() LOCATION
Located directly to the south of the Central
Christchurch City, Sydenham has had a
long and proud history. The swampy land
of Sydenham was originally part of William
Sefton Moorhouse's farm, and later attracted
city labourers and small scale tradesmen to
the growth of a railway town.
Sydenham is situated at South-East side
of Christchurch industrial belt, comprised
of an extensive area of factories, railway
workshops, pottery works etc. A large
domestic suburb developed in response
to the industrial growth of the area. The
area along Colombo St was arguably pre-
earthquake the largest remaining example
of suburban commercial and 'strip-retail'
area in Christchurch.
The area of study, the North-East side of
Sydenham, is occupied by mainly light
industrial businesses today.
The area is framed by Colombo St to the
West, Moorhouse Ave to the North, Waltham
Rd to the East and Brougham St to the
South.

n 1876 Sydenham became part of the Christchurch City following rejection by the City
Council to join the City Centre, and instead became a borough with its own governance
and revenue gathering.
Over time Sydenham's residential population suffered a drastic decline, while the
Christchurch City was growing rapidly to today's population of 363,000 people. The
population of Sydenham was 8,459 in 1881 and by 1916 it reached the peak of
15,489 residents. While today approximately 5,478 residents are living in Sydenham
residential zone.

By examining the historical aerial photos
from the 1920's to today, Sydenham East's
urban fabric can be seen transitioning from
residential to industrial.

There is a drastic difference in the activity on the streets from
day to evening, the daytime being quiHZHZHte active while
at night the area is dead quiet.
t is one of the aims of this project to bring life to the streets in and
around Sydenham. As well as to accommodate pedestrians,
cyclists, buses and vehicles in a safe environment.
STREET COMPARISON IN DIFFERENT TIMES
The dwelling/ non-dwelling burglary statistics
from the Ministry of Justice New Zealand,
show that Sydenham's crime rate is above
national averages.
Another aim of this project is to reduce
crime rates by building functional and safe
community facilities.

SITE ANALYSIS
The colour coded Sydenham East map shows the large
unbuilt spaces mixed with existing buildings. The unbuilt
spaces are currently used as car park or exterior storage
land.
An aim of this project is to utilize the unbuilt space to create
activity areas and increase the land value.
Since the 1920's the residential built
fabric has been entirely replaced by
industrial buildings.
An aim of this project is to bring
residents back to these block and
create a mix-used zone.

Upon studying the F.A.R of East Sydenham one can quickly see the low level of
density. n order to create a sustainable living environment, and achieve the objective
of creating a mixed-use, lively borough, three new intensifed blocks are proposed.
These new blocks specialize in different purposes and increase the site's F.A.R rates.

STACKING THE HISTORICAL TIMELINE
The design concept was derived from understanding the
evolution of the urban fabric and reconstructing it. Each
level is a capture of time, and shows how the footprint has
changed over the last 100 years.
