The Design Solution

Introduction The Company

The Design Solution is a company of architects and designers based in central London and specialising in the retail sector. Since our formation in 1984, we have been responsible for a wide variety of retail projects including shopping centres, department stores, specialty and mass-market retail outlets, restaurants, bars, airport retail planning and environmental design projects. We have been involved in the planning and design of commercial areas within Airports for over 18 years. This includes the layout and design of commercial areas for owners and operators, as well as the design of retail outlets and duty free stores.

Our Philosophy
We are specialists in solving retail problems and concentrate on creating the best retail solutions that both lift the spirit and maximise the commercial returns to our many clients. It is our belief that the best design solutions come out of understanding the customer and not by imposing a standard solution or the same design vocabulary on all projects. Each project is unique and should be treated as such.

Introduction What We Do

The specialist services that we offer to Airports & Retailers

Duty and Tax free Retail Design

We have a vast experience of working with some of the worlds leading airport retailers. We design unique retail environments that balance the needs of world-wide brands with the commercial considerations of the retailer to create a dynamic experience targeted at the airports unique passenger profile.

Airport Retail Planning

The planning of the commercial space within an airport is key to maximising non-aeronautical revenues. Taking into account passenger flows, sight-lines, dwell times and the retailers requirements, we explore a variety of planning options for every zone of the airport. Having carefully analysed the alternative approaches, we are in a position to propose the optimum retail planning solution.

Airport Retail Design

In design terms, there are unique considerations that apply to the main commercial areas of an airport. We create unique and appropriate environments that balance the need for a dynamic commercial environment with the overall architecture of the terminal and the operational demands of the airport.

Brand inspiration and control

With the design of branded areas being such an important part of the overall look and feel, it is vital to inspire them to produce world class and unique designs balanced with the overall environment. We produce design strategies & brand guidelines & carry out the design approvals process to ensure that they make the most of the commercial opportunity.

Abu Dhabi is planning a new midfield terminal to handle 33 million passengers. The terminal is planned with a central departure lounge under a dramatic 50m high roof supported by curved organic structural elements. The retail planning incorporates a walk-through duty free shop leading into the main space which is further split into diverse commercial worlds dedicated to the worlds of luxury, beauty and technology to name but a few. Terminal 2 is the International terminal for all non low cost carriers. The terminal had two check-in halls and security screening positions with the airside lounge connected by a small corridor. The concept was to construct a new building between terminals 2A and 2B to provide new security areas leading directly into a 1,300 sq m walkthrough duty free shop. On the exit from duty free, passengers enter a new double height space with a dramatic central window overlooking the airfield. At the departures level, there are a selection of speciality retail as well as two niche cafs close to the apron faade. At the mezzanine level, there is a selection of restaurants and cafs along with a food court and airline lounges all accessed from the heart of the central space. From the central space, passengers then progress back into the existing terminals and onto two new departure piers. The New Skycourt opened in April 2011.

Dublin Airport, Terminal 2 Ireland

In March 2006, we were part of the winning team appointed by Dublin Airport Authority on Dublins new Terminal 2. Due to a constrained site, we designed a double-height departure lounge with retail at the lower level and the majority of the food & beverage facilities at the mezzanine level overlooking the lounge and the apron. The brief callsed for a total of 9,000sq m of commercial space to serve the predicted 12 million passengers. The plan also includes a landside retail cluster that is naturally passed by both arriving and departing passengers as well as a limited amount of pier retail. The terminal opened in November 2010.

Gatwick Airport, North Terminal IDL UK

Gatwick Airport is Londons second airport and currently handles over 30m passengers. North Terminal is the newer of the two terminals and was opened in 1986. It was conceived at a time when commercial revenues were not a major consideration and in 1989 BAA decided to extend the terminal in order to maximise the income generated by shops, restaurants and bars. We were selected to design the extension, which added 2,630 sq m of commercial space. This was completed in 1994. Even before the project was opened, we were commissioned to develop a 10-year retail masterplan that would take the terminal through to 2005. This resulted in two further commercial opportunities being identified. In 1997 we commenced work on the first of these phases which provided a further 4,000 sq m of commercial space. This was completed in December 2001 and incorporated a stunning two level perfume and cosmetics store which is operated by World Duty Free.

London Heathrow Airport, Terminal 1 IDL UK

Terminal 1 is the largest of Heathrows 4 terminals and handles over 25 million passengers per year. The latest major project was to build a major extension to the lounge, which included an additional 3,000 sq m of retail space. This coincided with a redistribution of flights from Terminal 4, British Airways long haul terminal and the new Common Lounge legislation, which allows domestic and international departing passengers to mix in the airside lounge. Having carried out a retail masterplan for the terminal, we were appointed to develop the retail plan and environment of the extension, and to reconfigure the existing lounge. A new approach was adopted to give the area a unique and individual character to encourage passengers to dwell in the lounge for longer, enjoy the new facilities and browse through the new shopping experience. The new extension opened in May 2005.

Following the demolition of the existing Terminal 2 and the adjacent Queens Building in late 2009, a new Terminal will be built which is due for completion in 2013. The first phase is planned to handle 20m passengers which will ultimately grow to 35m passengers when the second phase is completed. The departures lounge is planned on two levels with passengers arriving from security at the upper level before circulating round the main void and dropping down to the departures level. There is 10,000 sq m of commercial space split between the two levels. In phase 1 the duty free shop is at one side of the lounge at the lower level adjacent to the transfer route which handles 30% of passengers. On the opening of phase 2, the duty free shop will be at the centre of the expanded terminal.

Indira Gandhi International Airport, Terminal 1D Delhi, India

In May 2009, the new domestic departures terminal opened at Delhi Indira Gandhi Airport. The original design did not take into account the commercial potential of the terminal. On our appointment 15 months before the terminal was due to open, we totally re-planned the departure level to include a full range of retail facilities and added mezzanines to provide additional CIP and food & beverage facilities. We designed the landside and airside departure areas to incorporate free-standing retail and food & beverage kiosks, retail units to fit in with the air cooling strategy and an attractive seating area with decorative vessels integrating planting and lighting. This terminal set a new standard for India.

Early in 2008, The Design Solution was appointed on Terminal 3, which combines both international and domestic traffic and is designed to handle 17 million domestic passengers and 17 million international passengers. The terminal opened in October 2010. Our scope was to carry out a comprehensive planning exercise covering all zones of both terminals followed by the environmental design that blended the key characteristics of a major international gateway with a true sense of space appropriate to the capital city of India. In addition we were responsible for all of the letting material and concessionaires control.

Kingsford Smith Airport Sydney, Australia

The Design Solution has been working on Sydney airport since 2004 during which time we have been involved in over 10 projects. One of the first to be realised was the new walk-through duty free shop in Terminal 1 Pier B. Since then, the airport has decided to amalgamate all passengers departing from both Piers B & C through a centralised immigration and security area and channel them through a 3,400 sqm new walk-through duty free shop. We have been working closely with both the airport and the operator, Nuance, to create a totally unique travel retail experience which opened in May 2010.

The new terminal in Muscat is designed for 36 million passengers and due for completion in 2013. The first phase is planned with a central departure lounge leading directly onto a central pier with two further piers to be added in the future and to be accessed off the same central space. The duty free is located on the entry point into the lounge with its heart situated under a major oval void to the mezzanine above. A commercial phasing strategy has been developed to ensure that there is the right amount of commercial space at opening and that it is expandable as the passenger numbers grow. As well as the retail planning, we are responsible for the design of the departure lounge.

Suvarnabhumi Airport Bangkok, Thailand

In May 2005 The Design Solution was appointed by King Power International to review their current airport retail plan and design. Havinganalysedthe initial proposals it was clear that the core commercial area was seriously under-spaced and that the sight lines and flows would have a negative impact on penetration. We developed a new commercial plan that created a larger central zone through relocating travelators and ramps. The concept for the space was to create 5 oval zones, with a dramatic Thai sculpture in the central one, and a niche restaurant in each of the other four to increase dwell times in these zones. All other areas of the terminal were also re-planned. The Terminal is designed for 45 million passengers, has a total of over 30,000 sq m of commercial space and was opened in September 2006.

Xian Xianyang Airport China

Recognising the growing importance of non-aeronautical revenues, the airport first appointed us in 2001 to review its retail planning solution for terminal 2 at Xian Xianyang Airport, which opened in 2003. In 2007 we were again appointed to carry out the planning of Terminal 3, which was required to cope with the massive passenger growth at the airport. Having analysed flows and generated projections, a comprehensive retail plan was developed for all areas of the terminal. We have now been appointed to carry out the detailed design of the commercial areas. The terminal opened in mid 2012.

Concessionaires Guidelines / Technical & Inspirational Manuals

We have been responsible for many concessionaire inspiration and guideline projects for airports around the world. While the purpose of this document is to communicate the aspirations and demands of the airport, the design of the handbook itself must in itself portray the quality and innovation that is expected of the concessionaire in its design. At Heathrow Terminal 1, the new extension to the departure lounge was a key development that offered enhanced passenger facilities as well as range of retail and food & beverage outlets that were targeted specifically at the mid market. The guidelines were designed to epitomize this sector and reflect the quality of innovation and design that would be required of the incoming concessionaires.
