for fueling your fire with wood, propane, gas, or gel cans. Check local fire
codes first to find out if your community
allows the use of a fire pit or portable
fireplace on the patio or lawn. Never use
a fire feature on a wood deck.
A fire pit ($100-$500) is an open
bowl, dish, or pan that varies in size
from 24 inches across to about 40
inches. A firepit may come on a stand
(some with wheels) or nestle into a tiled

Natural stone offers differing shades and
a natural, organic look. Natural stone can
have pits, veins, cracks and fissures that add
to the natural beauty. It typically comes in a
honed, tumbled or polished finish. Natural
stone needs to be sealed before installing.
Glass can be frosted or clear and comes
in many different sizes and colors now.
There are mesh products that have both
glass and stone mixed for another type of
look for your kitchen.
Glass, stone and metal can add a modern look to your backsplash. Location of
metal accents is important as they can rust
depending on placement. Not all metal will
rust, check with the manufacturer.

Field tile design is considered a typical
piece of tile and is usually 4 by 4, 6 by
6, 12 by 12, or 13 by 13. Field tile can be
used in backsplash designs to save costs

but also tone down a very intricate or


busy accent piece.
Bull nose design is an edge piece that is
usually 3 by 12 or 3 by 13 that is rounded on
one side. This gives the backsplash a clean
finish on the ends. Metal trim pieces are also
popular to finish backsplash edges.
Deco design is typically a square piece
of mesh, usually 2 by 2, 4 by 4 or 6 by 6 and
can be placed between field tiles for a subtle
look. Listelle or Listello are usually rectangular pieces that have designs on them,
typical sizes include 2 by 12, 3 by 12 or 4 by
12. This can be cut from a mesh product.
Picture frame insert is the term for a
rectangular or square design that would be
installed behind your cooktop or stove. It
is typically a mosaic tile surrounded with
a pencil or chair rail. Picture frame inserts
can be used in both traditional and contemporary layouts, it really depends on the
materials chosen that determines the look of
your design.
Chair rail is typically used as a finishing
trim piece and has a design with indents
and ridges that make it look like it would
guard a wall from a chair hence the name
chair rail. Pencil is a smaller trim piece that

resembles an arch. Used as separation pieces


between tiles and borders.

Traditional style features natural stones,
horizontal lines and square pieces. Ceramic
and porcelain stone looks can be used as
well to save on costs and maintenance.
Popular colors for a more traditional look are
browns, beiges and creams.
Contemporary style features glasses,
metals and mesh products. Tiles are more
rectangular and can be placed vertically
instead of horizontally. Popular colors are
whites, greys, metals and solid colors.
You can even blend the two styles by
choosing a traditional product with a modern layout such as a 3 by 6 travertine on a
herringbone layout with metal inserts. No

Mike Carter were cohorts while in high
school at Eldorado, and remained so
while attending the University of New
Mexico. But it was when they came
together to sell real estate is when thing
really took off for them.I was 22 and
broke, Gilmore said of why he began selling
homes.My partner was broke too.
Gilmore began in the business in 1987
and told Carter,I think this is a pretty good
deal, and shortly thereafter, Carter got into
the business as well. Gilmore and Carter

started with two other partners and pretty


soon, we began attracting other agents into
the company, Gilmore said. While the other
two partners went their own ways, things
continued to progress nicely for the pair of
longtime friends.

Their company grew so well and quickly
that within 10 years they decided it was
time to hook up with a national entity and
became part of the nationwide Coldwell
Banker Legacy team, which has 3,500 offices

across the country.Weve been with them


ever since, Gilmore said, adding they now
have seven offices in the Albuquerque metro
area, another one in Las Cruces and four in
West Texas.
The company also has begun to delve
into property management, with 400 listings, he said.Thats something we recently
got into and would like to do more of it,
Gilmore said. The key to success, he said,
is providing the agents with the support
necessary to make their job easier. That
means providing accounting, marketing

and training programs that enable agents


to focus on the business at hand which is
selling homes.
The company has nearly 600 agents,
with more than 450 of those centered in the
Albuquerque metro area. At the companys
Northeast Heights office, a large, wifiequipped space is set up just for agents to
mingle, network, train and otherwise get
work done in a comfortable space.

Carter put out a slick, full-color magazine
Welcome Home, every other month in
which every home under their umbrella is
included until it sells, Gilmore said. Each
of these listings includes cost, address,
number of bedrooms and bathrooms,
square footage, listing agents name and
contact information, as well as the multiple-listing-service (MLS) number. And the
listings are grouped by area of the city in
descending order of price so its easy to find
potential homes, he said.

One of the things that really sets the


company apart from others, Gilmore said,
is that the agents are full-time Realtors
available to their clients when needed.
I know a lot of agencies have part-time
Realtors and thats okay, he said.But if
an agent is working nine to five at a retail
job and isnt available, then the client isnt
being served well.
So we want our agents to be working
full time. It just makes sense, Gilmore
added, because the business,is one of
the most complex, most highly regulated
jobs that is constantly changing.The
residential contract agreement is 16 pages
just by itself, he added. Whats more,
the buying or selling of a house enlists
numerous outside people that all need to
work together to make the sale happen,
he said, ticking off the listing banker,
seller, agent, buyer, appraiser, underwriter, compliance person, inspector and
loan officer.

You have to have knowledge of the
marketplace, knowledge of the people
who are competent in the marketplace,
Gilmore said. You want to know who
among the other people will show up
in a timely manner and will get things
done the right way. And that only
comes with training and experience.
So we have to be able to negoti-

ate through all of that and that all takes


time and money in training, Gilmore
said. And we put more time and money
into training than other organization.
As a matter of fact, he said, the training
deemed necessary by the state doesnt
go nearly far enough to prepare agents
for the field.

thinking outside of the box


So much has changed by regulation,
Gilmore said, referring to the host of
governmental oversights that were implemented following the real estate collapse
in 2008. When it comes to success, all the
training in the world doesnt matter if the
agent isnt willing to serve the clientele
with everything theyve got.
You have to be willing to outwork
other agents, Gilmore said.You have
to be willing to do the things that other
agents will not do. You have to keep your
eyes open for avenues to improve or
opportunities to be better. For instance,
several of the Coldwell Bankers agents
here have had success by offering a days
use of a moving truck as part of the deal.
That kind of outside-the-box thinking
goes a long way toward creating an agent
that will have success, and one that will
thrive at Coldwell Banker Legacy, he said.
No one has the magic pill that will
guarantee if somebody is going to be
successful, Gilmore said. But we do
everything in our power to give our
agents every chance to be successful.

number of parking spaces per
1,000 square feet of gross rentable space is
the parking ratio. Sometimes a propertys
type calls for a minimum number of spaces,
sometimes local zoning regulations call for a
minimum. But these minimums are getting
a second look in the near future as driving
becomes less popular and cities stress walkable development.
A University of California study on parking in 2011 found that the United States
sports over 800 million parking spaces, taking up 25,000 square miles of land, or about
the equivalent of the entire land area of
West Virginia or four New Jerseys. With a
commitment like that, its a fact that a huge
amount of value is locked up in parking lots.
And now, cities across the world are rethinking the level of commitment to parking.

parking. Many are adjusting zoning rules
that require certain minimum amounts

of parking for specific types of development. Others are tweaking prices to discourage driving as a default when other
options are available. Some are even
actively preventing new parking spaces
from being built...
To better understand how much
parking they have and how much they
can afford to lose, transportation officials in San Francisco in 2010 released
the results of whats believed to be the
first citywide census of parking spaces.
They counted every publicly accessible
parking space in the city, including lots,
garages, and free and metered street
parking. They found that the city had

Knowing the parking inventory has
made it easier for the city to pursue
public space improvements such as
adding bike lanes or parklets, using
the data to quell inevitable neighbourhood concerns about parking loss. We
can show that removing 20 spaces
can just equate to removing 0.1% of
the parking spaces within walking distance of a location, says Steph Nelson
of the SFMTA.
The data helps planners to understand when new developments actually
need to provide parking spaces and
when the available inventory is sufficient. More often, the data shows that
the city cant build its way out of a parking shortage whether its perceived
or real and that the answers lie in
alternative transportation options.

Using dynamic pricing, San Francisco managed to reduce the demand for parking by nearly
half. But sometimes demand falls without
changing pricing, as in Philadelphia:
Since 1990, the city of Philadelphia has
conducted an inventory of parking every
five years in the downtown Center City
neighbourhood, counting publicly accessible parking spaces and analysing occupancy rates in facilities with 30 or more
spaces. Because of plentiful transit options,
a walkable environment and a high downtown residential population, Philadelphia
is finding that it needs less parking.
Between 2010 and 2015, the amount
of off-street parking around downtown
shrank by about 3,000 spaces, a 7%
reduction. Most of that is tied to the
replacement of surface lots with new development, according to Mason Austin, a
planner at the Philadelphia City Planning
Commission and co-author of the most
recent parking inventory.
What becomes plain as more cities line up
to improve infrastructure and walkability, or use
technology to re-jigger pricing as demand fluctuates: parking as weve known it and priced
it is nearing the end of its era. Fixed minimums or quotas may lag behind the new reality,
but developers and property owners will need
to stay vigilant as old, reliable parking ratios no
longer find space in reality.
