No place like home:


Mahrs enjoy practicality, comfort of rustic barn

When eight-year-old Kaija
Mahr tells her friends her family
lives in a barn, they often dont
know what to think.
They think we live in a barn
with cows or something, Kaija
quipped.
And although the home of
Tracy and Wally Mahr, Jr. is,
technically, a barn, it offers
many homey amenities as well
as a livable, durable space.
Theres something cozy
about staying in a barn or in
a cabin versus a conventional
house. It gives you this really
warm feeling, said Wally of the
timber frame structure he built
in 2011.
Prior to building the barn,
the family lived just across the
road and used the barn as both

the shop for Wallys business,

and storage.
Then I had a nephew who
needed a house, so we decided
to move over here, said Wally.
In 2013, Sean and Rose
Onsgard moved into the Mahrs
old house, and the barn became
the temporary residence for the
Mahrs and their three children:
Haaken, age 10; Kaija, age 8;
and Sorren, age 6.
The kids were really excited.
Its kind of like camping, said
Tracy.
CREATING EFFICIENCIES
The top oor of the barn,
which is around 1,500 square
feet,
was
remodeled
to
accommodate the busy family.
What used to be hallway
is now a kitchen and part of a

bathroom. There is absolutely


no wasted living space here,
said Wally.
A SHARED VISION
Tracy (Bach) is a native of
Boyd, MN and a graduate of
Luther College in Decorah. She
currently works as a registered
nurse in La Crosse, WI. She
and Wally met when some
friends set them up on a blind,
double date.
The couple enjoys working
together to come up with
ideas that are a little out of the
ordinary. We both like a little
bit of modern mixed with the
rustic. This is a barn, so we
decided we would leave it as a
barn, said Tracy.

Simple steps to seed starting success

Get a jump on the growing
season by starting your favorite
or hard to nd plants indoors
from seeds. Starting hard to
nd plants, like many of the
heirloom or newly introduced
varieties, from seed may be
the only way you will be able to
add these to your garden. Plus,
youll be extending the growing
season and bringing the fun of
gardening indoors.
All you need is a little space,
a few supplies and, of course,

seeds to get started. Check


the back of your seed packets
for planting directions. Most
recommend when and how
to start seeds indoors, as well
as any other special care the
seedlings will need.
Purchase, recycle or make
your own containers from
newspaper. Sanitize used pots
by dipping them in a one-part
bleach and nine-parts water
solution and then rinsing them
with clean water.
Fill the containers with a
sterile well-drained potting mix

or seed starting mix. Once the


containers are lled, plant the
seeds according to the seed
packet directions.
For most seeds, plant them
twice their diameter deep and
gently water. Continue to water
often enough to keep the soil
slightly moist. Extend the time
between watering and increase
your seed starting success by
covering the container with
plastic. Or purchase a seed
starting kit.
Move your containers to a
sunny window as soon as the
seedlings emerge from the soil.
Turn plants often to encourage
even growth. Or increase your
success by growing seedlings
under articial lights. You can

or purchase tabletop, shelf

systems. Keep the lights four to
six inches above the top of the
seedlings for best results. As
the seedlings grow, be sure to
maintain this distance by simply
raising the lights or lowering the
containers.
Move
overcrowded
seedlings to larger containers
once they have two sets of true
leaves. The rst leaves that
appear are rather indistinct and
are called seed leaves. The
next set of leaves look more
like the mature plants leaves
and are called true leaves.
Once the next set of true leaves
forms, it is time to transplant
overcrowded seedlings.
Use a fork or spoon to
carefully lift out the seedling.
Clusters of seedlings can be
dug and carefully teased apart
before planting in individual
pots. Be careful not to pinch

and damage the young tender


stems.
Place seedlings in their
own clean container lled with
moist sterile potting mix. Plant
the young plants at the same

depth they were growing in the


original container.
Thin
seedlings
started
in individual containers as
needed. If you planted several
seeds in each small container,
remove all but the healthiest

seedlings to ground level, so
the remaining seedling can
develop into a strong transplant

Continue to grow your
plants in a sunny window or
under articial lights and water
thoroughly and often enough
to keep the soil slightly moist.
Soon it will be time to move
your homegrown transplants
into the garden.

the rustic, barn-style approach.
Living in a barn kind of brings
out the kid in you. Its like
building a fort, said Wally.
CUSTOM TOUCHES
One of Wallys passions,
when he nds the time, is
building custom furniture and
cabinetry, and the Mahr home
offers many of his personal
creations.
Wally enjoys using reclaimed
items to turn them into pieces
or accents that complement
their home. He built the familys
bed, kitchen table, several

hutches (which feature doors


from actual castles in Europe)
and more.
In addition to using reclaimed
items, Wally can take a piece
of new wood and make it look
like something he salvaged. He
regularly crafts mantles, tables,
beds, shelves with mirrors and
more.

different, he said.

While the Mahr family is
enjoying its time in the barn,
future plans include building
a new shop on the property,
as well as a limestone house,
which they envision connecting

BUILDING MEMORIES
Wally is from a tight-knit
family of 13 children, and there
are six Mahr homes within a
half-mile radius of the barn. He
and Tracy envision the barn as
somewhere their own children
will build lasting memories
and want to come home to as
a place they can stay in the
future.
It will be nice for our kids
to be able to come home with
their families and stay where
they grew up, he said.

Make the most of


your home appraisal
When
homeowners
think about renovating their
properties, many rst need to
secure some funding to nance
such projects. Some may tap
into the equity of their homes
by renancing an existing
mortgage, while others may
apply for home equity loans.
Taking the latter approach may
require certain steps, including
an assessment of how much
the home and property may be
worth.
Home appraisals compare
your home to neighboring
properties to determine your
homes current market value.
Homeowners can facilitate
the process by having certain
information readily available for
the appraiser. When preparing
for appraisers, homeowners
should consider and collect the
following information:
If your home was built on
the largest lot in the community.
If you have made signicant
upgrades since it was last
appraised, such as installing
a new roof or siding. Dont
overlook smaller renovations,
like extra insulation added or
sealing drafty windows, which
can increase a homes value.
Proof that you have used
sustainable resources or if you
participated in any energysavings programs.
Naturally, any expansion
projects, such as adding
another bedroom or extending
the footprint of the home,
should be mentioned.
A real estate appraiser is a
certied, licensed professional
who will do his or her best to
determine the value of your
home. The appraisal provides
banks with information that can
tell loan ofcers if the house is
worth the loan amount. Expect
to pay a fee for the appraisal,
which is generally included in
your closing costs.
The
appraiser
gathers
information for the appraisal
report from a number of sources,
but the process often begins
with a physical inspection of the
property, both inside and out.

He or she also will compare


your home against a few others
in the neighborhood, which
are known as comparables,
or comps. Appraisals will be
based on recent prices of
comparable properties as well
as other factors.
Apart from the improvements
done to the home, there are
other ways to get a higher
appraisal
amount.
The
appraiser may consider the
overall maintenance of the
home and property. It is wise
to consider curb appeal and
ensure the home is clean
and maintained when the
appraiser arrives. Minor repairs
or
common
maintenance
can impress the appraiser.
Removing clutter and cleaning
up the homes interior can
make the home appear larger,
possibly increasing its value as
a result.
It may be worth it to invest
some more money into the
property before having an
appraisal done. A study
sponsored by the National
Association of Realtors says
wood oors, landscaping and
an enclosed garage can lead to
a more favorable appraisal.
An appraiser will spend
roughly 30 minutes in a home.
Try to give that person space
to do his or her job. Following
the appraiser around during an
inspection can raise a red ag
that something is wrong with the
house that you dont want to be
seen. Turn lights on throughout
the house, make sure the
heating or cooling system is
functioning at full capacity and
keep pets locked away. Move
items that can impede access
to basements or attics.
An accurate assessment
of the value of your home will
give banks the information
they need to determine loan
amounts for future renovation
projects. Providing background
information on the home and
having
a
well-maintained
property can improve the
chances
of
a
favorable
appraisal.

Gardening on The Hill has been a slippery slope


Anyone who has exited the
Black Hawk Bridge at Lansing
may have noticed the changes
or maybe even some activity on
the hill just across the road from
the bridge over the last three
years. That activity and those
changes have been in an effort
to provide a more welcoming
view to those coming off the
bridge, which, for many, is their
initial point of entry into the
state of Iowa and, of course,
the community of Lansing.
Providing an abundance of
that activity that has produced
many of those changes
is Lansing resident Barb
McPherson. Three years ago,
she took over what has since
been dubbed The Hill Project
in an effort to follow through on
that original intended mission
after some challenges arose
within the original organizing
entities involved with the

project.
Now more locally known as
The Hill, the half-acre parcel
of land at the end of Lansings
Black Hawk Bridge was, at one
time, home to several houses
that have since been torn down
by the Iowa Department of
Transportation (DOT), with only
partial foundations remaining in
some areas. The area gradually
became an overgrown tangle
of invasive Sumacs, assorted
weeds and prickly vines.
Because The Hill serves
as the entrance to Iowa,
Allamakee
County
and
Lansing, the Allamakee County
Visioning Group secured a
$10,000 grant in 2010 from the
Allamakee County Community
Foundation (ACCF) to beautify
that greeting location. But
months later, after it was
determined that the wooden
walkway the Visioning Group

started building could not


be completed, the project
was
abandoned,
leaving
the Visioning Group and the
City of Lansing with different
perspectives on the unnished
project.
It would take a year to
explain all that went on with
The Hill during that time,
McPherson said. But I think
everyone would agree it was
a mess. Nobody was taking
care of The Hill and it reverted
back to being a weedy eyesore,
everyone was mad at everyone
else, all the volunteers quit
and the Allamakee County
Community Foundation was
just days away from asking for
their money back.

only person in town dumb
enough to take over the
project. I didnt want the City
to have to fork over ten grand
(to repay the ACCF grant) and
I didnt want The Hill to look as
bad as it did. I gured I could
nd some friends to help and
we could create a pretty area to
welcome visitors. It might not be
what the original plan was, but
something nice. So, instead
of anything elaborate, the plan
was to use native owers,
showy bushes and grass to
create a visually appealing,
easily maintained parcel.
THE CHALLENGES WITHIN
THE CHALLENGE
Trying to landscape such a
large plot was overwhelming.
The Hill was steep, rocky
and riddled with roots, holes,

snakes, bees, mosquitoes and


man-sized
weeds.
There
was no water supply, no
volunteers and limited funds.
McPherson recruited some
friends to clear the weeds
and divided the parcel into 10
small gardens. After a certain
amount of begging, several
people stepped up to adopt
the gardens on the lower part
of The Hill.
We only created two
gardens the rst year (2012)
because by the time we got the
work permit from the DOT it
was late in August and we didnt
have much time, McPherson
said. I decided to plant low
mow-no mow grass seed from
Ion Exchange in Harpers Ferry
over the majority of The Hill
because the City wanted the
parcel to be maintenance free.

But, we couldnt plant the grass


seed right away because we
didnt have any way to water it.
Fortunately, Dick Roeder
and Duane Meiers agreed to
construct a gravity water system
using a rain barrel at the top
of the hill on Dave Pleasants
property, stringing hoses down
the hill to provide a watering
system. The new band of
volunteers was able to get the
grass seed and several bushes
planted before it snowed that
year. After reviewing the efforts
of these new volunteers, the
ACCF graciously extended
the deadline for completion of
the project in order to maintain
the funding it had provided.

The Hill began to take shape with the carving out of


owerbed sections, which included adding owers,
mulching around the plantings and coloring the mulch with
reddish mulch paint. The rest of the hill will be covered with
the low-mow grass, which theoretically will squeeze out
unwanted weeds over time.

was to nurture the new grass,
kill the weeds and plant more
owers and shrubs. Because
The Hill is so steep, using a
lawn mower was not an option,
so it became necessary to chop
the weeds down using string
trimmers.
I was always recruiting
people to whack weeds. My
friends helped quite a bit, but
it was a battle to keep up,
McPherson said.
Many residents and even

some out-of-towners helped


out when they could. Master
Gardener Bill Nation from
Harpers Ferry built a storage
shed and spent many hours
weeding and digging holes.
Finally, last year the Lansing
City Council was able to hire
Luster Heights residents one
day a week to help with the
mowing. A Godsend, said
McPherson of the new help.

McPherson said there were
many people in town who
donated owers, and there
were more bushes planted
and areas mulched in 2013
and 2014. Mulch glue is used
to hold the mulch in place on
the slopes. McPherson also
discovered colored mulch
paint, which is sprayed on the
mulch so that all the gardens
look somewhat coordinated.
And we created a big letter
I out of the rocks we found
here and there, she said. We
may expand the I to Iowa if
we can nd enough rocks - and
people to put them in place.
McPherson said her biggest
foible was putting riprap along
the top of the north side of the
parcel. It was one of those
ideas that seemed like a good
idea at the time, but ended up

costing a lot more time, work


and money than anticipated,
she admitted. I wanted to cut
down on the amount of area
we needed to take care of
along the northwest corner
of the parcel because it is so
steep and we were having a
hard time controlling the weeds
there. Looking at the plot from a
distance, I visualized extending
the old wall on the west side
to curve around and continue
on along the north side. We
couldnt afford to build a real
wall, and the DOT wouldnt let
us anyway, but Ron Strong said
hed give me riprap for free if Id
pay for delivery. I was excited
about this idea. Unfortunately,
because of the grade at the top
of the hill, the trucks could only
deliver the rocks to the bottom.
So, we ended up having to pay

And then when we got them
up there, they had to be moved
into position by hand because
the rocks kept rolling down the
hill, even though we erected
a temporary fence which,
theoretically, was supposed
to stop them, McPherson
continued. We didnt quite
nish the job in 2014, but should
have it done this spring.
There is still a lot of work to
be done, but the framework
is there and most things are
growing
nicely,
according
to McPherson. The Hill is
waiting for more volunteers
to maintain existing plantings
and add others. McPherson
will be there, too. Bring your
bug spray, sturdy shoes and
determination, she said. Well
get er done.

The original plan for the The Hill at the base of the Black
Hawk Bridge in Lansing was to erect large wooden letters
(kind of like the Hollywood sign in California), but the
Department of Transportation was afraid of distracted
drivers. So, instead, all the rocks found on the hill were
gathered up and repurposed into the I pictured above.

Construction of new home part of


an eventful past year for Elliott and Amy Evanson

Elliott and Amy Evanson of
rural Waterville thought that
building a new home as a
young couple was simply a pipe
dream. They had purchased
an acreage and were going to
renovate an older home, but
others mentioned the idea to
build a house while they were
young, live in it and enjoy it for
many years.
After getting estimates on
renovations we wanted done,
we then started comparing
those costs to building a new
home, says Elliott. They had
been married about a year
when they made the decision
to build.
Elliott grew up helping on
his family farm. There was one
eld just north of Waterville

where he always enjoyed the


view for many miles in every
direction, and he said if he ever
got the chance to build a home,
that was where he wanted to
build it. When they had the
opportunity to do just that, they
went for it.
They put the acreage they
had bought up for sale and
were happy it sold quickly.
Once the decision was made to
build and nancing was gured
out, they planned and planned
and planned, says Amy.
They considered numerous
ideas, lay-outs, oorplans and
blueprints, combining different
ideas to get exactly what they
wanted. One of the main ideas
they really wanted was an open

kitchen and dining area. Amy
had the foresight to plan ahead
for the decades to come and
made sure their new home was
handicapped accessible.
They also were sure to
include a walk-out basement,
an attached garage, large
closets, an ofce, a master
bath and mostly tile and wood
ooring. They were also sure to
include a lot of storage.
The basement has in-oor
heat and a stained concrete
oor. The rest of the house
has forced air heat fueled by a
liquied petroleum (LP) boiler.
Their new home has three
bedrooms on the main level and
an additional two rooms in the
basement. There is a second
family area in the downstairs as
well.
In addition to the master
bath, there is a 3/4 bath on
the main oor and another on
the lower level. Their home is

about 1,800 square feet, plus a


full nished basement.
We had unlimited decisions
to make, Amy says. We got
to make all these choices and
make it our own, which we feel
very fortunate to have been able
to do. She admits that at times
the decision-making process
seemed overwhelming, but
they are very glad they did it.
They broke ground nearly
a year ago, in April of this
past year, and their home
was nearly completed by
September. Having to be out
of their old home prior to their
new home being completed
meant they had to live in a
camper in the driveway for
about three weeks with their
belongings in the garage. They
actually moved into the home
before many things were fully
completed. We did the dishes

in the bathtub for a little while,
but it was all well worth it in the
end, Amy recalls.
In July, their families came to
see how the construction was
going and they were greeted by
a sign that read, Baby Evanson
is under construction.
That is how we told them,
the young couple recalls of their
unique announcement that
they were expecting their rst
child. Claire was born January
21 of this year and has her own
beautiful new room to sleep in.
Elliott and Amy are very

happy with their new home and


really enjoy the open oor plan.
The only things they would
change if they were able to do
it over again would be to make
the entryway a little bigger.
Their cabinets were custom
built and Amy says she really
enjoys them, along with the
adequate storage. They still
have projects to take on this
spring, such as completing the
front steps, creating a deck out
back and landscaping, along
with other small projects.

Wood, was their family tie to


construction. He, along with
Dean Drew, took on the project
and both were very helpful
throughout the whole process.
They were thankful for their
workmanship, along with the

projects go from start to nish without experiencing a few

way. Such bumps can be difcult to handle for homeowners
working on their rst renovation
projects, but there are many
ways for novices to navigate
the sometimes murky waters
of home improvement projects and come out relatively

Establish a contingency
plan. Bathrooms and kitchen
renovations are typically the
most disruptive home improvement projects. Going without a
kitchen can make it difcult to
enjoy meals at home, while a
bathroom remodel may require

you to navigate water shutoffs.


If your project is scheduled to
take several months, establish a contingency plan to deal
with the consequences of your
renovation project. Speak with
family members about using
some of their home amenities,
and prepare and freeze meals
in advance so you can reheat
them later on when you dont
have access to your stove.
Plan your escape. Sometimes the constant work and
mess of construction is too
much to bear. Afford yourself
time away by visiting relatives
or staying at a hotel. Even a
single night away can provide
the relief you need.
A home that is undergoing
a remodel can be a less than
comfortable environment. But
homeowners who have never
before lived through a renovation project can take several
steps to make the process go
as smoothly as possible.

Expanded greenhouse at Waukon High School has


students learning about so much more than just plants
Horticulture program teaches appreciation and responsibility, contributes to school lunch program

horticulture class at Waukon

High School have experience


growing food or owers.
However, by the time they
are done with her class, they
not only know how to grow their
own food, but they also have
a greater respect for the work

it takes to grow the food they


eat every day, says OConnor.
They also take away a sense
of ownership and responsibility
as well.
Three years ago OConnor
and the Allamakee Community

School District were able to


renovate the existing 20x40
greenhouse at Waukon High
School that was badly in need
of repairs to a beautiful 20x80
greenhouse, mostly through
grant funding.

In the old greenhouse the


plants were no longer getting
the light they needed as the
wall panels had yellowed with
age. The wiring was in need of
repairs to be safe, and some
other general updates were
needed.
The new greenhouse is not
only larger, it also is just one
of three school greenhouses
in the state of Iowa that has
ood tables for watering the
plants. OConnor explained
that the tables water the plants
from the bottom up and are
on a timer system. This saves
water, saves time and keeps
the plants moist on weekends
and holidays when students
and staff are not around. The
new structure also has an alert
system that noties OConnor
when the temperature becomes
so high or low that the plants
would be damaged.
OConnor says she really
had to work at rst to get more
students interested in the
greenhouse and horticulture.
At rst there was some
resistance
because
some
students didnt think they
wanted to play around with
owers, she said. Now they
know there is so much more.
This year there are 22
students in horticulture class.
I think they are hearing from
their peers what it is all about,
OConnor says.

handle every role possible
in the growing process, from
picking out the seeds they will
plant, cultivation and care of the
plants, to harvesting. There is
a lot of hands-on learning going
on, says OConnor.
Some of the activities the
students in the class take
part in include starting plants,
transplanting, rooting cuttings
from plants such as geraniums,
doing everything necessary
for their spring plant sales,

Junior Christian Wenthold
says he was never really into
plants until he took horticulture
class, and now he enjoys the
constant smell of spring inside
the greenhouse. It takes a lot
to keep the plants alive; for
example, its easy for the plants
to get infected with fungus and
such if you are not careful, he
shared. A clean greenhouse is
a good greenhouse.
Sophomore Lizzie Blake
says she has learned a lot
about what soils work best
for what plants, such as pH

and nutrients, as well as the


water and temperature needs
of the plants. She had done
some gardening with her
grandparents and feels like
she has gained skills needed to
have her own garden someday.
I like working with my hands in
the soil, and I like getting dirty.
Living in Iowa, those are skills
you need, Blake said.

horticulture class were the
rst time she has really been
involved with gardening. Its a
lot of work, she commented.
I really like being able to
do things hands-on. Its one
thing to learn about things in a
classroom, but then we get to
come out here and do it.
OConnor says the students
really enjoy the fact it is 75
degrees in the greenhouse,
even when it is cold and snowy
outside, and they seem to enjoy
working with plants in general.
I even have students who ask
to come out here during their
study halls, she says.
The
students
really
take ownership, both in the
greenhouse and with the raised
bed outside. They do the work
and, therefore, have respect for
what they are doing and take
good care of things, OConnor
said.
Turk added, The students
really seem to appreciate the
fact that their teacher is willing
to try new things and they get to
have input in what they do and
what plants they grow. She,
literally, handed them a seed
catalog and pretty much let
everyone pick out one thing to
grow for the spring plant sales.
A recently added feature
in the greenhouse is an
aquaponics system which
includes a 400-gallon tank
where they are raising blue
tilapia. The water from the sh
tank is circulated to a growing
table where the nutrients in the
water are picked up by lettuce
grown in small containers with
no soil.
The class started its rst
sh in the tank in October
and hope they will be mature
this summer. We started the
sh as ngerlings. Ideally, the
sh would be ready in seven
to eight months. However, I
expect a bit longer due to it
being our rst time and learning
as we go. We hope to harvest
the sh when they around 1.25
to 1.33 pounds. Our plan is to
harvest the sh and use them in
some way with the after school
program, said OConnor.

tomatoes grown in her garden. She is the daughter of Jeff
and Sara Melcher. Ali enjoys spending time in the garden
with her parents but gets a much bigger kick helping
Grandma Karen and Grandpa Roger Melcher run tomatoes
through the juice mill to make tomato juice for canning.

This turnip was grown and harvested from a deer


food plot in Clermont November of 2014. Tegan, age
4, is the daughter of Samuel Ash and Dacia Brink.
