INTRODUCTION TO PAMAS / AJB HIGHTECH
AJB HIGHTECH LTD, whose Saudi operation is undertaken by Pamas Establishment, is an independent company, specializing in Commissioning Management, LEED Commissioning Agent (CxA), HVAC Testing and Balancing (TAB) and other Building Services. With offices in the Middle East, Africa and Europe, AJB are one of the few truly international companies in this field. As one of the first to set up offices in this region, our experience in Middle East markets extends back many years. We have successfully performed Commissioning Management on several projects in the Middle East, please refer to Section 4, Project Experience. AJB is one of the largest independent commissioning companies with excess of 170 staff, which enables it to provide adequate resources to complete projects on time. Our staff have access to up-to-date information on all aspects of commissioning codes and standards currently in use as AJB Hightech Ltd is certified for whole building commissioning by NEBB of the USA and is a member of BSRIA and CSA of the UK and hence has access and training on this documentation. In order to offer a complete service, AJB Hightech Ltd also offer other building services, such as compilation of O&M Manuals, DOP Tests for HEPA Filters, Clean Room Tests, Room Integrity Tests (RIT), Building Envelope Test, etc.. TYPICAL BMS METHOD STATEMENT

WIRING AND TERMINATION OF DDC PANELS 1. PURPOSE The purpose of this procedure is to define the method for carrying the inspection of Wiring and Termination of DDC Panels. 2. SCOPE OF APPLICATION This procedure applies to Siemens (BMS) Conference Palace Hotel Project and to all field devices installed and cabled by other parties that will be connected to the BMS. 3. DEFINITIONS BMS: Building Management System. DDC Panels: DDC Outstation Panels. 4. PROCESS 4.1 As soon as the wiring and termination for a DDC Panel is completed by the Installation sub-contractor, the Installation sub-contractor will complete the Installation Check List as per enclosed sample. 4.2 The Installation sub-contractor will send Request for Inspection to the Consultant at least one week in advance in order to inform the witnessing parties. 4.3 The check list will be demonstrated by the Installation sub-contractor.
4.4 The Installation sub-contractor will ensure that the installation is made following the latest approved documents and Drawings. 4.5 The following activities will be carried out by the Installation sub-contractor: a) Installation of DDC Panels. b) The installation of the peripheral devices. c) The termination of the wiring at field as well as at the panel end. d) The continuity check of the wiring. Any minor deviations or non-compliance shown by the Consultant will be immediately rectified.

4.7 Non Conformance Report (NCR) will be raised when major deviations need an approved corrective action. The Installation sub-contractor will report these major deviations on the inspection form with the status "NCR". 4.8 The mention "clear for connection to BMS" shall be stated on the report by the Consultant only when the installation is acceptable or after complete rectification of mentioned deviations. 5. 6. MEASURING EQUIPMENT TO BE USED Multimeter REFERENCE DOCUMENTS TO BE USED Installation Check List provided by Siemens based on approved submittal. Sample Check List is enclosed.

SCOPE OF APPLICATION This procedure applies to Siemens (BMS) Conference Palace Hotel Project and to all field devices installed and cabled by other parties that will be connected to the BMS. 3. DEFINITIONS BMS: Building Management System. FCU: Fan Coil Unit. VAV: Variable Air Volume Box. 4. PROCESS 4.1 As soon as the wiring and termination for a FCU / VAV is completed by the Installation sub-contractor, the Installation sub-contractor will complete the Installation Check List as per enclosed sample. 4.2 The Installation sub-contractor will send Request for Inspection to the Consultant at least one week in advance in order to inform the witnessing parties. 4.3 The check list will be demonstrated by the Installation sub-contractor.
4.4 The Installation sub-contractor will ensure that the installation is made following the latest approved documents and Drawings. 4.5 The following activities will be carried out by the Installation sub-contractor: a) Installation of FCU / VAV controllers. b) The installation of the peripheral devices. c) The termination of the wiring at field as well as at the panel end. d) The continuity check of the FCU / VAV loop. COMMISSIONING OF OUTSTATION PANEL (DDC PANEL) 1. PURPOSE The purpose of this procedure is to define the method for carrying out the commissioning of DDC Outstations (DDC panels). 2. SCOPE OF APPLICATION This procedure applies to Siemens (BMS) - Conference Palace Hotel Project. 3. DEFINITIONS BMS: Building Management System. DDC Panels: DDC Outstation Panels. 4. PROCESS 4.1 As soon as a DDC panel is ready to be energised the ELV sub-contractor will organise the DDC Panel commissioning. 4.2 The ELV sub-contractor will send request for inspection and test to the Consultant at least one week before in order to inform the witnessing parties. 4.3 The Installation sub-contractor will ensure that the installation is made following the latest approved documents and Drawings. 4.4 Upon the completion of the installation by the Installation sub-contractor, Siemens will perform the system start-up and carry out all necessary testing and diagnostic tests run to ensure proper operation. 4.5 The following activities will be carried out:
A. Before starting commissioning, following activity must be completed by the Installation subcontractor: a) Installation of DDC Panels. b) The installation of the peripheral devices. c) The termination of the wiring at field as well as at the panel end. d) The continuity check of the wiring. B. The following activity must be completed by the MEP contractor: a) Availability of permanent power. b) The operation of the equipment in manual mode. C. After completion of above mentioned installation activity, the commissioning will be carried out in following steps: a) All the inputs and outputs to the DDC controller will be disconnected. b) The equipment will be started in manual mode and check will be carried out for presence of any induction voltages on the wires, which are supposed to be within permissible voltage limits, when not connected with DDC controller. c) The DDC controller will be powered. d) The software will be loaded in the controller. e) The inputs to the DDC controller will be connected and functioning of the inputs will be checked with the help of Portable Operator's Terminal (POT). f) All the outputs will be connected to the DDC controller and functioning of the outputs will be checked with the help of Portable Operator's Terminal (POT). g) The functioning of the control logic for each equipment will be checked as per the sequence of operation with the help of Portable Operator's Terminal (POT).

4.6 All binary input points will be tested using the Hand/Off selector switch on the associated motor centre or by manually jumpering across the field device contacts. 4.7 All analog output points will be tested by commanding the output device from minimum calibrated signal to maximum calibrated output in the steps of 25%. 4.8 4.9 The DDC commissioning report will be filled by Siemens. The mention "Fit for service" shall be stated on the report by the Consultant.

COMMISSIONING OF SYSTEM CONTROLLER PANEL AND BMS MANAGEMENT STATION 1. PURPOSE The purpose of this procedure is to define the method for carrying out the commissioning of system controller panel and BMS management station 2. SCOPE OF APPLICATION This procedure applies to Siemens (BMS) - Conference Palace Hotel Project. 3. DEFINITIONS N/A 4. PROCESS 4.1 As soon as system controller panel is ready to be energised, the ELV subcontractor will organise the commissioning. 4.2 The ELV sub-contractor will send request for inspection and test to the Consultant at least one week before in order to inform the witnessing parties. 4.3 The Installation sub-contractor will ensure that the installation is made following the latest approved documents and Drawings. 4.4 The following activities will be carried out by the Installation sub-contractor:
A. Before starting commissioning, following activity must be completed by Installation sub-contractor: a) BMS room is ready for installation of System controller rack & BMS Management station. b) The installation of the System controller rack. c) The communication bus looping of DDC outstations and FCU / VAV controllers up to System controller Rack & termination of the bus at the DDC outstation, FCU /VAV controller & System controller rack end. d) The continuity check of the bus. B. The following activity must be completed by the MEP contractor: a) Availability of permanent power. C. After completion of the above-mentioned activity following pre-commissioning checks will be carried out by Siemens: a) Proper terminations of different loops. b) Accessibility of all controllers of different loops from the Management station. D. After completion of above mentioned installation activity and pre-commissioning checks, the commissioning will be carried out in following steps: a) Database will be downloaded in the System controller. b) Graphics will be loaded in the Management station. c) The Management station will be connected to the System controller & BMS system will be checked for proper communication & graphical view. 4.5 All data points as per Inspecting Authority's requirements will be demonstrated on the Management Station. 4.6 The Operator workstation colour graphic displays will be substantially completed and operational at least two weeks prior to occupancy or substantial completion, whichever occurs first. 4.7 The browsing of the BMS system will be demonstrated from the Management Station as follows: a) The Main (Home) screen will show the complete picture of Conference Palace Site.

b) Clicking on any particular building will take the operator to the respective building (Central Plant Building, Laundry & Workshop Building, Water Tank Building, Conference Palace Hotel, East Hotel or West Hotel). c) Once a particular building is selected, the details of the building alongwith the equipment connected to each DDC Outstation will be displayed. d) With this screen, the operator will be able to select the necessary equipment for monitor / control. e) Each graphics screen will have the jump tag that will directly take the operator to the home page (Main screen by default). f) A graphics screen for any equipment will have the following common jump tags: - Home Page - Sequence of Operation page - Floor plan indicating the location of equipment - DDC Outstation serving the equipment - Data Sheet for peripherals g) Additional jump tags will be provided for certain equipment, like AHUs as follows: - Chiller page - Secondary pumps page - Tertiary chilled water pumps page (Each Tertiary chilled water pump page will also have a jump tag showing various AHUs it is serving) - Report in Excel sheet, indicating critical parameters 4.8 On/Off commands from the workstation will be performed in order to verify each binary output point. 4.9 Copies of approved commissioning reports duly filled in will be provided by Siemens. Trend logs of critical points as per Inspecting Authority's requirements will be demonstrated. 4.10 5. The mention "Fit for service" shall be stated on the report by the Consultant. 2) LEED Commissioning Agents (CA) We provide CA services under LEED Energy and Atmosphere Prerequisite 1 and Credit 3.
3) HVAC Testing and Balancing (TAB) AJB is a leading Testing and Balancing Firm in the region, with experienced engineers managing its projects. We test for HVAC Air and Water Systems, Sound and Vibration. AJB is accredited by NEBB.
4) High Pressure Duct Leak Test Using calibrated Duct Leak Testers for HVAC installations.
5) BMS Services Our automation specialists are frequently called upon by contractors to interface between the mechanical contractor and the BMS/controls subcontractor on sophisticated projects with Building Management Systems, to expedite this major activity.
B.
Documentation and Training 6) Operation and Maintenance Manuals We specialise in compiling O&M Manuals for all systems Electrical, Mechanical, Civil, Architectural, Special Systems, etc, and have prepared manuals for several large and sophisticated projects throughout the region. We employ full time experienced technical writers for this activity. We produce electronic copy of the whole O&M Manuals set.

8) Asset Database We prepare the Asset Database in both electronic and hard copy. The document covers all equipment installed in the facility, showing quantities, serial number, characteristics, manufacturer, local supplier information, location of the relevant instructions in the O&M Manuals
C. Safety and Energy 9) Thermal Imaging We carry out Thermal Imaging Survey of the MEP equipment. This high technology makes it possible to detect faults at their inception, (for example overheating, leaks, etc). Hence, it is an excellent tool of predictive maintenance which will minimise the downtime of equipment by planning fault rectifications before the fault becomes a major one.
10) Building Airtightness (Envelope) Test This test will prove the integrity and leakage in a building envelope using special test equipment and software (recommended by LEED).
11) Room Integrity Test This test will prove the tightness of an enclosure protected by FM200 (or other fire agent) to determine if the required concentration to put out a fire is achieved. Non-destructive test.
12) Smoke Evacuation Test Efficiency verification of the smoke exhaust system during simulated smoke conditions.
13) Smoke Drain Test To check leakage in plumbing and drainage system in buildings with the use of smoke.

14) Indoor Air Quality We use special sensors to measure CO2, CO, etc.
D. Medical and Pharmaceutical 15) DOP Test for HEPA Filters AJB has an advanced set of equipment to test HEPA Filters, such as DOP tests required in pharmaceutical plants, operation theatres, laboratories, microbiological safety cabinets, etc. AJB can also perform the Clean Room Test and recovery required in similar applications.
