The topic that we have chosen for research is Developers in Bangladesh:
Are they really developing or imposing threat? This topic is about impact of
developers diferent projects on our society.
)hy *e have Chosen this topi(
Nowadays real estate and housing sector is the very promising sector of
Bangladesh. The amount of land is very low compared to huge population of
our country and many people want to have their own home. To solve this
problem many high rise buildings are built by the developers to meet
peoples needs. So we have chosen this topic to now how they are
developing and how they are imposing threat on our society. !ainly we have
chosen this topic because we need to now about the role of developers in
Bangladesh.

in our studies in future. This topic is very important to be researched for

Developers sector is booming sector of Bangladesh. %he sector is getting healthier day by day.
%his is the main driver of economic development of our country though normal people thin' this
sector is 'eeping many negative impacts on our society. .ost people complain that developers
are getting huge profit in the name of developing and constructing with poor structure. Despite
having so many threatening roles& developers have proven themselves as a development driver of
Bangladesh.
Firstly& developers are helping people to meet human beings one of the most important basic
needs which is housing. =n our country there is huge population and on the contrary we have
inadequate space. Developers are building high rise buildings& selling the flats and giving the
flats for rent. =n this way they are solving urban housing problem. %he private real estate and
housing developers of Bangladesh are developing strategically initiated real estate venture to
solve the problem quic'ly along with government. $tatistics show that& since 19! this sector has
created homes for over 1"### families in the city. (t the beginning of "##9 government has
announced the developers sector to be the fast growing sector as sales of land and apartment
grew by "#- last year

$econdly& housing estates are being developed by the developers. %housands of acres of land
have been developed into housing estates. %hese are mainly for lower middle and middle income
families. 1eople are getting land from the estate and constructing their own dwellings.
Developers are developing the area by developing roads. ?ot only that but also developers are
developing the area by ensuring the construction of hospitals& shopping malls& schools& par's
and so on.
( very important thing developers are doing is that they are generating employment. Developers
help to produce economic output. Developers sector is the largest employment generating sector
after agriculture. %he sector presently employs more than one million people. @ither directly or
indirectly thirty lacs of people are involved in this sector. *abour force survey shows that in
"##6& !.!- were involved in construction for this sector whereas before "### it was only ".1-.
%he sector gives employment to 1"### wor'ers and pays wages about 2! crore ta'a annually.
%he sector employs about !### management staffs including accountants& sales personnel&
engineers& supervisors& administrative staffs and so on. From construction to administrative
sector every where female employees are present. .r. Faru' from 1roshanti Developers +the
person we interviewed, mentioned that developers are generating employment in related
industries as well.
(nother thing that developers are doing is they are helping to flourish other industries of
Bangladesh. %he sector contributes to the growth of bac'ward and forward lin'age sectors. =t
helps to raise demand for more than "# directly related industries. =t also arouses the demand for

over "!# indirectly related industries. =n fact many cement manufacturing industries have now
been set up in Bangladesh for alone the contribution of the developers. @ven this sector has
helped some other new industries to form. For e>ample we can see the interior decoration
=ndustry of Bangladesh. (bout "## architects and consulting engineers are involved in this sector
directly.
%he most important fact is that& developers are contributing a huge amount to 0D1 +0ross
Domestic 1roduct,. %he developer sector is contributing to our 0D1 immensely from the
beginning. %his sector has been contributing about 1"- to 1!- to 0ross Domestic 1roduct of
Bangladesh. (nnual turnover rate of this sector is "# billion ta'a. (ccording to Bangladesh
Bureau of $tatistics +BB$,& the real estate sector was estimated to contribute )29&1!1&###&###
ta'a +)291!.1 crores, to the 0D1 of Bangladesh in "##6-"##5 which is 5.52- of total 0D1 and
it is growing at ).55- rate.
(fterwards& the developers of Bangladesh help the country to achieve increased loan demand and
private investments. %he sector helped to achieve steady growth in both absolute term and total
private investments. :ecent =nformation shows that& in first three year of five year plan period
investment in the sector was 1"5).6! us dollar. =n "##5 it became more than "!## 3$ dollar.
Furthermore developers are helping in urbani7ation. Due to globali7ation& urbani7ation is needed
to be increased. (nnual requirement for housing in urban areas vary from .) to .!! million unit.
Dha'a city is a densely populated city but more people are coming here in hope for earning.
Developers are developing the city as well as they are trying o stretch the city area by ta'ing
different pro8ects in underdeveloped area near Dha'a. %hey are developing hose area which will

result to less pressure on such small area. %hey are developing roads there and ensuring all the
benefits that should be en8oyed by the citi7ens. %hey are not only doing it in Dha'a and area
nearby but also doing the same in different areas outside of Dha'a. %hey bringing in the concept
of urbani7ation widely among the citi7ens and lessening the pressure on a particular city.
9n the other hand& developers are imposing threat by violating the rules and regulations of
:(;3<. .r. Faru' has admitted that many developers are doing so. %hey are ta'ing permission
for building certain levels but building over the permitted level range which is clearly illegal.
%hey do not even follow the basic and must rules for construction properly. .ay be the reason
for not following such important rules is to build quic' so that they can earn money quic'ly.

class buildings are being built with e>cellent structure and by following all the
rules but truth is that those are for the high income people& those are not affordable for middle or
lower middle class people. (nother thing is that most developers are ignoring the 3rban planning
made by :(;3< while constructing so the city is becoming unorgani7ed.
=n addition to that& developers threatens sustainable environment. %hey 8ust overloo' the
environmental consequences of their activities. %hey are cutting off trees& filling up ponds and
la'es& agriculture lands for their pro8ects sa'e. %hough some developers are thin'ing about
environment friendly pro8ects and ta'ing pro8ects li'e A%ree houseB& most of the developers do
not thin' about the environment at all. .ost of the constructions bloc's low lands and drainage
routes which are not environment friendly at all.

Cowever a developer person may claim they have e>cellent building structure and their structure
can survive with :ichter scale earth qua'e but it will be a misleading statement. ?o developers
in Bangladesh design structure for such large earth qua'e. %hey overloo' the fact that
Bangladesh lies in active earth qua'e 7one and Dha'a is in highest danger. $ome developers
believe private and old constructions are more dangerous than theirs are. But for highest profit in
reality they are ma'ing high rise buildings those do not have quality to survive in disasters.
Beams or pillars of buildings made by developers are getting thinner day by day and their
buildings are built within monthsD =t is really endangering the citi7ens.
%oday developers are recogni7ed as developers of our economy. %o conclude we can say& every
coin has two sides as li'e as developers have also two sides. (ccording to conte>t of our country
they are 'eeping both developing and threatening role. But what they are doing for our economy
we can not overloo'. %heir wor' is one of the main economic drivers for our country. $o how
can we say that they are not developingE =n such condition it is recommended that& the
developers should recruit enough e>perienced and s'illed people with proper 'nowledge. $o that
they can design buildings with high quality along with low dangers and those can be built in
economic price. Developers should use appropriate technology to ma'e the 8ob easier& more
productive and less redundant. =f developers can not do it for credit limit financing sector of
government should provide subsidy to help them. 0overnment should pass a law so that
developers follow basic rules and :(;3<s rules regarding construction and do their wor' in
:(;3<s planned way. =f these measures can be ta'en problems regarding the developers would
be eliminated and no would raise any questions li'e ADevelopers are really developing or
