I. GENERAL INFORMATION

A. Purpose of this document

This document defines both Richmond American Homes and


Subcontractor/Supplier responsibilities in the Electrical phase of
construction. The electrical Subcontractor/Supplier's work will not be
considered complete until all specifications herein contained are fully
met and all work done according to all state, county, city codes
applicable, FHA, CABO, BOCA, OSHA, HUD, EPA, FDOT, FDEP, IBC and
those pertaining to Equal Employment Opportunity.

B. Warranty in Labor & Materials

Per the Master Subcontractor or Supplier Agreement, if any part of the work
is found to be nonconforming or cause damage to other work, the
Subcontractor/Supplier will be responsible for all costs and damage incurred,
both direct and incidental.

Subcontractor/Supplier shall warrant those Warranty Standards applicable to


Subcontractor/Supplier’s Work as set forth in the Residential Warranty
Corporation (“RWC”) 10 Year New Home Warranty (incorporated herein this
Addendum A by reference and made available to Subcontractor/Supplier), for
a period to commence from the completion of Work through one and/or two
years (as set forth in the RWC documents) from the date Contractor conveys
title to any property to a third-party purchaser. Subcontractor/Supplier shall
perform such Action Required as noted therein.

1.1 SUMMARY
A. Designated Tasks and Work Includes:
1. The Designated Tasks and Work includes the furnishing of all materials and equipment and the
performing of all services to provide electrical phase of construction in conformance with the requirements
and references specified herein.
Such work comprises, by means of illustration and not exclusion:

a. Subcontractor must furnish and install all electrical fixtures including light bulbs in all
fixtures except porch ceiling fixtures. Porch ceiling fixtures will have fluorescent bulbs.

b. Plastic or metal box should be on wire for exterior lights in brick areas prior to brick
installation so mason can mud box in.

c. All switches, outlets, and fixtures must be installed in accordance with the drawings and
applicable local codes.

d. Subcontractor must install a 150 Amp electric service by N.E.C. standards for house types
under 2000 (living) SF and a 200 Amp electric service for house types 2000 (living) SF and
above and install service panel and sufficient number of circuits to safely accommodate the
load.

e. Lighting fixtures, smoke detectors, and door chimes furnished must be of the model and
manufacturer as specified by Richmond American Homes’ Fixture List.

f. Subcontractor will furnish permits and pay inspection fees.

g. Subcontractors will schedule inspections within 24 hours of completed work phase.

h. Subcontractor must connect all exhaust fans to existing ductwork provided by others.

i. Subcontractor is to install the proper number of circuits per room as per code.

j. All framing, blocking, etc. removed to facilitate installation of wiring must be replaced during

rough-in phase, by the electrical contractor.

k. The location of lights, smoke detectors, switches and all equipment are to be installed strictly
according to architectural plans, except where code prohibits. If code changes occur electrician
shall bring these required changes to the attention of RAH management.

2. Main Service

a. Temporary service and panel to be installed per Richmond American Homes Schedule.

b. Temporary power poles installed at the nearest transformer and in such a manner so that
trades do not have to pull more that 200’ of extension cord necessary to complete their work.

c. Entrance cable must have steel or plastic jacket. Service entrance cable must be Service
Sealed water-tight were it penetrates exterior wall (Dux-Seal)

d. Service panel must be as manufactured by Square D (Panel face must be


surface mounted type) or GE Brand will be accepted.

e. All service panels and individual circuits must be clearly marked on the
panel box door.

f. Outside disconnects for outside unit to be non-fuse type where code


allows. Fused disconnects must conform to fuse rating as shown on A/C
or heat pump units.

3. Lighting Circuits

a. All wiring and devices must comply with the latest National Electrical Code requirements.

b. Switches must be toggle type as approved by the N.E.C. and shown


below.

c. Receptacles must be dual receptacle grounded type as approved by the N.E.C. and shown
below.

d. All plates must be standard smooth plastic (white); to match finished walls and must be
installed plumb and level.

e. Subcontractor is to install plastic boxes.

f. Subcontractor must furnish and install all fixtures and accessories as specified by
Richmond American Homes’ Fixture Lists by model

g. Recess lighting used in ceilings where unconditioned space exists above, are to be air-
lock type.

h. All fixtures must include appropriate light bulbs. All exterior light bulbs to be clear
except porch ceiling fixtures. Porch ceiling fixtures will have fluorescent bulbs.

i. Optional floodlights per plan are to be switched per plan. Optional package consists of
one pair of floods on a switch at patio door.

j. Post lights to be installed per community specifications with photo-cell optional.

k. Deck stairs to have lighting per NEC requirements.

4. Appliance Circuits

a. All appliance circuits must be per NEC requirements.

b. Switches must be white toggle type as approved by NEC.

c. Receptacles must be dual receptacle grounded type as approved by NEC and shown above.

d. Subcontractor must provide a single 20 AMP circuit for pre-wired dishwasher and pre-wired disposal
where permitted by local code.

e. Subcontractor must provide a 30 AMP, 220 volt receptacle for electric clothes dryer. The 220 volt to
remain if gas dryer is chosen.

f. Subcontractor must provide a 20 AMP circuit for automatic washer.

g. Subcontractor must provide a 220 volt receptacle for the electric wall oven or
electric free standing range at required amperage levels to meet manufactures
specifications. Gas freestanding range deletes the 220 volt and adds a 110 volt outlet.

h. The range hood to be installed by the electrical contractor. Location must be


placed per the kitchen cabinet layout.

i. The Subcontractor will provide an individual circuit for all microwave ovens.

j. Refrigerator is not to be wired in the GFI circuit. Separate 20 amp circuit.

k. Electrician responsible for final inspection test

2. This Addendum A does not completely specify all material, labor, equipment, and other
services necessary to properly and fully execute the Designated Tasks and Work, but
outlines the more salient minimum requirements. Subcontractor must nevertheless furnish
other material, labor, equipment, and services to provide a complete and functioning work
product.
3. Contractor reserves the right to amend, modify, or otherwise expand the requirements under
this Addendum A at any time and from time to time at its sole discretion.

1.2 STANDARDS AND REFERENCES

a. Each floor must have smoke/carbon monoxide detectors placed per drawings and/or local
codes.

b. One attic access light and switch per unit must be installed with attic stair option.

c. One outlet at each exterior exit – front door, rear door, and walkout if 1st floor exterior
receptacle is with-in 6’-6” of the ground. Areaway and garage service doors do not receive

an outlet.

d. Door chimes must be installed. Bath fans must be wired and controlled independently of
other bath lighting.

e. Subcontractor must provide ground fault circuit interrupters (GFCI) for all bathrooms,
garages and exterior outlets as required by local and national codes. The test GFI outlet for
the bathrooms to be located in the master bath.

f. Range hood locations must be wired per kitchen type.

g. Each garage door to have one (1) receptacle installed in the ceiling adjacent to the rear of the
door when open. All garages to be pre-wired with low voltage wire for optional garage door
opener.

h. Switches are to be located as per code requirements.

i. Security system and central vacuum must have a 15 amp circuit installed.

j. Ceiling fan option or rough-in will include three wires for switches (blades & light) and
installation. The master bedroom and family/gathering room will have ceiling fan pre wire
and brace in the base house and include fixture with bulbs.

k. Whirlpool tub option to include separate GFI switch located in the bathroom.

l. Subcontractor will provide and hookup wiring for water heater. Such installation to include
responsibility for making sure that the circuit for the water heater is taped off if the water
heater is not filled with water.

m. All secondary bedrooms to be supplied with one switched outlet denoted on drawings and
no ceiling fixture or pre wire. If an optional pre wire is selected the electrician will provide
the light/fan pre wire and brace along with a blanking plate in the ceiling.

1.3 SUBMITTALS

Quantity Take-off: If requested, submit accurate quantity or material take-offs broken down into
reasonable detail and format acceptable to Contractor. Takeoffs shall be accurate within 5 percent.

1.4 QUALITY ASSURANCE


1. Variations, inconsistencies, omissions, or conflicts between or among any such Laws,
requirements, plans, specifications, or standards to the immediate attention of Contractor
in writing. Contractor will timely determine which such requirement governs. Unless
otherwise directed in writing, perform the Designated Tasks and Work in accordance
with the Law, requirement, plan, specification, or standard which calls for the highest
standard of workmanship and materials.

1.5 DELIVERY, STORAGE AND HANDLING


Subcontractor will arrange delivery with electrical supply distributor.

No ceiling fixture to be supplied in base house secondary bedrooms. Microwave and irrigation circuits are
standard.

PART 3 - EXECUTION REQUIREMENTS


3.1 EXAMINATION AND COORDINATION
A. Subcontractor will furnish permits and pay all inspection fees.
B. Subcontractor will schedule inspections following the completion of work within 24 hours.
C. Immediately notify Contractor of any variations, inconsistencies, omissions, or conflicts between
or among selections in Contractor’s “FINISH SELECTION SHEET.”

3.1 RESPONSIBILITIES

A. Richmond American Homes – Responsibilities


1. To supply the most timely and accurate scheduling information possible.
2. To provide regular updates from the Richmond American Homes Production Manager.
3. To provide the following plans/drawings/information:
a. Architectural Plans
b. Selection Sheet and Change Orders
c. Electrical Layouts
d. Electrical Specifications
e. Fixture list
4. To supply all materials as specified in the plans.

B. Electrical Subcontractor – Responsibilities


1. To conform completely to all labor and material specifications.
2. To check accuracy of plans and selection sheets with Richmond American Homes Production
before proceeding.
3. Subcontractor will respond to customer service work within 24 hours from date of request and if
necessary will attend to customer service items before attending to production work.
4. Subcontractor is expected to meet Richmond American Homes bi-weekly scheduled work as
mailed out by our division office. Richmond American Homes Production Manager will contact
and advise Subcontractor’s Job Forman on the site as to upcoming workloads.
5. To conform to all MOSH/VOSH regulations and requirements.
6. Subcontractors to clean work area daily (broom swept) and place all trash in dumpster supplied
by RAH. Failure to comply will result in a backcharge to the subcontractor for cleaning.
7. Richmond American Homes will add 10% to any and all occurring back
charges to cover administrative costs.

Subcontractor / Supplier will adhere to all RAH safety policies and programs
