Ocean City, which is down by 10% from
January of last year. This value will stay flat or
increase slightly over the next couple of
months as the spring inventory comes on the
market. It will then resume its descent as we
get into the spring selling season.

Ocean Pines
There are 167 homes, condos and townhomes
currently for sale in Ocean Pines, representing
an 8% increase over January of last year.
Ocean Pines needed the inventory it got over
the first half of 2013 as it had gotten thin in
several segments of the market. It has now
been on a steady decrease since the late
summer, which is a positive sign and a trend
that will continue.

is currently $340,000 and the median value is
$280,000. Part of the slight decrease we have
seen in this value over the past few months is
the fact that 57% of the properties currently on
the market are $300,000 or less and only 5%
of the listings are $700,000 or greater. This
isnt a bad thing unless you are looking for
something in the higher end segment of the
market where available options are scarce.

The average sold price per square foot in
Ocean City during January was $240,
representing a 3% price improvement over
December. The decreases that we have seen
over the past couple of months are a function
of the price ranges and property types that are
selling and not price depreciation. In looking at
the types and pricing of properties currently
under contract this value will improve in the
coming months.
Ocean Pines
The average sold price per square foot in
Ocean Pines during January was $170, which
represents a 38% increase over January of last
year and is the highest level in the past 3
years. This is encouraging considering that the
properties that sold in OP were a good mix
(interior and waterfront) and that there were no
crazy sales to skew the numbers.

decrease from January of last year. This is a
reassuring sign that this value did not increase
considering we are coming out of the slowest
months of our year. I anticipate that 2014 is
the year that we will embark into the single
digits with less inventory coming on the market
and all indicators pointing towards strong sales
activity.

average with some properties going for less

depends on the property and overall structure
of the deal.

January sold on average at 94% of the listing
price. It is not unusual to see a little drop in
this value during the winter months when
activity is slower and realistic sellers tend to be
a bit more motivated as a result.

during January, which is the same volume as
January of last year. After seeing a good influx
of new inventory in Ocean Pines through the

during January was $370,000 and the median
value was $265,000. This represents a more
traditional mix of property types and price
ranges compared to what we had seen coming
on the market over the previous two months.
There were a handful of higher end properties
listed that pulled this value up a bit higher than
it should have been.

last month was in the lower third of the market,
whereas January saw a good mix of new
listings across all segments of the market.
