SALE DEED
This DEED of SALE is made and executed on this, the 19th Day of JUNE 2012, at the Registrar Office, Sangareddy by:
SRI JAYAM HOUSING AND CONSTRUCTIONS PRIVATE LIMITED, REPRESENTED BY ITS MANAGING DIRECTOR,SRI. BOBBADHI JAYAPRAKASH S/O. B.JAGANNADHA RAO, aged about 32 years, occupation: Business, R/o. Lig-6, BHEL, R.C.Puram Mandal, Medak District, A.P.

Hereinafter called as the VENDOR which term shall mean and include all its respective heirs, successors, executors, administrators, trustees, office and interest, legal representatives, nominees and assignees of the ONE PART. IN FAVOUR OF Smt. TAMMA NIRMALA KUMARI W/O. TAMMA BHEEMARJUNA REDDY, aged about 30 years, Occupation : Housewife, R/o. Block A - 705 Aparna cyber Commune Apartments Nallagandla, Hyderabad, 500 019. Hereinafter referred to as the VENDEE which term shall mean and include all his legal heirs, representatives, nominees, executors, successors, administrators, assignees of the OTHER PART.

And whereas, the Vendor obtained the permission for Land conversion from the competent authority of the Government of Andhra Pradesh vide Proc.No.A2/440/2012 DATED 03-03-2012, signed by Revenue Divisional Officer Sangareddy, Medak District, in respect of the said property. Whereas the vendor Planning Plotted the above said land into plots by duly obtaining layout approved as approved No. LP No.1930/LO/ZOSKP/HMDA/2012 Dated 24-04-2012, issued by the HMDA. Whereas, the Vendor is the sole and absolute owner and peaceful possessor of the land bearing Plot No. 60 in survey Nos. 518/

Sq. Yards equivalent to 250.83 Sq.meters, situated at JPS COUNTY OF MAMIDIPALLY VILLAGE under Mamidipally Grampanchayat, Sangareddy Mandal, Medak District, Andhra Pradesh, (Hereinafter called the said property). The Vendor has agreed and offered to sell the said property for a total sale consideration of RS.90,000/- (RUPEES NINETY THOUSAND ONLY) to the VENDEE, and the VENDEE has agreed to purchase the said property from the Vendor for the said consideration. Whereas the Vendor has already received cash from the said VENDEE the said consideration of RS.90,000/- (RUPEES NINETY THOUSAND ONLY) the receipt of which the Vendor hereby admits and acknowledges. Also the Vendor has delivered the possession of the said property to the VENDEE TO HAVE AND TO HOLD the same absolutely forever. Now therefore this deed of sale witnesses that in pursuance of the said agreement and in consideration of the sum of RS.90,000/- (RUPEES NINETY THOUSAND ONLY) lready received by the Vendor from the VENDEE, the said Vendor as the absolute owner of the said property described in the schedule hereto and clearly delineated in the plan annexed with the boundaries thereof shown in RED colour, does hereby transfer, convey and assign free from encumbrances all the said property to hold the same to the said VENDEE as absolute owner together with appurtenances belonging hereto and all the estate, right, title, interest and claim whatsoever of the Vendor in or to the said property herby conveyed. The VENDEE shall hold and enjoy the same, as absolute owner.

NOW THIS DEED OF SALE WITNESSETH AS FOLLOWS :1. The Vendor hereby declares that he is the sole and absolute owner and possessor of the said property and has a clear and legally valid title thereto. 2. That the rights, titles and interests have been transferred in favour of the said VENDEE as the Vendor has got the power to sell the said property. 3. The Vendor hereby declares that the said property is free from all kinds of encumbrances, charges, family disputes, pending litigations, prior sales, agreements, mortgages, leases, charges, minors claims, wills, gifts, court attachments, etc. 4. The Vendor hereby assures the VENDEE that all the taxes and levies on the said property have been paid up to date and arrears if any, till the date of sale deed shall be paid by the Vendor and future taxes in respect of the said property shall be paid by the VENDEE. 5. The Vendor further covenant with the VENDEE that if the VENDEE is deprived of whole or any part of the said property on account of any defect in the title, the Vendor will indemnify and compensate the VENDEE against the same to the fullest extent with the Liquidated Damages. 6. The Vendor undertakes to execute any further deed or deeds in favour of the VENDEE if need be to perfect the title in respect of the said property. 7. The Vendor shall sign all the relevant papers to transfer and mutate the said property to the said VENDEE. 8. The Vendor declares that the VENDEE shall enjoy the said property as the sole and absolute owner without any disturbance, obstruction, interference or hindrance either from the Vendor or any other person or persons. 9. The Vendor declares that he is the only legally authorized person to subsist, market and alienate the said property to the VENDEE, and none of their family members has the right of any nature over the said property. 10. The Vendor has, this day, delivered the vacant possession of the said property to the VENDEE. 11. The Vendor hereby declares that there is no structure or house in the schedule property and if found, action can be taken against the Vendor. 12. The Vendor has, this day, handed over all the original and/ photocopies of link documents of the said property duly attested by the notary public to the VENDEE. 13. The Vendor further declares that the land, in which the said property is located, is not an assigned land and does not come under Act No. 9 of 1977. Also, the land is not an agricultural land. 14. The Vendor has agreed to cooperate with the VENDEE to get the title of the said property changed in the name of the VENDEE in all the official records.
