WORK THROUGH STAGES


STAGE 1 : CONCEPT DESIGN
Prepare conceptual designs with reference to requirements and prepare rough estimate
of cost on area basis.(Drawings & Presentations: Layouts-Floor Plans-images ( If any
-Rough Estimate-Power point Presentation)
STAGE 2 : PRELIMINARY DESIGN
Modify the conceptual designs incorporating required changes, prepare the preliminary
drawings, interior views and schedule of finishes for the Client's approval along with the
preliminary estimate of cost on area basis.(Drawings:Revised Layout (presented
Layout)-Revised Floor Plans-Elevations (2Side) -Perspective Views-Rough Estimate )
STAGE 3 : DRAWINGS FOR CLIENTS/ STATUTORY APPROVALS
Prepare drawings necessary for Clients /statutory approvals and ensure compliance
with codes, standards and legislation, as applicable and assist the Client in obtaining
the statutory approvals thereof, if required. (Drawings:Site Plan-Floor Plans-ElevationsSpecifications-Sections-Service Plans)
STAGE 4 : WORKING DRAWINGS AND TENDER DOCUMENTS
Prepare working drawings, specifications and schedule of quantities sufficient to prepare
estimate of cost and tender documents including code of practice covering aspects like
mode of measurement, method of payments, quality control procedures on materials &
works and other conditions of contract.(Drawings:Site plan-Ground Floor plan-First Floor
plan-Elevations-Sections-Roof plan-BOQ-Documents)
STAGE 5 : APPOINTMENT OF CONTRACTORS
Invite, receive and analyze tenders, Advise Client on appointment of contractors.
Knowledge them about the working style and supervision manner
STAGE 6 : CONSTRUCTION
-Prepare and issue working drawings and details for proper execution of works during
construction.
-Approve samples of various elements and components.
-Check and approve shop drawings submitted by the contractor/ vendors.
-Visit the site of work and fabrication workshop, at intervals mutually agreed upon, to
inspect and evaluate the -progress of works and where necessary clarify any decision,
offer interpretation of the -drawings/specifications, attend conferences and meetings to
ensure that the project proceeds generally in -accordance with the conditions of
contract and keep the Client informed and render advice on actions, if required
-In order to ensure that the work at site proceeds in accordance with the contract
documents/ drawings and to exercise time and quality controls, the day-to-day

supervision will be carried out by a Construction Manager (Clerk of Works/ Site Supervisor or Construction Management Agency in case of a large and complex project), who
shall work under the guidance and direction of the Architect and shall be appointed and
paid by the Client.
-Issue Certificate of Virtual Completion of works.
STAGE 7 : COMPLETION
Prepare and submit completion reports and drawings for the project as required and
assist the Client in obtaining "Completion/ Occupancy Certificate" from statutory
authorities, wherever required.

SCHEDULE OF SERVICES
1. Design Stage
Prepare preliminary draft sketches with reference to requirements given and prepare
approximate estimates of cost by cubic measurements or on area basis.
2. Submission Stage.
Prepare the necessary drawing and documents for getting approval from statutory
bodies. Submission follow-up done by the party
3. Working Drawing Stage.
Prepare working drawings, required to execute the project. Advise client on placing of
contracts. Supplying to the contractor such further drawings, specifications or details
that may be required for proper executing of work.
4. Additional Services
Fee for additional work shall be considered depending on the requirement of the
project
Special drawings and models will be charged extra on actual.
20 site visits will be provided free of cost throughout the project at various stages
( Travel expenses will be reimbursed from the client if the site is too far of reach
from us)
5. Major revision in design after approval, will be charged on actual.
6. Payment shall be made within one week of receipt of bills.
7. Period of validity
The fees quoted are valid for one and Half years as on date and for works spilling over
this period, fees will be revised.

(Reimbursable Expenses- Travel and lodging for additional site visits. Contour survey
.Perspective views and walkthroughs and model making should be paid directly from the
clients end. Site visits of the consultants such as Structural, Electrical, Plumbing etc will
