AFFIDAVIT OF SELF-ADJUDICATION

KNOW ALL MEN BY THESE PRESENTS:


THIS AGREEMENT, made and entered into by and among:
VIRGINIA J. MAWANAY, of legal age, Filipino, married to Eusebio
B. Mawanay, a resident of 2035 Angel Falls Drive, Henderson, NV
89074, herein represented by her Attorney-in-Fact ROSENDA J. CALUB LADRINGAN, of legal age, Filipino, separated in fact, with residence at
#25 Happy Homes, Old Lucban, Baguio City;
HEIRS of the late CORAZON ZARATE, herein represented by their
Attorney-in-Fact LOREN C. ZARATE SR., of legal age, Filipino, widower, a
resident of 29-G San Rafael St., Brgy. Kapitolyo, Pasig City;
RAY G. CALUB the only surviving heir of the late NICETAS CALUB,
of legal age, Filipino, married to EDITA O. CALUB, resident of 26 Happy
Homes, Old Lucban, Baguio City;
EDITO CALUB, of legal age, Filipino, married to SYLVIA C. CALUB,
resident of Nagsaraboan, Bacnotan, La Union;
DENNIS CALUB, of legal age, Filipino, married to MILAGROS T.
CALUB, resident of 12 Saturn St., Meteor Homes, Parang, Marikina City;
ROSENDA LADRINGAN, of legal age, separated in fact, a resident
of #25 Happy Homes, Old Lucban, Baguio City;
GERTRUDE CALUB-AGUSTIN, of legal age, married to FILEMON S.
AGUSTIN, resident of 10 Saturn St., Meteor Homes, Parang, Marikina
City;
WITNESSETH: THAT
WHEREAS, on the 22nd day of September, 2011, MELCHORA
CALUB, died intestate in Baguio City, Philippines, leaving one-ninth
(1/9) share of ownership and interest over a certain residential building
particularly located along Happy Homes Subd. Road, Happy Homes Old
Lucban, Baguio City, Philippines, erected on a lot belonging to Teresita
Rafael, having an area of 389.10 square meters, declared for taxation
purposes under ARP No. 01-04006-11328; Property Index No. 102-04006-03-(007)B2 with the Office of the City Assessor of Baguio.
WHEREAS, the parties hereto are the sole and only heirs of
the late Melchora Calub;
WHEREAS, there are no known debts or obligations due against
the estate of said decedent; and
WHEREAS, it is to the best interests of the parties hereto to
divide and partition and adjudicate among themselves the one-ninth
(1/9) share of the decedent in the estate above-described,
extrajudicially in the form and manner hereinafter set forth;

NOW, THEREFORE, for and in consideration of the premises, and


invoking the provisions of Rule 74, section 1, of the Rules of Court, the
parties hereto do by these presents agree to divide, and partition the
decedents one-ninth (1/9) share in the entire estate above described,
adjudicating, as they do hereby adjudicate, the same to and among
themselves in pro indiviso equal shares subject, however, to the
liabilities imposed by Rule 74, section 4, of the Rules of Court, in favor
of any other possible heirs, creditors, and other persons who might be
deprived of their lawful participation in the estate of the decedent, for
a period of two years; and
That in the event that any other property of the decedent should
later be found which is not included hereinabove, the parties hereto
further agree to distribute, divide, and adjudicate, as they do hereby
distribute, divide and adjudicate, the same in like manner and
proportion as herein established and disposed.
IN WITNESS WHEREOF, the parties hereto have hereunto set
their hands at Baguio City, Philippines, on this 23rd day of September,
2011.

Rosenda Ladringan, who presented to me a special power of
attorney, executed by Virginia Mawanay, to me known to be the person
who executed the foregoing instrument in behalf of Virginia Mawanay,
and acknowledged that she executed the same, as the free act and
deed of said Virginia Mawanay. The Community Tax Certificate of the
party was exhibited to me appearing below her above-written name;
Loren Zarate Sr., who presented to me special power of attorney
executed by the heirs of the late Corazon Zarate, to be the person who
executed the foregoing instrument in behalf of the heirs of the late
Corazon Zarate, and acknowledged that he executed the same, as the
free act and deed of said heirs of the late Corazon Zarate. The
Community Tax Certificate of the party was exhibited to me appearing
below his above-written name.
Ray Calub, who presented to me an Affidavit of Extrajudicial
Settlement of the estate of the late Nicetas Calub, to be the person
who executed the foregoing instrument, and acknowledged to me that
he executed the same, as his free act and deed. The Community Tax
Certificate of the party was exhibited to me appearing below his
above-written.
Edito Calub, Dennis Calub, Rosenda Ladringan and Gertrude
Agustin, with CTC Nos. appearing below their above written names,
known to me and to me known to be the same persons who executed
the foregoing instrument, and acknowledged that they executed the
same, as their free act and deed.
This deed refers to an Affidavit of Adjudicator involving a
residential building, consisting of three (3) pages including this page
where acknowledgment is written, signed by the parties and their
instrumental witnesses on every page hereof.
