ITEMS TO BE INCLUDED IN THE CONTRACT OF LEASE:

Lessor : EBENEZER BIBLE COLLEGE & SEMINARY


Lessee: EBENEZER BIBLE COLLEGE & SEMINARY ALUMNI
ASSOCIATION

1. On Rental:
First two (2) months of operation - P5,000.00 after which rental shall
be P7,000.00/month.
Payment of rental shall be on or before the last working day of each
month
1% surcharge per month for the payment of rental after the due date
2. On Catering Services:
All Catering Services arrangements/bookings shall be done and
arranged with the Business Office
10% of the gross income of all catering services shall be remitted to
EBCS
No Catering Services shall be done outside the premises of EBCS
3. On services:
Main purpose of the operation shall be mainly for the students but can
be extended to the clientele of EBCS
- Food services shall start at 6:00 a.m. (breakfast of students who
have classes at 7:00 a.m.)
- It is requested that it shall close at 7:00 pm to avoid dormitory
students who linger on their meals and might not go to the library.

On the term of the lease:


The term is from July 2010 to April 2011

5. On Cafeteria premises:
The leased premises shall be exclusively for business operation only.
Living quarters of the in-charge/operator shall be separate.
6. On living quarters of the operator/in-charge
1 Unit of the MCA shall be available with a minimum rent of
P1,500.00/month
Water & electricity bill shall be charged to the occupant
The stay of the occupant shall be co-terminus with the term of the
lease of the Cafeteria
7. On Repairs:
Only Major Repairs (building-structural) shall be undertaken by EBCS

8. On Ebenezer Bible College & Seminary Employees Cooperative money of


P18,000.00
The amount shall be invested to the operation of the Cafeteria under
the management of the Alumni. However, in the event that the
operation under the management of the Alumni will not succeed, the
amount shall be returned in full to EBCS and to be returned to the
contributing employees.
9. OTHERS:
Food services shall be provided all in all meals (breakfast, lunch &
dinner) throughout the school year including Saturdays, Sundays and
Holidays especially for the Dormitory occupants
Food that shall be served should be nutritious, healthy and affordable
(w/in student budget)
Workers must be Christians (No vices) and should have underwent
Health Check with the City Health (with latest health certificate)
On cleanliness:
- Servers should observe proper attire (modest with hair nets)
- Clean drinking water should be provided (purified)
- Observe proper disposal of waste (garbage segregation)
Minimum number of three (3) students to work (dishwashers & to clean
the surrounding) who shall be given free meals.
