AS IS”

With All Faults


This is addendum “ ___” to the following agreement:

_____ Mobile Home Purchase Contract and Receipt for Deposit,
_____ Commercial Real estate Purchase Contract, receipt for Deposit, and Escrow Instructions
_____ Counteroffer,

in which ________________________________________________________________________ is referred to as Buyer
and ____________________________________________________________________________ is referred to as Seller.
“AS IS” and “WITH ALL FAULTS”
NO WARRANTIES GIVEN BY SELLER OR CENTURY 21 ALPHA
Buyer acknowledges that Buyer is purchasing the property “AS IS”, in its present condition, “WITH ALL FAULTS”,
solely on reliance of Buyer’s own investigation and the inspections made by contractors selected by Buyer, and that no
representations or warranties of any kind whatsoever, express or implied, have been made by Seller or CENTURY 21
Alpha, its agents or employees. Buyer further acknowledges that as of the close of escrow, Buyer will be aware of all
zoning regulations, other governmental requirements, site and physical conditions, and other matters affecting the use and
condition of the property and agrees to purchase the property in the condition that it is at close of escrow, subject,
however, to the Buyer’s rights under any Seller warranties or other contractual obligations, if any, contained in this
agreement.
Notwithstanding the fact that the Buyer is purchasing the property “AS IS”, in its present condition, “WITH ALL
FAULTS”, Buyer shall have the right to cancel this contract and terminate his obligation hereunder should Buyer not be
satisfied with the condition of the property so long as Buyer gives written notice to Seller within 10 (or _______) days
after Seller’s acceptance of this offer. In the event that Buyer fails to give such written notice within the time allowed,
Buyer shall be conclusively presumed to be satisfied with the condition of the property. In the event Buyer gives timely
written notice of cancellation to Seller, Buyer shall be entitled to a refund of his deposit, less any escrow cancellation fees
and costs of any inspections ordered by Buyer.
The Seller shall maintain the property in substantially the same condition as on the date of acceptance of this offer,
including but not limited to pool/spa, landscaping and grounds.
The Seller shall not be responsible for making correction or repairs of any nature whatsoever except:
(if checked) Structural Pest Control repairs, if applicable under the above referred to contract and
(if checked) other __________________________________________________________________________.

The undersigned acknowledge receipt of a copy of this Addendum and agree to the terms stated herein.
