TURNAROUND OF DISTRESSED PROPERTIES


We begin by undertaking a Situation Analysis, which provides a rapid, factual assessment of the current situation, including a
review of cash flow, debt service capacity, capital structure, products, services, operations, reporting systems and controls, and
management team capabilities. These areas are all critical to the success of any organization.
Once we are able to get a true picture of the situation, the next phase is to implement a turnaround plan, which often
involves re-engineering the company's processes and rationalizing its operations. Naples Hotel Group's team of professionals
has extensive hands-on experience in operational restructurings. We will implement a new business plan that will encompass
detailed planning and implementation in each department.
We attend to the vital aspects of the business-- cash flow, bank and creditor relationships, vendor and employee relationships,
operations, and sales and marketing plans. We evaluate the physical condition of the property and risk management policies
to determine areas that are in need of restructuring.
Our turnaround process is designed to improve shareholder value through better asset productivity and operational excellence.
We present cash flow forecasting that will increase the confidence in a property, as well as boost the confidence that lenders
and creditors have towards their portfolio client. NHG produces tangible results that are sustainable and contribute to the
hotels overall competitiveness.

Overhead

Property Condition

We will examine all purchasing in each department and


evaluate on proper POR costs. We conduct a review of
labor costs and implement the correct standards for hours
within each depar tment. To reduce costs, we examine
utility costs and implement energy savings tactics.

We have extensive experience in property design and


construction. This allows us to take a close look at the
physical condition of a property and assess any issues
that may create unnecessary expenses for our owners.
We examine each building an its mechanical, plumbing
and electrical plants to detect problem areas and provide
action plans to correct potential issues.

Staffing
We interview all associates and review their positions and
job descriptions to insure we have the best people in the
best position to maximize productivity and control labor
costs. Benefits and human resource items are reviewed
with the best interest of owners and partners in mind, and
to be sure that the best resources are in place.

Online Strategies and Internet Exposure


We evaluate a hotels presence on the internet and
implement a fresh new online strategy. We insure that all
search engines and web channels are set up correctly to
maximize the hotels exposure. Social media channels such
as Twitter, Trip Advisor and Facebook are incorporated to
enhance each Hotels web presence. To fur ther increase
market share, we review all market promotions and
potential sales opportunities.

Overall Operations
Our strongest focus is on achieving complete guest
satisfaction. We will implement proper training to all our

HOTEL DEVELOPMENT
NHG identifies quality development opportunities and creates profitable acquisition or
new build ventures. Our extensive experience
as owners, operators and managers gives us
the ability to determine demand generators in
a marketplace and assess how they will effect
a hotels success in that market.
Our detailed site selection process includes
a study of the market and its sources for
demand generators. We evaluate the physical
make up of a site as it pertains to accessibility
to traffic patterns, visibility, general location
and availability of resources needed to service the project.
We are able to provide exper tise at every
stage of the hotel development process, from
hotel design to grand opening.

Design
The architect is a key component to the success of the
project. We have an extensive and successful history in
working with architects specializing in the hospitality industry.
We work closely with the architect in the design stage to
insure that all brand standards are upheld and the hotel
is designed with the best use of function and esthetics.
Naples Hotel Group has extensive experience in working
with the brand standards of Hilton and Marriott limited and
select service products.

Engineering
Site and building engineering is extremely important in
todays environment. There are strict controls placed on a
buildings footprint, parking, lighting, water management,
air systems, electrical and plumbing, and all must be designed
to make the building energy efficient and guest friendly for
the life of the hotel.
Naples Hotel Group spends a great deal of time during
design to ensure all of these engineering components are
considered and carefully coordinated so that the end result is
a product with great curb appeal that operates efficiently for
the owner and operator.

Construction
The construction process requires constant monitoring and
attention. Naples Hotel Group has cultivated relationships
with experienced contractors with expertise in building the
leading brand hotels. We make sure the contractor is
involved in the design process and that they are
responsible for adhering to the brand standards of these
leaders in the industry. All of our past projects have been
completed within budget and on time. This can only be
achieved by managing this difficult process well, and by
selecting the right par tners to work with us.

Valuable Relationships with Brand Leaders


The Hilton and Marriott brands are synonymous
with first-class hospitality. As a franchisee, we
have access to a network of powerful service
and suppor t that helps us operate efficiently
and effectively. These brands offer an exciting

our clients and par tners.

Opening
A smooth opening is a result of impeccable organization and
perfect execution of a very detailed process. Prior to
opening, we will work closely with all team members and
development par tners to coordinate and complete
construction, FFE installation, cleaning, final staging, all the
way to grand opening. We implement proper training and
preparation to all staff members. We follow the franchisors
guides for all opening procedures and have great success in
achieving hotel openings with minimal to zero problems at
opening. All of our managed hotels have had 98% of the guest
rooms ready to occupy at opening.

PROPERTY IMPROVEMENT PLAN (PIP) MANAGEMENT


NHG has an extensive background in design and construction and we have first-hand knowledge of the leading brand standards
of Marriott and Hilton. This experience allows us to offer turnkey Product Improvement Plan (PIP) Management of your hotels
renovation, upgrades and brand design changes.
We first determine the design changes and brand requirements needed for your hotel to assure the property is both competitive
and adhering to franchise brand standards. Our experience as hotel operators adds significant value, as we recognize which
components may represent deferred maintenance, which components may support the assets competitiveness in the current
environment, and which may represent expensive improvements for which there may not be market support to drive reasonable
return on investment.
When a PIP-related renovation is required, we ease the hassle that you as an owner would otherwise experience by coordinating
with our network of contractors and PIP implementation teams. We obtain multiple bids and ensure that all expenditures will
ultimately enhance the value of the hotel or prevent further value decline. We provide a proven process of selecting an architect,
interior designer, general contractor, project manager, and purchasing support to minimize guest disruption, revenue displacement,
and ensure cash flow dollars are not lost to inefficiencies.

AN EXPERIENCED TEAM OF PROFESSIONALS

Mike Bou-Sliman
Founder and President
Mike has been in the hospitality business
for over 20 years. He grew up in Ohio
working in restaurants as a young man.
He eventually opened his own restaurant
in Northern Ohio and successfully
owned and operated two restaurants for
over 8 years before moving to Florida.
Mike had his start in the Hotel business
in 1997 as General Manager of the
Hampton Inn in Bonita Springs, Florida.
Since then, Mike has successfully
developed 6 Hilton and Marriott limited
service hotels in Florida. Mike has gained
extensive experience in site selection,
design and full development of multiple
Hilton and Marriott limited service
hotels throughout Florida, and has been
intimately involved in the opening and
operating of these hotels over the last
13 years.
Currently, Bou-Sliman is Founder and
President of Naples Hotel Development,
LC and Naples Hotel Group, LLC.
Naples Hotel Development currently has
ownership interests in 5 Hilton and
Marriott products and acts as the Asset
Manager for all five hotels.

Greg Blackwell

Hayley Bou-Sliman

Partner, VP of Operations
Greg Blackwell has been in the hospitality
industry for over 23 years. In 1988, he
began as an entry-level associate at
one of the first 10 Residence Inns by
Marriott located in Oklahoma City.

Managing Member, Director of


Administration & Human Resources
Hayley has been involved in the
hospitality industry for more than 20
years. In addition to providing valuable
support to Mike in business ventures,
she handles all office and human
resource areas for the companies and
their employees.

In 1990, he moved into the area


of hotel management with Marriott
where he held various property level
management positions in engineering,
operations, sales and marketing. Greg
also held a Regional General Managers
position covering challenged hotels in
Marriotts Central Region.
During his tenure with Marriott, Greg
managed multiple units and oversaw the
sales efforts for some of their strongest
brands. The last 4 years of Gregs tenure
with Marriott International was focused
on Hotel Openings, Conversions and
Divestitures, working exclusively with
Marriott Owners and Franchisees.
He managed brand standards, asset
readiness and construction, along with
sales and marketing ramp-ups for over
120 Marriott hotels, representing 7
different Marriott brands.

Hayley oversees all office and


administrative areas for the hotels and
provides precise accountability and
financial controls. She works closely
with our comptroller to ensure that
each owner and partner is provided
with accurate information and frequent
communication regarding the status
and condition their property.
