ABSTRACT

The researchers have been given an opportunity to make concept relevant to what is
in demand nowadays when building houses is concern. They are honored to study
and create the vision of the client. They have given much time and effort to inculcate
and decide the needs of this project. With the help of Ms. Ronquillo, their client, they
came up in reconstructing her residential house into two-storey modern apartment

building design. As they gathered data there are occurrences of problems that lead
the client to reconstruction of her property. Citing the problems of how the client
came up in restoring and reconstructing her residential house located at Roxas
Blvd., Brgy. 32-D, Poblacion, Davao City are as follows: low level of ground that
cause floor damage, no proper ventilation due to wrong house orientation, and
unstable roofing due to old and improper foundations.

The proposed two-story apartment building design is not new to the costumer since
she owned a hotel business. Reconstruction of the house will determine the parts
and labels of each floor since it was demanded by the client to create a two-story
house. The first floor will be subjected to have one car garage, porch, living room,
dining area, kitchen, toilet and laundry area and the second floor has one bedroom,
one toilet and bath, family area and a grand terrace. Our main benefactor which is
Ms. Ronquillo ensured us to create a well ground and conducive for living for the
renters since it is his main reason, to have a simple shelter yet relaxing, safe and
convenient.

This project will not be possible without the help and cooperation of the community
where the reconstruction located who also one of most important agents of this
proposal since this study will serve as an example of how is it possible to reconstruct
an old house to a new two story aparment design integrated with modern scheme.
Also, to the users who will inhabit and determine the satisfactory and success of this
project. For us researchers who are accountable to meet the desired project of our

client has the most help since it helps us to build our skills in proposing beautiful
houses. By the help of software programs such as; AutoCAD 2015, Google
SkechUp, and this is a way to a fast success of our proposal

CHAPTER I
INTRODUCTION

Nowadays, people
1.1.

Background of the Study


The site is located at Roxas Blvd., Brgy. 32-D, Poblacion, Davao City. It

has a lot area of sixty square meters. It is a five to twenty minutes of travel
going around downtown area using a private transportation and ten-thirty
minutes of travel via public transportation depending on the traffic.

The client bought the lot on year 2003, for the reason of wanting to
have a house. They chose the said location for the proposed project because
it is near to their hotel business. But as several years passed, the client
decided to have a new business which is compatible to the area.
The researcher proposed two-storey modern apartment building
because the area is surrounded by different business firms.

Statement of the Problem
This part of the study states the specific problems:
1.2.1. The location has no space for parking area.
1.2.2. There is no ventilation because of wrong house orientation.
1.2.3. The house has no fire exit.

1.3.
Objective of the Study
This part of the study states the specific objective:
1.3.1. To provide space for the carport.
1.3.2. To create a proper house orientation facing from north to west that will
create a ventilation.
1.3.3. To create space at the back to make it as a runway in case of

Significance of the Study

Community
The study will serve as an example of a safe, comfortable and
convenient apartment.

User
The study will be beneficial to the renters because they will have a
secure and livable shelter.

Researcher
The study will enable the researchers to enhance and develop their
skills in design and in drafting. This research will also let the researchers
upgrade their creativity in every aspect of architectural design and drafting.
Future Researcher
The study will let the future researchers gain an updated basis and
information on how to conduct a good construction project by applying new
facts found in the study.

1.5 Scope and Limitation


The scope of the study covers the planning and designing two
storey apartment building based on what the client wants.
The limitations of this study will only be upon the designing and
drafting of the residential building. Also, cost estimation will not be
provided by the proponents.
1.6 Definition of Terms
1.6.1 Conceptual Definition
Every definition below was taken from dictionary meaning.
AutoCAD is a computer-aided design (CAD) program used for 2-D
and 3-D design and drafting. AutoCAD is developed and marketed by
Autodesk Inc. and was one of the initial CAD programs that could be
executed on a personal computers. (technopedia, 2015)

SketchUp A 3D modelling program from Google that is known for its


ease of use. Used for architectural purposes as well as films and
games, designs are created in two dimensions, which, using a
patented method, are pushed and pulled into three dimensions.
Introduced in 2000 by @Last Software, Google acquired the company
in 2006. Google 3D warehouse is a central portal where anyone can
contribute 3D components for sketchUp users. SketchUp is also noted
for its integration with Google Earth. Buildings can be extracted from
Google Earth and stored as models in 3D Warehouse for future
SketchUp designs. (pcmag, 2015)
Dimension - A measure of spatial extent. Example: width, height, or
length. (Merriam-webster, 2015)
Scale Scale in drawing refers to the proportion or ratio that defines
size

relationships.

Models,

architectural

plans,

maps

and

paintings/drawings all use scale to create the illusion of correct size


relationships between objects and figures. (Creativeglossary, 2015)
1.6.2 Operational Definition
Terms below are based on its functionality to the study.
AutoCAD This drafting software is helpful in utilizing time and is
efficient because of its power to maximize productivity. AutoCAD saves
time drastically because digital drafting is easy and convenient to use
that the manual or traditional drafting.
SketchUP similar with AutoCAD, this drafting software specializes on
the aesthetic part of the design plan, making concepts turn into a
reality through rendered materials which are then presented to clients.

Dimension

exact

dimensions

are

needed

to

know

the

measurements of the structure being dealt with. The width, length and
height must be clearly specified.
Scale scale is relevant to dimension. However, sale is provided when
the dimensions are already classified. This gives the viewer a certain
surveying materal (e.g maps, vicinity posters, etc). This is also a
precise concept of how huge or small a certain object is.

CHAPTER II
REVIEW OF RELATED LITERATURE AND STUDIES

2.1.

Related Literature

The article considers the problem of great amount of communal


apartments in Saint-Petersburg. There are several types of a settling
program. One of the types is considered in this project, when the apartments
in the old houses are purchased by people with high incomes who are able to
resettle communal apartments. This project considered apartment in the
Meltzers apartment house. Mainly practical things were developed, like a
rational replan of the initial project, a certain amount of rooms with determined
purposes, architectural and planning division of the apartment into guest and
personal zones. As a result of reconstruction, initial compartment areas are
recovered by combining the later created rooms. Long and narrow corridors
converted into spacious halls.

2.2.

Related Studies
2.2.1. Residential
The characteristic of the residential areas in the city has undergone
dynamic changes mainly due to commercialization. Thus, urban lifestyle and

house form experiences a series of alteration and adjustment in its planning,


organization and hierarchy of space, and faade treatment, that correspond to
the changing habits and activities as opposed to traditional behavior. By
considering the present situation of Dhan mondi Residential Area (DRA) in
the city of Dhaka, the study considers the extent to which residential
structures has transformed into apartments including physical characteristics,
fragmentation of pattern of usage, informal development, among other
factors. The approach was to search the factors that contribute significantly to
the emergence of apartment through residential transformation and how it
becomes well suited in the local housing market. The time period dealt with in
this study ranges from 1980s when the apartments first introduced in the
housing history of the city and advanced in the subsequent years. The study
was based on the field survey conducted in 2006 in DRA. To conduct the
study, a total of 256 multi-storied buildings are considered in the study area.
The field survey covers the statistics of present building stocks, height and
pattern of use of multi-storied apartments. Published reports, bulletin, journals
and newspapers were the sources of secondary data relevant to household
income, expenditure, housing cost and affordability. A combination of
quantitative and qualitative data analysis was used to grasp a better
understanding of the real picture that exists in the study area.

2.2.2 Housing

According to Marine Ballesteros, Rental housing, opening doors for


low- income households. Owning a house has always been associated to
affluence, security and stability. Many people would delay buying but would
really save in their lifetime just to have a place that they can call their own.
Especially for a family homeownership is very important resource given the
economic, psychological and social benefits it offer.

CHAPTER III
METHODOLOGY

This chapter showcased

the

instrumentation, proposed design and

construction materials that are vital to the present study.

3.1.

Instrumentation
The tools/utilities that the researchers used for the instrumentation of
the study are:
Autodesk AutoCad 2014 this software uses by proponents to draw the
floor plan of the structure.
Google SketchUp Pro uses for 3D modeling and to design the proposed
project.

3.2.

Design
The creative yet functional idea of the researchers presents possible solution
for the presented statement of the problems with the consent of the clients in
response of their desires and needs.

Construction Materials
Below are the lists of materials that can be used.

3.3.1. Concrete- A wet mixture of sand, gravel, cement and water which is
used to create building foundations, footpaths or roads, and other elements in
building construction. The wet mixture dries to create a strong, solid material.
3.3.2. Steel- A strong metal that is mostly made of iron used for large
structure such as bridges.
3.3.3. Wood- The hard fibrous material forming the trunk or branches of a
tree, which is used to create timber for construction.
3.3.4. Aluminum- A light, silvery metal, ideal for portable structures.
3.3.5. Glass- A smooth, hard brittle transparent material.

CHAPTER IV
ANALYSIS AND DISCUSSION

This chapter takes the analytical studies of the proposed project, and its
discussion about This presents the results and discussion of the study and
connects it with the related literature and studies.

Implementing the proposed space for the carport.

After creating space for the carport, it can easily park and it has

a safety space for cars.

After implementing the house orientation facing from north to
west, it has proper ventilation of air.
5.2.3.
After the space created for the fire exit, it has a secure and
comfortable way in case of emergency.

CHAPTER V
SUMMARY, CONCLUSION AND RECOMMENDATION

This chapter contains the summary of findings after the accumulated data has
been presented and analyze in the previous chapter. The conclusion derived was

based from the interpretations and recommendations given apathy from the result
and conclusions obtained.

5.1.

Summary
This chapter shows the reconstruction of residential house to a new
modern apartment building that can cope up to its surroundings. It features
the direction and proper orientation of house. It features also the safety and

Conclusion
The most significant conclusion to be drawn as a result of this study is
the outcome of the design, in spite of all the efforts that the researchers

made, it has been shown that the modern type of design was achieved.
Recommendation
Using software technology in this project is very important such as
Autodesk AutoCAD 2015 and Google Sketch up Pro 2015. Researcher uses
this method to assure the details of the plan.

enhance the knowledge, accomplishments, and capability as required by their

To satisfy clients, ask the purpose and the function of the desired
structure to be reconstructed. Always put function before anything else.
Design comes next after the function.
To the Clients
To undergo a reconstruction process, the financial aspects of the
project must always be considered. The cost is as important as the design.
