A CINDERELLA STORY
There comes a time in the life of every business where you have to decide whether to remain as you are, or to spread
your wings a little wider.
We have built some of the most notable new luxury homes anywhere on Long Island, so we have every right to make
a louder noise for ourselves.
Weve always done custom and spec homebuilding, but in the past we were more of a business to business company.
We built for other developers, including most of Long Islands big names - the Worrell Group, Barn and Vine, and
Farrell.
Sterling & Vertue is the result of our strategic decision to stretch out and develop our own brand on a larger stage.
Whether on the Gold Coast of Long Island, in The Hamptons, or wherever else we may identify future opportunities
to develop luxury residences, Sterling & Vertue will become one of the most trusted names in custom homebuilding.
In fact, by doing work for Long Islands leading residential developers, weve already been trusted in the building
industry for a long time.

A TALE OF A TIMELY MEETING


Sometimes you meet just the right people at the right time.
Severo Fernandes met Rich Przonek and Peter Shoobridge by chance in The Hamptons in early 2015. Severo had been
thinking about the future of his business, and Rich and Peter were looking at sites to acquire.
Together, they talked about business and homebuilding, about the market in The Hamptons and what price points were
selling most quickly. Peter and Rich needed a builder and it was soon obvious that theyd found their man in Severo.
The suggestions Rich and Peter made to Severo on growing his business struck a chord with ideas that Severo was
already developing.
Everything needed to become a very successful luxury homebuilding brand in the Northeast was in place. Severo had
an amazing track record of successful construction projects and a solid operational base. Rich and Peter were the real
estate and finance guys who had built and sold successful businesses, and saw growth potential in Severos company.
All that was missing then was the brand and the growth capital.
Over the following months, Sterling & Vertue was born.

Weve now done dozens of spec projects and have consistently
been able to beat our budgets and exceed our sales projections.
Thats why were still in business after 25 years.

ABOUT US
Severo Fernandes
Severo has been in the residential and commercial construction business in the New York area for more than 25 years. His company, CMD Woodworking
and Construction, is a trusted contractor and subcontractor to most of the principal real estate development companies on Long Island, and to many
others throughout the New York metro area.
In addition to his work for third party real estate companies, Severo has consistently built numerous luxury residences a year on a spec and custom basis
on Long Islands exclusive North Shore and in The Hamptons. These homes typically range in size from 6,000 sq ft to 10,000+ sq ft and sell for multiple
millions of dollars.
While Severo claims to have lost count of the number of houses hes built in his career, people whove known him a long time say that it now numbers
well into four digits.

Richard Przonek
A native New Yorker, Rich spent the first 12 years of his career on Wall St with several leading investment banks, structuring and syndicating more than
$1 billion in bond offerings. After leaving Wall St, Rich established a healthcare management company specializing in the development and operation of
advanced radiology diagnostic centers based on Open-MRI technology. Rich grew the company from start up to 20 centers located in 5 states, before
selling to a NYSE-listed healthcare company in the late 1990s. Rich has subsequently divided his time between real estate and medical technology.
He served as Chief Operating Officer of a large commercial real estate development and management company, where he was instrumental in
turnaround and financial restructuring. As a consultant, he has also provided financial structuring, capital raising, and interim management services for
several New York based real estate groups. Rich has also been a long term investor and developer of residential real estate in various Long Island
markets, including The Hamptons.
Rich currently serves as Chief Executive Officer of Stonington Financial Group, a boutique real estate investment firm he formed with Peter Shoobridge in
2015. Rich is also an advisor to several start up and growth stage companies in the field of medical devices, and is a subject matter expert in new
healthcare technology, relied upon by some high profile investors , including former CEOs of GE Capital and Cadbury International.
Rich graduated with a BS in Business and Finance from St Johns University, New York.

Peter Shoobridge, FCA


Peter is a Fellow of the Institute of Chartered Accountants in England and Wales, resident in the United States for the last 20 years. The
first 7 years of his professional career were spent with the London office of BDO, where Peter was a Manager in the Corporate Finance
group, responsible for a full range of advisory services in capital market and venture funding transactions, and in corporate restructuring
and turnarounds, most notably for clients of the firm's extensive hospitality and real estate practice.
After leaving BDO, Peter served as Chief Financial Officer and head of Business Development for Europes largest vacation ownership
group with operations in 7 European countries. In 1997, the group was acquired by the then-largest vacation ownership company in the
United States, listed on the NYSE. Following the acquisition, Peter transferred to the parent companys main office in Florida as head of
Product Development and Strategy, where he steered the groups transition to a system wide vacation club product, a new brand, and
built the expanded management infrastructure needed to support the new business concept.
In 2000, he established a management consulting practice, providing strategic, financial, and business development advice to hospitality
groups ranging in size from niche regional developers and operators to several of the principal companies active in the fractional and
vacation ownership sectors in the US, Europe, and Asia, including Hyatt Vacation Club, Wyndham Vacation Ownership, and Club
Mahindra. He has also worked as a value-added consulting partner to such firms as Alix Partners, Ragatz Consulting, RCI Consulting, and
PKF Consulting.
From 2006-11, Peter also served as Chief Financial Officer of a boutique real estate private equity firm, where he was responsible for all
aspects of operations, including transaction structuring and asset management, fund raising, and investor relations, handling
transactions and assets under management in excess of $200 million.
In the last 5 years, Peter has focused extensively on hospitality development, senior housing, and residential construction, providing
advice in strategic development, branding, operations, and project financing. In 2015 he formed Stonington Financial Group with Rich
Przonek, where he serves as Chief Investment Officer.
