Finishing Specification

1. Preambles
All work will be constructed in compliance with the National Building Regulations

2. Superstructure
All walls to be built in 447x150x220mm concrete masonry units
All blockwork to be built in class 2 cement mortar.

3. Floors
Existing surfaces to be made good and levelled to take floor finish.

4. Waterproofing
Waterproofing to patios to be approved brand or equal and approved to be installed

5. Roofs
Existing roofs to be made good and re-waterproofed to Architect approval.

6. Plaster
External plaster to be refurbished and/or 1 coat (5:1) cement plaster 15mm thick finished to a textured finish.
Internal plaster to be refurbished and/or 1 coat (5:1) cement plaster 12 mm thick finished to a smooth finish.
Internal cills to be refurbished and/or plastered.

7. Ceilings
Ceilings to be 6,4mm gypsum plasterboard, taped and skimmed.
Exposed concrete slabs and beams to be refurbished and painted.

8. Flooring
Carpets to bedrooms to be approved range.
Lounge, kitchen and bathrooms to be 300x300mm ceramic floor tiles as per samples.
76mm Supawood skirting to all bedrooms, lounge and dining areas.
Approved wall tile skirting to kitchens and bathrooms.
Patios to be tiled in 300x300mm ceramic tiles.
No patterned tiling has been allowed for within the pricing structures of this development.

9. Windows
Window frames to be standard steel residential section with brass hardware.

10.Glazier
Obscure glass to internal bathroom and kitchens where indicated in accordance with National Building Regulations.

11.Door Frames
Front door frame to be 2032mm high x 813mm wide
Internal doorframes to be standard sized pressed metal to suite blockwork.
All sliding doors to be Natural anodised aluminium and glass.

12.Doors
Front door to be 40mm thick door with 3-lever lockset and Dorma TH124 stainless steel lockset
Internal doors to be hollow core Masonite suitable for painting, complete with 2-lever locksets and standard chromium plated furniture.

13.Door Frames
Front door frame to be 2032mm high x 813mm wide
Internal doorframes to be standard sized pressed metal to suite blockwork.

30mm Rustenburg granite counters
Single bowl drop in stainless steel sink unit with Hansgrohe Allegra Variarc kitchen mixer with high swivel spout and integrated shut-off valve for
appliance.
Stove to be stainless steel Samet Code UC/SAM236SS under counter oven with hob.

17.Sanitary ware
150litre Kwikot geyser in bathroom ceiling void.
White close-coupled porcelain washdown suite.
White wall mounted porcelain wash basin with half-pedestal and Hansgrohe Cosmo single lever basin mixer with pop-up waste.
White Plexicor bath with Hansgrohe Cosmo wall-mounted bath mixer with diverter for hand shower.
Showers to be built in-situ or standard white shower trays, with Showerlux or similar door and Hansgrohe Cosmo shower mixer for concealed
installation with chrome 1 jet overhead rose and arm.
750mm towel rail fitted to each bathroom.
600mm x 750mm bevel edged mirror to each bathroom.

18.Electrical
Bowl fitting to all bathrooms and hallways.
Double spotlight to bedrooms.
Triple spotlight to lounge.
Circular fluorescent to kitchen.
Bulkhead fitting to external patios.
2 No. 15A power outlets to lounge areas.
1 No. 15A power outlet to bedrooms.
1 No. double 15A power outlet and 1 No. 15A power outlet to kitchen.
1 No. stove isolator.
1 No. geyser isolator.
1 No. telephone outlet and 1 No. intercom point per apartment.
Centralized T.V system to be installed, system comprises of Satellite dish and terrestrial aerial.
Note that no decoders are supplied; this is for individual purchasers account.
1 No. aerial outlet per apartment - extra points are optional extras.

19.Wall Tiling
200x300mm ceramic wall tiling as per samples, to a height of 1,2 metres, provided in the bathroom and kitchen.
Shower will receive tiling to a height of 2,0 metres.
Dado-rail to bathroom.

20.Painting
One coat undercoat and 2 coats white PVA to external and internal walls and ceiling.
External walls as per artists impression.
White enamel paint to all internal doors and frames.
All timber frames to be finished with two coats Woodoc.

21.Further notes
This specification and schedule of finishes supersedes the building plan.
