BRIEF HISTORY
SYF Development Sdn Bhd was incorporated on 21 November, 2007 as a developer in the
industry. The company commenced activity in 2009 known as Semenyih Hi-Tech 1, this was
the first in the distinctly successful Hi-Tech series of industrial projects which is now in its
seventh edition with the launch of Semenyih Hi-Tech 7 soon. The Semenyih Hi-Tech projects
are all located within Sungai Lalang, a developing industrial area in Semenyih.
Besides the Hi-Tech series, SYF Development Sdn Bhd's other projects include Lekas 18, an
industrial/showroom project, and Kiara Business Centre, a commercial hub. Both are situated
in strategic locations in Semenyih with direct access from the Lekas highway.
Todate, SYF Development Sdn Bhd has developed projects with total development value go
beyond RM400 million in its first three years of operation. The current on-going projects
include:

Throughout the internship, I discovered that it is suitable for me to work as a part of the Sales
and Marketing team as I really enjoy my job. I like how we need to deal with customers and
answer all their enquiries rather than just sitting in the office.

Lessons Learnt:
1) Teamwork: Teamwork is important to perform tasks productively.
2) Punctuality: It is important to be punctual especially meeting up with superiors and
attending for meetings or talks.
3) Independent: Complete tasks without guidance and assistance.
4) Time management: Important for completing tasks on time to meet the deadlines.
5) Communication skill: Communicating with clients, supervisors, managers and
colleagues to complete assigned tasks.
6) Interpersonal skill: Interpersonal skill is very important in maintaining good
relationship with managers and fellow colleagues. Good relationship among

colleagues is very important as we may need help from them and they would help us
willingly.
7) Writing skill: Writing skill is an important skill for sending and replying e-mails as
well as letter writing. The words and sentences used in the e-mails must be clear and
easy to understand.
8) Task planning: Planning and prioritize tasks to be done. Tasks should be checked and
reviewed according to priority. Important tasks had to be done first followed by not
some important tasks.

Suggestions to Overcome Weaknesses:


1) Tend to focus at too many things at one time: I shall set my priorities right. I
shall first handle the important and urgent ones first so that I put my focus on a
thing at a time to ensure that I would not be distracted.
2) Need to improve on time management aspect: I shall set my priorities for this
aspect as well. As long as I am sure about what to handle first, then I will be able
to manage my time.

Working Environment and Field


Culture of the Workplace
In SYF Development Sdn Bhd, there is a racial mix in the workplace. The employees
of the company are made up of Chinese, Malays and Indians. However, most of the
employees are Chinese and a relatively smaller percentage of Malay and Indian employees.
Therefore, the medium of communication within the company is diversified form Mandarin
to Malay.
I also found that the political issues among employees within SYF Development Sdn
Bdn are very low. The employees are very friendly and helpful. They work together happily

and harmoniously. If there is any dispute among the employees, discussions will be carried
out to solve the disputes.
Besides that, SYF Development Sdn Bhd provides its employees a wonderful and
comfortable working environment. The interior design of the office is nice and cozy. It
provides a comfortable and stimulating environment for their employees to work in.
Sometimes, managers will invite us to have lunch with them as well.

The Industry - Market


SYF Development Sdn Bhd is a company focusing on developments of various types
of building including those for residential purposes as well as those for commercial purposes.
Its development varies from landed property to high rise buildings, from industrial parks to
service apartments.
In the industry, SYF Development Sdn. Bhd. has many other competitors and hence
the company is always trying their best to strike better and to be more excellent. SYF
Development is trying their best to maintain their quality of product (the quality of the
building). Throughout the years, SYF Development Sdn. Bhd. had successfully built up a

good reputation as most of their projects will be completed before the estimated completion
time.

Ambition/Career Inspiration:
After finishing four months of industrial training, I felt that it is very important for us
to have self-development and self-improvement so that I can have a clear direction to start
my career life. Keep improving is essential to achieve to better results in our life. I realize
that I love to be a sales representative as I like to deal with people and not so much of papers
and computers. Hence, I would like to strengthen my interpersonal skills in order to achieve
my dreams. Hopefully, I will be able to get into Multinational companies and be a part of
their sales team.

Conclusion:
In conclusion, I had gained real and hands-on experience throughout the internship
period. I had gained working life exposure and useful knowledge throughout these four
months of internship. I felt honored and glad that I had the chance to carry out my internship
in such a reputable and well-known company. All the experiences and knowledge gained
throughout the internship period would be very memorable and I am sure that it would be
useful for my future career life. I would take this opportunity to thank SYF Development

industrial training which had able me to learnt a lot.

On the fourth of January, I started my first day of internship in SFY Development Sdn
Bhd. When I reach the office, Ms Amy and Mr Roger introduced me to some
colleagues.
To begin, Ms Amy brought me some past and current project brochures. She asked me
to first go through the brochures to give me some rough ideas about the company.
From what I observed, the company has a wide range of development including landed
and high rise properties. Furthermore, developments for residential purposes are not
their only focus but they also have developments for commercial purposes like
industrial areas like HIGH-TECH factories in Semenyih. Some other on-going projects
include Kiara Plaza, a service apartment and Lavender Residence, a condominium.
After a while, Ms Amy came back with some more documents related to Lavender
Residence (LR) as I will be mainly working at the showroom of Lavender Residence.
Basically, Lavender Residence is strategically located in Bandar Sungai Long. Besides

that, Ms Amy also briefed me about the apartment. For instance, Lavender has two
blocks, Block A(19 floors) and Block B(12 floors) and she explained to me some of
the characteristics of LR too.
In addition, Ms Amy introduced me to both the admins of the company, which are Ms
Shirley and Ms Hiew. They thought me to do some simple filing and some photocopy
works. I am personally not familiar with the photocopy machine, thus, Ms Shirley
thought me step by step on how to operate the machine. In conclusion, for the first
week, I have learnt about the company, about the projects and some simple paper
works.

During the second week of my internship, Ms Amy taught me some skills that I have
to be equipped before I can attend customers. First and foremost, she taught me the
calculations for the monthly instalment of LR. She requested me to download an app
on my smart phone which is the Loan Calculator then she guide me step by step on
how to use it.
Moving on, Ms Amy also taught me how to calculate the probability of the
customer getting the approval of the loan. The questions that I need to ask the
customer before I can generate the probability include:

whether this property is his/her first property


whether the borrower owns a car
whether the borrower has any outstanding credit card balance
whether the borrower has any personal loans or PTPTN
net monthly income of the borrower.

With all the information above, I am able to generate the probability of the
borrower getting the loan by the formula provided by Ms Amy.
As this is the first time I deal with the calculations, it took me some time to

familiarize it. In conclusion, this week, I have learnt to deal with various calculations
and the other colleagues in the company had also taught me to categorize some
specific documents.

During the third week of my internship, Ms Hiew taught me how to compose invoices.
She needs me to ensure that the correct amount is being credited to the right
customers. We issue invoices to customers to notify them regarding the project statuses
and we can now claim from the bank for specific stage. After the invoices are being
composed, we need to print it out and need to photocopy another three copies.
Therefore, there will be four copies in total. One copy for the customer, one for the
solicitor (lawyer), one for the bank and the last copy is for our own reference.
Later, we will need to categorize the invoices.
As there are a few solicitors, such as CL Heng, FL Foo and so on, we need to
categorize the invoices for solicitors according to the specific solicitors so that the
invoices will be sent all together at once to the solicitors. Later on, we need to
categorize the invoices for the banks for the same reason. Next, we will insert the
invoices into envelops. These are quite hectic as only for Kiara Plaza itself, there are
already 700+ units not including 190+ units for Lavender Residence. These workloads

already took up few days of the week.


In addition, Ms Amy instructed me to follow up with some customer statuses. For
instance, we need to know the statuses of the loans applied by customers, whether it is
approved or not. Thus, we need to call the agents in charge of the units to follow up the
cases. Besides, calling the agents, we called the solicitors as well, for the same
purposes. For some specific units, we need to call the purchaser to follow up. In
conclusion, this week I have gained writing skills, communication skills and
strengthen my calculation skills.

During the 5 th week of internship, I was assigned by my supervisor to serve the
customers that approached our company. Usually, I only stood by my supervisors side
to observe how they serve the customers and jot down information that will be useful
for future communication with clients.
When the client came to the showroom, I greet them in a warm, genuine, and
sincere manner. I will then ask whether they are engaged with any agents because if
they are, then we, representing the developers side, are not appropriate to approach
them as we do not want any conflict in interest in the process. Later on, I proceeded to
introduce and explain to them about Lavender Residence and acquire the chance to
discover the customers needs as those information are extremely valuable for market
research.
Basically, they have a lot of questions about the project like:

Where is the actual site located


What is the square feet of the unit
What facilities do Lavender Residence provide
What is the price range
Whats the date of completion

I think Im well-prepared to answer the questions like the above but of course,

there are still questions I am unsure about like:

Lavender Residence is built on what type of land


Whether can make fencing around the yard
Whether need to buy MRTA

When facing this situation, I politely answered them Ill get back to you about
this. I will then require them to leave their phone numbers so that I can contact them
when I get clarifications from my supervisors or the site manager. There are also times
where I successfully closed sales. There are few procedures for this which include:

Ask client to fill in purchase form


Obtain RM2,000 deposit from them
2 copies of their Identification Card (IC)
If customers want a faster process, they can submit to us the loan documents that

include:

3 months bank statement


3 months pay slip
Income tax statement
EPF statement
Increment letter, etc.

Its a pleasant experience and Im full of satisfaction. And I know, we all have
obstacles. The feeling of satisfaction comes by overcoming something

During the 6 th week of internship, Ms Amy had taught me about MRTA as some
customers asked regarding MRTA last week. She also told me that customers can get
the information from the banker directly but it it better for me to know it as well.
MRTA means Mortage Reducing Term Assurance.MRTA is a reducing term life
assurance that offers home financing borrowers with financial protection in the event
of premature death or total permanent disability. It is an insurance for home loan that
covers the outstanding housing loan on a decreasing sum assured basis and it is
suitable for purchasers who aim to own a mortgage in a longer term.
It is definitely a useful knowledge, in the sense of having the ability to answer the
clients and having the understandings regarding MRTA for future self-use. Therefore,
regardless customers ask about it in the later period, I will still explain to them about
MRTA to help them understand better.
Besides MRTA, there is another mortgage life insurance known as MLTA in
Malaysia according to my research. In a nutshell, MLTA offer level/consistent
protection that allows the borrower to buy or sell property using the same MLTA
protection & offer cash back and interest comparing to MRTA.

Assigned duties and responsibilities:


During the 7th week, similar to the first month, I perform monthly department sales
position maintenance tasks including making phone calls, taking phone calls, sending/
replying customer emails, research available projects of competitors and other
assigned duties. To maintain a good relationship with customers, my supervisor asks
me contact them to follow up on purchases, suggest purchase options and invite them
to upcoming events. An upcoming event is the showroom of Lavender Residence
going to complete on next week.
Making an effective telephone call is not as easy as it may seem. It involves some very
specific actions and should not be seen as a casual activity. My supervisor taught me
some tactics and how to answer the customers if they ask some specific kinds of
questions before I make my first phone call. I write down every details and started to
plan the conversation and anticipate customers possible response. The objective to
make those phone calls is to follow up the unit of Kiara Plaza that customers have
booked for a long time but have not signed the Sales and Purchase Agreement (SPA).
My job is to confirm with them whether they still desire for the unit. If yes, I need to
know the reason behind the delay and they must provide me with a proper reply before
the deadline set by my supervisor.

During the 8 th week of internship, I start to work in the sales gallery of Lavender
Residence. The job of working in the showroom basically refers to sales and customer
service. I was required to attend product knowledge training sessions before starting
work in the showroom.
Assisting showroom customers, assessing their needs, and most importantly is
successfully closing the sale are part of my responsibilities. I need to provide
customers

specifications, pricing, and availability. To ensure that the information provided by me


to the customers is accurate, I am not allowed to make some additional selling points
that are not validated yet because I am the representative sales person from the
developer side.
Besides that, I need to help the other colleagues like site manager, administrative
person and the cleaner with the arrangement of the showroom, in order to ensure a
clean working place. The show room has merchandise meant to be used for the
housesuch as furniture, items for the kitchen or for the bedroom and bathroom. Some
of the furniture are fragile which are easily broken or damaged, I need to make sure

During the 9thweek of my internship, I work in the sales gallery most of the time.
Serving and communicating with the customers have become something
uncomplicated. The thing that I think needed to be improved is speaking politely to
clients in any situations. This is because there are times where the customers are rude
or disrespectful, we must be able to still maintain our politeness and attend them with a

smile on our face. To me, I personally think that this is something basic that every
customer service representative should be able to do.
Based on the book of records, there were around 30 customers that walk-in (were
not accompanied by agents) into the sales gallery this week. My colleagues and I take
turns to serve the clients. The sense of accomplishment arises again when the
customers are satisfied with our services and thank us for being well-mannered.
In addition, when there are no clients, I will assist Mr William, site manager of

During the 10thweek of internship, just like last week, besides attending customers, I
continue to help Ms Chee on the paper work. This weeks paper works include,
checking the companys invoices and receipts of any transaction related to Lavender

On my 12 th week of my internship, which is the last week of this month, there


was an accident happened in the sales gallery. On a stormy night, the thunder strikes
the
power meter machine in the sale gallery so it went off accidentally and started to burn.
Fortunately, a worker notice what happened and informed Mr William
immediately. Mr William then put out the fire with the help of some other workers.
Therefore, there were not any injuries and serious damages besides the burnt power
meter machine. However, the incident had caused the show gallery to be out of
electricity. Thus, for the two days, my colleagues and I helped out the other colleagues
to clean the sales gallery.
Furthermore, there were ashes all around the floor, thus, the sales gallery was
close for two days for the repairmen to fix. I was assigned to help cleaning the ashes
all around the floor. Besides, due to the heavy rain, some of the bills and receipts were
soaked in water due to a leakage on the roof. Besides cleaning the floor, I helped to dry
up the bills as well. After the incident, the sales gallery reopened, and I am back to my
position as a sales representative.

at Kementerian Kesejahteraan Bandar, Perumahan Dan Kerajaan Tempatan (KPKT)

Ms Hiew first sent me a link of KPKT website. Then, the procedure of registering on

During the 16th week of my internship, which is the last week of my internship
programme, I continued to perform jobs like the previous months. For this week, I
continue to attend customers in the sales gallery. After so many months, I am so used
to dealing with people, therefore, to me, there are no difficulties. We even talk like
friends. The agents, too, treat us nicely, after all, it is been four months.
I think it is because it is the last week I am working there, therefore, the
workloads are not as heavy as the previous weeks. All I need to do is some simple

I started my first day of internship in SFY Development Sdn Bhd on the fourth of
January. My supervisors are Ms Amy and Mr Roger. The first week is basically a
warm up for me. My supervisors gave me a brief idea about the company by providing
me brochures related to the companys past and current projects. SYF Development
has three on-going projects, and one almost finishing. Besides that, it also has plenty

completed projects. Most of them completed ahead of expected schedule. In addition,


in the first week, I have also learnt about Lavender Residence and also some paper
works.
As for the second week, I have learnt calculations for monthly instalment and also the
probability of the borrower getting the loan. An application has to be used for the
calculation of monthly instalment to speed up the process of calculation. As for the
probability of the borrower getting the loan, many information are to be provided by
the borrower before we can proceed for the calculation. Therefore, I need to ensure
that I am familiar with the formulas, etc.
As for the third week, I have learnt to compose invoices. Besides composing, I have
also learnt to categorize them into respective areas. There will be four copies of
invoices for each unit where one copy for customers, one copy for the bank, one unit
for the solicitor and one for our own record and reference. Furthermore, I have also
learnt to follow up with customers regarding their loan statuses and so on.
The fourth week is basically polishing on what I have learnt for the past three weeks.
For instance, working on invoices again, and revising on information related to
Lavender Residence. By the end of this month, I think I am well equipped and
prepared for the coming challenges in the following month.

For the first week of February, I realize the outstanding features of Lavender
Residence as compared to other projects by different developer by going through the
brochures of other developer companies and ours. I have a few ideas on my mind that
can be the selling point when I deal with customers. Besides that, I have strengthen my
communication skills and my ability to handle the situation when clients ask tricky
questions. I truly appreciate Ms Amys effort in guiding me since day one I started my
internship in this company.
As for the second week, I have learnt the difference between MRTA and MLTA. This

is really a useful knowledge for now and for future. Before this, I have absolutely zero
knowledge on MRTA or MLTA. I did not know that even mortgage loan can be
insured. Therefore, now that I have gained the knowledge, I understand why most
bankers will encourage buyers to buy MRTA and MLTA as well.
As for the third week, I have learnt the manner of making a phone call and how to
handle the customers. Some of the customers are friendly but some of the customers
actually get irritated and angry easily. I understand that patience is very significant in
those situations. Some of the customers are full of questions, therefore, I need to stay
informed to be able to respond to most enquiries and know what to do if the questions
happen to be too detailed or technical. Ms Amy also told me that, sometimes dont be
afraid to say I dont know or Ill get back to you later either, customers will
appreciate the honesty and effort to find the right answer for them.
The fourth week is basically attending some briefing that given by Ms Amy and Mr
Roger before the showroom of Lavender Residence is officially launched. I know
exactly what are my duties and responsibilities because after that I will be fully incharge of the showroom. I have learnt some interpersonal skill because I have to
communicate with co-workers, agents, supervisors and all the site workers.

For the first and second week of April, I have learnt to apply for TNB and
SYABAS respectively. There are various rules and regulations and terms and
conditions we need to follow for both application. I also realize that being careful
during the application is very important as any slight mistake will cause huge
circumstances.
As for the third week of the month, I have learnt to apply new units on KPKT
website. Similar to the above application, we need to be extra careful while keying in
all the information as this will directly affect the company and the respective
customers.
As for the last week, I did almost the same tasks like the previous months
including some simple filings and photocopy jobs. Throughout the months, I have
truly learnt and gained a lot and I am really grateful that so many people have gave me
