall house give one month notice to the Tenant & Vice-Versa. 7. This agreement shall be renewed with Mutual Consent of both the parties with same arrangement of advance & deposit for tenure of eleven months with 10% increase in Monthly Rent. IN WITNESSES WHEREOF the parties set their respective hands before the witnesses here at Karachi, the day monthly and the year first above mentioned.
