Property Taxes

Current city tax rate 0.635 per 100 Dollars of Appraised Property Value

Example:
$50,000 (Value) x 0.00635 (Rate) = $317.50 $100,000 (Value) x 0.00635 (Rate) = $635 $200,000 (Value) x 0.00635 (Rate) = $1,270
When would property owners in the annexation area receive their first tax statements from the City of Edinburg? The tax statements issued in October 2014 will be the first tax statements newly annexed residents would receive from the City of Edinburg. These taxes help pay for an array of City services such as police protection, code enforcement, city election, emergency services, fire protection, library, parks and recreation police and street and traffic department services.

Questions & Answers

*Why do Cities Annex?
Cities have various reasons for initiating annexation. These are a few examples: Annexation to provide areas for future growth: Cities initiate annexation in order to provide areas for future growth and development. This can be especially critical in cities with limited vacant, developable property to accommodate growth within its existing boundaries. Annexation to cover service costs for ETJ residents using City services: As more and more residential areas develop within the ETJ, these residents begin to use the City's streets, parks and other facilities without paying for these services. Annexation brings the added revenue to help cover these service costs. Annexation to protect the public health & safety: Cities initiate annexation to provide urbanizing areas with municipal services and to exercise the regulatory authority necessary to protect public health and safety.

*What services will new residents receive? The City will start providing fire, police, and other emergency services immediately upon the date of annexation. The City will perform routine maintenance on local streets not under state or county jurisdiction. The City also provides brush collection, permit and inspection services, housing assistance, library services, mosquito control and public information services. The City will also provide new capital improvements when necessary to serve the area at the same level as other parts of the City of Edinburg with similar topography, land use and population density. Edinburg residents are entitled to discounts and reduced fees on recreation and athletic activities, as well as facility rentals, solid waste services and water and sewer rates.

*What land uses are permissible after annexation? Current land uses can continue after annexation. However, the City may enforce regulations pertaining to: Sexually oriented businesses Public nuisances (dilapidated structures, junk vehicles, etc.) Flood control Prevention of imminent harm to persons or property Hazardous substances Sale and use of fireworks *Will the City enforce code violations (high grass and weeds, trash and junk, etc.) in the newly annexed area? Yes properties within the City of Edinburg with high grass and weeds, trash, substandard or dilapidated structures, junk vehicle and other nuisances will be subject to compliance with City Ordinances. Nuisance codes would apply. However, Code Enforcement Officers will be authorized to exercise administrative flexibility and take into account areas that are rural in nature.

* What school district will my children attend? School district boundaries are not affected by a persons city of residence. Residents whose children attend Edinburg CISD will continue to do so. School district boundaries frequently overlap multiple city limit lines. * Will my postal address change? Existing street addresses will not change unless the City or the Lower Rio Grande Valley Development Council 911 Department determines there is a need for a change from a rural route number to a city style address. If a change is needed, the residents will be notified of the process to change an address. * What entity is responsible for establishing taxable values for land the City of Edinburg may annex in Hidalgo County? The Hidalgo County Appraisal District (HCAD) appraises all property in Hidalgo County. *Will the City of Edinburg supply water service to the newly annexed area? Homes and businesses within annexation areas are currently served by the City of Edinburg, Sharyland Water Supply Corporation, and the North Alamo Water Supply Corporation service areas. By law these water suppliers are responsible for providing water service within their respective service areas and the City of Edinburg within its own service area.
