POLICY:
It is the policy of TUI HOTELS to learn from mistakes of the past and to plan new hotels with
increased environmental awareness to bring about profitable and sensitively developed
resorts and hotels.
PROCEDURE:
This procedure is intended to bring environmental awareness already into the planning
process and to invite investors, planners and architects to include such considerations into
their planning process.

minimize or maximize exposure to the elements.
2.2. A building - a complex system
A building is a complex system with specific features and performance requirements, not
a collection of engineering disciplines (e.g. structural, electrical, mechanical). Some of
the most efficient buildings from both the aesthetic and climate-responsive point of view
have in fact come from a period when no technical divisions existed, as we know them
today. La Alhambra in Grenada is still an unsurpassed example of merging engineering
and architecture into a single statement of beauty and performance. It should be difficult
to detect where the architecture ends and the engineering begins.
2.3 Multifunctional use of parts, systems and features.
Multifunctional utilization should reduce costs and increase functionality. This ranges
from the simple multi-use of cables, grouping a buildings infrastructure into single
trenches and tunnels, to more complex multifunctional use of structural features and
technical equipment.

Healthy structures
The holistic approach has the advantage that environmental design and construction
can reach beyond traditional concerns. Acoustics, attention to health issues, emanation
of gases from materials and furniture, electromagnetic effects, quality of air and many
other aspects of a buildings performance are legitimate concerns of environmental
designers.
Hotels boasting a small environmental footprint can open up new opportunities for the
hotelier.
Hotels that demonstrate they care for customers beyond immediate service
issues attract guests.
Profits are accentuated by lower operating costs of buildings constructed at
equal capital cost to standard structures.
Environmentally, buildings can be managed with far greater sensitivity.
Serving guests and the environment is today not only desirable and necessary, but also
economically possible.
