Hereinafter called the OWNER/LESSOR of the One Part.
AND
Mr. Shubham Baranwal, s/o Mr. Bipin Baranwal, Plastico, G. T. Road,
Aurai, Bhadohi, Uttar Pradesh.
Hereinafter called the LESSEE/TENANT of the other part, witnesseth.
The term Lessor and the Lessee shall mean and include all their legal heirs,
legal representatives, administrators and assigns etc.
Whereas the Lessor is the sole and absolute owner of individual house at
#144, 18th A Main, Indiranagar, HAL 2nd stage, Bangalore.
Whereas the Lessor hereby agree to let the schedule house premises to the
Lessee for the aforesaid purpose, on the following terms and conditions:
1.The Lessee/Tenant hereby agree to pay the monthly rent of Rs. 13,000-00
(Rupees Thirteen Thousand only) to the Lessor on or before 7 th of every calendar
month.
2.The lessee/Tenant has agreed to pay the electricity charges as per separate
meter provided within due date and not to keep any dues to the electricity board
during his tenure.
3.The Lessee/Tenant has paid a sum of Rs. 50,000 (Rupees fifty thousand only) to
the owner/Lessor by way of cash towards refundable security deposit, the said sum
shall not carry any interest.
4.Whereas the Lessor shall pay the annual taxes to the Concerned authorities on
every
year.
5.Whereas the Lessee/Tenant shall not cause any damage to the building and he
has agreed to keep the premises in good and tenantable condition.

6.Whereas The lessee/Tenant has agreed to do the complete painting of the
premises before handing over to the lessor or the lessor can deduct the painting
charges from the lessee/Tenant security deposit and return the balance money.
7.Whereas the Lessee/Tenant hereby agrees that he will cooperate with the
owner and also with the other Tenant of the same building in all aspects during the
lease period.
8.Whereas the Lessee/Tenant have no objection that the Lessor shall inspect the
premises at any reasonable hour of the day.
9.Whereas the Lease period is 11 (eleven) months commencing from this date of
Agreement

and

shall

be

renewed

by

mutual

understanding

after

written

confirmation from both the parties.


10.Both the parties can terminate the agreement with written intimation 2 (two)
months in advance.
11.The rent will be increased by 10% after completion of every 12 months.
12.The Lessor hereby agreed to refund the entire advance / security deposit
amount at the time of vacating the premises without fail by deducting if any arrears
like rent, damage, painting charges etc.,.
13.Whereas the Lessee/Tenant have agreed to utilise the premises only for
residence purpose only.
14.Whereas the Lessee/Tenant has agreed that he will pay the monthly rent to
the lessor/owner on the schedule date without fail.
14. The Lessor has provided the Free Bore well water facilities to the schedule
property.

THE SCHEDULE
All that piece and parcel of semi furnished Second floor accommodation
consisting of hall, kitchen, 2 nos bed room, 1 nos toilet, situated at #144, 18 th A
Main, Indiranagar, HAL 2nd Stage, Bangalore. Fitted with Tube lights, fan, Chimney
etc.
In witness whereof the parties have affixed their signatures to this Rental
agreement on the day, month and year mentioned above first at Bangalore.
