Materials Lists
Table of Contents
1) Imperative to use sand as per British Standards in all concrete works and any
infringement to such specifications shall be rejected.
2) The crushed stone (gravel) used in concrete must be in line with British
Standards as supplied from quarries and the crushed stone specifications must be
graded as per the crushed stone grading specifications stated in the general and
special conditions and specifications manual.
3) Contractor is to use ready mix concrete and must take into consideration to use
the crushed stone as supplied by the quarries of Ras Al-Khaima as per clause no.
(2); and not Wadi crushed stone and any infringement to such specifications shall
be rejected.
4) All external façade walls must be made of reinforced concrete as per the details
of the enclosed construction drawings or as indicated on the drawings.
5) All the steel used in the concrete shall be of Tor Steel and the tensile operational
strength of the latter shall be 3100 kg/cm2.
6) The contractor shall study all the construction drawings as if the same were
prepared by it and shall meet any amendments imposed by the Municipality upon
the issuance of license thereof after the consultant had carried out the
amendments in line with Municipality’s instructions.
7) 20 cm thick muted concrete blocks shall be used in building the walls beneath
foundations.
8) Soil shall be excavated as and when necessary and the contractor shall not be
entitled to objections, knowing that the excavations wastes shall be transported
to the premises designated by the Bahrain Municipality Department.
9) Internal Partitions:
All internal partitions shall be made according to the drawings from 10cm, 15
cm, and 20cm thick.
Works include (but are not limited to) all materials and accessories, abutments,
and jambs, anchors, ties where required, rough and fair cutting, leaving holes,
chases, grooves, mortises and the like, curing, raking out joints or hacking
surfaces, grouting, and preparing surface to receive plaster or other finish as
required. Cut masonry units with motor-driven saws to provide clean, sharp,
unshipped edges. Set masonry units with full mortar coverage on horizontal and
vertical faces; fill gaps with chips and mortar, alternate blocks at angles. Dose
mortar to 350 kg Portland cement per cubic meter. Wet brick prior to laying. Do
not build more than 3 meters high walls at once, resume after 24 hours, wet
walls at end of each day. The unit rate shall include bed joint reinforcement
every second course and RC column in vertical control joint.
12) Contractor shall scour, polish and wax all the marble, granite and terrazzo tiles
works for the entire building.
N.B. :
1. Contractor shall provide full shop drawings for the project prior carrying out any
works to obtain consultant’s approval therefore.
Woks shall include (but not be limited to) the Surface preparation of and application to any
surface of finishes, backings, raking and angle cutting, work in any width or area, any location
and any height, fair joints of every description, fair edges, rounded edges, chamfered edges,
quirks, arises and the like, beaded edges, molded edges, ends, angles, intersections and the like,
all as required to execute the works complete.
Works include adhesives, backing and bedding compounds as indicated; cement mortar (white
or ordinary cement as required), application to any surface, finishing as required, coordination
with adjacent works, detailing, grouting and cleaning Provide Marble, cut to size as per detailed
drawings. The contractor must submit a sample of each type of marble and shop drawings for
approval.
Wall marble or granite to be fix by using galvanized dry fix system, shop drawings should
submitted for consultant approval.
The floorings of these areas shall be finished with 2 cm thick of Dark Emperador,
Light Emperador, Calacatta Carrara, Giallo Siena and Portoro Extra in 600 x 600
size. All the walls to elevator entrance shall be also finished with 2 cm thick of
Dark Emperador, Light Emperador and Calacatta Carrara as per the measurements
and design specified in the enclosed detailed drawings provided samples are
submitted to the consultant to select the proper ones out of them. All marble and
granite pieces used shall be selected, first choice and cut to size using water jet
method. In addition to adhering to the detailed drawings with all details and
materials contained therein as well as counter items as per the details drawings.

The floorings of these areas shall be finished with 2 cm thick of Light Emperador,
Calacatta Carrara, Giallo Siena and Portoro Extra 600 x 600 size. All the walls to
elevator entrance areas shall be also finished with 2 cm thick of Dark Emperador, Light
Emperador and Calacatta Carrara as per the measurements and design specified in the
enclosed detailed drawings provided samples are submitted to the Consultant to select
the proper ones out of them. All marble and granite pieces used shall be selected, first
choice and cut to size using water jet method. In addition to adhering to the detailed
drawings with all details and materials contained therein as well as counter items as per
the details drawings
Works include adhesives, backing and bedding compounds as indicated, application to any
surface, coordination with adjacent works, detailing, jointing, grouting and cleaning. Including
bedding compound, grouting, and all fixing materials and accessories.
The flooring of these areas shall be finished with 60x60 cm porcelain ceramic tiles of
RAK Ceramic, Saudi tile, Roman, or Equivalent.
These floorings shall be finished with 20x20 cm non slip ceramic tiles of RAK Ceramic,
Saudi tile, Roman, or Equivalent.
3) Kitchens:
Kitchens floorings at all floors shall be finished with 20x20 cm non slip ceramic tiles.
Kitchen Walls shall be finished with 20x20 cm non slip ceramic tiles. Manufacturer of
ceramic tile is from RAK Ceramic, Saudi tile, Roman, or Equivalent.
The walls of these areas shall be finished with 20x20 cm or 25x30 of porcelain ceramic
tiles. The price is including Decorative ceramic border that must be installed around the
full parameter of the bathrooms and toilets.
As for the floorings, the same shall be finished with 20x25 or 25x30 cm or 30x30 cm
porcelain ceramic tiles. Similarly, decorative ceramic Border must be installed for all the
bathrooms and toilet. All types of ceramic and porcelain tiles shall be of a brand
specified in the materials list, as per consultant’s choice of color and shape.
5) Staircase:
Staircase floorings at all floors shall be finished with 30x30 cm porcelain ceramic tiles
of RAK Ceramic, Saudi tile, Roman, or Equivalent.
Skirting:
All the Sanitary Wares and accessories shall be with shapes, colors and types as
chosen by the consultant.
All bathrooms and toilets shall be as shown in the detail drawings and according to
brands and specifications as follows:
Approved Material List:
Jacob Delafon, Twyford, Grohe, Kohler, American Standard, Toto, or Equivalent.
Note: Wc outlet should be 3” diameter.
1 - EXTENT OF WORK
Note: Roof water proofing should comply with approved “U” value.
• The Roofing and Waterproofing systems shall be laid in strict conformity with the manufacturer's
instructions and the enclosed substrate preparation's specifications.
• Waterproofing material shall be properly stored in a clean covered area and shall be kept away from heat and
sun.
• During mobilization period, the Contractor shall submit its works program and its On-Site Quality Control
Plan.
2. All workmanship in roofing systems shall be free from any defects and comply with all respect to the
manufacturer's technical instructions.
3. This warranty becomes operative from the date of issue of the preliminary handing over certificate of the
contract and shall be valid for a period of ten (10) calendar years.
4. Within this warranty the contractor is liable for the cost of repair of defected materials or installation of a
replacement materials or system.
5. The text of the warranty shall be to the Consultant Engineer approval.
2.1- SUBMITTALS:
PRODUCT DATA: Manufacturer's printed specification and installation instructions, including procedures and
materials for termination, penetrations, flashing, compatibility and bonding. The Contractor shall provide with
his submittals all the relevant Standards documentation.
SHOP DRAWINGS: Indicate layout of sheets including side and end labs mechanical equipment flashing,
parapet flashing, and drain details.

Accepted samples will be retained to serve as a basis for checking at the time of delivery of materials to site. The
manufacturer shall furnish, when requested, proof of origin and quality of the materials that will be used or
where it has been applied. Only materials specified or approved by the Engineer will be permitted to be used.
The Engineer will stipulate acceptance tests and their mode of operation to be carried out on materials supplied
by the contractor.
• For uniformity of the efficiency and future maintenance, all the products proposed for waterproofing shall be
from the same manufacturer or approved by the waterproofing membrane Manufacturer. Furthermore, the
manufacturer shall submit a guarantee of 10 years availability of the approved materials.
• The waterproofing membrane manufacturer shall be certified within the frame of ISO 9000 series standards:
ISO Certificate shall be available for Engineer checking at time of submission.
• The manufacturer in house quality control shall be periodically audited by an independent technical control
office for compliance with the Q.C. manual and standard recommendations. Certificates from the technical
control office shall be available for Engineer checking.
Below ground Tanking for surfaces of piles caps, tie beams, basement walls, below ground slabs and walls shall
be carried out by application of a one layer heavy duty Tanking System consisting of:
• Double layer of a 4 mm thick SBS electrometric modified bitumen membrane, Reinforced with 180
gr/m2spun bond non-woven, with 100 mm side laps and 150 mm end laps torched and seamed with
staggered joints.
• The Tanking System shall be applied over clean, dry and smooth concrete or block works surface. All
preparatory works (blinding, piles heads,) must be executed prior to any membrane installation.
• Horizontally, the Tanking System shall be loose laid over One coat of primer according to ASTM D 41
applied at a rate of 250gr/m2, and covered with 1000 Gauge PE Foil before pouring a 50 mm thick mortar
protective screed to receive reinforced concrete structure.
• Vertically, it shall be fully torched over one coat of Primer, protected with a 6 mm thick bitumen
impregnated board before backfill or concrete cast.
• Roof of basement, the roof of basement shall be covered one coat of bituminous primer followed by 5mm
thick waterproofing membrane based on plastomer bitumen ( APP ) torched with an overlap of 10cm on the
sides and 15cm on the ends. Roads asphalt shall be laid directly over the membrane .
Compartment System
• The compartment system shall be applied every 200 m2 by splitting the basement area into compartments
using a swelling bar on the perimeter applied directly over the waterproofing system not allowing water,
incase of leakage, to pass from one area to another.
• Apply an injection tube at center of each compartment. Extend the tube to the surface of the raft slab for
monitoring and injection in case of leakage.
• Repair the top of the pile with non-shrink grout to flatten out the surface to be treated.
• One coat of primer according to ASTM D 41.
• Double layer of a 4 mm thick SBS elastomeric modified bitumen membrane, membrane Reinforced with 180
gr/m2 composite spun bond non-woven polyester with glass fiber threads extended up to the debars.
• Apply a Hydrophilic betonies strip at the outer perimeter of the pile followed by a post-inject able injection
tube at the inner perimeter of the pile head , extended to the surface of the raft.
• Apply 2.5cm thick of high strength epoxy grout covering the entire pile.

The roofs to receive tiles finish shall receive a single ply roofing system, consisting of the following built up:
• Lightweight foam concrete to 1% minimum slope with Minimum thickness of 50mm, having Density of
650-750 Kg/m3.
• A slip-sheet, 110-g/m2 non-woven synthetic geotextile, loose laid over the deck.
• A 4 mm thick SBS elastomeric bitumen membrane, reinforced with an 180g/m2 stable spun bond non-
woven polyester, loose laid over the slip-sheet with 80 mm side laps and 120 mm end laps torched and
seamed.
• Membrane termination shall be protected by a counter flashing system ( metal flashing, Or groove) and shall
be at least 150 mm higher than the top level of the roof tiles.
• The roof being opened to public access, the flashing membrane shall be protected ( vertical concrete tile, or
similar approved )

Flowers and planters boxes shall receive a heavy duty, anti roots roof garden waterproofing system consisting of:

1) All internal horizontal and vertical cold and hot water pipes shall be made of
polypropylene.
2.1) External drainage pipes shall be made of UPVC and shall conform to BS
4660.
2.2) As for the drainage main pipelines between the manholes, they shall be 6”
glazed clay pipes or pvc class-10 pipes and cement protected as per the

conditions and requirements of the Sewage Section of Bahrain

4.1) Furthermore, chrome-plated copper valves shall be installed on the hot and
cold water pipes for all the equipment in the kitchens, bathrooms and
toilets, knowing that the contractor shall submit several samples to the
consultant for their approval.
4.2) Copper of stainless steel valves shall be installed outside the building and
the contractor shall submit several samples to the consultant for their
approval.
7) Water Tanks
The number of tanks shall be in line with the shop drawings enclosed
herewith. The tanks shall include all the connections, meters, automatic
floaters, supply, washing and drain pipes, as well as ventilation and
overflow systems, starting from the ground tanks and up to the upper tanks
and inside the building.
The ground water tank shall be made of reinforced concrete and shall be
externally insulated as per the enclosed detailed sticker and shall be
internally insulated by two fiberglass layers, in line with the requirements
of the Bahrain Water and Electricity Department. The tanks shall include
The tank’s opening cover shall be made of aluminum as per the enclosed
detailed sticker and the ladder shall be made of aluminum pipes, knowing
that all the automatic floaters shall be of Stewart, Jung or Reichenteryer
brand or similar European brands of same quality.
7.1) A sectional water tank shall be installed on the roof and shall be insulated
as approved. The tank shall be made by the press molding process-SMC to
maximize its durability and endurance. All the boards forming the tank
shall be made of long fibres to maximize durability, provided the boards
shall endure a pressure of six folds of the regular operational pressure and
the boards shall be ultra violet rays resistant to avoid algae formation on
the water surface.
7.3) All the accessories submerged in water and inside the tank shall be made
of stainless steel.
N.B. : An internal upvc ladder and an external galvanized ladder shall be installed
on the tank at a height above 1 meter. The ventilation opening shall
contain a micro strainer to prevent access of dirt and insects into the
tank as such access would contaminate the water.
The building shall be equipped with two electric pumps; a duty pump and a
standby pump to lift water from the ground floor tank to the upper water
tanks. If otherwise specify on the drawings
These pumps shall have enough power to lift the water to the upper tanks and
the contractor shall provide the compressor’s calculations to the consultant to
obtain their approval, after taking into consideration the lost pressure and the
required pressure. The pumps shall have a capacity of not less than 100
gallons/min. and the pumps shall be of a brand as specified in the materials
list.
1) The contractor shall supply, install, test, commission, and maintain, for a
period of one whole year from date of preliminary handover, the spare parts
that might be required for the central filter system, and shall warranty the
same for a period of ten years from date of final handover.
2) The contractor shall calculate the capacity of the central filter system in line
with the regulations of Bahrain Water and Electricity Department and the
Department of Commercial Buildings and Social Services, in a manner coping
with the water consumption requirements of the building, and shall submit the
calculations to the consultant for their approval.
4) The structure of the central filter and peripherals thereof shall be made of
steel with an internal Armor Zink lining.
1) All pipes and connections shall be made of upvc material and shall endure
high pressure.
2) All controls for pumps, pressure gauges and filter washing meters shall be
located at one single source; and shall be connected on an automatic electric
control board, which regulates the operation of the pumps and all the filter’s
accessories.
4) The central filter system shall be connected in such a manner allowing easy
access for maintenance, without interrupting the building’s water supply.
5) To protect the pumps from working in the absence of water, a level switch
shall be installed in the central filter system supply tank.
8) The pumps systems of the central filter system shall be mounted on a separate
concrete platform, which is at least 30 cm high.
9) The control gauges of the central filter system shall be housed inside
fiberglass boxes and the operation of each filter shall be controlled by a
separate gauge.
1) Phase One: for removing wastes, impurities, algae and solid substances by a
sand filter with a minimum capacity of 50 gallons/min.
2) Phase Two: to sterilize the water from all types of bacteria, viruses and germs
by using U.V. Sterilizer, whose capacity shall be determined in line with the
building’s consumption level.
3) Phase Three: Central sweet water plant required i.e. supply from main tank to
each flat and it should comply with P H value.
4) Phase Four: Maybe provide individual sweet water plant for each kitchen and
it should comply with P H value.
5) Electrical automatic panel board.
6) The required pipes and connections.
7) The required electrical connections.
8) Other ancillary items.
Paddle Flanges:
These flanges are to be used in the incoming and outgoing pipes of the ground
water tank and shall be made of the same material and thickness of the pipes, with
an external diameter that accommodates three times the pipe diameter. A sample
shall be submitted to the consultant for their exclusive approval.
Curtain wall shall be standard units with a silicone compatible electrometric thermal
barrier manufactured by a firm that specializes in the design and manufacture of the type
of curtain wall system specified in this Section. All horizontal-glazing pockets will
provide weep holes to drain all accumulated water to exterior. The aluminum curtain
wall will be designed on the “rain screen” principle of pressure equalization.
1 All aluminum elements shall be manufactured of locally extruded sections of aluminum
alloy, to BS 1474:1987 Type HE9 or AA 6063 T5.
2 Aluminum shall be treated to comply with BS 1615:1993 and BS 3987:1991 to provide
polyester powder coated by electrostatic spraying and hard staved to not less than 60
micron thickness to comply with BS-6496:1984 (1991).
3 All aluminum sections shall present clear straight and sharply defined lines and shall be
free from defects and imperfections.
4 All screws, bolts and other necessary accessories shall be of aluminum or stainless steel
or other non-corrosive material and shall match in color and consistency the finish main
elements.
5 Accurately machine file and fit, and rigidly frame together joints, corners and miters.
Match components carefully to produce perfect continuity of line and design. Make
joints toward the exterior weather tight and joints toward the interior airtight in
accordance with specified allowances. Metal in contact shall have hairline joints.
Location of exposed joints shall be subject to the acceptance of the Engineer.
6 Reinforce frames and assemblies by concealed means as necessary to meet the specified
design requirements and the installation shown. Reinforcement shall be hot rolled mild
steel and shall be securely anchored to horizontal and vertical members by accepted
positive mechanical means.
7 Provide pressure equalizing and weep holes for enclosed air spaces at glazed assemblies
including spaces behind glazed spandrels.
8 Do not use exposed fasteners except where unavoidable for application of hardware. For
application of hardware use fasteners that match the finish of the member of hardware
being fastened as appropriate.
Structural properties: -
b. Rivets used for fastening the composite panel to aluminum sub-frame shall
be alloy aluminum large flange head type with stainless steel mandrel.
c. All fixing anchors, brackets and similar attachments used in the erection
shall be of aluminum or galvanized steel as specified.
5. Drainage:
A complete drainage system is to be incorporated into the External Wall cladding
system. All water collected by the drainage system is to be discharge at ground
level in a controlled manner.
E. FABRICATION AND INSTALLATION
1. Fabrication
a. All cladding panels shall be factory fabricated and assembled to the best
standard of workmanship under experienced factory supervision and control.
b. All panels shall be fabricated into cassettes complete with aluminium sub-
frame.
c. All seams of miter joints of the sub-frame shall be sealed with an approved
sealer.
d. The finished cassette panels shall be delivered complete with component
markings to site for easy identification and assembly.
2. Welding
a. No stud welding onto the cladding panels are permitted.
b. No welding shall be applied to visible surfaces to which a surface finish such
as anodizing, painting, etc has previously been applied.
Nor shall any weld be applied which may affect the appearance of a surface
finish.
2. Installation
a. Any component parts which are observed to be defective in any way, including
warped, bowed, dented, abraded and broken members must not be installed.

GLAZING SYSTEM
d. Vision areas exterior pane shall be 6.0 mm thick tinted reflective heat
strengthened glass. Interior pane shall be 6.0 mm thick clear float glass. Air space
shall be 12 mm.
e. Spandrel areas single pane shall be 6.0 mm thick tinted reflective heat
strengthened glass having a proper 50 mm rock wool insulation backing. Glass
panels should achieve a homogeneous appearance with vision panels.
f. Provide neoprene, EPDM or silicone blocks as required for compatibility with
glazing sealants, adequate hardness, and 100 mm minimum length by width to suit
glass thickness.
g. Shims and spacers installed with setting blocks shall be of the same materials and
hardness as the setting blocks.

edges. The suspension metal grid consists of main and cross runners,
locking brackets for the holding springs of the tile elements and fixing

Work should be including all materials, anchors, devices and accessories required to execute
complete works. Ironmongery and hardware are listed separately, unless otherwise indicated.
All dimensions are given as indicative information, to be checked on site. Wood shall be
treated against insects and fungus.
Work shall include (but not be limited to): Fabrication to all shapes, protection of wood
against fungus and insects, all cuttings and reservations for hardware and ironmongery,
weathering and protection. Finishing shall be done under this section as specified Do not
deliver or install doors until building is enclosed and wet-work is completed. Shop-cut
openings, to maximum extent possible, to receive hardware, appliances and similar items.
Complete fabrication, assembly, hardware application and other work before shipment to the
project site. Install doors plumb, level, true, and straight with no distortions, anchor securely
to adjoining structure, use fine finishing nails for exposed nailing as needed, adjust for
uniform appearance.
All wooden doors and wall cabinets shall be prefabricated and accordance to the following
prices:
1) Doors Frames
The external and internal doors frames shall be made of solid wood across the full
thickness of the wall on which the frames shall be fitted, as per the enclosed
doors models and drawings.
2) Doors Skirting:
The external and internal doors skirting shall be made and supplied of solid wood
in the dimensions as specified in the enclosed drawings, on both sides of the
door, at the point of door frame touching the doors with the walls, and any
stipulation stating otherwise in both the general and special specifications is
deemed cancelled and the contractor shall report to the consultant for any
ambiguity in this clause and in any of the entire doors clauses, and the contractor,

The door frames shall be fixed to the walls by galvanized steel clips of not less
than 15 cm long each, with three clips at least for each side, and it may be more
than three for the heavier doors. Moreover, sub-frame shall be made by using the
bolts methods and the fixing method shall be submitted to the consultant for their
approval.
In the event the doors are prefabricated, the contractor shall submit to the
consultant the door frames installation method for their approval prior proceeding
with installation.
• Contractor shall supply and install the following for the apartments doors,

1) Washable plastic silk paint shall be applied to all ceilings, except those
covered with false ceilings, as per the colors chosen by the consultant.
2) Ceilings of the central air conditioning connections areas (Gypsum
Boards):
These false ceilings, if any, shall be painted with soft marmolex, whose
color shall be determined by the consultant.
3) Internal Walls:
Washable silk paint shall be applied to the internal walls of all floors, except
the marble and ceramic finished walls. The contractor shall submit samples
and catalogues with the required colors to the consultant to enable the latter
chose the colors after verifying the same.
4) Staircases walls and ceilings:
Full Epoxy acrylic base paint shall be applied to the staircases walls and
ceilings, in the colors and shapes as chosen by the consultant, and the
staircases bottom surfaces and sides shall be painted with the same colors,
except in the marble-finished areas.
6) Filler’s works
Contractor shall apply two coats of filler, as per the norms of
workmanship for all painting works.

The specifications of the cradle are based on the type 6.1 window cleaning equipment supplied
by Manntech or equivalent.
2. Cradle
Size 2000 * 600 * 1000 mm
The cradle will be manufactured out of aluminium and clad with 3mm thick Aluminium panels
and is equipped with the following:
Two foam rollers to allow cradle to rest lightly against the facade.
Anti-Collision bar to prevent collision while lowering
Water container to keep cleaning chemicals, etc…
Control box to operate cradle / trolley
3. Trolley/Machine
The trolley is made of tubular ST37 hot-dip galvanised steel and is connected to the turret
through a slewing ring allowing the complete jibs to be turned through 360 degrees about the
turret. The machine sits in a base units thus ensuring continuous static equilibrium with the
base.
4. Turret:
The tubular chassis of the turret housing contains lifting mechanism, wire rope winch drum,
electro-mechanical slewing turn table, electrical controls and counter weights. A removable
cover gives easy access to the cradle.
5.Main jib:
Box shaped structure mounted on to the column of the roof car via ball bearing slew ring
.weight compensation by counter weight at the jib end.
6.Telescopic/Fixed jib
The telescopic jib made suitable to reach all parts of the facade, using two independent
adjustment drives; electronic synchronisation of lifting and telescopic movement.
7. Mast
To clear the parapet and safely clear the cradle while lifting/lowering and slewing. This mast
is to be raised (if required) to clear the water tanks and parapet and to improve the parking
position in particular situations.
8.Turn Head
The jibs are fitted with turn table at their ends to allow turning of the cradle thus it sits parallel
to the facade at all times. The turn-table should sit on maintenance-free bearings and is driven
by gear motor controlled both from the cradle as well as from the roof trolley.
9.Hoisting mechanism:
Manntech cleaning cradle is fitted with a winch drum of 600 kg working capacity and hoisting
speed of approximately 10m/min. The wire ropes are stored on the four separate compartment
of the grooved winch drum to increase its life and avoid jamming.
10.Slewing Mechanism:
The slewing mechanism turns the jib arms about the base of the roof trolley thus provides easy
access to the facade. It consists of the following:
Turn table with bearings
Toothed gear box
Brake Motor
Secondary Brake
11.Wire Ropes
The cradle is suspended by 4 wire ropes, each 7mm diameter, which are individually galvanised
and stored on the grooved winch drum. The wire ropes houses the electrical conductors and
communications system between the cradle and roof trolley.

The system is electrically controlled by an electro-panel having the following circuits:

The M/C can be operated either from the roof trolley or from the cradle with interlock and
