DESCRIPTION OF WORKS

The works detailed in this specification are to be carried out to St Martins Place. St
Martins Place is a three storey Office Building comprising two wings and a core
area. The East Wing is approximately 660m and the West Wing is approximately
1100m. The building is a concrete frame structure with a brick external facade. The
Building was built circa 1991. An open basement car park is located under the
entirety of the building.
The majority of the electrical installation is original and was installed circa 1991.
However, various refurbishments and modification works have been undertaken
through the years.

As the works are carried out, the phased areas will be cleared of occupants, desks
and equipment, clearing by others. In the East Wing, the entire floor will be cleared
and this area will be deemed a Construction Site and will be managed by the Main
Contractor. As the West Wing is split into two areas, the Contractor shall allow to
provide and erect suitable temporary hoarding to separate the occupied and
Construction Site. The hoarding shall be of a suitable construction to omit any noise
transmission, to protect the Site and to avoid disruption to the occupants working on
the floor.
As areas of the building will be in use whilst works are carried out and the Main
Contractor shall take appropriate measures in terms of noise and managing the risk
of disturbance and disruption to the existing building users. The Contractor shall
allow for liaison with the Client so any disruptive works or services shutdowns are
carefully coordinated as to not affect the normal running of the building. The
Contractor shall give the Client at least 24 hours notice of any services shutdowns
prior to work commencing.

Electrical Specification 03/10/2013
Tender Issue: Rev T1

Ensure trunking fill factors do not exceed 50%.

multi-compartment trunking.
Generally, where 2 or fewer circuits are present, provide Class 4 hot dipped
galvanised steel conduit.
Ensure all containment and electrical tray/basket supports the installation over the
full length of the cable runs. Ensure minimum bending radius of cables are achieved
and proprietary bends, junctions and the like are used. Site fabricated
junctions/bends will not be accepted.
The final sizing and selection of electrical containment is the responsibility of the
Contractor, as described in the preliminaries.
The majority of the works relate to the installation of additional low voltage socket
outlets for new meeting rooms and desk outlets. The Contractor shall allow to
modify the existing trunking and power systems to provide adequate power supplies
for this purpose. Each desk shall be provided with a new multi plug power module
(provided by the furniture package) which can interlink up to 3no power modules per
single 13A socket outlet. Therefore a single 13A socket outlet can provide power to
three number desk modules. The Contractor shall allow to modify and relocate the
existing small power circuits such that each desk cluster is fed by a single small
power circuit. To this end the Contractor may reuse as much of the existing system
as possible. However, no joints will be accepted within the small power circuits and
it is the Contractors responsibility to verify socket positions and quantities of new
sockets and circuits within their tender. Our drawings indicate a possible circuit
configuration, this is based on Record drawings and cannot be relied upon to be

All new general purpose sockets shall be white high integrity 13A double sockets as
MK K2476WHI. Single sockets will not be permitted on Dado trunking runs. Where
indicated as being fitted to the building fabric all sockets shall be flush mounted and
fed by galvanised steel conduit drops with proprietary adapter kits for installation
into cable tray and trunking systems. All containment shall be mechanically and
electrically continuous.
A new charging circuit shall be introduced. This circuit will be dedicated for the
charging socket on each desk. All outlets for charging purposes shall be grey in
colour and complete with high integrity earthing. This circuit shall be on the same
phase as the corresponding general sockets to avoid two different phases being
present at the desk. The charging circuit shall be controlled on a wing by wing basis
as follows.

A new 24 hour 7 day two channel digital controller shall be provided at each
ground floor riser cupboard. This controller will set the time and day for
which the charging circuit will be active. Therefore the west and east wing
will have individual controllers, (2No in total)

The new controllers will switch a controlling contactor (NC) such that it
energises new contactors at each floor.

New contactors shall be installed adjacent to the new distribution boards and
will be sized and rated to switch 230V supplies. These local contactors will
switch the charging circuits on, thereby supplying the dedicated socket
outlets.

When the allocated time has elapsed the time controller will switch the
control circuit to the off position thereby de-energising the contactors on
each floor and switching off the charging circuit.

The charging circuit will have dedicated desk modules (part of the furniture
package) that will connect to a desk mounted 13A socket. This will be used for the
charging of mobile devices.
Under no circumstances shall mutli-pole contactors be used to switch neutral
conductors.
All contactors shall be suitably rated for the switching of the connected load and
shall be normally closed such that the failure of the contactor energises the circuit.
The Contractor shall allow for the installation of all wiring in between contactors and
any containment and supplies as required to design, supply and install the above.
All cabling shall be in FP200 or BICC multicore.
Allow for all conduit and any additional trunking or tray to achieve the required
containment of electrical and communications installations.
Containment shall be run concealed wherever possible. With the exception of
perimeter skirting trunking. Drops to final terminations shall be concealed within the
buildings fabric or within surface mounted dado trunking drops.

All containment and supports shall be galvanised steel. Include all fittings, draw
boxes, saddles, etc and all fixings to the fabric. Use appropriately rated
containment, cable glands and cable types where electrical services are run
externally.
The Contract Administrator shall require a full set of cable calculations for the
proposed works prior to works being undertaken on site. Cable calculations shall be
provided in Amtech or Hevacomp format.
All containment shall be installed with adequate space around the installation to
allow future modification of the cables.
Supply and fit fire and acoustic barriers in all cases when a trunking goes through a
wall.
Trunking must be identified on two visible sides by colour bands 50mm wide at 2m
centres as follows;

Low voltage - yellow

Emergency low voltage - orange
Fire alarm - red
Data/telecommunications - green
Security - white
Sound and communications - blue
