One Angel Court 4D Model

About

Location: Centre of City of London.

Project summary:
Mace has been confirmed as construction manager on a 125m job to revamp a
seventies office tower in the City of London.
Mace has begun work on site at the One Angel Court building, with the project
involving a complete overhaul of the 25-storey tower that will see the floor space
increase from 18,000 sq m to 28,000 sq m.
The speculative scheme has been designed to include stripping back the
octagonal tower to its core, with the building then reclad with floor to ceiling glazing.
The project, which is underway, is due to be completed in the third quarter of 2016.

Scope

Ability to run what if scenarios as complexity of job creates the need for flexibility and
change of thought process
Analysis & optimisation of the proposed project delivery.
Demonstrate Maces USPs and innovative construction techniques.
Dynamic and spatial clash testing.
Assist co-ordination between project stakeholders & non-technical personnel.
A tool to quickly, effectively and efficiently evolve with the various proposed
methodologies.
Planners understanding and use of Synchro through training

How this was achieved

Architectural, Structural and MEP models were supplied in Revit format

Schedule created in Asta Powerproject.
Photogrammetric model sourced of the surrounding area.
BIM models created by Oakwood Engineering of the construction plant and logistics
plus extensive scaffolding models for demolition and new cladding
Synchro used to link all BIM models to the schedule
Synchro model reviewed by the Mace team which included visits to refine the
schedule and the methodology through what-if analysis

Deliverables

Synchro SP file(s).
Time Line Images derived from Synchro.
Video presentation derived from Synchro
Training

Benefits

Due to the unusual scenario of retaining the existing core problems were
encountered with the planners original schedule- it did not WORK!
The use of Synchro to create What-if scenarios to make changes in the software and
see these actions live in the 3D View was critical.
This was particular used with the roof sequence and plant delivery

Clashes detected and resolved

Safe methods used for demolition

Revaluation of basement sequencing

Presentation material mentioned above in the deliverables were essential in

conveying the message to the client and the Mace team.

Evaluate MEP installation in relation to build sequence

Monthly updates presented side by side displaying Baseline v Actual

Training so Mace planners could take the job forward over its life span

Mace Testimony
"Synchro proved to be a very useful tool to us on this project.
We used What-If Analysis to brain storm who to resolve the problems we were facing
such the roof and plant deliverables issues in a planning meeting involving several
members of the team.
This saved us a considerable amount of time and ensured the best and more
importantly safest method resulted from this.
To practise the plan before it happens then improve it is invaluable to us on the
issues that arose that may not have been caught upfront.
It is a powerful tool in presenting videos and generating time slices very easily so the
message is clear and concise."
