SCOPE OF WORK
1.1
PROJECT DESCRIPTION
The Manor phase 2 project a new building and located at 91Nguyen Huu Canh Street,
Binh Thanh District Ho Chi Minh City.
The project will comprises 3 basements, 2 Podium floors and 2 Residential & Office
Towers of 30 storey high and 16 storey high with constructional details as below:

SERVICES DESCRIPTION
The services cover under this specification is for the supply, installation, testing &
commissioning and maintenance during defect liability period of Mechanical
Ventilation and Air Conditioning Systems.
The Mechanical Ventilation shall be installed at all Plant rooms and the Toilets.
The Air Conditioning Systems shall be installed at all designed areas.

1.4
EXTENT OF WORK
This specification, unless specifically stated otherwise, calls for the provision of
systems complete in every respect, fit and ready for continuous, safe, efficient
operation. The Contractor shall therefore supply, deliver, install, test, commission and
set to work the systems and they shall be complete with all necessary ancillary and
minor items, whether expressly indicated on the drawings or specification or not.
It shall be this Contractors responsibility to calculate the resistance head for all fans
and pumps and by this calculation guarantee the delivery of the specified conditioned
air and water quantities at the locations shown on the drawings and specified herein.
The works by this Contract shall comprise the following:
(a) A central cooling plant comprising air- cooled screw chillers located on the roof
floor, chilled water centrifugal pumps, insulated pipework, valves and fitting, feed
and expansion tank and the like
(b) Multi-Split Air Conditioning System to Each Offitel Unit and VRV Air Conditioning
System to Cafteria and shall be completed with insulated pipe work, wall/floor
mounted evaporators and associated controls, electrical works
(c) A condensate drain pipe system with fittings
(d) Complete air distribution/ventilation systems consisting fan coil units (FCU), the
controller and thermostats, ventilation fans, filters, ducting and the like
(e) All air registers/diffusers and air distribution system accessories including manual
volume control dampers, splitter damper, air outlets, access panels, etc.
associated with the MVAC systems
(f)
All electrical works associated with the MVAC installation (including MSSB,
submain from MSB to MSSB will be provided by Electrical Contractor).

Provision of manual override switch at Fire Services control room to switch off all
fans of the MVAC system serving the building in the event of a fire alarm

2.
CO-ORDINATION
The Contractor shall co-ordinate and furnishes all necessary information as required
to the Main Contractor and his nominated Contractors/Sub-Contractors so that works
can be carried out without undue delay to the construction programme.
Any additional work occasioned by lack of co-operation between the Contractor and
the Main Contractor or any other Contractors will not be considered as a variation to
the Contract or as grounds for extension of time.
The Main Contractor will be responsible for checking all penetration drawings and for
negotiating with the various Contractors for amendment of penetration requirements
as necessary.

All concrete equipment plinths and concrete piers in plant rooms keyed to
the floor slab and graded where required. Plinths and concrete supports
shall have shapes and dimensions and contain the information for
operating weight and the load distribution for various pieces of equipment
as indicated on detailed shop drawings to be provided by the Contractor

All building penetrations through slab, beams and structural walls and the
building in of all pipe sleeves, puddle flanges and equipment holding down
bolts, where required to be built in during construction. The Contractor
shall supply all bolts, sleeves, and puddle flanges and detailed drawings
accurately positioning such items

The Contractor shall seal up the annular space between sleeves and
pipes/ducts with approved materials to achieve fire resistant, waterproof, air
tight and/or acoustic barrier as appropriate. The Main Contractor shall seal
up openings between sleeves and structure or building elements
(vi)
All access hatches, doors and panels as nominated by the Contractor and
in accordance with his details as required in false ceilings, masonry risers,
plant rooms and at other places as required to allow access for adjustment,
maintenance and cleaning
(vii) All cutting, patching, framing up, furring in, chasing and making good
associated with the building construction for the passage of ductwork,
pipes, conduits and grilles, and the like. Detailed shop drawings shall be
provided by the Contractor
(viii) All under-flashing of all roof penetrations for cables, pipes and ductwork
(over-flashing shall be by the Contractor)

Site facilities including temporary water and Lighting supply for lighting,
operation of power tools and testing, commissioning and maintenance up
to and including final acceptance of the MVAC Installation by the
Principal/Consultants. The Contractor shall be deemed to have noted
these provisions and to have made due allowance for any additional
requirements not described therein

The Contractor shall supply and install condensate water pipes connections
from MVAC equipment, overflow, and equipment drain to these drain
connection points even where details are not shown on tender drawings
(xii) The Contractor shall submit to the Main Contractor all necessary
information, schedules and fully dimensioned shop drawings showing
details of building work required in connection with the Sub-contract work.
Such submissions shall be made in sufficient time for the Main Contractor
to obtain the Consultants approval and to enable the Main Contractor to
incorporate all holes, chases and the like to be left in the structural building
work as it proceeds so as not to be cut out subsequently
(xiii) The Contractor shall provide all structurally embedded materials such as
pipe sleeves, anchor bolts and the like to the Main Contractor sufficiently
well in advance of the progress of the works to enable such items to be
cast-in by the Main Contractor
(xiv) The Contractor shall provide adequate supervision and setting out on Site
to ensure that all the builders work is carried out in accordance with his
requirements and as approved by the Architect. Any matters not in
accordance with his requirements shall be drawn to the attention of the
Main Contractor who will amend/ alter as necessary

4.
GENERAL REQUIREMENTS
4.1
SITE INSPECTION
Tenderers must inspect the site to familiarise themselves with the conditions
thereupon prior to submission of tender. Confirmation of site inspection shall be
submitted with tender.

CO-ORDINATION OF INSTALLATION
Co-ordination shall be carried out to ensure that all items for installation in false
ceilings are provided in sufficient time to comply with the Main Contractors program.
All other services within false ceilings shall be completely installed so that it will not be
necessary to remove any ceiling tiles to finish other work, apart from commissioning.
Responsibility and provision shall be allowed for any cost where due to delays or
deficiencies attributable to this Contract, ceiling tiles must be removed and replaced,
or additional penetrations provided in the ceiling.

The equipment offered by him is of the most modern and correct design and
construction and of the necessary capacity to efficiently perform the work
specified.
The equipment offered is capable of being installed in the plant space shown
on the exhibited drawing with adequate clearance for its proper operation and
maintenance.
Noise levels due to plant installed under this Contract shall be not more than
as specified elsewhere in this specification.
The equipment offered will provide the minimum capacities as scheduled
elsewhere in this Specification or on the drawings.

4.10
SHOP DRAWINGS
The Contractor shall prepare shop drawings (working drawings) of the proposed
installation. All shop drawings shall be submitted to the Consultant for approval
before commencing any work. All checking and approval of such drawings by the
Consultant shall be construed as gratuitously assisting the Contractor and does not
relieve the Contractor from responsibility for errors or omissions.
Where such errors or omissions are discovered later they shall be corrected by the
Contractor irrespective of any approval given by the Consultant. Approval of drawings
shall not be construed as authorising additional work or increased cost to the
Owner/Principal In the event that the drawings indicate additional work involving
increased cost, the Contractor shall notify the Principal/Consultant at the time of
submission of the drawings.

EQUIPMENT DEVIATIONS
The dimensions and ratings of equipment specified herein or indicated on the
drawings are intended to establish the outlines and characteristics of equipment
furnished by the particular manufacturers specified. Where the Contractor intends to
use an item of equipment other than that specified or shown on the drawings he must
apply in writing to the Principal/Consultant and await written approval before
proceeding.
Where such approved deviation requires a different quantity and arrangement of
architectural or structural materials, or a different quantity and arrangement of wiring,
conduit and equipment from that specified or shown on the drawings, the Contractor
shall furnish and install any such additional structural supports, insulation, controllers,
motors, starters, electrical wiring and conduit, and any other additional materials and
equipment necessitated by the deviation.
Alternative equipment and materials shall comply with maximum sound power levels,
minimum insertion loss and absorption at the stated flow/static pressure etc. Where
sound power levels are exceeded, additional acoustic treatment shall be provided to
comply with the noise and vibration criterion at no additional cost to the contract.

4.13
PACKAGED EQUIPMENT
Where packaged or unitary equipment is specified or offered against this
Specification, such equipment shall be modified to conform to the requirements of this
Specification, whether or not this requires modification of the Manufacturers standard
construction. Any modification shall be to the approval of the manufacturer and the
modified equipment shall carry the manufacturers full warranty.
The fact that the Tenderer may have offered a particular packaged item by name shall
not absolve him from modifying it to meet the Specification.

Submit the following sample fittings and accessories to obtain approval of the
Consultant before installation:
It shall be the responsibility of the Contractor to arrange for the Consultant to inspect
the samples to obtain approval and acceptance in writing of the offered samples.
The approved samples shall be retained on site for reference purposes until
completion of the work. All such materials used in the work covered by this
specification shall conform to the approved samples.
The Consultant will be at liberty at any time to test or analyse samples of any
materials brought onto the site and intended for these Works.
In addition to the above requirements for the production, submission and approval of
samples and prototypes, the Main Contractor may prepare an area in advance of the
general construction cycle. The purpose of this area shall be to ensure co-ordination
of all services and finishes and as a display area. Provide and install all samples and
prototypes required for such an area as directed by the Main Contractor.
4.15
RADIO INTERFERENCE
All equipment and/or appliances provided under this specification shall be designed
so that no interference will be caused with any radio or other electronic transmitting or
receiving equipment in the same locality. In the event of the inherent characteristics
of the electrical installation being such that interference is possible, efficient devices or
screening techniques capable of eliminating such interference shall be provided at the
Contractors expense.
Define the areas susceptible to interference prior to the purchase of equipment and
appliances and advise the Consultant of the methods to be adopted to reduce the
interference.

LABELLING
All PAU, FCU, pumps, fans, control valves, chilled water pipes, condensate water
pipes, switches, fuses, relays, terminal strips, circuit breakers and compartments shall
be comprehensively labelled to clearly indicate their function.
Labels shall be of Sandwich Ivorine or Traffolyte material, white with black lettering for
normal power and white with red lettering for standby power.
Labels shall be permanently attached to a fixed element by fastener or adhesive. Self
stick or adhesive tapes shall not be used.
Submit all label schedules for approval prior to manufacture.

SETTING OUT
The Contractor shall set out all lines and levels for the works and shall refer the same
to the Main Contractor for his approval and shall follow all directions of the Main
Contractor for modifications of same made necessary for the co-ordination of the
works.
The positioning of equipment as shown on the tender drawings shall be considered as
approximate and diagrammatic only and these drawings shall not be used for final
setting out.
The Contractor shall thoroughly examine the Specification and tender drawings, check
all figured dimensions immediately after the sub-contract is awarded, and obtain such
measurements and information as may be required to carry out the work.

SEALING OF PENETRATIONS
(a) Airtight Seals
All penetrations of trays and/or ducts through the building fabric of chambers
subject to suction or pressurisation shall be sealed.
(b) Waterproofing of Penetrations
Floor penetrations for duct, pipe and cable risers shall be made weatherproof
progressively during the construction of the works to minimise weather damage
or effects of internal flooding within the building.
(c) Holes in Roof
Continuous welded weather collars for over-flashing shall be supplied and
installed for all external ducts and pipes forming part of the work and sealed with
an approved sealant.
(d) Acoustic Sealing
Wherever services penetrate walls, floors or ceilings, acoustic sealant shall be
supplied and installed to maintain a degree of acoustic separation at least equal
to the materials penetrated.

The preferred method of sealing penetrations around ducts, pipes, cables and
cable trays shall be by the use of fire retardant pillows packed tightly both sides
of the penetrations. Internal fire barriers using intumescent fire retardant
materials shall be used within all ductwork passing through the fire rated walls or
floors.

The Contractor shall confer with the Main Contractor and accept his instructions with
regard to storage of materials, particularly heavy loads. All equipment and materials
shall be stored clear of floor slabs on timber packers.
Special care shall be exercised to prevent the ingress of dirt, moisture and foreign
substances into conduit pipes, duct and equipment. Should such ingress occur
carefully remove the offending matter and thoroughly clean the conduit pipes, ducts
and equipment to approval
When any room in the building is used as a shop or storeroom in connection with
these works all resulting making good and repairs, patching or cleaning of the room
arising from such use shall be carried out prior to completion of the works.
Mixing of any materials on the floors other than where such material is finally to be
located shall not be permitted.
Fittings or other equipment shall not be used as a place for depositing tools and
materials, as a means of supporting scaffolding or for use as a work bench.

All rotating machinery shall be properly balanced and shall be designed with
clearances and mechanisms suitable for the noise level requirements, for the
particular item of plant or equipment, specified elsewhere in this specification.
Fan tip speeds and velocities and motor and compressor speeds shall be kept
within the limits specified elsewhere in this specification.

PIPE SLEEVES
Provide pipe sleeves where necessary for installation of pipes through the building
structures.
4.27
EXPANSION
Provision shall be made throughout for expansion and contraction wherever
necessary to ensure stress due to expansion is relieved and is not transmitted to
fixing devices or building structure. This shall include the supply and installation of all
necessary approved expansion devices.
4.28
EXISTING SERVICES
The Contractor shall contact all local authorities prior to commencing work, to
ascertain the precise location of all services in the vicinity of the proposed works and
protect the existing services as necessary during the progress of the work.
Any damage to existing services caused by the Contractor shall be made good at his
own expense. Where services conflict with the proposed design, the Contractor shall
advise the Consultant and shall allow in the contract sum for completing any
additional works which may be required.
If any existing services are found to be damaged or require repair, the Contractor shall
contact the local authority to arrange remedial works.

(c) Testing
All air-cooled chiller sets set shall meet the following requirements:

Air-cooled condensers shall have axial or propeller fans, maximum speed, 1500
RPM driven by three-phase totally enclosed motors.
Coils shall be copper tube aluminum fin mechanically bonded enclosed in a
galvanised sheet steel frame. Aluminum fins to be protected by dipped and
baked epoxy resin coating for corrosion and weatherproof protection.
Each condenser shall be equipped with its own modulating head pressure
control.
Supply and install internal baffles to prevent back-flow of air through fans when
multiple fans are sequentially switched.
Each refrigerant circuit shall be equipped with its own liquid receiver designed
and constructed as a pressure vessel in accordance with AS 1677, Clause 3.1
and AS 1210 for a certified working pressure as specified in AS 1677 for the
refrigerant use. Obtain a certificate of hydraulic test from the appropriate
Authority. Each liquid receiver shall incorporate a relief valve piped to
atmosphere in accordance with AS 1677.
Liquid receivers shall be sized to accommodate the full refrigerant charge of the
system.
(e) Controls and Interlocks
Comply with AS 3000.
For each chiller provide a chiller control cubicle. Within this control cubicle mount
the interlocks, time delays, relays, motor starters, breakdown fuses, capacity
control, safety controls, and connections for interlocks with external pumps and
flow switches and the like, necessary for safe and satisfactory operation, and for
restarting the chiller set immediately upon restoration of interrupted power
supply.
Arrange safety controls such that operation of any one will shutdown only the
associated circuit and will require manual reset before starting.
Each chiller shall be supplied and installed with its own proprietary individual
micro processor supervisory and control system complying with the chiller
manufacturers requirements and mounted in the chiller control cubicle. This
system shall be designed so as not to be affected by the compressor starting and
running currents and associated vibration.
When chiller installed exposed to the weather ensure all components protected
accordingly and all electrical equipment in fully weatherproof enclosures.
Each supervisory system shall perform the following minimum control and
monitoring functions:

Continuously monitor the following safety controls and cutouts for each
refrigerant circuit:

Automatically start, load, unload and stop the compressors, with in-built
time delays as recommended by the chiller manufacturer, as required to
maintain the leaving chilled water set point temperature 0.5C provided
all safety interlocks are in their correct position once a remote start signal
has been received.

report sheet with the tender proposal.
The supplier shall provide all consumable items required for this maintenance
service including refrigerant, oil, filters, gaskets etc at no extra cost.
After each quarterly visit the supplier shall provide the following:

5.2
CENTRIFUGAL PUMPS
Pump shall be of the end suction horizontal spindle horizontal split case type, of back
pullout design with spacer couplings to allow impeller and bearing assembly
withdrawal without disconnection of pipework. Pump feet shall be positioned on the
underside of the casing volute.
The pump shall be fitted with packed gland seals.
Pumps shall have an integral drip tray with copper drain pipe running to the nearest
floor waste. They shall be of copper and extend beyond uninsulated pump flanges to
capture all condensate drips.
Bearings shall be self-aligning grease packed ball or roller type of ample capacity
designed for a life or not less than 100,000 hours continuous operation. Bearings
shall be mounted in grease relief housings. All bearing housing shall be fitted with
grease nipples of the same size and type.
Each pump unless otherwise specified elsewhere, shall be direct connected to a nonoverloading 24 rev/s ball bearing squirrel cage motor. Motor enclosures shall be drip
proof.
Motor shafts shall be given a multi-coat resin finish.
Pump and motor shall be assembled on a bedplate fabricated from rolled steel angle
on channel sections with accurately machined facings for the pump and motor feet.
The bedplate shall be dimmed or zincolate treated. The pump unit shall be
completely finished painted prior to delivery on site.
The complete assembly shall be supported from the concrete plinth on inertia type
bases and vibration isolators.

Drain Pans
The design and installation of drain pans shall comply with recommendations of
CIBSE-TM13.
Insulated drain pans shall be provided to collect all condensate from the cooling
coils including water headers and return bends where necessary. Auxiliary drain
pans shall be provided to ensure total drainage and complete freedom from
condensate with the air conditioned places. Drain pans shall be of heavy
galvanised steel construction.
Drain pans shall be insulated with a minimum of 25mm insulation of a type
approved by the Consultant.

AIR FILTERS
(a) General
All filters shall have performance as specified in the Tables of Performance of
this Specification and be installed as shown on drawings. At the completion of
acceptance testing of all air handling units and before handing any air handling
systems over to the Client/Principal, all filter media shall be replaced with clean
new filter media.
All filters in any bank shall be identical.
(b) Medium Efficiency Filters
These shall be provided for all Fan Coil Units and ventilation systems. The
minimum air flow capacity of each filter shall be able to match future capacity of
fan/motor systems (10% minimum) and allowance for duct leakage (5%).
The filters shall be of throw away 100mm thick deep panel type for air
conditioning systems and ventilation systems respectively with a minimum
filtration efficiency of 20%, 98%, 85%, 88% on test dusts Nos. 1, 2, 3 and 4 with
a dust holding of not less than 600 gram per m2 of face area when tested with
No. 4 dust (NATA tested) at final resistance of 125Pa above initial resistance.
(c) Filters - Deep Bed
The filters shall be deep bed dry media type. They shall be contained in a rigid
frame in the mixing box. The duct section containing the filters shall be provided
with an adequate access panel to allow easy replacement of the filter elements.

CENTRIFUGAL FANS
Centrifugal fans shall comply with all relevant codes, following requirements and the
schedule of capacities in this specification.
Type:

Each fan/motor assembly shall be mounted on a common steel base, fitted with antivibration spring mounts.
The casing shall be rigidly constructed and provided with:
The casing, bearing and motor supports shall be of rigid construction and free from
flexure.
Fan shafts shall be designed such that the first critical speed of the shaft is at least

not be less than the sum of the fan power requirements (based on continuous
maximum rating at the specified speeds) and the drive loss power.
The complete assembly of the fans rotating components shall be statically and
dynamically balanced and the fan-motor assembly shall be provided with anti-vibration
mountings.
The fan unit shall be corrosion protected in accordance with the requirements
specified under clause Corrosion Protection and Painting elsewhere in this
specification.

6.
GENERAL
This section of the Specification covers the general requirements for ductwork,
ductwork accessories, and associated air control devices, unless the general
requirements are abrogated by specific requirements elsewhere in the Specification or
Drawings.
The Contractor shall supply and install all ductwork and accessories for the correct
and satisfactory operation of the air systems covered by this Specification.
All ductwork and fittings delivered to site shall be new and shall be clearly and
indelibly stamped to identify different grades, materials and manufacturers.
All air supply, return, intake and exhaust fittings shall be of the respective types as
shown on the Drawings
All ductwork, fittings, accessories, joints and jointing materials shall be suitable for the
service and shall not deteriorate due to atmospheric action.
All ductwork and materials including linings, adhesives, flexible ducts, flexible
connections, gaskets, sealants, fibreglass boards, and the like, shall fully comply with
all requirements of the FSD in respect of resistance to penetration of fire and spread
of flame and smoke.
The materials, construction and installation of all sheet metal ductwork and fittings
shall be in accordance with the Specification for sheet metal ductwork, DW/142
(MVAC).
Where any part of the installation is not covered by the MVAC
Specifications, then the standard of the Sheet Metal and Air Conditioning Contractor's
National Association of U.S.A. (SMACNA) latest edition shall apply for either high
velocity or low velocity systems. Where any part of the installation shown on the
Drawings is not covered by either the MVAC or SMACNA Standard, then reference
shall be made to the Consultant for endorsement of materials and methods prior to
installation.
The ductwork installation shall be leakage tested in accordance with Ductwork
leakage testing, DW/143:1983 (MVAC). Complete record of the test shall be
submitted to the Consultant on approved forms for endorsement. Should any test
indicate leakage rate in excess of that specified by DW/142, the section of ductwork
shall be dismantled, joints cleaned down and re-assembled and test re-peated
The Drawings indicate the clear internal air passage dimensions of the ductwork and
the manner in which the ductwork systems shall be installed. Due allowance shall be
made for the thickness of internal or external linings when dimensioning ductwork and
selecting fittings and accessories. The actual work involved in respect of transitions,
offsets, etc, shall be ascertained by the Contractor, who shall co-ordinate the
ductwork installation with the work of other trades and services.
Reasonable provisions shall be made by the Contractor for future removal and
dismantling of sections of ductwork by means of bolted, flanged joints and shall in all
cases be approved by the Consultant prior to fabrication.

6.3
FLEXIBLE DUCTS
All flexible ductwork and accessories for insulated and uninsulated services shall be
fully imported.
For insulated ductwork, the insulation shall be pre-factory insulated and of vapourproof type of 25mm thick having a density of 24 kg/m3 and wrapped with aluminium
foil.
Flexible ducts shall comply with the requirements of DW/142, BS476 Part 6 or UL181
Class 2 and shall be the Fire Services Department approved type.
All flexible ductwork shall be of the patent pre-insulated aluminium spiral wound type
constructed of a tough multi-ply aluminium laminate, supported by a reinforced steel
helix suitable for an operating temperature of -5oC to 90oC as approved by the
Consultant and shall be suitable for the duties and pressures as required for the
particular system.
Flexible metal ductwork shall be installed in all locations indicated on the Drawings of
and/or wherever else necessary to eliminate transmission of vibration.
All bends made in flexible ducting shall be formed to manufacturer's recommendations
and shall have a centre-line radius of not less than 1.5 times the diameter of the
ducts. Bends shall remain at full diameter throughout the length of the bend and all
bends deformed or damaged in any way during installation shall be replaced with new
bends.
All fittings such as tee-pieces, Y-pieces and reducers shall be of galvanised sheet
metal exactly as specified for circular sheet metal ductwork.
All joints between lengths of flexible ductwork shall be made with short spigots of
galvanised sheet metal circular duct to form a slip joint. Similarly all connections to
fittings and terminal boxes and the like shall be of the spigotted slip joint type.
All joints shall be sealed with shrink-on type duct bands similar to "Thermofit" or
approved equivalent except that continuous screw type metal bands hose clips or
equivalent as approved by the Consultant may be used for low pressure applications
only. Self tapping metal screws and rivets shall not be used.
All flexible ducts shall be adequately supported with hanger straps located, at a
minimum of 2,000mm centres, to prevent undue sagging and strictly in accordance
with the manufacturer's recommendations. Under no circumstances, should the
flexible ductwork rest on the ceiling file or suspension system.
All flexible ductwork shall be air tight and leak tested in accordance with the
requirements of this Specification.

FITTINGS
(a) Joints and Fittings
All cross joints, longitudinal joints, take-offs, bends, transitions and other fittings
shall be in accordance with DW/142:1982.
All flanges and steel works for jointing and supporting members shall be hotdipped galvanized to BS729:1971, Part 1 or BS2989 whichever is applicable.
All joints for flat oval ducts for the medium and high pressure applications shall
be sealed with shrink-on type duct bands similar to Thermofit or approved
equivalent.
(b) Ductwork Jointing Sealants
Jointing for flanged cross joints shall be formed from a gasket of 'Prestick' lead or
other approved material to thickness not less than 4mm.
Sealant for longitudinal and slip joints shall be type EC/750C sealing compound
(c) Vanes and Deflectors
Vanes or deflectors shall be provided inside ducts where required. In particular,
such vanes or deflectors shall be provided at all bends having an internal radius
less than the width of the duct and also where the included angle exceeds 30o at
changes of section. Vanes and deflectors shall be of aerofoil profile i.e. doubleskin vanes to ensure complete change of direction of flow at the point, with
extended leading and trailing edges, and with radii and spacing selected to
achieve uniform velocity at the bend.
(d) Flexible Connections
Flexible connections shall be provided at the suction and delivery connections of
all fans and air handling units and elsewhere as shown on the Drawings or as
may be required to eliminate vibration.
All flexible connections for use at temperatures up to a maximum of 90oC shall
be of neoprene coated glass fabric having a density of not less than 1 Kg/m2.
All flexible connections for use with temperatures in excess of 90oC and in
"smoke spill" applications shall be of non-combustible woven glass fabric capable
of withstanding 250oC under continuous operation.
All flexible connections exposed to the weather shall be covered with prime
quality galvanised sheet steel or fibreglass weather shields arranged to form a
complete weatherproof jacket.
All flexible connections shall be fixed over mild steel angle flanges at both ends
and secured to same with not less than 2.5mm thick x 25mm wide mild steel
bands. For circular ducts flexible connections shall be of the split semi-circular
type drawn up tight with bolts at the split points. Flat bars for rectangular ducts
shall be fixed with bolts or screws at not more than 150mm centres. The flanges
to take the connections shall be not less than that specified for the ducts and the
"free" space between flanges shall not be less than 50mm. The flexible
connections shall be installed with not less than 25mm additional slack length
between the flanges to prevent transmission of vibration.
Flexible connections shall not be used to correct misalignment of fan and duct.
Where flexible connections are used to connect fans to insulated ductwork, then
flexible fibreglass of equal thickness as for ductwork insulation shall be fitted over
the cloth and enclosed in a Sisalation 450 aluminium foil vapour barrier.
Where silencers are fitted to fans either on the suction or discharge side then
flexible connections shall be of lead impregnated vinyl or other suitable material
providing an acoustic barrier.

Access panels shall be provided at every point in the ductwork systems where
access for checking, servicing and cleaning of equipment is required. Such
equipment shall include all fire dampers, plenums, motorised dampers, fan
chambers, air chambers, and the like. Where additional access panels are
required for checking, servicing and cleaning of equipment not mentioned above,
these shall be provided by the Contractor.
The Contractor shall supply and install access panels in ductwork, casings, or
sheet metal partitions of G.I. double construction with insulation of the same
general character as adjacent sections of ductwork and of not less than 0.8 mm
sheet metal and shall have gaskets around their entire perimeter to ensure
possible seal conforming to DW/142 leakage class specification as required by
the system. Minimum size shall be 450 mm x 450 mm or 50 mm narrower than
the duct whichever is smaller.
The Contractor shall submit required location and sizes of any access panel in
finished building surfaces and exposed areas for Consultant's approval in time to
enable them to be incorporated into the construction. Access panels in building
surfaces shall be supplied by the Main Contractor. The exact location shall be
shown on the Contractor's shop drawings.
(f)
In all main supply and exhaust air ducts, branches, supply air connections
to fan coil units and all fresh air supply outlets.
Behind all supply and exhaust air diffusers/grilles.
At the point of connecting flexible ducts to main ducts where flexible ducts
are used for connection to air outlets.
All volume dampers shall comply with DW/142 and shall be provided in separate
purpose-made flanged casings of rigid construction conforming to the same
standards of air-tightness.
Materials for dampers in all cases shall be galvanised mild steel.
The damper spindles shall be provided with suitable seals when passing through
the casing and penetrations shall be limited by the use of internal linkage.
Air leakage around dampers shall be less than 5% of the maximum design air
flow when in the fully closed position
Dampers up to width of 300mm in the plane of rotation shall be of butterfly type
or single leaf having blades of double construction fitted round a square spindle
and the edges of blades shall be smooth and no sharp edges. The spindles shall
be turned down at each end and be carried in substantial bronze bosses fixed to
the sides of duct, with substantial cast quadrant pieces in an accessible position
and with means of clamping after adjustment.

Dampers on ducts larger than 300mm shall be of multi-leaf opposed blade type,
mounted in built-in frames inserted in the ductwork and bolted thereto. Individual
blades shall be as specified for butterfly (or single-leaf) dampers, each shall be
carried on solid spindle with ends housed in bronze or nylon bushes. The group
of blades forming the damper shall be linked to a hand-operated mechanism,
which shall be controlled by a quadrant in cases where the damper is accessible
from ordinary working level and in all other cases, shall be provided with screwoperated remote-control gear with the winder at an accessible point.
After final testing and adjustment, all dampers shall be clamped in their correct
positions which shall be marked on the quadrant in a permanent manner and
stops-fitted.
(g) Back Draft (Non-return) Dampers
Back draft or non return dampers shall be provided as indicated on the Drawings
and when more than one fans are connected to a common suction or discharge
duct/plenum.
All frames and blades shall be fabricated from heavy gauge extruded aluminium
alloy. Blades shall be single unit design, individually hinged on properly
engineered aluminium stub shafts which rotate in flange nylon bushes.
Self-closing dampers shall present a minimum resistance to air flow under
running conditions and take up a stable position in operation. Maximum
resistance shall be presented under reverse air flow conditions such that they
shall be forced to close and remain so. Resilient strips or other purpose made
devices shall be provided to prevent the damper rattling and as an aid to air
sealing under reverse flow conditions.
(h) Duct Flanges
Flanges for duct work shall comply with latest standard DW142/DW TM1.
Certificates of test complying to such standard shall be submitted for the
Consultant's approval.
Air leakage rates and deflection of the flanges shall be certified to meet DW142
and TM1. Flange sizes shall be selected to comply with DW142 table 5 to table
8.
The flange shall be a proprietary roll formed type from hot dipped galvanised
sheet metal to BS 2989 G275 and be stainless steel for stainless steel ducts.
Sealant shall be integral provided by the flange manufacturer.
The flanges shall be applied on site as per manufacturer's recommendations.
The flanges shall be clamped together with screw lock clamps and using screw
type wedge local clamp for positions which are hard to access.

AIR OUTLETS
(a) General
All diffusers, registers, grilles, linear diffusers and other air terminal fittings shall
be an approved types as specified in the following clauses and as shown on the
Drawings for the MVAC systems.
The Contractor shall submit certified
performance figures for each size and type of supply air terminal including the
following information to the Consultant.
The ceiling arrangement and type of tiles and suspension system, including type
of air terminal fittings shall be checked before fittings are ordered.
Volume control dampers of opposite blade type shall be provided behind all
supply, return, exhaust and transfer air diffusers, registers and grilles to control
the air flow rates. Where flexible air ducts shall be used for the connection to the
air outlets, they shall be dampered by butterfly dampers at the point of
connections of the flexible ducts to the main ducts.
Samples of each type of outlet to be provided shall be submitted for approval.
The samples shall be supplied with the specified finishes and in the colours
nominated and shall be retained until the completion of the project. All outlets
installed shall match the samples provided in quality of finish and in colour.
All volume controls where mounted behind grilles, registers and diffusers shall be
finished in matt black paint.
Opposite blade dampers shall have blades linked together in sections for ganged
operation from adjusting screws. Where opposite bladed dampers are mounted
on the back of outlets or grilles, the screws shall be accessible through the
blades of the outlet. Where the apposed blade dampers are mounted in the duct
spigots back from the outlets, then the screws adjustment shall be accessible by
removing the registers or grilles.
Outlets shall be fixed using concealed screws. Exposed fixing shall be rejected.
The Contractor shall liaise with the Main Contractor regarding details of the air
outlets with respect to constructional, fixing and dimensional details for the
correct fitment and performance.
Shop drawings showing the construction and interface details shall be submitted
to the Consultant for approval.
Upon first approval by the Consultant on the samples, the Contractor shall
provide a mock up installation.
Upon approval by the Consultant on the mock up production units shall be
manufactured and delivered to site.
The Contractor in liaison with the Main Contractor and other Contractors shall fit
and secure air outlets.
The Contractor shall install the air outlets in position in accordance with the set
out of the false ceiling as given by the Main Contractor.
The Main Contractor shall install ceiling tiles.
The Contractor shall advise the Main Contractor in a timely manner the access
requirements to the false ceiling for proper installation.

(c) No insulation shall be applied until the duct and plant have been pressure tested

thickness. Steps and undulations in the surfaces shall not be acceptable. Any

in accordance with the manufacturers' recommendations.
(h) The vapour barrier shall be sealed around all hangers or other projections
through the insulation.

7.
GENERAL
This section of the Specification covers the general requirements for pipework, valves
and fittings and pipe insulation for the ventilating and air-conditioning system unless
the general requirements are abrogated by specific requirements elsewhere in the
Specification or Drawings.
The Contractor shall supply and install all pipework, valves and fittings necessary for
the correct and satisfactory completion, working, isolation and regulations of the
piping systems covered by this Specification.
Exposed pipework shall not be permitted in occupied areas without prior approval
from the Consultant.
Sizes indicated for copper and plastic pipes are nominal outside diameters, and for all
other pipes are nominal inside diameters.
All pipework delivered to site shall be new and shall be colour banded to identify
different grades.
Pipework shall be installed with correct falls to ensure adequate venting and draining.
All pipework shall be free from burrs, rust and scale and shall be cleaned before
installation.
All open ends shall be plugged or capped to prevent ingress of dirt. On completion
each system shall be flushed out with clean water.
The Drawings indicate the sizes of pipes and the manner in which the various
systems are to be installed. They do not purport to show all minor pipework or bends
and offsets etc. which must be co-ordinated with other trades, measured on site or
ascertained from Consultant drawings showing structural, plumbing and drainage,
lighting and other features normally encountered in this type of project.
Connections to equipment shall be to the recommendations of the equipment
manufacturer's and to approval.
All pipework shall be installed in an approved manner to meet structural and
architectural constraints and to achieve a neat and workmanlike appearance and shall
be laid out with adequate provision for concrete shrinkage, expansion, contraction,
grading, alignment and access for maintenance with not less than 50mm clearance
between the external surfaces of pipes (including insulation where applicable) and all
adjacent services and building structures. Provision shall be made for replacement of
each piped service without disturbing other services.
Where two or more pipe runs follow the same route all shall be parallel to each other
and to the building structure, except for the required allowance for draining and
venting.
All pipework shall be provided with hangers, supports, guides, anchors and the like in
accordance with BS 3974.
The procedure and the competence of the operative shall be in accordance with the
recommendations contained in the following MVAC publications:
Where visual inspection and tests identify welding, which is nominally unacceptable,
the Consultant shall be entitled to have such welding examined by radiography or
other approved inspection method and independently assessed. When faulty welding
is revealed, the Contractor shall be responsible for the cost of the test and the
subsequent remedial work to the satisfaction of the Consultant.

Factory tests shall be carried out to enable the quality of pipes and fittings to be
controlled during manufacture. Records of these tests shall be available for
inspection by the Consultant who shall have access for checking the same at any
reasonable time during production and testing of the pipes. The manufacturer shall
supply a certificate that the pipes comply with the requirements of the relevant British
Standards or other approved equivalent such as ANSI Standards.

Puddle flanges shall be manufactured from materials and to methods described in
BS4772 for ductile iron pipes and shall be cast integrally with the pipes or fittings of
which they form part. The diameter and thickness of the puddle flanges shall be equal
to that for BS4504 flanges for the nominal diameter of the pipes to which they are
intended to be cast. Bolted-on type puddle flanges shall not be used.
Flanges shall be truly bored and welded or threaded to the tubing and faced at right
angles to the axis of the bores. Flanges shall be manufactured in accordance with
BS4504 and jig drilled in accordance with specified pressure rating and in no case
less than PN10. Flanges shall be jointed by means of an approved jointing gasket
and jointing compound, using steel nuts, bolts and lock washers of tensile strength
sufficient for the particular duty involved. Bolts, nuts and washers securing galvanized
flanges shall be galvanized, and those employed on flanges jointing saline water
service pipes and fittings shall be stainless steel 316 unless otherwise specified.

PIPE FITTINGS
Pipe fittings shall be as specified hereunder for the various tube materials.
Changes in direction of pipes shall be made with elbows and under no circumstance
shall pipes be bent without the use of fittings.
Long sweep bends shall be used in preference to round elbows wherever practicable.
Square elbows shall not be used. Tees shall be of the easy sweep or twin elbow
pattern except where square tees are required for venting or draining and the like.
Eccentric reducing sockets shall be used wherever necessary to ensure proper
drainage or elimination of air pockets. Reducing bushes shall not be used.

Because of the serious repercussions which shall result in the failure of a weld in the
plant rooms and the mains distribution, the Contractor shall be expected to diligently
supervise his welding labour force.
The Consultant reserves the right to order at random the cutting out of 2% of the
welded joints for inspection. Should any one of the above welds prove faulty in
materials or workmanship, further removal of welds may be ordered up to a total of
4% of the welded joints. If the number of welds failing the tests within the above 4% is
sufficient to suggest that an operative is not consistent in his standard, the Consultant
may order any number of that operative's welds to be removed. The Contractor shall
be responsible for cutting out and repair of all such welds for inspection.
Again, because of the serious repercussions of a failed weld, in addition to the above,
each weld made on pipes and fittings having a nominal diameter of 350 mm and
larger a 5% sample of all welds on pipes and fittings 300 mm and below shall be
inspected using an approved non destructive inspection process (eg. radiographic and
the like). The Contractor's attention is drawn to the magnitude of this task, the
confines of the mains, and the time frame within which testing must be carried out.
Tests for each weld so tested shall be recorded and passed to the Consultant in an
approved form.
Welding shall not be permitted on galvanised pipework under any circumstances.
The welding joints and the edge preparation shall be inspected by the Consultant.

PIPE SUPPORTS
Pipe supports shall be provided as required for the stable and sufficient support of the
pipe work. These supports shall allow free movement for expansion and contraction
and shall be graded to required levels for air elimination and drainage. Spacing of
supports both vertical and horizontal shall not exceed the centres given in the
following table. Spacing shall be closer than specified where required by relevant
standard codes or where recommended by the piping materials manufacturer.
All pipework shall be laterally restrained in a similar manner to maintain alignment
under all conditions (at not greater than 6m centres).
The pipe supports also shall comply with BS3974 and the requirements stipulated in
the "Noise and Vibrations" Section of this Specification herein.

Where there are two or more sizes of pipes the common support spacing shall be
based on the centres required by the smallest size of pipework.
Vertically rising pipes shall be adequately protected at the base of riser to withstand
its total weight. Branches shall not be used to support the riser.
All piping supports shall be designed to take the combined loads of pipes, valves,
fittings, insulation (if applicable) and fluid in the pipes and all re-actions due to thermal
expansion or contraction of the piping.
All valves shall be located as close as possible to points of support and all valves in
line sizes 200 and larger shall be separately supported.

THRUST BLOCKS
Anchor points shall be provided where necessary whether this is shown on the
Drawings or not and shall be constructed from channel iron secured to the building
structure. The Contractor shall supply and install all cleats, brackets and steelwork
required for anchor points.
Anchors shall be positioned in association with pipework change in direction to absorb
the stresses due to pipework expansion and internal pressures by transmission of
such forces to the ground or structure at appropriate points. Anchors shall be of an
adequate strength to resist the maximum load.
Duck foot bends shall be provided for all pipe risers and pump suction/discharge
risers lines.
The Contractor shall particularly note that in addition to serving the purpose of
constraining the pipeline, the anchors shall be used in connection with the testing of
pipework, and at such times, it shall be necessary to have the extreme ends of the
main being tested held with the anchors to prevent the pipeline drawing apart due to
the thrust pressures exerted at the two ends of the pipes.

GUIDES
Guides shall be of mild steel riders welded to the pipes on roller or P.T.F.E. sliding
supports restrained with U-bolts on brackets or as otherwise detailed on the Drawings.
Guides shall be adjustable in both directions in the lateral plane so that the pipework
can be accurately aligned.
Guides shall not be less than 2 pipe diameter long.
The first guides shall not be away from the adjacent expansion joints or flexible pipe
connections by more than 4 pipe diameters. The second guides shall not be away
from the first guides by more than 14 pipe diameters.
7.13
PIPELINE GRADIENTS
All water piping systems shall be installed with a continuous upward gradient in the
direction of flow from the start of the horizontal run to the end of the run which shall
terminate at an open expansion tank or open vessel as appropriate, or shall be
arranged to be automatically air vented.

AIR VENTS
Automatic Air vent cocks of adequate size and approved by the Consultant shall be
provided at all high points on water circulating pipeworks and any section in which air
may collect. Vent points shall be 80mm long pipe sections with diameter 25mm
smaller than the pipework above 80 and equal to the pipe sizes for pipes below
50.
Where such points are inaccessible, the air vents shall be provided with the vent pipe
turned over and carried down to an accessible point terminating in a vent cock.
Each valve shall incorporate a lock shield valve and the discharge pipe shall be run to
the nearest approved drain point.
Automatic air relief valves in pipes of nominal bore up to 400 shall be of the single
orifice flanged cast iron body type with plastic float.
Automatic air relief valves in pipes of nominal bore larger than 400 shall be of the
double orifice flanged cast iron body type with plastic float.
Automatic air relief valves shall be sized to suit the capacity of the system such that
air venting is achieved in less than one hour.
All flanges shall be drilled and faced in accordance with BS 4504.

DRAIN POINTS
Adequately sized key operated drain cocks shall be provided at all low points on pipes
or as shown on Drawings to enable the pipework to be completely drained.
Drain cocks shall be at least 20 for pipes to 50 and 32 for larger pipes, all
complete with hose unions.
All drip trays under equipment in which water may collect during normal operation
shall be drained to waste via piping of at least 25 or larger to suit particular systems.
Water shall not be permitted to fall or lie on the structure of the building.
All items of equipment and ancillary items and fittings such as expansion tanks,
strainers, dirt legs, and similar equipment shall be provided with draining facilities
which shall run to nearest floor waste or draining position and shall be provided with
screwed unions or screwed capped tees to facilitate cleaning.
Full size dirt legs fitted with gate valves and hose nipples shall be installed in all water
systems. Valves shall be not less than 32 for pipe lines above 50 and not less
than 20 for pipes less than 50. Dirt legs shall be located at the lowest point of all
vertical runs and on coil connections to permit drainage and cleaning.
All drains and vent outlets running to waste shall be visible and run into a copper
tundish so that leakage can be observed.
Gradients in all lines shall not be less than 1:500 and condensate drain pipe not be
less than 1:100 and shall be arranged to drain to a minimum of low points.

VALVES
Valves shall be provided where shown on the Drawings. The valves shall comply with
the appropriate standards and where applicable and bear the BS Kite mark.
Isolating valves shall be provided for all plant connections and risers to facilitate
maintenance without draining the pipework.
Regulating valves shall be provided on all equipment connections to facilitate
balancing.
All valves shall be suitable for the working hydraulic pressure, temperature and
chemical constituency of the fluid in contact with all parts and be installed with the
valve stems truly vertical or horizontal.
All valves located 2000mm or more above floor level shall have chain operating gear
descending to 1000mm above floor level.
The size of all automatic valves and fittings shall be selected strictly in accordance
with the manufacturer's recommendations.
All valves shall be of an approved design and manufactured in accordance with
BS5150 and BS5154.
Valves for similar duties and capacities shall be interchangeable throughout the
system.
All valves 65 bore and above shall be supplied with flanges in accordance with the
appropriate table in BS 4504 Part 1.
Valves shall have open and shut indicators wherever possible and have operating
handles arranged to turn clockwise for closure.
Every valve shall be cast with the following information:

Every manual valve shall be provided with operating gear such that one man can
open or close the valve against an unbalanced head 15% above that to be
encountered in service. If this is unattainable in certain instances, then such valves
shall be fitted with a bypass line.
The design of every valve shall be such that once fitted, it can be removed for
maintenance without disturbance to pipework or damage to the valve.
Where space permits, isolating valves shall be mounted with the spindle in the
horizontal plane.
Automatic valves operated by electric actuators shall have manual override by a
permanently mounted hand-wheel interlocked with the starting mechanism whereby
power is disconnected once manual operation can commence. It shall be possible to
operate the valve by means of a switch allowing 'open' and 'close' control. The
actuator unit shall also incorporate motor overload protection, local position indicator;
limit switches which can be wired back to the control panel or elsewhere to give
remote indication of the open/closed position. The drive motor power and mechanical
gearing shall be such that the maximum closing time does not exceed 60 secs.
Automatic valves operated by pneumatic actuator shall employ spring return piston
actuators arranged to close the valve on fall in pneumatic pressure. Actuators shall
incorporate a valve position indicator and shall be suitable for control air pressures up
to 560 kPa.
The valve covers shall be of ample size to allow clear access to the valve seats when
the valve is fully open.

PIPE SLEEVES
Where pipes pass through walls, floor, and the like the Contractor shall provide pipe
sleeves. Sleeves for cast iron and steel pipes shall be steel (where the pipe is
galvanised the sleeve shall also be galvanised). For plastic pipes the sleeves shall be
plastic. Where sleeves are fitted through floors, they shall extend to at least 25 mm
clear of general finished floor and 100mm minimum at plant room and roof locations.
Sleeves shall be of sufficient size to allow free movement of pipes and furthermore
where pipes are insulated the sleeves shall be oversized to allow the insulation to be
carried through the sleeves.
Penetrations through roof shall also be provided with a weatherproof apron and up
stand curb.
Where pipes pass through fire walls and floors slabs, a metal fire stop shall be welded
or bolted around the pipe. This shall be in the form of a 6mm (min.) thick flange
located so as to occur in the centres of the slab/wall thickness and welded/screwed to
the pipe, the flange being of the same diameter as the internal bore of the pipe sleeve.
Where pipework penetrates the building fabric, an oversized sleeve shall be built into
the construction leaving a consistent clearance of 12-15mm all round the pipe or
insulation when installed. This gap shall be packed carefully with 80 kg/m3 mineral
wool and the ends of this packing shall be caulked using a non-setting waterproof
mastic sealant giving a water tight-seal.

PIPE CLEANING
All pipes shall be stored with closed ends, which shall not be opened until installation.
Every precaution shall be taken to clean out all piping before, during and after
erection, and to prevent foreign material being left in the pipe. The Contractor shall be
responsible for any damage caused by debris in pipes.
On satisfactory completion of all pipe testing, drain, the Contractor shall clean and fill
all piping systems to Consultant's approval.

All pipes located in plant rooms and where exposed to weather and sight shall be
enclosed in galvanised sheet cladding in addition to the vapour barrier. The cladding
shall be not less than 0.8mm thick for pipework of 150 and above measured over
the insulation and not less than 0.6mm thick on smaller pipes.
For outdoor locations, the vapour barriers shall be elastomeric polymer based vapour
barriers and weatherproof coatings with reinforcing membranes between coats. The
cladding also shall be made watertight with gaskets and sealants.
All insulated valves, strainers, flanges and the like shall be installed with oversized
preformed sections ordered to suit the diameter of the flange or adjacent pipe
installation, whichever is greater. The oversized section shall overlap on to the
adjacent pipe insulation by a minimum of 75mm on each side.
Chilled water pumps shall be insulated by 65mm thick oversized preformed sections
and enclosed with 1.2mm thick galvanised split boxes arranged for easy removal.
The split boxes shall be arranged such that there shall be no damage to the insulation
when removal of the same.
At the point of support, the insulation shall be of heavy load bearing phenolic foam of
not less than 100kg/m3 for pipe sizes up to 125 and 125kg/m3 for pipe sizes 150
and above shall be positioned to ensure the integrity of the vapour barrier by bonding
the supports to the insulation.
A metal spreader plate shall be situated between the insulation and the support to
avoid point loading on the insulation. The spacing between the support foam sections
shall be less than as follows:

Surge Alleviation
Valves shall have a large orifice diameter equal to their nominal size.
For definition purposes the large orifice shall be that through which discharge to and
intake from atmosphere occurs.
No preceding or subsequent restrictions of the large orifice are acceptable, i.e., all
flow through areas of the valve must be at least equivalent to the large orifice area.
When an air valve is full of water it must be hydraulically leak tight at any head
between 5 metres (0.5 bar) and twice the maximum operation head of the valve.
Valves shall be protected against malfunction due to the ingress of foreign matter
through the large orifice by the provision of robust, securely fastened covers and
suitable perforation size mesh securely fitted into the peripheral annular space
between the cover and the top of the valve.
Each air valve supplied shall have a 6mm port situated lower than the area in which
pressurised air accumulates.

Isolation valves integral to the air release and vacuum break valves are not
acceptable.
Sluice gate valves or, alternatively any other type specified shall be used to facilitate
isolation of air release and vacuum break valves from a pipeline.
Gaskets, bolts, nuts and washers for the connection of air valve to isolator valve and
isolator valve to pipework shall be provided.
The valves should be of the compact single chamber design, constructed from
corrosion resistant or protected component materials acceptable to the Consultant.
The control floats shall be cylindrical in shape and manufactured from solid high
density polyethylene which shall not adhere to the large orifice seals even after
prolonged contact.
Components shall be proportioned with regard to forces exerted upon them in the
assembled valve so that no distortion or deformation occurs under normal working
conditions or when the valve is subjected to a hydrostatic pressure of 2 times rated
working pressure.
Valve design shall incorporate an over pressure safety feature that will fail without an
explosive effect, such as is normally the case when highly compressed air is suddenly
released. This feature shall consist of easily replaceable components such as
gaskets, seals and the like.
The small orifice nozzle shall be manufactured from high grade stainless steel 316.
The nozzle seating edge surrounding the small orifice shall be accurately machined to
form a flat land that will not abrade or cut the resilient seal against which it seats.
Damage to the small orifice resilient seal shall be prevented by a suitable feature
which limits the penetration of the nozzle into the seal.
The large orifice resilient seal shall be an "O" ring retained in a dovetail groove
circumferentially surrounding the large orifice.
The "O" ring shall not be bonded or adhered into the retaining groove so that ease of
replacement is facilitated.
Sealing shall be affected by the flat face of the cylindrical float seating against the "O"
ring seal.
A high pressure strength and leak test whereby the valve is filled with water and
pressurised to twice rated working pressure which shall be held for a period of 2
minutes. Any leaking, weeping or sweating shall be reason for rejection.
A low head leak test whereby the valve is filled with water and pressurised to a
maximum of 0.5 bar (50 kPa) using a visible water column connected to the test rig.
The valve shall be rejected if leak tightness is not maintained for 2 minutes.
Every tenth air valve of the same size and pressure rating must be subjected to a
small orifice function "drop test" whereby the valve is filled with water, pressurised to
above rated working pressure and isolated from the test rig by closure of an isolating
valve. A chamber in the test rig immediately prior to the isolating valve must be filled
with compressed air at a pressure equal to that being maintained in the air valve. The
isolating valve is then opened so as to allow the air to rise in the air valve without the
pressure dropping lower than 2-3 bar (200 - 300 kPa) above rated working pressure of
the air valve. The "drop test" is then carried out by slowly bleeding off the pressure
through a suitable cock until rated working pressure is reached and the float drops
away from the orifice to allow discharge. Failure of the air valve to function in this
manner is reason for rejection.

8.
GENERAL
The Contractor shall engage an approved water treatment company, to treat the
whole chilled water system of the building.
The water treatment company shall make an analysis of the water systems and
provide suitable water treatment programme to control corrosion, scale, algae,
microbiological growth, slime and sludge in the various water circuits. The Contractor
shall be responsible to check with the Chiller Contractor whether the proposed water
treatment is suitable for the chiller unit.
Selection of chemicals and associated handling and storage shall conform to the
requirements of local environmental protection authorities and other authorities who
have jurisdiction.
The piping systems shall initially be dosed with a suitable non-foaming detergent
compound. This compound shall remove all grease and rust prior to passivating dose
of water treatment inhibitor chemicals. After the pre-cleaning rinse, the entire systems
shall be drained and all strainers and equipment basins cleaned.
The water system shall be given an initial dose of the chemical to bring the water to
the required condition.
The Contractor shall also be responsible for the engaging of the Water Treatment
Specialist, to make monthly visits to the project during the Defects Liability Period, to
adjust the system and ensure that the correct conditions are maintained. A report
shall be submitted after each visit. Monthly checks shall be carried out by the water
treatment company and:

The Contractor shall be responsible for the supply of sufficient quantities of chemicals
to adequately treat the system for the full twelve months of Defects Liability Period.

The whole of the electrical works shall be carried out in accordance with AS3000
SAA Wiring Rules.

Control Wiring
Control wiring shall comply with the requirements of AS3147. The conductors
size shall be minimum 7/0.5mm or 30/0.24mm. Conductors shall be insulated
with minimum 250 Volt, V75 grade PVC. Conductors which are run unprotected
in busbar chambers shall be double insulated.
The insulation and/or sheath of control wires shall be of one colour through the
control panel and the colour shall be distinct from that of any power wiring.
Control wires shall be identified by means of moulded ferrules or sleeves at both
ends. The ferrules or sleeves shall be of insulating materials which, except
where otherwise specified, are to be white with black lettering and are to have a
glossy finish.
Control wiring shall be run separately from power circuit wiring.
Wires shall not be jointed or tee'd between terminals.
Each wire shall be separately terminated with tinned (but not soldered) crimped
lugs of approved type suitable for the terminals and wire used.
Conductor terminations need not be provided where insertion or tunnel type
terminals are used. Terminal studs or blocks shall be adequately rated for the
duty. Terminal blocks of the insertion or tunnel type shall incorporate captive
pinching screws and serrated clamping plates with an inherent locking feature.
Screws shall not bear on wires. Terminals shall be identified using an approved
marking and numbering system.
An allowance shall be made on the length of each wire at the point of connection
to a terminal for the remaking of the termination at least once without the need to
disturb the main run of the wire.
Unless otherwise approved only one wire shall be connected to each terminal of
insertion or tunnel type blocks.
Control wiring shall be laced and formed into looms supported on approved
wiring cleats. Alternatively wiring may be run in insulated ducts.

ELECTRICAL INSTALLATION
(a) General
Unless specified otherwise wiring shall generally be run in PVC/PVC cables
concealed wherever possible in ceiling spaces, wall and partition cavities, etc.
Certain wiring is required to be in MIMS in accordance with AS1668.
When wiring is unavoidably exposed in occupied areas, wherever it is required to
have mechanical protection and where it is chased into masonry, it shall be run in
conduit.
Wiring associated with the mechanical services shall not be grouped together
with nor run in the same duct, tray or loom with other electrical and
communication wiring in the premises.
(b) Conduits, Ducts And Cable Trays
Conduits shall be Class B rigid PVC to AS2053 or screwed galvanised steel to
AS2052.
Conduits shall generally be run wherever possible by casting into slabs, columns,
etc. by running in wall cavities, ceiling spaces etc. or by chasing into masonry
and in accordance with any details shown on the drawings.
Where conduits and ducts are run on the surface, they shall be neatly run parallel
or perpendicular to building elements and where more than one conduits follows
approximately the same route they shall be grouped together.
Where conduit runs exceed 12 m draw-in boxes shall be provided at intervals not
greater than 12m.
All conduits and ducts must be in position and securely installed before any
wiring is drawn-in.
Exposed conduits shall be fixed at not greater than 600 mm centres.
Flexible conduits shall be used for final connections to motors and appliances.
Where cable trays and ducts are suspended below a roof, slab or ceiling single
sided brackets shall be used to facilitate installation and removal of cables.
Generally trays, ducts, brackets, bracket spacing and method of fixing shall be
such as to give adequate strength and rigidity.
Fixings for ducts, hangers or brackets shall be approved metal expansions
devices, installed in strict accordance with the manufacturer's recommendation.
Wooden, fibre or plastic plugs will not be permitted.
Explosive type fixings of the powder-powered type will not be permitted.

10.
MATERIALS
All parts of the work installed under this Specification shall be painted with approved
first quality enamel paints of quality, colours, and brands as approved by the
Consultant, except those items specified as being painted by others or otherwise
exempted from painting in this section of the Specification.
The requirement for painting of all pipework and ductwork is in addition to the colour
coding or banding specified in this Specification.
Paint shall be selected to withstand the temperature on the surface which it is applied,
and shall be suitable in all respects for the environmental conditions in which it shall
be located.
All paint used shall be of one manufacture as approved by the Consultant, and
finishes shall be full gloss unless otherwise instructed by the Consultant.
All painting for outdoor installation which is subject to corrosion effects shall be epoxy
paint.
Before ordering any primer, undercoat and finishing paint, The Contractor shall
propose the colour scheme to the satisfaction of the Consultant.

EXPOSED METALWORK
All exposed metalwork shall be wire-brushed and cleaned from rust, scale, dirt and
grease, and shall then be given one priming coat, one undercoat and one finishing
coat of full gloss enamel to colour as approved by the Consultant.
The priming coat for exposed galvanised iron shall be an approved galvanized iron
primer as approved by the Consultant.
The priming coat for exposed non-ferrous metalwork shall be suitable for the metal to
which it shall be applied and shall be to the approval of the Consultant.

CONCEALED METALWORK
All galvanized iron surface concealed in roof spaces, false ceilings, building ducts and
the like shall not be painted.
All black iron and steel surface shall be wire brushed and given one coat of approved
primer.

PIPEWORK IDENTIFICATION
All pipes and the like shall be identified in accordance with BS 1710
Circumferential bands of standard ground colours shall be not less than 100mm wide
on pipes up to 50mm nominal diameter, and not less than 150mm wide on pipes
greater than 50mm nominal diameter.
Supplementary colours shall be displayed as bands not less than 25mm wide in the
centre of the ground colour bands.
Where lettering is required it shall be painted in contrasting colours in accordance with
the standard, in block letters not less than 15mm high for pipes up to 50mm nominal
diameter, and in block letter not less than 40mm high for larger pipes.
Identification bands shall be located where they are clearly visible in each room or
compartment through which the pipe runs, and shall be placed at centres not
exceeding 6m all to details as approved by the Consultant.
Direction of flow shall be indicated by an arrow painted on the pipe adjacent to each
colour band. Arrows shall be 75mm long on pipes up to 50mm nominal diameter, and
150mm long on larger pipes.

DUCTWORK IDENTIFICATION
All air ducts, and the like shall be indicated by colour panels of not less than 100mm
wide on air ducts of all sizes.
Where lettering is required it shall be painted in contracting colours, in block letters not
less than 80mm high.
Identification bands shall be located where they are clearly visible in each room or
compartment through which the pipe runs, and shall be placed at centre not
exceeding 6m.
Direction of flow shall be indicated by an arrow painted on the air duct adjacent to
each colour band. Arrows shall be 150mm long.

LABELLING
All plant and equipment provided under this Specification shall be labelled in English
and Vietnamese language as to duty or services, all such labelling to correspond to
schedules, diagrams, and the like to be provided as part of the as installed Drawings.
Labels shall be of white Traffolyte with black engraved lettering not less than 20mm
high or as otherwise required and approved. Labelling shall also be required at the
Mimic Diagram.
Manufacturers' nameplate shall generally be provided for all plant and equipment and
shall show serial and model numbers and date of manufacture.
The following refers to specific items (but not by way of limitation) requiring labelling:
All valves, motor starters, fans, distribution boards, gauges, contactors, cable
terminals in switchboards, circuit breakers.
Labels to be attached to valves (or pipe adjacent thereto) with a light gauge
metal band or alternatively to be screwed to the insulated valve box where
provided. These labels shall state the valve number.
Distribution boards, starters and the like shall be labelled to indicate the circuit
number, phase and item controlled.
Labels shall be screwed or riveted to sheet metal. Adhesive fixing is not acceptable.
Details of exact lettering shall be agreed with the Consultant prior to manufacture.

APPLICATION OF PAINTING
All paints shall be prepared and applied in accordance with the manufacturer's
recommendations.
All galvanized metal surfaces shall be properly etch-primed to ensure correct
adhesion of the paint to the surface. Material shall be as recommended by the paint
manufacturers. Subsequent painting of galvanized surfaces shall comply with this
Specification.
Prior to painting, all metallic surfaces except galvanized surfaces shall be thoroughly
scraped and wire brushed as necessary to remove scale, rust and swarf. Surfaces
shall then be solvent cleaned to remove all oil, grease and dirt.
When the surfaces to be painted are clean and dry, one coat of an approved primer
shall be evenly applied over the entire area. After surfaces have been primed, the
Contractor shall notify the Consultant so that an inspection of the primed surfaces can
be made prior to the application of the undercoat and the finishing coats.
When the priming coat has been approved, one coat of undercoat shall be applied as
approved by the Consultant. Before applying the finishing coats, the Contractor shall
ensure that the undercoated surface is rubbed flat and smooth. Finally, an two coats
of high gloss finishing paint shall be applied when all dust has been removed as
approved by the Consultant.
Each successive coating shall be completely dry prior to the application of the next
coat. The minimum thickness of each layer of paint shall be 50 m.

11.
GENERAL
Prior to delivery from the factory and shipment to site, the Contractor shall submit test
certificates issued by the manufacturer for the MVAC equipment to be used for this
project (including type test certificates). On completion of the works, the Contractor
shall commission the MVAC installation and put them into operation in accordance
with the Specification.
After commissioning and prior to Practical Completion the Contractor shall provide all
necessary facilities and instruments to carry out all tests as defined within the
Specification to satisfy the Consultant that the installation meets the requirements of
the Specification.
The Contractor shall ensure that there are sufficient facilities included in the air and
water distribution systems to carry out an effective and comprehensive testing and
commissioning exercise.
During the Defects Liability Period, the Contractor shall carry out a regular
comprehensive preventive maintenance service as well as breakdown service as
specified later in this section of the Specification.
In addition, the Contractor shall liaise with the other Contractors for the installation
work and to carry out all adjustment necessary for the safe, reliable and satisfactory
operation of all the equipment supplied under this Sub-contract. Such adjustment shall
be carried out after all control systems have been installed and tested.
The Contractor's commissioning personnel must be experienced and trained.
Qualifications of the commissioning personnels shall be submitted to the Consultant
for approval.

11.3
ACCEPTANCE PROCEDURE
At least one month before the Date of Completion of the Sub-contract works, the
Contractor shall notify the Consultant in writing through the Main Contractor of the
name of the Contractor's Commissioning Engineer, who shall co-ordinate all testing,
inspections and final works to the approval of the Consultant. The Contractor shall
also submit in writing all the testing and commissioning procedures for the
Consultant's approval. Testing shall be executed according to requirements stipulated
in other sections of this Specification.
Unless otherwise approved in writing by the Consultant, a period not exceeding two
weeks shall be allowed for all commissioning adjustments which must be completed
prior to the Date of Completion of the Sub-contract works.
The Contractor shall within one month after the Date of Completion of the Subcontract works, carry out all outstanding items and rectify minor defects as instructed
by the Consultant.

Remove oil, grease and foreign residue from the pipework and fittings.
Pre-condition the metal surfaces to resist reaction with water or air.
Establish an initial protective film.
During all preliminary flushing, plant shall be isolated by means of by passes to avoid
deadlegs, and the systems shall be completely isolated from any existing systems to
ensure contamination cannot occur.
Further flushing and chemical treatment shall be carried out on isolated systems by
connection of temporary diesel driven pump to circulate water and dosing chemical.
The Contractor shall allow for cross-connection of flow and return pipework at the
extremities of risers and interface points with existing installations or other Subcontracts.
After pretreatment, the system shall be drained and refilled with fresh/chilled water
and left until the system is put into operation.
Details and procedures of the pretreatment shall be submitted to the Consultant for
approval.
The air handling equipment shall be operated to remove building debris from
ductwork, and the Contractor shall thoroughly clean out all air handling units, filter
chambers and air chambers.
During initial testing and cleaning of air handing equipment, temporary filter media
shall be provided to clean air entering fans and coils.
All automatic controls and safety devices shall be inspected and checked for
serviceability before the working fluid or electricity is applied to the system.

FACTORY TESTS
Factory tests shall be conducted on the following eqipment by the Contractor at the
manufacturers works or elsewhere as appropriate.
The Contractor shall notify the Consultant at least 4 weeks prior to the dates of factory
tests.
The Contractor shall also provide all necessary transportation and
accommodation (if required) for at least two representatives of the Owner/Principal
and two representatives of the Consultant to attend and witness the factory tests.
Within 2 weeks after satisfactory completion of the factory tests, three sets of the test
reports (duly signed by the testing institute and the witnesses) shall be submitted to
the Consultant for approval.
The following items of equipment shall be tested at the manufacturer's works or
elsewhere as appropriate.
(a) Fans
'Type-test' for fan characteristic curves, (BS 848 Part 1, test method as
appropriate) and type test certificate for sound power levels (BS 848 Part 2)
(b) Pumps
'Type-test' for head discharge, speed and power input (BS 599). For pumps with
motor of 40kw and above, factory test for one of each type of pumps shall be
required for specified performance.
(c) Electric Motors
'Type-test' in accordance with BS 5000. For motors of 40 kW output and above,
factory test in accordance with BS 5000 for one of each type of motor shall be
required for specified performance.
(d) Starters and Control Gear
'Type-test' (BS 587) for control panels as a whole, routine (individual) high
voltage test in accordance with BS 587.
(e) Mechanical Services Switch Board (MSSB)

Each fan shall be tested after installation and the fan speed adjusted to given
approximately the design air quantity. After the outlets have been adjusted and
the various systems balanced, a final check shall be taken of the flow, static
pressure and power. The final air quantity shall not be less than the specified
and not more than 10% above the specified figures or any approved variation to
these figures.
All outlets, diffusers and grilles shall be initially adjusted to give the air quantities
shown on the Drawings with a tolerance of + or - 10%.
In addition to this initial setting, the Contractor make any further adjustments to
the air distribution that may be required to ensure even temperatures, freedom
from draughts throughout the conditioned areas and adequate ventilation.
The Contractor shall forward one print of each relevant shop drawings marked up
to show the measured air quantity to each of the following:
Particular attention shall be given to establishing that the total air quantity for
each system is within the allowable tolerance -0, +10%. This total shall be
established by correlating readings for at least three methods of measurement in
order of preference:

The total air quantity shall be proven after the distribution system has been
balanced.
For the purpose of testing the air distribution to zones and outlets it is acceptable
to total up all the outlets and balance proportionately throughout with an
allowable tolerance of 5% from the required air quantity by proportion. Direct
reading volumeters may be used for preliminary balancing and comparative
adjustment of air flows at outlets. However, if different types of outlets are used
(e.g. side blow registers, ceiling diffusers, linear slots, and the like) and it is not
possible to use substantially the same method of measurement for each outlet
then the supply to each zone branch shall be checked using pitot or Alnor
velometer. Calibrated anemometers shall be used for all final air flow
measurements at outlets and at coils, air flter banks, fresh air intakers and the
like. Special hoods shall be used to measure air flow for linear diffusers and light
troffers. If different sized hoods are used then allowance shall be made for
different correction factors which may apply. If the same hood is used throughout
but the air quantities and/or size of diffusers vary substantially then allowance
shall be made for variation to the hood correction factor.
Pitot tubes or direct reading volumeters with pitot probes shall be used for
measurement of air flow rates in ducts and shall be based on the average of
multiple readings at not more than 300mm centres and not less than one reading
per 0.1m2 of cross sectional area of the duct.
In addition air distribution from supply air outlets shall be checked and adjusted
as necessary to ensure that the direction and "throw" of air is adequate for the
application, free from unacceptable draughts and generally uniform over the face
of each outlet.
Air flow adjustments shall be made in such a manner that pressure drops through
dampers at or near the faces of outlets are the minimum possible. Pressure
drops required for restricting flow rates in low resistance branches such as short
runs nearest to the fan shall be primarily achieved by means of the dampers
provided at branch take-off points at the main duct. Adjustable fan drives, where
provided, shall be used to obtain the correct air flow rates at the minimum
possible fan speed with the minimum use of the dampers in the highest
resistance run of ducting.
The following test and other additional tests also shall be required as instructed
by Local Police Fire Department or other authorities who have jurisdiction.

Wiring Test

Hardwares Testing
All hardwares shall be tested to ensure they are functional. A simple
proven software shall be loaded and the micro-computer, peripherals,
communication cabling, and the like shall be tested by inputs and
responses method. Every piece of hardware shall be tested thoroughly on
all the functions it shall perform. Any defective hardware shall be replaced
and not repaired.
(iii)
Softwares Testing
After all the hardwares have been ascertained to be functional, the
software packages to be provided shall be loaded and tested. Analogue as
well as Digital outputs shall be monitored by light bulbs or small motors. All
the functions of the softwares shall be tested. All "bugs" in the software
shall be "debugged". Two copies of the commissioned softwares on hard
discs shall be provided as backup in case the softwares are damaged while
in use or lost.

(iv)
Transducers Testing
All the input and output transducers shall be tested with associated
electrical and mechanical equipment. All transducers for digital points shall
be set at the proper on/off values and all transducers for analog points shall
have their response curves checked by measurements at a minimum of ten
points.
(v)
System Testing
The ATC systems shall be tested as a whole with all the transducers inputs
and outputs connected to DDCs or interfacing units. All major monitoring
and control functions shall be tested at least twice.
(f)
Electrical Tests
After erection of the panel on site and prior to testing the equipment, the following
test shall be performed in the presence of the Consultant.
The following tests shall be carried out in full compliance with the I.E.E.
Requirements by the Contractor in the presence of the Consultant:

inspection and test carried out by the Local Authorities, otherwise he shall be
fully responsible for any consequence due to his delay.
The Contractor shall allow for at least two submissions to each authority of
complete sets of documents to each Local Authority, one to be made within six
months after the award of the Contract and the other before the Local
Authorities inspection. The Consultant may at his discretion instruct the
Contractor for additional submissions whenever necessary.
The Contractor shall notify the Consultant at least seven days in advance of his
application for Local Authorities tests and inspections. On receipt from the Local
Authorities of a confirmed date for test and inspection. The Contractor shall inform
the Consultant without delay.

12.
SCOPE
The length of the Maintenance and Defects Liability period is to be as specified in
Section 1.4. The Contractor shall carry out regular inspections at periods not greater
than one calendar month, and shall fully service and maintain all plant included in this
sub-contract for the term of the Maintenance and Defects Liability period.
The work required is:

SERVICE
The Contractor shall undertake to provide a comprehensive breakdown service
whereby a qualified mechanic attends the plant as soon as practicable after a
breakdown is reported, and carries out immediate remedial work.
Where the Contractor fails to attend the plant within eight (8) normal working hours of
notification of a breakdown, and where remedial work is interrupted during normal
working hours for purposes other than obtaining spare parts from the nearest source,
the Consultant reserves the right to order such action as may reasonably expedite
completion of remedial work at the Contractors expense without abrogation of the
Contractors responsibility.
12.3
SERVICE REPORTS
During each visit the Contractor shall complete a report in the form of a check list
which shall indicate the readings of all gauges, the condition of all items, any remedial
work carried out, and the wet and dry bulb temperatures of the outside air.
Service reports shall be completed in triplicate, signed by the Contractors
representative, and counter-signed by the Owner/Principals nominated
representative.
One copy of the report shall be retained by the signatories, and the third copy shall be
forwarded to the Consultant within forty eight hours.
Final payment of retention monies will only be certified pursuant to receipt by the
Consultant of Service Reports which indicates that the Maintenance and Service
requirements have been regularly and satisfactorily carried out.
The Contractor shall submit for approval a sample Service Report in sufficient time for
possible amendments required before Practical Completion.

13.
GENERAL
On completion of satisfactory Performance Tests and prior to Practical Completion,
supply to the Consultant one copy of the Operating and Maintenance Manual for
review and approval.
Once reviewed and approved, the number of copies specified in Section 1.4 of the
approved manual shall be provided.
The Manual shall include a full description of the installation and function of the
various systems involved, together with instructions to cover every action necessary
for the efficient operation and maintenance of the installation(s).
The Manual shall be neatly prepared and bound in a vinyl hard-back multiple ring
(minimum 3 rings) folder with embossed lettering on the front in the format approved
by the Consultant.
In addition, the words Operating and Maintenance Manual and the project name
shall be embossed along the spine of each folder.
13.2
MANUAL CONTENTS
The contents of the Manual shall generally take the following format:
(a) Emergency Information
This shall be a single page which lists contact numbers for emergency service.
(b) Index
The Index shall be divided into each section which shall include lists of drawings,
equipment and similar items for quick reference.
(c) Section 1 - General Description
This section shall be divided into sub-sections for each system as appropriate. A
full description of the systems installed including method of control shall be
included.
(d) Section 2 - Plant Operating Instructions
This section shall be sub-divided into the various systems and a complete
description and correct sequence of all actions necessary to start-up, operate
and shutdown all plant for automatic test and emergency operation shall be
included.
The instructions shall include all necessary instructions for the correct
identification of malfunction of the plant together with the existence of hazardous
conditions.
(e) Section 3 - Installation Maintenance & Operating Instructions
This section shall be divided into the various systems and manufacturers
installation, maintenance and operating instructions shall be included for each
item of equipment. A comprehensive maintenance schedule to be followed
throughout the Maintenance and Defects Liability Period shall also be included.

Section 4 Equipment
This section shall be divided into the various systems and shall list all major
items of equipment installed complete with manufacturers name, model, and/or
Type No., Serial No., size design ratings. (i.e. all relevant data necessary for
re-ordering or replacing).
All equipment shall be broken down to individually identifiable items.
AS INSTALLED DRAWINGS
In accordance with earlier clauses of this specification, as installed drawings shall be
correctly brought up to date to present a true and accurate representation of the actual
installation and to a scale of not less than 1:50.
The aim of the drawings is to give a full and complete picture of the entire project as it
has been built.
Generally the as installed drawings shall include the following:
Complete ducting layout drawings showing the actual sizes and location of all
ducts, dampers supply outlets, return inlets, fresh air intakes, exhaust inlets
and the final measured air flow rates at all relevant locations.
Complete plant room and/or equipment layout drawings with full identification
of each and every item of equipment.
Complete piping layout drawings showing the actual size and locations of all
steam, water, air natural gas, and all other lines applicable to the system (s).
Complete electrical and control wiring schematics clearly showing terminal
numbering system. Include on the drawings settings (actual and scale) of all
time delays and overloads.
Complete schematic flow and control diagrams of all air, water, refrigerant,
steam, instrument air, fuel oil, gas and any other systems incorporated in the
installation.
The drawings shall show all motorised, automatic and
hand-operated controls such as dampers, valves, relieve valves, cut-outs,
thermostats, expansion valves, solenoid valves, bleeds, vents, drains,
strainers, gauges, thermometer wells, sight glasses, and all similar items
relevant to the function of the installation. Where applicable the drawings shall
also include the settings and differential bands of all controls, cut-outs and
other variable or adjustable items. All items must be clearly identified as to
type and function.
The quantity of sets, as specified in Section 1.4 of this specification, of prints of the
above drawings shall be neatly prepared and submitted as full size in the installation
manual.
Where the quantity of drawings involved is too great to fit in the Installation Manual a
separate matching cover shall be supplied for each of the full size drawing sets and
the drawings shall also be reduced to A3 size for inclusion in the manual.
Where specified in Section 1.4 of this specification all drawings shall be supplied on
CDRom in AutoCAD (the latest version) and included in the manuals.

Cac cong viec phat sinh ma nguyen nhan la do khong co hp tac gia nha thau

Moi mach gas c noi vi dan bay hi loai vo so cha au noi ong xa nc
va ong thong hi vi van co ng knh toi thieu la 20mm. au noi ong dan
c gan vao pheu (tundish). Vo dan bay hi c cach nhiet, boc kim loai,
c thiet ke va che tao nh bnh ap lc theo tieu chuan AS 1677 Khoan 3.1
va AS 1210 oi vi ap lc van hanh pha co nc khong nho hn 1000 kPa

Bnh cha chat long c gan van xa ap ra ngoai kh quyen theo tieu chuan

Bnh cha chat long phai co kch thc sao cho co the cha c toan bo
gas cua he thong.
(e) Thiet b ieu khien va khoa lien ong
Theo tieu chuan AS 3000.
Cung cap 1 tu ieu khien cho moi chiller. Trong pham vi tu ieu khien thiet b
chiller nay, gan khoa lien ong, thiet b bam gi, rle, thiet b khi ong
mot, cau ch (breakdown fuses), thiet b kiem soat cong suat, kiem soat an
toan va au noi vao khoa lien ong vi may bm ben ngoai, cong tac dong,

chuan CIBSE-TM13.
Cung cap mang hng cach nhiet e thu nc ngng t dan lanh bao gom
ong gop va ong cong hoi, neu can. Cung cap mang hng phu e bao am
thoat nc hoan toan va khong co nc ngng tu tai nhng ni co ieu hoa
khong kh. Mang hng phai lam bang thep ma kem cng o cao.
Mang hng phai c cach nhiet vi o cach nhiet toi thieu la 25mm theo
yeu cau cua t van.

Phan nay mo ta nhng yeu cau chung cho ong gio, phu kien ong gio va cac thiet
b phu tr kiem soat gio, tr phi nhng yeu cau chung b huy bo bi nhng yeu
cau cu the trong Quy pham Ky thuat hoac tren ban ve.
Nha thau phu phai cung cap va lap at toan bo ong gio va phu kien sao cho he
thong gio van hanh chnh xac va ap ng yeu cau qui nh trong Quy pham Ky
thuat nay.
Toan bo ong gio va phu kien c van chuyen en cong trng phai mi, c
dan nhan ro rang bang mc khong tay xoa c nham phan biet loai, vat lieu va
san xuat.
Toan bo thiet b cap, hoi, thu va xa gio phai la loai c qui nh tren ban ve.
Toan bo ong gio, phu kien, moi noi va vat lieu noi phai phu hp va khong b bien
dang do s thay oi thi tiet.
Toan bo ong gio va cac vat lieu nh ong lot, keo dan, ong gio mem, au noi
mem, em lot, chat tram be mat, tam thuy tinh, v.v. phai hoan toan tuan theo yeu
cau FSD ve tr lc cho s xam nhap va lan rong la va khoi.
Vat lieu, cong tac thi cong va lap at toan bo ong gio bang ton va phu kien phai
tuan theo Quy pham Ky thuat ve ong gio bang ton, tieu chuan DW/142 (MVAC).
Neu co bat ky phan cong tac lap at khong c qui nh trong Quy pham Ky
thuat MVAC, phien ban mi nhat tieu chuan cua cac nha thau ton va ieu hoa
khong kh thuoc Hiep hoi quoc gia cua Hoa Ky (Sheet Metal and Air Conditioning
Contractor's National Association - SMACNA) se c ap dung cho ca he thong
toc o cao va he thong toc o thap. Neu bat ky phan cong tac lap at neu tren
ban ve khong c qui nh trong tieu chuan MVAC or SMACNA, phai e trnh t
van phe duyet ve vat lieu va phng phap trc khi lap at.
Khi lap at ong gio, phai thc hien kiem tra ro r ong gio theo tieu chuan
DW/143:1983 (MVAC). Toan bo ho s kiem tra phai e trnh cho t van phe
duyet. Net t le ro r vt qua t le qui nh theo tieu chuan DW/142, phan ong gio
nay se c thao ri, lau sach moi noi, lap rap va kiem tra lai.
Ban ve ch ro kch thc hanh lang gio ben trong cua ong gio va cach thc he
thong ong gio se c lap at. D phong o day ong lot ben trong va ben ngoai
khi o kch thc ong gio va la chon thiet b va phu kien. Nha thau phu phoi hp
vi cac nha thau khac trong cong tac lap at ong gio chu trach nhiem tm hieu ro
rang cong viec thc te co lien quan ve s thay oi cao o, v.v.
Nha thau phu phai d phong hp ly e sau nay di di va thao d cac phan cua
ong gio bang bulong, moi noi mat bch va trong moi trng hp phai c t van
phe duyet trc khi thc hien.

bao tr, ve sinh cac thiet b. Cac thiet b bao gom van chong chay, hop gio,
van gio ieu chnh bang mot, buong quat, buong gio, v.v. Nha thau phu
phai cung cap them ca so bao tr e kiem tra, bao tr va ve sinh thiet b
khong c e cap tren ay.
Nha thau phu phai cung cap va lap at ca so bao tr trong ong gio, vo, vach
ngan bang ton cau truc kep G.I. vi lp cach nhiet co ac tnh tng t oan
ong gio ke can, khong nho hn lp ton day 0.8 mm, co em bao quanh toan

Chieu dai gio thoi toc o au cuoi la 0.25 m/s va 0.75 m/s
Cong tac bo tr tran, loai a lat va he thong treo bao gom ca thiet b gio au
cuoi phai c kiem tra trc khi at hang.
Van ieu chnh lu lng gio loai la oi xng phai c cap pha sau li gio
cap, hoi, xa va truyen gio, mieng cap gio va li gio e kiem soat toc o
luong gio thoi. Neu ong gio mem c s dung e au noi vao mieng lay

Cung cap he thong ong theo yeu cau e lam gian vng chac. He thong
nay cho phep di chuyen t do khi gian n va co rut va se c phan loai theo cac
mc yeu cau kh kh va thoat nc. Khoang cach cua ong ke ca ong thang
ng va nam ngang khong c vt qua con so trung tam neu trong bang sau
ay. Khoang cach phai gan bang vi ma tieu chuan tng ng theo yeu cau hay
do nha san xuat vat lieu ong gii thieu.
Cac he thong ong phai chong cho nhau e duy tr o thang hang di bat ky

vi he thong. Nc khong c phep chay xuong hay ong lai trong cau truc cua
toa nha.
Cac phan cua thiet b va cac phan phu thuoc cung nh cac thiet b nh thung

TONG QUAT
Nha thau phu se thue mot cong ty x ly nc e x ly toan bo he thong nc lanh
cua cong trnh.
Cong ty x ly nc lanh se lam mot bang phan tch he thong nc va a ra
chng trnh x ly nc thch hp kiem soat o mai mon, lp mang tren be mat,

Nha thau phu se co trach nhiem kiem tra vi nha thau x ly may nc lanh viec

quan bao ve moi trng a phng va cac c quan tham quyen khac co lien

NG DUNG CUA SN
Tat ca cac loai sn c chuan b va s dung theo khuyen cao cua nha san xuat.
Be mat kim loai co ma kem c sn chong axit am bao co o dnh chac chan
tren be mat. Tng loai vat lieu se theo hng dan cua nha san xuat sn. Lp sn
tiep theo tren be mat cua kim loai ma kem se tuan thu theo yeu cau ve Quy
pham Ky thuat nay.
Trc khi sn, tat ca cac be mat kim loai ngoai tr be mat kim loai ma kem se
c ve sinh sach lp bui sat g hoac quet bang choi sat neu can thiet e loai bo

TONG QUAT
Khi a thiet b t nha may en cong trng, nha thau phu phai trnh chng nhan
kiem tra c nha san xuat cap cho cac thiet b MVAC s dung cho d an (bao
gom ca giay chng nhan kiem tra chung loai). Khi hoan thanh cong trnh, nha
thau phu se nghiem thu he thong MVAC va a vao hoat ong phu hp vi Quy
pham Ky thuat.
Sau khi ban giao va trc khi hoan tat thc te, nha thau phu se cung cap cac
phng tien can thiet va cac cong cu e thc hien kiem tra nh a neu trong
thong so ky thuat nay phai c chap thuan cua t van ve yeu cau lap at ap
ng cac yeu cau ky thuat.
Nha thau phu am bao co u cac phng tien ke ca cho he thong cap nc va
kh e thc hien kiem tra toan dien va tien hanh hoat ong.
Trong giai oan tham do phat hien loi ky thuat, nha thau phu se thc hien cac
dch vu bao tr toan dien thng xuyen cung nh dch vu sa cha h hong.
Ngoai ra, nha thau phu se lien lac vi cac nha thau phu khac e lap at va thc
hien cac hieu chnh can thiet e am bao an toan, tin cay va van hanh tot oi vi

DCH VU VA BAO TR
12.1
PHAM VI
Thi gian bao hanh va bao tr c xac nh trong phan 1.4. Nha thau phu se
thc hien nhng cuoc kiem tra theo nh ky khong qua mot thang mot lan, va bao
tr toan bo may moc thiet b c qui nh trong hp ong trong thi han bao
hanh va bao tr.

DCH VU
Nha thau phu chu trach nhiem sa cha toan bo cac s co may moc thiet b. Do
o mot th c kh co nang lc co mat tai nha may cang sm cang tot sau khi
nhan c thong bao h hong va thc hien sa cha ngay lap tc.
Neu nha thau phu khong co mat trongnha may trong vong 8 gi lam viec bnh
thng sau khi nhan c thong bao h hong, va neu viec sa cha b gian oan
trong gi lam viec bnh thng khong phai v khong co cac phu tung thay the t
nguon gan nhat, nha t van co quyen yeu cau nha thau phu hoan tat cong viec
sa cha bang chi ph cua nha thau phu ma khong bai bo trach nhiem cua nha
thau phu.
12.3
BAO CAO
Trong nhng lan ti cong trnh, nha thau phu se thc hien bao cao di dang
danh sach kiem tra, ghi nhan ch so cua cac thiet b o, ieu kien cua cac hang
muc, bat c cong viec sa cha nao c tien hanh, bau kho va bau am cua
khong kh ben ngoai.
Cac bao cao se c lam thanh ba ban, do ai dien cua nha thau phu ky, va ai
dien c ch nh cua chu au t/ ngi uy quyen tiep ky.
Cac ben ky bao cao gi lai mot ban sao va ban th ba c chuyen en nha t
van trong vong bon mi tam gi.
Khoan tien con lai ch c thanh toan sau khi t van xac nhan nha thau a thc
hien ung yeu cau bao tr theo qui nh.
Trc khi hoan thanh cong viec tren thc te, nha thau phu e trnh bao cao e
phe duyet trong thi gian u e sa oi, ieu chnh bao cao (neu can).

13.
TONG QUAT
Khi hoan tat kiem tra hieu suat va trc khi hoan tat cong trnh, nha thau e trnh
cho t van mot ban sao so tay van hanh va bao tr e xem xet va phe chuan.
Sau khi t van xem xet va phe chuan, nha thau cung cap u so ban sao neu
trong phan 1.4 cua so tay van hanh va bao tr.
So tay van hanh va bao tr gom mot phan mieu ta ay u cong tac lap at va
chc nang cua cac he thong khac nhau co lien quan, cung vi nhng hng dan
cac hanh ong can thiet e van hanh va bao tr co hieu qua cac he thong c
lap at.
So tay van hanh va bao tr c chuan b gon gang va c ong bang ba cng
vinyl, khac ch noi mat ba vi dang ch c nha t van chap thuan.
Ngoai ra, t So tay van hanh va bao tr va ten cua cong trnh c in noi doc
theo gay cua moi bo.

Phan 4 Thiet b
Phan nay c chia thanh nhieu he thong khac nhau, bao gom danh sach
nhng hang muc thiet b c lap at cung vi ten nha san xuat, kieu dang,
va/ hay chung loai, so seri, cong suat thiet ke (v du nhng thong tin lien
quan can thiet cho viec at hang hay thay the).

Ban ve phai co kch thc theo qi nh trong so tay lap at. e trnh ay u so
lng bo ban ve theo qui nh trong phan 1.4 cua qui pham ky thuat nay.
Neu so lng ban ve lien quan qua ln khong va vi so tay lap at, cung cap
ba phu hp cho tng bo ban ve theo ung kch thc ban ve. Cac ban ve cung
c giam xuong kho A3 e a vao so tay lap at.
Neu c qui nh trong phan 1.4 cua qui pham ky thuat nay, phai cung cap a
CD cha cac ban ve di dang tap tin AutoCAD (phien ban mi nhat) va nhng
a neu trong so tay lap at.
