QUALIFICATIONS: Have marketed and sold properties, released a 400,000 SF Regional Open-
Air Mall from 50% to 93% occupancy re-anchoring it, found, trained and promoted many
employees, added income and cost reduction at each property, put out to bid and supervised
buildouts for many retail/office/industrial park tenants and in general I have been able to research
and analyze the needs of each property and take the corrective steps to add value to each and
every property that I have been accountable for my entire career.

 Developed budget and set up all systems and product positioning for Lifestyle Center
(over 500,000 SF). Anchors: JCPenney, Dick’s Sporting Goods, Rave 18 Screen
Theater, and Chico’s.
 Utilized Yardi and MRI accounting packages, Outlook and ACT! Database.

1999 to 2003

 Leased and managed 400,000 SF Outlet Center with a 60 mile radius customer draw.

 Increased occupancy from 95.2% to 98.3% in first 6 months.

 Leased and managed over 1.1 M SF of space: 4 Community Centers and 2 Industrial
Parks.

 Strips anchored by Publix, Kash ‘n Karry, Food Lion. Open-Air anchors: Stein Mart,
Saxon Clark Furniture and Fresh Market.

 Leased Lifestyle Center (400,000 SF) from 50% to 93% occupancy. Sold property for
owner netting 1 M surplus profit. Re-developed this property myself taking it through new
anchors and all zoning and construction issues.

 Convinced owner to convert grass area into additional parking stalls, thereby creating
more desirable spaces for lease while increasing sales of existing adjacent merchants.

 Responsible for and implemented the sale of 1 flex space Business Park plus handled
all
due diligence.

 Consistently met business plan goals and objectives for over 6 consecutive years.

 Discovered inconsistencies in square footage at 1 property that resulted in $60,000


more
income per year to the bottom line.

 Brought rents current, renegotiated vendor services, cut budget by $ 30,000.00.

1988 to 1990

 Leased and managed a 500,000 SF Regional Enclosed Mall anchored by


JCPenney and Belk’s Department Stores and adjacent 80,000 SF Strip Center.

 Reduced delinquencies, aggressively leased (60 to 85 % occupancy), found HVAC billing


errors, corrected security problems, upgraded Mall appearance, improved tenant morale.

 Managed all tenant build-outs (bidding process and supervision) and all lease
administration. Bookkeeping on site. Staff of 15 with Central Plant.

1987 to1988

 Leasing and management of this 1 M SF Enclosed Regional Mall anchored by Sears,


JCPenney, Dillard’s and Burdines.

 Managed Merritt Square Convenience Center and the Merritt Square Financial Center
100,000 SF each. Publix, AMC (10 screens) and Barnett Bank as anchors.

 Supervised the construction of a three-story Class A Office Building and the expansion
and renovation of the Enclosed Regional Mall with the addition of Sears.

1983 to1987

 600,000 SF Enclosed Regional Mall anchored by Montgomery Wards, Service


Merchandise and Burlington Coat Factory and 150,000 SF Regional Strip Center
anchored by Target.

 Converted the Merchants Association to a Promotional Fund with 100% tenant success.

 5 staff members were promoted under my direction.

 Generated $80,000 per year in temporary tenant income. Staff of 25.

LANDAU & HEYMAN, INC Assistant Mall Manager, Market Place Shopping Center, Champaign,
IL Promoted to Corporate Marketing Director
1975 to1983

 Converted the Merchants Association to a Marketing Fund and grand-opened the center,
a 750,000 SF Regional Enclosed Mall.

 Created income-producing activities that added $35,000 per year to the budget and
successfully raised MA dues. Generated $30,000 per year in free newspaper publicity.

 As Corporate Marketing Director supervised and direction of 8 Regional Malls’ marketing


programs, including marketing director training. Directed in-house tabloid production
department, created and wrote leasing brochures and corporate newsletter.
