Managing Roofs as Sustainable Assets

Prolong Roof Life

Three areas of roof sustainability

1.

2.

3.

Sustainability of the roof itself: keep it on the building and out of the landfill Roofs impact on building energy consumption Roofs potential for renewable energy platform

Keeping the roof out of the landfill

1. BLUEFIN is a roof management company focused on

protecting and extending the life of your roofs throughout the life-cycle. 2. We use a portfolio asset management approach to achieve this goal for customers with multiple buildings. 3. The Result: Roofs leak less, cost significantly less, and last a lot longer.

Our Strategic Portfolio Approach

Phase One: Build the Program Baseline Roof Assessments Preventive Maintenance and Minor Repair concurrent with assessments Develop Roof Condition Scorecard for Each Roof Section and Summarize RCS for Portfolio Life-Extending Asset Management plans: Roof Priorities and 10-year Budget Plans for Repair, Maintenance, Restoration 10 Year Capital Plan for Roof Replacements Bundled Scopes of Work Phase Two: Implement the Program Procurement Construction Management Emergency Leak Response Routine Maintenance and Periodic Inspection

Typical Reactive Cycle

Permanent Repair $$ Roof Leak Occurs

Temporary Repair $

Facility Manager Reports Leak

Contractor Work Order

The most expensive way to manage your roofs.

The combination of scheduled repair and PM saves almost $7M over the next 10 years while significantly reducing leaks, collateral damage and other emergencies

Results
We have tested, refined and validated this approach over the past 8 years on over 200 million square feet of roofs throughout the U.S. When fully implemented, this methodology delivers the following results: Up to 75% fewer leaks, extended roof life, and a 25% annual reduction in capital investments in roofing. 30-50% reduction in roof repairs annually by prioritizing and bundling work performed. Reduction in capital expenditures through the selective use of longterm warranted restoration strategies that are 75% less expensive than re-roofing.

Air Combat Command

Air Combat Command: 50 million square feet of roofs, 5,000 buildings, and has standardized around BLUEFIN roof asset management since 2008:
Roof replacement value of over

$1 Billion, $40 million annual Designed and implemented program to reduce annual expenditures by over $12 million annually while reducing leaks by over 50% Fully integrated with ACCs in-house facility maintenance process

D.C. Public Schools

This K-12 school district includes 152 buildings and 6.7 million square feet of roofs
The buildings are old and had chronic leak issues. The district needed to know what they had as far as roof inventory and condition, and an organized way to manage this expensive building asset. BLUEFIN assessed the roofs, developed plans and budgets, dealt with immediate leak issues, procured repair of deferred maintenance items and rolled out a program to identify and preserve good candidates for roof restoration.

BLUEFIN gave us the real truth what we had to do and when to extend out resource dollars. District of Columbia Public Schools, Stephen Kitterman, Program Manager

Results: Leaks dropped by 75%, capital requirements have been reduced by 25% and safety issues have been resolved. More budget dollars are going towards classroom enhancements.

Benefits of Roof Restoration

DC Schools Case Study:
Roof restoration can provide up to 15 years of warranted, high performance life extension

to your roofs for as little as 25% - 30% of the roof replacement cost. 40% of their low slope roofs may be candidates for roof restoration in lieu of replacement Reduced capital requirements for roofing by as much $35M - $40M through 2025, representing a 30% reduction in roof replacement costs over that period.

Roofs impact on building energy consumption and renewable energy

The Washington DC Department of General Services
450 schools, office buildings, police stations, fire stations, parks/rec centers and office buildings that make up 11 million SF of roof area.

Program to improve energy performance through 6 methods:

Improved building energy performance and selective use of day-lighting Integration of storm water management with vegetative roofs Reducing urban heat island effects through improved reflectivity or vegetative roof Reduce the significant carbon footprint associated with re-roofing through roof asset management practices that keep existing roofs out of landfills 5. A platform for improved energy performance through the use of roof-mounted photovoltaic (PV) power generation and solar thermal hot water generation 6. This project can serve as a leadership benchmark for other regional governments and the DC metro community.

Roofs impact on renewable energy

Partnering with RGS Solar, BLUEFIN assessed 17 educational facility buildings in Maryland, New Jersey and Pennsylvania.

Its cool, its green, it might even be financially viable. But Its still a roof underneath What about the warranty? How long will the roof last? What if it leaks? Or fails?

Orchard Elementary
Assessment and Roof Restoration Saved PV Program, and a Lot of Money

Old roof with serious problems - estimated roof replacement $400k Needed roof service life to last as long as the schools Purchase Power Agreement contact terms 20 years Long-term restoration solution: 15-year warranty , $300 k less than replacement.

Failing Leaking Roof

Fully Restored Roof with 15-year performance warranty

Roofs can be sustainable, or they can be liabilities. The choice is yours.
