THE CAPITOL COMMONS

PERMEABILITY
Situated in Ortigas, Pasig City. And is bounded by three major roads; Shaw
Blvd., Meralco Ave., and Capt. Henry P. Javier. Public and private
transportation can access the all three roads.
The entrance signage are designed with landscape.
It has three major drop-off points; two along Meralco Ave., and one at Shaw
Blvd. The three major drop-off points are landscaped in order to direct people
and vehicle that those are the Capitol Commons drop-off points.
The site plan of the Capitol Commons shows that it has one major road
(Carmino Verde Road) that links the Capt. Henry P. Javier and the Shaw Blvd.
It is a 2-way-2-laned road which has a rotunda near the entrance.
The Carmino Verde Road is designed with pavement block as to dictates that
it is the major road of the site and it guides the driver.
The Capitol Commons has three access roads along Carmino Verde Road
which links the said road with the Meralco Ave. These access roads are 2-way
roads. All access roads has huge humps at the midpoint which links
pedestrians coming from the opposite sides of the roads. The humps also
denotes the ingress of the buildings which warns the drivers to slowdown.
Access roads are finished with asphalt, except the humps which are finished
with pavement blocks/tiles.
Also, it has an access road (Nila Road) which gives and opening to the Capitol
Commons Information Center. This road, also gives way to the drive thru of
Starbucks.
There are a lot of signage in Capitol Commons which guides, and warns the
driver.
The sidewalks are paved with pavement tiles and designed with patterns.
Also, the clearance of the sidewalk along Carmino Verde Road is 5 meters
approximately, while on the 3 access roads, it was reduced to 4 meters
approximately.
The Capitol Commons have 2 designs of street lights along Carmino Verde
Road. One is designated for the pedestrians, and the other is designated for
the drivers.
Sidewalks are equipped with wide ramps along Carmino Verde, while it is
reduced to half at the 3 access roads.
Also, sidewalks are equipped with fence posts.

VARIETY
The Capitol Commons have residential, office, commercial, and entertainment
spaces just for its users.
Residential. So far, the Capitol Commons unveils two out of three of its
residential towers; the Imperium and the Royalton.
Office. The Capitol Commons offers 8 levels of Estancia Mall for premium
executive use. It can be accessed by the users coming from Shaw, Meralco

Ave, and Capt. H. P. Javier since the location of the Estancia Mall is located
centrally in the site.
Commercial. Aside for office use, the Estancia Mall is, obviously, a mall which
houses premier international brands and lifestyle retailers. The Unimart will
also houses 20,000 sq.m. of supermarket space with international and local
grocery items. Lastly, the Gastro, a food and beverage strip, offers wide
variety of food and beverages. It houses free-standing restaurants such as
Nomama Artisanal Ramen, Tipsypig, Black live Cerveseria, Sentro 1771,
Santis Delicatessen, and a drive-thru Starbucks.
Entertainment. The Capitol Commons will have its 6 state-of-the-art digital
cinemas in which will be housed at The Paragon.
When the construction is done, variety of users can be exhibited in the
Capitol Commons. The users can be families residing at the residential units
or shopping/buying at the commercial establishments, workers working at
one of the offices, or students who would like to unwind at the park.
Also, there a lot of activities that can be done in Capitol Commons, in the
morning, people can jog/exercise at the park. In the afternoon, people can eat
lunch at the Gastro Pub. And, in the evening, people can shop in Estancia.
