RENTAL AGREEMENT RECEIPT HEREBY ACKNOWLEDGED BY ____________________________________, hereinafter called Landlord and/or Manager, from _____________________________________, hereinafter called

tenants, of the sum of monthly rent $ __________________ and the deposit of $ _______________ for the property located at ________________________________________________________________________________________ This rental agreement would be in affect on a ________________________ Month-to-Month basis or as a lease that would expire on __________________________________________________________________. In a consideration hereof and of the use or occupancy of the said premises, Tenants agree to the following terms: 1. To be responsible for any and all broken glass for the premises for whatever cause. 2. To maintain said premises in a clean, orderly, and law abiding manner and to keep the yards; thereof free of weeds, debris, unsightly cars, other vehicles/ or materials which may become a detriment to the appearance of the premises. The manager shall have the right to enter and inspect said premises at any and all reasonable times. 3. No birds, fishes, animals, or other pets shall be kept on the premises without prior written consent of Manager, and consent so given may be withdrawn if, in the opinion of Manager, such animal or other pet constitutes a nuisance, causes a complaint, or adversely affects normal maintenance of the property. And an addition one hundred dollars ($100.00) charge will apply if birds, animals, or other pets are found on the premises without prior consent. 4. Tenants are responsible for any and all repairs to the appliances provided as part of the premises, including stoves, ranges, refrigerators, freezers, furnaces, or conditioners, dishwashers, garbage disposals, and plumbing fixtures caused by the tenancy, guests, or licensees. 5. Tenants are responsible to pay for the cost of all other repairs for any damage done to said premises and cost of any cleaning of said premises, and are responsible for any minor repairs not exceeding one hundred dollars ($100.00). 6. Each tenant warrants that he/she will carry an insurance policy, which covers liability for injury to persons, property, and contents thereof. 7. Tenants acknowledge that Owners or Managers are unaware of any lead based paint or asbestos products used in or exist on the property. 8. No alterations or redecorating of any kind shall be made to the property without first obtaining prior written consent of Manager. 9. Not to let or sublet the whole or any part of the premises to anyone without prior written consent from Manager, and the number of persons to occupy said premises shall not exceed __5__ without prior written consent of the manager. 10. To give thirty (30) days notice in writing by registered mail to the Manager prior to vacating said premises, and to permit management and prospective tenants the opportunity of reasonable inspection. 11. To clean said premises upon vacating and restore the premises to the same condition they are now in; security deposits may be used and applied to the costs of cleaning, repairs, and deficiency in rent due. 12. In the event tenants vacate premises within twelve (12) months from the date he/she takes possession, the cost of repainting the unit will be charged against the security deposit held on account.

13. To pay for all utility services furnished to the property including __x__ water; __x__ sewer; __x__ garbage services; __x__ electricity (PG&E); __x__ gardener; __other__. 14. Tenants are responsible for water/sewer billing. In consideration hereof and of the use or occupancy of the said premises, the Tenants further agree that: 15. 20. Each party hereby acknowledges that he/she has read and received a copy of this agreement and understands the terms and conditions set forth herein. 21. That the violation of any covenant of this agreement or the non-payment of any rent when due and unpaid shall be sufficient caused for eviction from said premises upon three (3) days written notice by registered mail or personal service, and that if suit is brought to collect rent or damages or to cause eviction from said premises Tenants agree to pay all costs of such action, including reasonable attorney frees as may be fixed by the Court. No waiver by Manager at any time of any terms of this agreement shall be deemed as subsequent waiver neither of the same, nor the strict performance thereof by the Tenants.
