TOWNSHIP OF EWING

ZONING BOARD AGENDA

The Ewing Township Zoning Board will hold its regularly scheduled meeting on Thursday, July 16,
2009 with the agenda session beginning at 7:00 p.m. followed by the regular session beginning at 7:30
p.m. in the Township Council Room, Municipal Complex, 2 Jake Garzio Drive, Ewing, NJ. The Agenda
for the meeting is as follows:

Café Mulino Applicant is requesting permission for limited seasonal use


938 Bear Tavern Road of patio area for luncheon and dinner service. Patio area
Block 569, Lot 10 will be enclosed with seasonal canvas structure for noise
R1 Zone abatement and inclement weather. Applicant also requests
modification of previous approved use and site plan for
expansion of kitchen area for installation of pizza ovens.
No additional seating will be added to kitchen area or dining
room. Applicant requests all other variances, use waiver
and or exception relief that the Ewing Township Zoning
Board may deem to be necessary or appropriate in
connection with this application. Attorney has requested
application be adjourned to the August 20, 2009 Zoning
Board meeting.

New Business:

Eric and Allison Wittmann Applicant is requesting variances for detached 3 bay garage
449 Grand Avenue with new driveway as follows: 1. 40 feet required for front
Block 411, Lot 7 yard set back; only 33.1 feet (Grand Avenue) from front
R2 Zone yard line; so 6.9 foot variance requested (pre-existing). 2.
40 feet required for front yard set back; only 16.9 feet (un-
named street) from existing principal building and only 16
feet (un-named street) from proposed garage; so 23.1 (pre-
existing) and 24 foot variances requested. 3. 10 feet
required for side yard set back; only 8.9 feet from side yard;
so 1.1 foot variance requested (pre-existing). 4. 110
required for lot width; lot only 74.72 feet wide; so 35.28
foot variance requested (pre-existing). 5. Variance/waiver
requested for driveway from unapproved street. 6. Variance
requested for width of driveway. 7. Variance/waiver
requested as driveway doesn’t extend to an approved
Township road. 8. Variance requested to build an
accessory structure in the front yard set back. 9.
Variance/waiver requested as applicant will not be installing
required curbs and sidewalks. 10. Applicant is also
requesting any other variances or waivers deemed necessary
by the Board.
1400 Parkway LLC & W. Barry Rank Applicant is requesting use variance to construct 100 work-
1410 & 1460 Parkway Avenue force residential rental units for persons of low and
Block 365, Lots 9 & 21 moderate incomes; Preliminary and Final Site Plan
BH Zone Approval and a parking variance for same. Also the
applicant seeks to resubdivide the existing 2 lots into 2 new
lots and add 9,000 square feet of office space and seeks
Amended Preliminary and Final Site Plan Approval for
same. Applicant is also requesting any other variances or
waivers deemed necessary by the Board.
