DEED OF ABSOLUTE SALE

KNOWN ALL MEN BY THESE PRESENTS:

This deed of sale is made and executed by and
between:
QWERTY DEVELOPMENT CORPORATION, a corporation
duly organized and existing under and by virtue of the laws of the
Republic of the Philippines, with principal address at
__________________________________, a corporation duly registered
with the Securities and Exchange Commission with SEC
registration number __________________, duly represented in this
act by its Director, __________________________, and hereinafter
referred to as the VENDOR.
AND
ALICIA H. SUSI of legal age, Filipino, married and a resident of
______________________________, herein after called the VENDEE:
WITNESSETH
That for and in consideration of the sum of

which is hereby acknowledged to be given by the VENDEE to the
VENDOR to the latters full satisfaction, the VENDOR do hereby
SELL, TRANSFER, and CONVEY absolutely, unto ALICIA H.
ALMAZAN his heirs, assigns, and successors in interest, a lot and
its improvements particularly described as follows:

That the vendor further declares that the said described lot
is free from liens or encumbrances and shall defend its ownership
from any/all claims whatsoever;
That the Vendor is the registered owner in fee simple in
accordance with the Land Registration Act, my title thereto being
evidenced by the
Transfer Certificates Title, issued by the
Register of Deeds;
That this is free from all liens and encumbrances of any kind
whatsoever; the said vendor shall declare to defend said vendee
against any just or unjust claims of any person or entity
whomsoever;
That this land is not tenanted that possible redemptions
were duly notified of this sale in compliance with the Civil code of
the Philippines.

It is hereby mutually agreed that the vendor shall bear all

the expenses for the execution and registration of this deed of
sale and the corresponding expenses for the transfer of the same
unto the vendees name.
