Dear Fireside at Norterra Residents, As the year winds down and we all prepare for what the New Year will bring, I would like to take this opportunity to review the accomplishments of the Community Board of Directors and Management Team for 2013. In addition, I would also like to thank everyone that has volunteered their time throughout the year to help Fireside at Norterra be a great place to live and work. In February we sent the Annual Community Survey to the residents in order to get your feedback on what areas we could improve on and what you thought was being done right. We had great results with overall community satisfaction increased by 3% and the percentage of residents dissatisfied with the community reduced by 4%. In March the Board signed a resolution allowing the Community General Manager to approve Screen and Security doors that meet predetermined requirements for the sub associations. This was done to expedite the approval process for the Crossings and Terrace View since their submittals are required to be submitted to the sub-association and the Master association for review. We performed the scheduled plant replenishment and tree trimming for the community common areas. This is done to replace plants that have died throughout the year in areas that appear to be sparse. In May we replenished the playground chips at the Community Center. In May the Board selected two residents to serve on the Board of Directors. These resident Board members were selected to represent the homeowners with regards to Board decisions and community concerns in addition to serving as chairs for the Design Review Committee and the Neighborhood Advisory Committee. Glenn Hearn serves as the chair for the Design Review Committee and Jack Piraino serves as the chair for the Neighborhood Advisory Committee. Installed silent alarm on Jacuzzi gate at the Community Center to help stop people from using the Jacuzzi after hours. Installed new fabric on all the pool furniture. Resurfaced the cool decking. We added fans to the Community Center gym per residents request.

In December the Board approved the installation of electronic locks on the two bathroom doors by the Community Center Playground. This was done to improve security for residents using the bathroom facilities as well as reduce the potential of non-resident usage. We engaged the services of Mark Reece CPA to perform that annual audit of the Communitys financial statements for 2012. In the audit the CPA will present his professional opinion regarding whether he feels that the Communitys financial statements have been presented fairly, in all material respects. We are happy to say that we did receive a positive opinion from the CPA. His official opinion is stated below. In our opinion, the financial statements referred to above present fairly, in all material respects, the financial position of Fireside at Norterra Community Association as of December 31, 2012, and the results of its operations for the year then ended in conformity with accounting principles generally accepted in the United States of America. One project that we felt would be beneficial to the residents this year was the updating of the communitys Design Guidelines. We felt that the community plant palette should be more inclusive of the broad variety of native desert plants that are available. With this goal we were able to increase the number of plants available to over four hundred and fifty. This gives residents more options for their plantings and will provide more diversity in the communitys front yard landscaping. In November we installed electrical outlets at all the monuments that did not previously have electrical outlets so we could have holiday lights throughout the entire community. This year we updated the original Neighborhood monument light fixtures throughout the community with new fixtures. In October we completed the 2014 budget review process. We were happy to be able to inform the community that it was not necessary to increase assessments and that we no longer anticipate the need for Pulte to provide Declarant subsidy for the communitys operating expenses. We are in the process of scheduling the 2014 Community Paint Project for the common walls for the Highlands, the Enclave, and Norterra Ridge. We anticipate this project starting in the first quarter of the year.

North Valley Parkway Update


Pulte is nearing the completion of North Valley Parkway, they are waiting to have the signing and striping completed and anticipate opening by mid-January.

Please remember that holiday decorative items shall not be displayed more than 30 days prior to the actual holiday and must be removed within 10 days of the date of the actual holiday.
