We submitted a few offers prior to the open house to see if
we could put the property under agreement prior to the
first open house. Our offers were refused as the sellers
wanted to see what the open house brought. We decided to
attempt using an escalation clause stating that we would $750k to $800k
pay 5K more than the highest offer but not more than 3 2 ~1,500

difference if the appraisal came in low. There was a best and
final round for all 3 offers...my buy er kept the escalation
clause but increased the cap to $7 81 ,800. According to the

of them increased for the best and final round. We won by
$1 ,800.
