Grosse Pointe real

estate moving in
the right direction

Things are looking up

in the Grosse Pointe real
estate market, according
to teh Grosse Pointe
Board of Realtors
Executive Officer Bob
Taylor.
Taylor, who has 40
years of real estate experience in Oakland,
Macomb and Wayne
counties, said different
segments of the buying
and selling market have

taken turns at the top, but

a true view of the market
is getting closer.
The saying, a rising
tide lifts all boats equally
doesnt work in housing,
Taylor said. Different
buyers are affected in different ways.
While blue collar jobs
were being eliminated
and sales were forced to
the market by foreclosures and short sales, the
high end houses continue
to sell, pulling the median
price up, but not being

representative of the
sales climate.
Then as the number of
foreclosures slowed, the
average price increased
while the number of sales
declined.
The investment properties were no longer in the
mix. A surge in Grosse
Pointes neighbor to the
west and south also has
made a difference.
The story is - the
Grosse Pointe market is
in demand as the city of
Detroit continues its

increased in Detroit and
will continue to do so. As
that happens, Grosse
Pointes values will rise.
Taylor said he is having
discussions with the
municipal leaders of the
Grosse Pointes to look at
zoning issues other communities have struggled
with.
As a longtime Realtor,
manager and chairman
of the assessors board of
review in Bloomfield
Township, Taylor has
seen what could be the
future here.
One of the challenges
Grosse Pointe faces is
what to do with new construction, Taylor said.
Birmingham was not
prepared for the new
construction boom of the
1990s. Rebuilds dominated lots to the point
where they were covered
and height issues created
some ugly houses in classic neighborhoods.

with a healthy Detroit.
The worse thing to do
is listen to the national
media talk about Detroit,
extrapolate some of that
and apply it to our neighborhoods, Taylor said.
When people came to
town, we used to only
show them the suburbs.
Now we have a huge
recover taking place.
There are issues, including a regional water

authority, that shows we

are taking steps in teh
right direction. Michigan
is usually 18 months
ahead of the rest of the
c o u n t r y. We w e r e
experincing the downturn when everybody else
sat there surprised. Now
we are coming back. Our
recovery is ahead of other
parts of the country.

Repicky, said he sees the
difference in Detroit as
he pedals around town as
part of the Slow Roll riding group.
Theres growth in
many areas and theres
excitement in Detroit,

ou can see and feel the change of seasons. Fall

color is starting to appear, and your thoughts are
turning to preparing your landscape for winter.
Heres how:
Continue to mow the lawn high as long as it continues to grow.
Fertilize the grass with a low nitrogen slow release
fertilizer such as Miloganite. Fall fertilization provides
the greatest benefit to the lawn and gives the best
value for the time and money invested.
Bluegrass, fescue and perennial ryegrass should
be fertilized when temperatures start to cool. Make a
final application between Halloween and Thanksgiving,
before the ground freezes.
Shred leaves as they fall. Leave some on the lawn
to add organic matter and nutrients to the soil. As long
as the grass blades show through the shredded leaves,
the lawn will be fine.
Use the rest of the shredded leaves in the compost
pile, as mulch on top of the soil or as a soil amendment. Dig a two- to three-inch layer into the top 12
inches of annual or new planting beds. These leaves
will break down and add organic matter. By spring the
leaves will decompose and the garden bed will be
ready to cultivate and plant.
Plant a few bulbs now for a colorful early spring
display. Incorporate compost, aged manure or other
organic matter into the planting area. Add a low nitrogen slow release fertilizer at the time of planting. In
general, plant bulbs two to three times their vertical
diameter deep. Follow specific planting and spacing
directions on the package or tag.
Select animal-resistant bulbs to avoid squirrels
digging up the bulbs and rabbits eating the blooms.
Daffodils, hyacinths, grape hyacinths and squills are
a few to consider.
Allow disease- and insect-free perennials to stand
for winter. This will increase their winter hardiness.
The dried leaves, stems and seedheads provide beauty,
seeds for the birds and overwintering homes for many
butterflies and beneficial insects.
Plant trees, shrubs and perennials. The soil is
warm and the air is cool perfect conditions for planting and establishing trees, shrubs and perennials.
Continue to water the landscape as needed
throughout the fall. Water evergreens and new plantings thoroughly before the ground freezes.
Invest a bit of energy now to insure the landscape is
ready for the season ahead.

Certain features of a home can
increase its resale value. According

network HGTV touts brightening up
a home as a way to increase its value.
A bright, well-lit room helps people
feel more cheerful and relaxed. To
easily achieve more light and space,
consider the addition of a three-sea-

son-room. When paired with energyefficient new windows, this space can
make a welcome addition to just
about any home.
A three-season room is often called
a sunroom or extended season room.
It is not to be mistaken for a four-season-room, which is fully insulated
and generally has heating and air
conditioning as found in the rest of
the house. A three-season room does
not have these amenities, but it may
be used year-round with the help of
a portable heater.
There are many advantages to
three-season rooms. A room with
regular windows can make the space
more comfortable, add much-needed
extra floor space to the home, serve
as a transition between the house
and the yard, offer a bright and
cheerful place to entertain company
and can save energy costs from the
warmth of the sun shining in from
the windows.

A porch can be converted into a

three-season room or one can be
built from scratch or assembled from
a premade kit. Homeowners who
prefer to leave the work to someone
more experienced can hire a contractor.
Before getting started, contact the
local building and permits office to
determine which building codes for
the new room must be met. Apply for
the necessary permits and have the
work inspected to be sure it is legal.
Consider a weatherproofed room.
Use construction-grade materials
commonly found at home improvement stores. Wrapping the room in a
material that guards against heat,
humidity and moisture will ensure a
more comfortable environment once
construction is complete.
Building a three-season room can
add substantial value to your home
and create another family-friendly
space.

drafts. Stand next to
window and door openings to feel if cool air is
blowing through. Leaky
windows or drafty doors
may need to be replaced.
If you find a small leak
around a window, seal it
from the outside with
weather-resistant caulk.

In 1940, Joseph Gardella
Sr. purchased the store
and ran in for the next 40
