THE SINDH RENTED PREMISES ORDINANACE, 1979

Object :
To make effective provisions for legalization of relation between land lords and tenants
and Protect their interests in respect of rented premises within the urban areas : -
Subject, contet and definition :-
!uilding : means an" building or part thereof together with all fitting and fitures
therein, if an" and includes an" garden, garden, garage, out house and open space attached
or appurtenant thereof#
$and $ord : %eans the owner of the premises or person authorized b" landlord to
receive rent#
Tenant : %eans an" person who undertakes or is bound to pa" rent consideration for the
possession or occupation of an" premises b" him or b" an" other person on his behalf#
&ent : 'ncludes water charges, electricit" charges and such other charges which are
pa"able b" the tenant#
(air &ent :means fair rent of an" premises determined b" the &ent )ontroller under this
ordinance#
%&) : *%iscellaneous &ent )ase + : - means a case before rent controller for submission
of rent in )ourt account#
&ent )ontroller : , rent controller under S&PO -./., who are authorized person to deal
rent matters in court#
0viction : 0jection of tenant from rented premises under provision of S&PO -./.#
Personal bonifide use: means use of the premises b" the owner thereof or his wife or
husband, son or daughter#

said premises to the Tenant above named, and the Tenant above named has agreed to take

can be etended with mutual consent of both the parties with the increase rate of

be deemed to be default in pa"ment of rent#

D# That this agreement can be cancelled with one month prior notice b" an" part"#
/# That the Tenant shall not make an" addition alteration, or amendment in the
present condition in that portion of the said premises without written consent of
the $andlord#
E# That this agreement can be etended for a further term b" mutual consent of
both the parties#
.# That the first part" has handed over the vacant and peaceful possession of the
said propert" to the second part" in perfect condition, as to 0lectricit"
installation, ;ater $ine connection, fi furniture etc# and Second part" is liable
to handed over the vacant and peaceful possession as in perfect condition at the
time of giving possession of the said propert"#
-8# That if the Tenant fails to pa" the monthl" rent for consecutive period of two
months, the $andlord has right to take vacant possession without an" notice#
--# That the tenant shall not sell 9 mortgage 9 transfer 9 hand over 9 sublet the said
premises to an" bod" else under an" circumstances#
-7# That the Tenant Bndertake that he will not keep 9 store an" dangerous
substance, which is also harmful to the human life in the portion of said
premises#
-?# That the Tenant shall also abide b" all the &ules and &egulations of Sindh
&ented Premises Ordinance -./.#
-A# That the Original )op" of this ,greement will be in the custod" of $andlord 9
(irst Part" and Photocop" of the same in the custod" of Second Part" 9 Tenant#
