INTRODUCTION
The War Memorial Veterans Building (WMVB) is located at 401 Van Ness Avenue in the
San Francisco Civic Center Historic District, and, together with the Opera House and
Memorial Court, is designated as City Landmark No. 84. The WMVB is approximately
230,000 gross square feet and is comprised of a Basement and four floors.

Estimated Completion Date: 06/30/2015
LEED STATUS: Project registered with the certification goal of LEEDSilver, under
LEED for New Construction & Major Renovations (v2009) rating system. 51 points were
attempted during the Design Phase. The Review comments were received with 27 points
awarded and the request for clarifications for the remaining points. The project team is
currently working on addressing the comments.
PROJECT CHALLENGES/GREEN FEATURES AFFECTED
Historic nature of the building including mural preservation, building envelope, historic
roof, historic glass. / Energy performance, Heat Island Effect, Storm Water Design, VOCs
content, Light Pollution, On site renewable energy (Solar PV Panels).
Functional use of space: Herbst Theater/ Daylight Views.
Budget restrictions: Limited budget voter approved for Seismic Retrofit
GREEN/SUSTAINABLE FEATURES
1.- Brownfield Redevelopment - Hazardous materials abatement and soil remediation.
2.- Low VOC paints, adhesives, and sealants. With the exception of small amounts of
specialized materials required for the preservation of historic murals.
3.- Natural lighting throughout building. Windows provide extensive natural light, reducing
use of electricity during daylight hours.
4.- High performance lighting fixtures. Historic lighting fixtures were retrofitted to use less
electricity and need to be replaced less frequently.
5.- Reuse of historic doors and partitions.
6.- 32% Energy savings and retrofitting of existing historic boilers.
7.- 20 % Water Reduction by using water efficient plumbing fixtures.
8.- Fundamental and Enhanced Commissioning of Building Energy Systems
9.- Improved Indoor Air Quality
10.- Green Cleaning Program, Integrated Pest Management Program
